CHALLENGING YES, BUT OPPORTUNITIES APLENTY IN PROPERTY While the economic and political challenges remain an obstacle for the property market, it is important to remember that there is still plenty of activity.

R

egardless of the state of the economy and market, there will always be people who need to buy and sell for a range of reasons, and thousands of transactions are still concluded each month. If you are motivated to sell, there is still plenty of opportunity to do so. If you are looking to buy, then now is an excellent time under certain circumstances. The property market will always depend on the shape of the economy. If the economy is under pressure, the property market follows suit. When times are good, sellers hold the power in terms of determining their prices. When the market shifts, it becomes a buyers’ market, as is the case right now, which means that buyers hold the power to determine prices. Economic factors such as the GDP and economic growth, investment, employment (and unemployment), interest rates, rising costs and income growth, all

affect the market. External risks from the global and emerging market also come into play. These factors are largely beyond the control of ordinary sellers and buyers. An added concern has been the issue of property expropriation without compensation. In this regard, we welcome the clarity provided by President Ramaphosa in parliament in late August that there will be no wide scale expropriation of land. He made it clear that there will be no nationalisation of property, that property rights will be protected, and that illegal land grabs will not be tolerated. He also reiterated that expropriation will be done in a planned manner in pursuance of economic growth. We should always remember that challenges are not unique to South Africa. There have been many challenging times in the history of the country, and while there are challenges, there are also plenty of positive aspects for the property

market. The flat interest rate and banks’ appetite for lending are some of the positives that enable buyers to still secure mortgage loans. The higher stock levels and flat price growth means that buyers have much more to choose from, and often at better prices than what might have been the case. The important takeaway is, that while there are challenges, there are always opportunities. Timing the market is impossible, so it is best to work with what we know. There is very little to indicate that there will be any dramatic upward shift in the economy and property market this year, but for as long as people need a roof over their heads, there will be buyers, and with that, opportunities to sell. We certainly would urge buyers not to waste time waiting for a better time to buy. Although the Cape market has taken a bit of a break, it has been a top performer over the last few years and

remains a strong market for property buyers and investors. The Cape areas also remain some of the most desired countryside property and prices have held firm. Whether you want to invest in a residential or second home or farm, you are sure to find it at a good price. As always, the role of a skilled area agent makes all the difference. outh Africans have joined the greening revolution. With an increasing number of properties being built with green principles in mind, there are plenty of products readily available on the market to improve both newly built as well as existing homes. Property developers are now more inclined to use green building solutions due to the significant role it plays in creating an eco-friendly environment, reducing the cause of greenhouse gas emissions, and consuming lower volumes of water and electricity; resulting in more sustainable living. Going green in South Africa is fast becoming de rigueur, especially with the power crisis a few years ago and the recent drought. The escalating cost of electricity is making green building solutions, such as solar power, a more practical choice in the long run. Having an environmentally-friendly home is a simple way to help protect the environment and preserve the planet, but it can be costly. There are always more cost effective measure, though. One of the biggest challenges is a property’s electricity usage, which makes up a large portion of the home’s utility bill. Any household item that is plugged into an outlet is still using energy even if the item is not on. When making home appliance purchases, do your research ahead of time to find out whether the product is energyefficient. The same applies to using energy-efficient light bulbs; small changes can still make a big difference in your energy usage. Heating is the next culprit that uses large volumes of electricity in the home. Solar energy solutions are now becoming increasingly popular due to the demand in the market. Although the initial cost of solar heating is more than conventional heating systems, in time you will benefit from a decrease in your utility bill after installation. Other improvements around the property, including the use of grey water systems, will further boost your home’s green status by decreasing the water usage significantly. Rerouting water outlet pipes from washing machines, basins and dishwashers – grey water – can be used to water lawns and plants, and wash cars and pavements. Water usage is something that many people find challenging to reduce. Replacing nozzles with low-flow, high-pressure fittings is a simple way to start reducing water effectively while still being able to clean just as well as with a normal nozzle. The higher pressure of water spreads the stream over a larger area which reduces the amount of water required. The added benefit of all these measures is that you are increasing the attractiveness of your home for future buyers. Given the rising costs of basic utilities, many buyers are now including in their criteria for a new home one that is up-to-date with modern, environmentallyfriendly features. Seeff advises, though, to be careful with incurring too many costs at once as you may not be able to recoup these in your selling price. But, chances are that a buyer keen on saving costs and contributing to saving the planet will be prepared to pay a little extra for your home. Small changes can make a huge difference when beginning the transition into green living. NEW MERCEDES C-CLASS COVER PROPERTY

For 25 years, Mercedes-Benz has offered its customers the C-Class. While the first model was received with some scepticism, these days the Sedan, CoupĂŠ and Convertible are all important pillars in the model range of the German car manufacturer. Built in East London, for the local market and for global export, the newly introduced version of the C-Class offers improved levels of looks, safety and performance.

T

he C-Class is the most successful model series from Mercedes-Benz, and the new edition boasts a wealth of enhancements. In terms of looks, the car features a redesigned front end, with new-look headlamps and tail lamps. The electronics are all new, with safety and driver assistance systems now at the level of the flagship S-Class series. There are also new petrol and diesel engines across the range. The current generation C-Class was Merc’s top-selling model, with more than 415 000 cars sold worldwide in 2017. The secret of the C-Class’s success is due in part to the wide model range, including two sporty two-door versions: the Coupé and the Cabriolet. According to Selvin Govender, Marketing Director of MercedesBenz Cars SA, “South Africans just love the C-Class. This new model is our sportiest and most dynamic C-Class to date, and with its looks, safety and performance, we’re confident it’s going to appeal to a broader audience than ever before.” While largely regarded as a midlifecycle facelift, the new models have over 6 500 new parts, showing that there is always room for improvement and for new technologies to be implemented. Dealerships in South Africa offer three out of the four derivatives, namely Sedan, Coupé and Cabriolet. The designers in Stuttgart/Germany also got some inspiration from fashion trends and introduced three new colours, including an emerald green for the Sedan that accentuates the lines and contours of the body shape most elegantly. The new-look C-Class boasts a striking new front, and a new design of the tail lights and headlamps. The Sedan features the diamond grille as standard in combination with AMG Line, with front bumpers redesigned for all lines, and rear bumpers varying according to the selected

equipment and engine variant. There is good reason why some call it the bestlooking C-Class yet. The range features a brand new electronic architecture, with the major addition being the latest Mercedes-Benz driving assistance systems. This puts the new series on a par with the S-Class, providing a higher level of safety than ever and the ability to drive semi-autonomously in even certain situations. The interior has also been given a makeover. The sporty interior’s centre console is characterised by an elegant flowing trim element, with the option of new materials: open-pore brown walnut or openpore anthracite oak. The new Multicontour Seat package now literally offers a massage: the side bolsters and lumbar support can be individually adjusted by means of an electrically driven pneumatic pump, with a massage effect in the lumbar area available through air chambers which are inflated and deflated in a pulsing motion. The car’s new display concept includes an optional, fully-digital 12.3-inch instrument cluster, and the upgraded infotainment includes standard smartphone integration accessible through touch-sensitive controls in the steering wheel, which respond to swiping motions like the screen of a smartphone. The operation of DISTRONIC and cruise control with controls directly on the steering wheel is another new feature. The top of the range model, the Merc S-Class has always carried the flag of technological advances, but the new C-Class has in some areas not just caught up but even taken over. The vehicles offer highend technology at a far more affordable price point, too. The Sedan starts at R586 500 (C180), the Coupé at R666 000 (C180) and the Cabriolet at R793 500 (C200). At the other end of the scale is the AMG C43 with R1 100 000 for the Convertible version.

PROMOTING LOCAL DESIGNERS “Who knows how to make love stay?” In Still Life with Woodpecker, author Tom Robbins offered exotic suggestions that included the sharing of cheesecake, the burning of locks of hair in incense and some assurances that the building was not on fire. n 2004, a talented young fine arts student graduated from UCT, around the same time as the city was starting to march to its own drum as an emerging centre of design. Aidan Bennetts progressively pointed his creative instincts towards the three-dimensional world of sculpture and product and interior design. His own star rose, and he became publicly known as a presenter on the long-running Top Billing show, all the while with Cape Town’s design scene exploding around him. By 2013, Aidan took the bold step to set up Stable, a design outlet to assist talented designers across several different genres make their innovative homegrown concepts available to locals and foreigners alike. With personal curation by the experienced Aidan, who always has an eye for the uniquely innovative, visitors to Stable’s brick-and-mortar gallery or their recently launched online shop can find the captivatin g work of more than 150 local designers at their fingertips. Good design aims to please the sense of aesthetics, but also to do much more. In the words of one of the featured designers, James Mudge: “To do materials justice, I take time and care, and stick to simple aesthetics that won’t date. My designs

have to be contemporary, but at the same time not so trendy that they will go out of fashion. I like to think of people buying my designs and making it part of their life and their family home.” His collection covers light wooden furniture. Among some of the other quirky, fun stuff we came across at Stable included wash-peg flash drives, a gorgeous set of wooden beach bats, and an out-of-this-world selection of lamps and lights. EXTENDING

W

hen extending your property, the most important factor to keep in mind is to not over-capitalise for the area that you are living in and to understand what the price thresholds in the specific area are. The best way to do this is by doing proper research and speaking to experienced estate agents that know the market well. You also need to be very perceptive about the type of extensions that are taking place where you live. If home owners in your area are extending their properties to have an extra bedroom because increasingly more families are showing interest in the area, this could be a good idea for you to do as well, especially if you want your property to be able to compete with the ones that already have the desired number of bedrooms. Keep in mind that buyers look at the total price per square metre when comparing properties as this tends to give a very accurate price on which to compare properties. So you should consider what sort of selling prices properties that have been extended fetch. Also evaluate whether these selling prices are significantly higher than other property prices in the area or whether they are only minor increases. These questions are important to ask because extending a property could potentially be a stressful and costly exercise, and suffering a financial loss, breaking even or only making a slight profit could be devastating to you as a seller, both financially and emotionally. Another important factor is to keep all costs to a minimum and to realise that good planning and using the right contractors can be vital in achieving your end goal. Always allow for possible postponements due to weather or contractors’ delays. Also make sure that your plans are submitted to local municipalities for final

When considering which extensions to undertake, it is wise to keep in mind that buyers look for a home that has a nice main bedroom, bathrooms, kitchen and entertainment areas. According to Ooba, clever extensions can significantly increase the market value of one’s home – and they don’t need to break the bank, either. Renovations to kitchens and bathrooms, for example, can generate a return on investment of between 60-80%. If, for example, you spend R10 000 on your bathroom renovations, this could increase the total value of your home by up to R18 000. Adding an additional room onto your property can produce up to a 70-80% return. However, it is important not to overdevelop a property – sometimes a third bedroom is more valuable than a fourth, as you don’t want to create a labyrinth. Once again, it is crucial not to over-capitalise; no one wants to buy a property that doesn’t fit into an area and buyers will usually not overpay for a property just because it has been extended. Ooba adds that you should keep your property value variation between 15% and 20% of others in your suburb because buyers who can afford more expensive homes will invariably shop in more expensive areas. You should always keep a record of your expenditure, especially as this can be set off against any capital gain made at the time of resale that exceeds the exemption amount, thus reducing your potential tax liability. At the end of the day, you should also bear in mind that economic conditions could always influence the actual resale value of your property.

THE RAINMAKER FOR TWO From San Francisco’s Tonga Room If you want to indulge in a little rainy day potation, you ought to make a trip to the Tonga Room & Hurricane Bar in San Francisco next time you are on the West Coast of the USA. Located at the iconic Fairmont San Francisco Hotel, it has delighted guests with its tropical décor, decadent libations and Polynesian-fusion cuisine since 1945. At that time, the 75-foot swimming pool – which had been installed in 1929 and was a favourite among local crowds and celebrities such as actress Helen Hayes, actor Ronald Reagan and members of the Water Follies – was transformed into a “lagoon” and floating stage for an orchestra. Not surprisingly, the Tonga Room was an instant success and its periodic tropical rainstorms, complete with thunder and lightning. A signature drink is their punchbowl for two, called the Rainmaker. While the actual measurements are a Tonga Room secret, we are told that the ingredients include dark Jamaican Rum, Nicaraguan Rum, Puerto Rican Rum plus a dash of Amaro, a splash of unique Orgeat syrup and Falernum, with a garnish of orange and lemon.

The Cyclone Shake together 60ml Vodka, 30ml Lemon Juice and 30ml Jero’s Gold Passion Fruit Cocktail mix. Serve in a Brandy sniffer with crushed ice. Garnish with orange slice and cherry. The Rainstorm Mix 30ml Vodka, 15ml Malibu Rum and 15ml Melon Liquor. Top with 10ml Blue Curacao, 30ml Pineapple Juice and 30ml Sour Mix. Garnish with a lemon and cherry. The Rainbow To 30ml Grenadine add crushed ice. Then add 90ml Collins Mix plus 30ml Vodka and top drink with 15ml Blue Curacao. Garnish with an orange and cherry. The Dark & Stormy In a highball glass filled with ice, add 60ml of Dark Rum and top with 100ml Ginger Beer. Add a couple dashes of Bitters. Garnish with lime wedge. LINE FISH, JERUSALEM ARTICHOKE & GREEN BEANS

INGREDIENTS

• 10 x 120g line fish fillet • 750g beans topped, blanched and halved • 1/2 cup olive oil plus 6 tablespoons • 3 eggs boiled for 6 minutes and peeled • 2 shallots, finely diced • 2 red chillis, finely diced • 1 daikon radish, peeled and finely sliced • Juice of 2 lemons • 500g Jerusalem artichokes • 100g butter • 1 cup toasted cashew nuts

INSTRUCTIONS

Pour half a cup of olive oil into large mixing bowl. Finely grate eggs into the olive oil. Add shallots, chilli, beans and daikon. Season with juice from one lemon and stir well until emulsified. Toss through dressing and set aside. Pre-heat the oven to 180 degrees Celsius. Heat 3 tablespoons of olive oil in a pan over medium heat and add the artichokes. Season with salt and roast for 5 minutes. Place the pan in the oven and roast for 20 minutes. Remove and

add the butter to the pan and cook for another 5 minutes. Finish with the lemon juice and remove onto a tray. Set aside. Heat remaining olive oil in a non-stick pan over a high heat. Season the fish fillets with salt and cook for 4 minutes on each side. Remove onto a tray. To Finish: Add cashew nuts to the salad. Place salad onto plate. Top with roasted artichokes and fish. Spoon over dressing. Ready to serve.
