As we head into the middle part of 2019, we take encouragement from a number of positive developments for the economy and property market, including a more stable outlook for business confidence and the currency.

T

he Seeff Property Group welcomed the decision to keep the interest rate on hold as the right decision for the country. We need stability so that we can get on with rebuilding confidence and the economy. President Cyril Ramaphosa’s State of the Nation address (SONA 2019) was positive, and one of hope and taking the next steps towards his “new dawn” and economic renewal. We are particularly encouraged by the investment successes and various initiatives aimed at dealing with corruption, maladministration, administrative costcutting, economic growth and stabilising the SOEs. While the national election is anticipated to be a turning point for the economy, for now, it remains largely all about the buyers. As Finance Minister, Tito Mboweni said in his maiden budget speech, there is no “quick solution” and economic recovery will be gradual

because there is much to be done. What does this mean for the year ahead? The property market will continue to trade fairly flat with mostly sideways activity during the early part of this year. Fundamentals will remain vulnerable with subdued demand, longer sales cycles and fairly stagnant price growth. The “must buy and must sell” market, generally below R1.5 million (up to R3 million depending on the area), will remain active and well-priced properties will sell within a reasonable timeframe. The second market, i.e. those with discretionary money who do not have to buy or sell, are likely to continue waiting and watching how things unfold. In the upper price ranges, it will remain largely discretionary buying with only those who really need to buy transacting right now. That said, Seeff’s advice to buyers and sellers, is that there is

no reason to wait if you need to, or want to, buy or sell. Price growth has remained fairly subdued, and the lending landscape remains positive. While it may be riskier now, you could ultimately see greater returns. Sellers, though, will need to keep their price expectations in check if they want to transact right now. There are no

Celebrating 125 years of excellence

erold Gie Attorneys, which was established in 1894, is this year celebrating 125 years of practice in Cape Town. BLACKSMITH, ARTIST, CLOCKMAKER Guy Luck was not always a clock maker. He originally worked as a geologist. Early on in his career Guy took up model engineering and built 5-inch gauge live steam locomotives while involved with the miniature railway club in Plettenbeng Bay. Upon relocating to Cape Town, Guy tried his hand at making a clock and this became his passion. His inspiration came from the well-known English horologist John Wilding, and others. He has since made about 30 clocks of all types, including regulators, long case clocks, skeleton clocks and even some electric clocks. In his own designs, Guy uses stainless steel for the frames instead of the more traditional brass. This gives the clocks a more modern look. All the working parts are made entirely by Guy and the attention to detail and careful craftsmanship is clearly demonstrated in his work. His clocks take many weeks to build. APPOINTING A CONVEYANCER: WHY IT IS A SELLER’S CHOICE In property sale agreements, it is the seller that has the right to nominate the conveyancing attorney that will attend to the registration of the transaction in the deeds office. Sellers, however, often take little interest in who is appointed as conveyancer because the purchaser pays the conveyancer’s fee.

Clearly it is not only advantageous but crucial that the seller exercises discretion when appointing a conveyancer to attend to manage the process of the transfer of his home. Ask yourself: Is the conveyancer known and from an established conveyancing firm? Does the conveyancer have adequate experience? Is the conveyancer prepared to assist with the sales transaction prior to the conclusion thereof? Does the firm have a sound track record?

But what is the true value of land? A walk near Onrus (Unrest) brings me to a totally undeveloped stretch of coast, with a hill for a superb vantage point, an enormous Milkwood forest for a background, and pristine pool for enjoyment. I make a painting of a group of men in intense conversation – The Deal – something is going down. I paint this on a wood grain to represent the surging surf and it presages a burning bus, brick and debris-strewn, angry streets and a neighbourhood agitated by house allocation and land hunger. Time passes.

STATEOFTHEART Established in 2010 and a pioneer in the online art market in South Africa, StateoftheART brings a carefully curated collection of affordable contemporary art directly to collectors by offering secure access to unique works of art through a “click-to-buy” service for collectors unable to visit the Cape Town gallery in person. ffectionately referred to as “Africa’s Grandest Gathering”, the Cape Town International Jazz Festival (CTIJF) is the largest music event in sub-Saharan Africa. This annual event is famous for delivering a starstudded line-up featuring international and local artists in jazz and jazzrelated genres. The festival boasts multiple stages with over forty artists performing over two nights. As festinos eagerly anticipate the 20th edition of the CTIJF, taking place on 29 and 30 March 2019 at the Cape Town International Convention Centre, organisers of this world-renowned event continue to announce a range of eclectic performing artists from around the globe who will join the 2019 line-up.

Cointreau is a legendary drink. It’s the world's first and original triple sec, and is still produced today using the exact same recipe settled on by Edouard Cointreau in 1875. This orange-flavoured triple sec liqueur is produced in Saint-Barthélemy-d'Anjou, France. Distilled using the perfect balance of sweet and bitter orange peels, Cointreau can also be enjoyed neat, on the rocks, with soda or tonic water. It is drunk as an apéritif and digestif, and is at the heart of more than 350 cocktails enjoyed throughout the world.

COINTREAU FIZZ

More than a thousand bars now offer countless variations of the Cointreau Fizz. Here’s our favourite. INGREDIENTS • 5 cl Cointreau • 2 cl Freshly squeezed lime juice • 10 cl Soda water METHOD Fill a glass with ice Add Cointreau, the juice of half a lime Top up with sparkling water.

COCKTAIL CORPSE REVIVER

A resurrected favorite, this cocktail first appeared in the Savoy Cocktail Book in 1930. The author, Mr Craddock, recommended it to be taken before 11h00, or whenever steam and energy are needed. INGREDIENTS • 2.5 cl Cointreau • 2.5 cl Gin • 2.5 cl White wine • 2.5 cl Freshly squeezed lemon juice • 1 dash Absinthe METHOD Combine all ingredients in a mixing glass. Shake vigorously with ice and strain into a chilled cocktail coupe. Garnish with a brandied cherry.

INGREDIENTS • 3 cl Cointreau • 5 cl Mount Gay Black Barrel rum • 2 cl fresh lemon juice METHOD Combine all ingredients in a cocktail shaker and shake with ice. Strain into a martini glass.

INGREDIENTS FOR THE FISH • • • • • • • •

FOR THE VINAIGRETTE

4 sea bass fillets, 160g each 2 tbsp olive oil 4 star anise 4 small sticks cinnamon 4 cardamom pods 800g fresh spinach 400g asparagus 60g mixed berries (strawberries, raspberries, blackberries) • small handful chervil • 4 sprigs fresh mint • salt and pepper

5 tbsp olive oil juice of 1 lemon 1 fresh green chilli 1 red bell pepper 40g blanched almonds salt and pepper

METHOD

Clean the asparagus, cook in boiling salted water for 2 to 3 minutes, then cool in iced water and drain. In a hot pan, sauté the sea bass fillets in the olive oil with the star anise, cinnamon sticks and cardamom pods. Set aside and keep warm. Reserve the spices. Prepare the vinaigrette: Remove the seeds from the green chilli, cut it into thin julienne strips and blanch in boiling salted water for

2 to 3 minutes. Cool in iced water, drain and repeat twice. Remove the seeds from the bell pepper, then finely dice the flesh. Toast the almonds for 10 minutes in a 180ºC oven. Chop with a knife and mix together with the diced peppers, green chilli julienne, olive oil and lemon juice. Season with salt and pepper. Tear off the central rib of each spinach leaf. Sauté it in a hot pan with the olive oil for 1 minute and, at the last moment, add the asparagus, berries, mint leaves and chervil. Correct the seasoning and place in the centre of each serving plate. Top with the fish and drizzle over the vinaigrette. Decorate with the reserved whole spices. Serves 4.

CON S T RUCT ION COM MENCES AT KERZNER ESTATE Sol Kerzner has left deep footprints across the world and is undeniably one of the most visionary and bold property developers in the world. He has broken ground at many of his famous landmarks, that include, among others, Sun City, the Lost City, Sandton Sun, the Beverley Hills Hotel, the Elangeni and Atlantis in Dubai and the Bahamas.
