CONDITIONS

The market for luxury property remains under pressure with prices softening notably, especially over the last three months. As a consequence, sellers have become more responsive and are more readily dropping their asking prices to attract buyers, particularly at the R10m to R15 million-plus luxury end of the residential sector.

T

his should come as no surprise given the weak economic and investment climate which has resulted in an overall subdued market, despite signs of stability returning and many areas remaining active. The economic challenges continue to weigh overall on the real estate market with very little sparkle, especially at the top end. The result is that it has remained fundamentally constrained. While we have seen some recent upward movement in national house price inflation, it has been marginal, and the overall story continues to be that of flat price growth with some high-end areas now seeing prices deflating. Buyer demand remains muted while stock levels continue climbing for a range of reasons. The result is that we are effectively in a market that offers excellent conditions for buyers. This received a further boost with the recent interest

rate drop while we continue to see the banks competing keenly for a limited pool of buyers with excellent turnaround times and approval rates. After some reluctance, sellers are negotiating and reducing their prices, creating opportunities for buyers to find more affordability in a market where that has not been the case for many years. If you are in the market to buy, then you are likely to find just what you have been looking for, and a willing seller too. People often talk about timing the market, and while you can only do this with hindsight, the current conditions are certainly some of the best for buyers in decades. The market seems to be in a similar phase to the 19921993 period, just before the 1994 elections when there was a great deal of hesitation, but the interest rate is considerably lower. Those who bought during that 1992-1993 lull will tell you that they bought at just the right time and have benefited

greatly from capital value growth. There is no reason to wait. Despite subdued economic conditions, prices have stabilised and are unlikely to come down much further this year. For buyers in a position to buy right now or wanting to upgrade, it is an ideal time to take advantage of the opportunities in the market. It is a good time to start shopping around

ahead of the new school and university year and you are likely to find a willing seller and can negotiate. But don’t wait too long; the window of opportunity may not last. SAMUEL SEEFF Chairman, Seeff

THE PROPERTY MARKET IS CHALLENGING B U T N O T I N S U R M O U N TA B L E The latest economic and property data points to a prolonged period of slow activity, which is likely to characterise the market for most of this year. That said, it is also a market which presents plenty of opportunities and excellent deals are being concluded daily.

I

n this edition we take inspiration from

our rising star Lloyd Harris who talks frankly about facing and overcoming challenges along his tennis and life journey. Just as it is important for a professional sportsperson to know their opponent before a game and match, it is equally critical that you have an agent who can assist you in making informed and educated decisions in market conditions which have shifted.

We now have a market where both sales volumes and values are considerably less than in preceding years. FNB statistics show that by the first quarter, the price growth rate for the Atlantic Seaboard had already declined from 25.5% in of 2016 to -5.1%. Price growth has not just stalled but is experiencing deflation in many areas. But while conditions are challenging, they are far from insurmountable. The important thing to remember is that the

market has not come to a standstill, but remains active, provided you play your part, whether buying or selling. ADVICE FOR BUYERS IN THIS MARKET We are now in a market where you may just find that perfect property that you have been looking for. There is plenty of stock and willing sellers who are looking to sell and move on to their next property transaction.

There is now value in the market that we have not seen for some time. Be sure to work with the agents so that they can understand your needs. Often a buyer ends up buying a property in an area that they weren’t originally considering. Share all your requirements so that the agent can properly qualify your needs and give you a portfolio of options from which to choose. And there are plenty. Remember to give feedback after the viewing as this will help in determining the best possible fit for you. There is no reason why you can’t find what you are looking for and a seller willing to negotiate right now. Few sellers are achieving their full asking price and the difference between what is actually being achieved versus expectations can vary greatly. Let the agent guide you because you might just find that your dream property is now within your reach. Make your offer as enticing as possible and make use of the agent to guide you. Have your “ducks in a row” by ensuring you are pre-approved for bond finance. If you need to sell your property and buy subject

to that sale, have your property valued and either ready to market, or already on the market, as this will strengthen your offer. IF YOU ARE SELLING IN THIS MARKET Find an agent you trust and award them with a sole mandate. Over 70% of our recent sales have been on sole mandate and have achieved a higher price compared to open mandates. In the current market, this plays an important part in protecting the value of your asset. In a challenging market, you are going to want your agent to be an area expert; someone who is hyper-locally focused and knows and understands the area intimately. With this knowledge they can guide you on the market conditions, sales in the area and buyer profiles. It is even likely that they already have buyers in mind while they are sitting there with you taking the mandate. Price is a tough discussion but probably one of the most important elements in the positioning and sale of your property, especially in this market. You need to measure what is actually selling, rather than

looking at what other properties are listing for. In a market that continues to see increased stock levels, you need to consider what sets your property apart. Be clear with your agent about when you need to sell by. This will determine many aspects of their marketing plan, pricing and strategy for your property. It is likely that you will receive an offer that is subject to a bond, sale of another property, or both, along with other possible suspensive conditions. Your agent will advise you about continued marketing within the ambit of the typical “72-hour clause”. To expedite the transfer period, which is typically about three months, look to have your approved plans, title deeds

and other documentation in place to avoid any delays. Your agent should have a panel of attorneys that they work closely with who can assist you with this. R I S I N G S TA R LLOYD HARRIS Just back from Wimbledon, where he had the tennis world on the edge of their seats when grabbing the first set against Roger Federer, rising South African tennis star Lloyd Harris shares what it takes to break into the highest echelons: hard work, the right kind of support and scoring when it matters.

I felt a good combination of excitement and nerves before taking the court. This was my first match against a top 10 player and it was on Center Court at Wimbledon.” Lloyd had first seen Federer play when he himself was only 12-years-old, on the way back from a youth tournament in Croatia when he stopped over at Wimbledon. And now, 10 years later, he had his shot. “There are no secrets when it comes to playing someone like Federer. You know what to expect, and you work hard and get ready for the challenge; yet even then, it is almost impossible to enforce your own game plan, because he is just so

good. But I never felt dominated and had good returns, and it remained a close match. Afterwards, we spoke for a while and exchanged some typical South African banter. He also shared with me how excited he is to come out and play in South Africa next February.” As one of only a few South Africans in a generation to break into the top 100 ranked professional tennis players in the world, Lloyd credits the Match Foundation in Cape Town, who has

tournaments, there remains the hard work to retain that ranking. Lloyd was jetting off just a few days after we met to squeeze in three tournaments, in Washington DC, Montreal and Cincinnati, before the US Open. He reckons that it is likely that only the top 130 players or so, out of the millions who play the game, are able to make a decent living out of tennis. So, his gratitude towards Match helping him get over this hurdle knows no limit.

Having access to a great coach and facilities is a necessary step, yet Anthula knew that it also required a lot of money for rising youngsters to travel to tournaments across the world in order to grow. So, she launched Match to add the next dimension.

Match is committed towards creating the next African champion, and Lloyd is one of the first young stars that Match took under its wing when it originally launched. “Match has touched so many lives so far,” Lloyd says. “Two of my peers went the collegiate route, winning tennis scholarships and graduating from top US universities, and built themselves great careers.” Today, there are more than 20 young players, some as young as eight or nine, coming up through the Match programme. Lloyd took the tougher route, moving straight from completing high school into professional tennis and doing the miles it takes to eventually qualify for the Grand Slam tournaments. And the pace has never dropped off. There is no sitting pretty just because you cracked that mark. Despite top 100 players automatically qualifying for the important

The Foundation’s fundraising kicked off with exhibition matches at the Academy, where a sponsor immediately took the talented young Lloyd under its wing. Since then, Anthula and her team have been able to dynamically grow a well-funded Foundation that can now support the dreams and aspirations of the next generation of African tennis stars. Her ambition is to create a development programme where talent can be nurtured from very early on. Given how much has been achieved in just a four-year period, we anticipate that this collaboration between Anthony Harris and Match will produce many more champions. Lloyd, at only 22-years-old, has shown the way and will be there to support the next generation with what he has learned and gained. Lloyd will be part of the South African Davis Cup team set to play Bulgaria in Cape Town in September.

Anthula Markovitz, founder of Match, echoes that the family element Lloyd speaks of is key and explains how she was inspired during a visit to Israel. A keen and accomplished tennis player herself, Anthula was hugely impressed by a string of youth tennis centres that she saw helping kids across that country, not only with their game, but with big life issues, and offering them a safe and welcoming space. With these impressions fresh in her mind, she discovered that, back home in Cape Town, seasoned professional coach Anthony Harris (no relation of

INTERNATIONAL BOAT SHOW TIME TO TAKE TO THE WATER This year, the Cape Town International Boat Show returns to the V&A Waterfront for the 19th year, promising to be bigger and better than ever before. In this category, there are the impressive Princess yachts, flagship brand of long-standing Cape Town yacht brokers Abromowitz, Sharp and Associates. As brokers of luxury yachts, this outfit helps its clients source or place new and used yachts of all types and brands all over the world. This year, they will continue with the exciting promotion of their association with the C31 class sailing boats used locally in the annual Lipton Cup Challenge and internationally in a growing calendar of events. From Boating World, another Cape Town luxury favourite, expect to see the beautiful Italian Azimut series, or the French Jeanneau and Fountaine Pajot series. GARDEN DAY FOR ALL Gardens, no matter how big or small, have the potential to bring people together. On Sunday 20 October, South Africans are encouraged to wear a flower crown, celebrate Garden Day with neighbours, family and friends, and to log into Candide, an innovative gardening app to make the most of the day.

It doesn’t matter if you’re part of a group of gardeners growing and harvesting home crops, or a Gardashian whose perfectly pristine, rolling lawn is sure to make everyone else turn green, you’ve worked hard all year, and now it’s time to hang up your gloves and allow yourself the time to appreciate your garden. Even plant parents need a break. Garden Day was created by Candide, a gardening app that connects gardeners with fellow plant lovers, public gardens and plant nurseries, with the aim of kick-starting a movement to unite all South Africans. The app, which features an extensive knowledge base of plants, news articles, plant identification, growing tips and virtual garden tours, aspires to be the BFF of choice to gardeners everywhere. Spending regular time in the garden has undisputed health advantages, and there is an abundance of scientific evidence to back up such claims. “Next time you’re feeling under the weather, down in the dumps or stressed out, don’t reach for a packet of pills – grab your garden fork instead,” says Professor Nox Makunga, a plant scientist at the Department of Botany and Zoology at Stellenbosch University. “There are dozens of studies globally that have looked into how gardening affects your health and there’s only one conclusion: gardening is incredibly good for you.” In fact, gardening is considered so beneficial in the United Kingdom that it’s estimated that one in five doctors practice “green prescribing”, where patients partake in regular gentle activities such as community gardening to prevent diseases like diabetes and dementia, and tackle issues like isolation. Every hour spent in front of a TV screen shortens your life by 21 minutes, whereas every hour spent gardening lengthens it. BLUEBERRIES ARE BEST

Blueberries rank the highest out of any other fruit for antioxidants. Antioxidants are molecules that fight damage by free radicals, those unstable molecules that are produced when your body breaks down food or is exposed to tobacco smoke and radiation and which, in turn, can harm cellular structures.

T

he best way to eat blueberries is fresh, raw and by the handful. Toss some into a breakfast cereal, add them to a salad or pile them up in a champagne flute and douse them with bubbly for a sparkling sunset cocktail. But if you need a little more inspiration, there are plenty of ways to integrate blueberries into delicious recipes. The most powerful boost you can get is via a smoothie, where you can also add in a couple of other superfoods, like kefir and avocado, which have important vitamins, probiotics, fibre and heart-healthy fats.

SUPER SMOOTHIE Ingredients

• 1 cup plain kefir or plain yogurt • ¾ cup coconut water • 1 frozen banana, cut into chunks • 1 cup fresh or frozen blueberries • 1 small ripe avocado • ½ teaspoon vanilla extract • 1 tablespoon stevia • 1 to 3 teaspoons chia seeds • few sprigs of mint • 8 ice cubes

Method

The Benefits of Blueberries

As a superfood, blueberries blow many other foods completely out of the water. This tiny berry packs a serious punch when it comes to phytochemicals – including flavonoids, anthocyanins, and resveratrol – which help boost the immune system, combat memory loss, and lower the risk of cancer. These berries are also high in potassium and vitamin C, so they are also great as anti-inflammatories and can help maintain healthy bones, reduce blood pressure, manage diabetes, and ward off heart disease.

Resveratrol is a particularly interesting antioxidant produced by blueberries. As Patrick J Skerrett, former Executive Editor of Harvard Health journal explains, resveratrol is a compound that various plants make to fight off bacteria, fungi, and other microbial attackers, or to withstand drought or lack of nutrients. In recent years, resveratrol has become the subject of intense interest due to its powerful antioxidant and anti-aging properties. For those of us with teens, resveratrol has also been shown to help with acne, as it can help prevent the overgrowth a bacteria responsible for those embarassing outbreaks. According to WebMD, “When selecting berries, note that the darker they are, the more antioxidants they have.” Recommendations are to have about half a cup every day and that frozen berries are just as good nutritionally as fresh. RAINBOW SALAD WITH WILD BLUEBERRIES & BALSAMIC DRESSING Ingredients

• 3 tablespoons extra virgin olive oil • 1 tablespoon balsamic vinegar • 1/4 cup wild blueberries • 7 oz feta cheese, crumbled • 1 sprig fresh thyme • 1 apple, cored and sliced • 2 sticks celery, sliced • 1 orange, peeled, sliced and quartered • 1 fresh pomegranate, seeds removed from white pith • 1/2 cup walnut halves, toasted

Method

For the Dressing: Combine the olive oil with balsamic vinegar. Add the wild blueberries, squashing them a little to release their juices. Add a little thyme to the feta cheese and set aside. For the Salad: Combine the apple, celery, orange and pomegranate in a bowl, then add the toasted walnut halves. Add the feta cheese and dressing, toss together and serve with hot crusty bread. Serves 6.
