THE ECONOMY AND PROPERTY MARKET It’s time to get back to building the economy and property market. With so much good stock, more motivated sellers, a flat interest rate and positive mortgage lending landscape, there’s every reason for momentum to start building.”

N

ow that the long-awaited elections 2019 are done and dusted, it is time to get back to the business of building the economy and property market. Much of this year has been characterised by hesitation and waiting on the part of buyers, especially those with discretionary money who have been waiting to see how the elections unfold before putting their confidence back into the property market. An essential element of economic and property market growth is confidence, and the country is certainly poised for a return of confidence and economic revival. We now need the commitment and hard work done by President Ramaphosa and the investments to start filtering into the economy. The latest FNB Property Barometer points to a level of stability returning to the property market. Despite more people

selling for financial and emigration reasons, there is an expectation that buyers will start heading back to the market by mid-year. Sellers should be ready to capitalise on that demand, which means a continued focus on keeping price expectations in line with the current market trends. Buying conditions remain favourable. The latest from the economists is that we are likely to see a flat interest rate for the next quarter. The mortgage market also remains positive with Ooba, for example, reporting that the approval rate is currently trending upwards while the deposit requirements are down year-on-year as competition increases among the banks. The rental market is seeing good demand, fuelled by a combination of affordability pressures driving more people to rent, along with many who have decided to rent while they watch and wait for stability to return to the economy. That

said, agents continue to caution landlords to keep their expectations around rental returns in line with the current market and to focus on sustainability. While we are certainly looking forward to renewed energy in the market as we dust off the uncertainty that characterised the leadup to the elections, the market is likely to remain fairly flat this year. As momentum builds and

S

ince late 2017, however, the market has been in decline, and despite hopes of a resurgence early this year, sales data for the January to April period show a continued decline in the lead up to the elections. It has been largely a year of weak demand, muted prices, buyer apathy and a slow-down in semigration and foreign sales with activity largely confined below R8 million for sectional title and R18 million for full title. It now takes almost twice as long to sell a property in the City Bowl with the average time on the market deteriorating from last year’s 7 weeks to almost 15 weeks, and for the Atlantic Seaboard, from 11 weeks to almost 18 weeks.

Although the average difference between asking and selling prices (the price gap) for the City Bowl deteriorated only marginally from 6.5% to 6.8%, Atlantic Seaboard sellers now have to drop their prices by 16% compared to 9.4% last year. Fifteen sales worth just over R460 million topped the R20 million mark, with one of these above R50 million – a Bantry Bay apartment which sold for R53.8 million to a local Cape buyer. Two sales were to foreign buyers, both in Camps Bay, with one being sold for R33 million to a buyer from China and the other sold for R23.95 million to a buyer from the USA. Just three of the 19 highest prices paid this year across both areas were to non-Cape buyers – the two Camps

KAHLÚA FOR COLD WINTER NIGHTS A rum-based coffee liqueur, Kahlúa is a necessary ingredient for many cocktails. It can also be drunk neat or on ice. Some people use it when baking desserts or as a topping for ice cream, cakes, and cheesecakes. Any which way, it’s ideal for warming you down to your toes

HEAT THINGS UP

• 1½ part Kahlúa Salted Caramel • 4 part shot apple cider The perfect warming drink on those cooler winter evenings. This delicious mix of Kahlúa Salted Caramel and hot apple cider makes for a perfect night in front of the fireplace on a cosy faux-fur rug. HOW TO MIX You’ll need a small mug or heat-resistant glass. Pour in one and a half part Kahlúa. Then fill it up with four parts hot apple cider. Give it a nice stir with a heat-resistant spoon. Garnish with a clove-studded orange wheel.

1 part Kahlúa Chili Chocolate 1 part Absolut Vodka Top with soda 3-5 mint leaves

In 1984 a top model came into the famous late bartender Dick Bradsell’s bar, with a special cocktail request and the famous Espresso Martini was born. Sophisticated, edgy and unexpectedly strong. The rest is history and today it is one of the most popular cocktails. HOW TO MIX You’ll need an espresso machine and a shaker. It sounds complicated but it’s just a matter of mixing booze with coffee. Shake the Kahlúa, Absolut Vodka and espresso together with plenty of ice. Strain into a cocktail glass to get rid of all the small ice chips. Salut.

If complicated cocktails aren’t your thing (or you refuse to admit they’re your thing), we’ve got you covered with this three ingredient drink that packs a punch. A simple yet strong combination of Kahlúa Chili Chocolate and Absolut Vodka, this is a go-to for the seasoned drinker. HOW TO MIX Shake all ingredients with ice, strain over fresh ice in a rocks glass and top with soda. Garnish with a mint sprig.
