Property ownership and rand hedge Full title title deeds of the property are in the investor’s name and the operating company leases that property. It is the ideal investment for an overseas investor because the day-to-day running of the business such as finding prospective retirees, recruiting and managing staff, carrying out property repairs and collecting rent is all the responsibility of the operator. The investors just sit back and receive the rental income which is paid monthly. The typical retirement property investment starts at 1.5million rand and generate a healthy R150,000 net income per annum. But remember, that the 10% net income is paid in pounds. That is an

SLOW ECONOMY STYMIES PROPERTY RECOVERY Disappointingly, the Ramaphoria-effect is waning fast and it is has not had the desired effect on the economy and property market. We anticipate a hybrid market for the year ahead.

T

he anticipated economic and property recovery seems to be taking much longer than hoped. Where we were looking forward to an improved market performance as the year progresses, the data and our agents’ experience is that the market is struggling, although the Johannesburg/Pretoria metro markets seem to be better off compared to Cape Town for a variety of reasons. The lustrous Cape market appears to be reeling from the effects of the poor economy and policy decisions, water crisis and dip in tourism and semigration. Most areas are facing tight trading conditions, especially at the upper end, which is also seeing a decline in foreign buying into high demand areas such as the Atlantic Seaboard and City Bowl. Household budgets under pressure due to rising costs, low investment and constrained confidence and uncertainty about property ownership are all concerns for the market.

With the General Election on the horizon for next year, there also seems to be a strong slant towards political expediency. That said, life goes on. The country’s microeconomic challenges notwithstanding, there are many positives for the property market. The banks are still granting more bonds, and price growth remains flat which means that it is a great time to buy. Historically, SA property has benefited from good capital growth, which should encourage buyers who are still sitting on the fence. Predicting the market is always difficult, but indications are that the economy is poised for growth if we can just clear a few hurdles. For now, we are seeing the emergence of a hybrid market with some areas performing well while others are struggling. Overall, the Seeff Property Group continues to achieve excellent results for our clients countrywide, with record sales in many areas including over R50 million for an Atlantic Seaboard apartment. We have

been in business for over five decades and have seen the market through its many ups and downs. While no doubt challenging, there is still plenty of activity to keep the market ticking over. Regardless of the challenges, there is always a level of activity in the market and you can still conclude a good deal provided you know where the ‘sweet spot’ is. This is where the expertise and guidance of a local area agent becomes vital to property transactions. For sellers, there is simply no room for overpricing if you hope to sell. Buyers should take care not to overpay, do their homework and

RESIDENTIAL PROPERTY SALES AND THE VAT INCREASE In the February 2018 budget speech, the former Minister of Finance announced an increase in the VAT rate to 15% effective from 1 April 2018. The increase will affect specific goods and services differently depending not only on the deemed ‘time of supply’ rules, but also on the ‘transitional’ rules applicable to that specific good or service. In the case of the sale of fixed property or any real right therein, the supply is deemed to occur on the earlier date of either the registration of transfer in the Deeds Registry or date of payment. For registration of a property transfer or payment of the purchase price on or after 1 April 2018, the VAT rate of 15% will apply.

A concession is however made in respect of residential property transactions. The 14% rate will continue to apply in transactions where: the price of sale or construction was determined and stated in the agreement which was concluded (signed) by the parties before 1 April 2018; and payment and registration takes place after 1 April 2018 The concession applies to most sales of residential properties as a dwelling, but excludes commercial property transfers. THE CAPE PROPERTY MARKET

IS ALWAYS GOOD IN THE LONG RUN

If Cape Town is on your radar, but you are still sitting on the fence about whether you should buy now, you should perhaps not wait too long.

H

istory has shown us that if one real estate market has bucked the trend, it is Cape Town. While it fluctuates, as any market does, you can draw a neat upward trend line when it comes to capital value appreciation and price growth. Growth in property values have not just topped inflation, but have far outstripped economic growth. The performance data for the Cape – and the Atlantic Seaboard and City Bowl in particular – shows that the market always bounces back strongly after every major shock. From rate increases and large currency devaluations to economic downturns, the water crises and so on, there is a very clear trend that the Cape Town property market kept on improving over time despite these factors and challenges. Looking at the Atlantic Seaboard and City Bowl in particular we see an acceleration in interest as the 1990s progressed. By 1998/9, the prime interest rate was at around 18.5% and economic growth at 2.5% on average, yet the average selling rate for the metro accelerated into double digits by the 2000s. Over the next five years, economic growth increased to

approximately 5.5%, while property prices in the Cape metro grew at 20%-30%. Tourism began its boom, and as more foreigners visited Cape Town, more people started to invest in second homes in the region, both for lifestyle and investment reasons. Johannesburgers and other wealthy upcountry buyers also started to invest in the prime Atlantic Seaboard areas such as Clifton and Camps Bay. Following the global economic crisis of 2008, the Cape metro, as with the rest of the country, experienced a slump in sales and price growth, but prices still held firmly. The 2010 FIFA Soccer World Cup was a major boost for Cape Town. Aside from the infrastructure development around the lower end of Green Point and Sea Point, it also brought renewed interest in Cape Town property. Since then, while we have seen economic decline, especially under the Zuma-period, Cape Town and Atlantic Seaboard and City Bowl prices have continued rising at stellar rates. This, despite economic growth hovering around 2.5% and declining rapidly from 2013 to around 0.6% in 2017. A study published by FNB

MARKET OVERVIEW early last year showed that while average house prices in South Africa had gone nowhere since 2012, Atlantic Seaboard prices more than doubled since 2012, and increased sevenfold since 2001, ending 2017 on an average growth of 22.9%. The study shows further that City Bowl prices rose by 590.95% over 15 years (2002-2017) and 113.28% over 5 years (2012-2017), averaging at 15%-20% growth annually. Atlantic Seaboard prices grew by a remarkable 734.58% over the 15-year period and 122.78% over 5 years with annual growth of 16%-26%. In the early 2000s, Ellerman House in Bantry Bay sold for over R20 million, a record price for the Atlantic Seaboard at the time. By 2009, Seeff sold the One&Only penthouse for the highest price for the area (and country) for residential property at well over R100 million. By 2012, it was becoming commonplace for Clifton and Waterfront apartments to sell above R20 million ranging to R50 million-plus on the Front Yacht Basin. In 2014, Seeff

again set a record price for a Bantry Bay apartment at R42.5 million and subsequently resold it early this year for another record price of R53.8 million. In 2015, Seeff breached the R100 million price mark in Clifton with the sale of a luxury villa in Nettleton Road for R110 million to a South African buyer; and so the list goes on. Where the top five suburbs of the Atlantic Seaboard – Clifton, Camps Bay, Fresnaye, Bantry Bay and the Waterfront – now easily command selling prices above R20 million, this has filtered through to the surrounding areas. Mouille Point, for example, now attracts top end buyers to its new beachfront developments and the ceiling price for a house in Green Point and Sea Point has lifted to over R10 million. These areas are now seen as the next best thing to Fresnaye and Bantry Bay. The stable management of the city, despite recent challenges including the water crisis, continues to give the city an edge over other metros. So, too, does Cape Town’s rise as an

international tourist hot spot and ideal holiday and lifestyle proposition, which means that it is seen as a store of wealth for high net-worth individuals. Cape Town now frequently ranks in international top 10 or 20 listings, whether as a tourist destination, most beautiful city or for its luxury property achievements. It is hot property not just for locals, but upcountry buyers and foreigners looking for second homes in Africa. This adds a premium of around 20% to the local market and up to 40% in the top-end Atlantic Seaboard suburbs. While the market has slowed for a number of well-publicised reasons, it is always good to remember that the market is nowhere near dead; in fact, far from it. History shows that the market has bounced back from every downturn, emerging in a much stronger position. Smart sellers will tell you that the property market rewards those that buy smart and with a long-term view. The data shows that when the market turns south, it might just be a good time to invest.

WILLOWLAMP Drawing inspiration from such diverse influences as a martial arts movie to a walk among clovers, Adam Hoets brings a whole new dimension to the way we see light.

W

illowlamp is an awardwinning South African lighting company. Its founder, Adam Hoets, uses an original method that involves fixing ball chains to lasercut steel frames. A tiny notch in the metal frame creates a chain curtain that is totally free from fasteners. The result is a vast range of intricate lighting designs, including lamps, pendants and chandeliers. Inspired by nature and sacred geometry, Hoets’ work includes masterpieces of both aesthetics and form. Hoets’ works can be seen at a range of sites, locally and internationally. We trace some of the inspirational moments and designs that form part of this remarkable collection. SOUTHERN FLAME

SOUTHERN FLAME

Southern Flame will be among Southern Guild’s collection travelling to The Salon Art + Design in New York later this year. Hoets names Southern Flame as one of his most inspired pieces of work and he explains how this installation evolved: “There were a number of different conceptual points of entry into the design. One way I conceptualised the piece was as a kind of leak from the geometric plane. The leak spread to our reality through the cracks and joins between planes and surfaces, forming a sort

of ‘corrupted’ crystalline portal from another dimension. This pure geometric plane is leaking its way into our reality, running along the ceiling cornice and down onto the floor. I took one of my designs, the Mandala, as a point of departure, corrupting and extending the geometry to produce this structure. The visually stable rotated forms of the Mandala have now started melting down to the floor like the Surrealist clocks in Salvador Dali’s ‘Persistence of Memory’. Part of the perfect Mandala is embedded like a crystal in a distorted, corrupted matrix that melts downwards. I chose to render the design in copper, brass and smoke (gun-metal) chains so the work resembled an abstract geometric fire flowing up the wall to the ceiling. Playing with the senses, the design evokes the feeling of a warm fire in the absence of any actual fire.” The price for this piece is on request. LOVE CLOVER

While on a jog with his partner, stumbling upon a collection of clovers, Hoets wanted to translate the cute and cheerful four-leaf clover into three-dimensional objects that were interesting. This has resulted in a four-piece range making use of heart-shaped, sensual and voluptuous forms. The Big Love, Baby Love, Lucky Love and Secret Love designs

each have unique features paying homage to the botanical beauty that is the four-leaf clover. WINDCHIME

The WindChime was inspired by a scene in a martial arts movie. The poetic interpretation of traditional bamboo windchime forms is illuminated by G4 LEDs in each ‘windchime’, as well as six LEDs on top of the main frame, the structure of which simulates a snowflake shape that is carried through to the smaller, repeated suspended frames. The WindChime is one of two new chandeliers among the larger statement pieces in Hoets’ latest collection, while at least half of the remaining 2018 designs are smaller with consideration given to more compact spaces. CROWN PERTH MANDALAS

The Crown Perth project was one of willowlamp’s largest and most challenging projects to date, consisting of a set of four three-tonne Mandala chandeliers. Placed in the Crown Towers Hotel in Perth, these four clusters were assembled in the main foyer of this 6-star hotel. Mandalas are a key design element within willowlamp.

GRAND PRIX FESTIVAL

It has been 84 years since Whitney Straight won the inaugural South African Grand Prix in 1934. This year, the same Maserati 8CM he was driving will once again compete against Dick Seaman’s supercharged MG K3, part of the original races.

J

oining these two historic vehicles at the SA Grand Prix Festival at Val de Vie Estate on 1 and 2 December will be nearly 20 pre-war Grand Prix cars, many of them the actual cars that raced locally between 1934 and 1939. Entries already confirmed include the Riley Ulster Imp, which finished second in the 1937 event. Other MGs, two confirmed Bugattis, Aston Martin Ulster, Frazer Nash and Talbots are among the eclectic mix. And just imagine the sights and sounds of not one, but two ERAs racing, the smell of methanol trailing behind their screaming supercharged whine! Having started as the brainchild of motoring journalist Brud Bishop, the SA Grand Prix was nearly cancelled shortly before the first race in 1934. Bishop had innocently, but quite illegally, punted the race unaware of the International Sporting Code. Regardless, Bishop received an international entry for a team of three cars for his planned 160km road race on public roads in East London. NOSTALGIA The “dashing American millionaire” Whitney Straight became the poster boy for the race, driving a state-of-the-art Maserati 8CM, the likes of which South Africans had never seen before. Powered by a 3.0-litre straight eight supercharged engine, the 8CM epitomised the greatest technology that Grand Prix racing could offer in 1934. Only 18 of these cars were ever built, this particular model featuring modifications to the bodywork that include its distinctive radiator shroud. The twin overhead cam single seater developed some 240 horsepower (179kW) and was capable of blasting around East London at speeds of over 240km/h. The other entries were local specials, mostly stripped-down saloons, elevating the single seater Maserati and supercharged MG to cars “in a new, advanced class”, according to Bishop’s publicity. Straight’s Maserati would storm through the field to win the inaugural South African Grand Prix, with Michael’s Railton third (his first and last race!) and the local racing debutant and Ford salesman JH Case and his friend and riding mechanic Hector “Podge” Wiggil to claim second place in their

home-built, alloy bodied Ford V8 Special. Seaman’s MG had started running badly despite posting the second fastest lap time and eventually he slipped back from second to finish fifth. Organised by UK eventers, Speedstream Events, the SA Historic Grand Prix Festival will host the cars in a race in East London on 25 November. Much of the original Prince George Race Track in East London still exists. The cars will retrace the historic 17km circuit, before racing on the current track on 25 November. The road-going cars thereafter will tour down to the Western Cape. A series of events culminate in a two-day Grand Prix Garden Party at Val de Vie Estate, located between Franschhoek and Paarl, where the public will have a further opportunity to interact with these spectacular cars on the pristine polo fields for which the estate is renowned. INGREDIENTS

For the Sashimi • 180 g salmon fillet • 20 g chives, sliced to match the size of the salmon slices • 14 g ginger, thinly sliced and then julienned For the Garlic Purée • 10 g raw garlic, peeled • 5 ml olive oil Blend raw garlic and olive oil to make a fine purée. For the Yuzu Soy • ¼ C (60 ml) Soy sauce • ¾ C (180 ml) yuzu (alternatively use lime juice) Mix the ingredients to combine. For the Sesame Oil • 90 ml olive oil • 10 ml sesame oil Mix the ingredients to combine. To Garnish • white daikon julienned and rinsed in cold running water to remove the strong

smell, then drained and dried • 1tsp (5ml) white sesame seeds, roasted • handful of cocktail tomatoes, sliced lengthways

TO ASSEMBLE

Thinly slice the salmon fillet into 9 slices per person. Arrange on a round plate in a flower shape. Dot a very small amount of garlic purée onto each slice. Top each slice of salmon with julienned ginger and chives. Dress the dish with a generous amount of Yuzu Soy. Heat the olive/sesame oil blend to hot in a small saucepan. Quickly pour the oil over the dressed salmon on each plate to slightly sear the salmon. You should be able to hear a sizzle. Scatter sesame seeds, white daikon julienne and serve.

BLACK COD DEN MISO Serves: 2 Prep time: 5 minutes Cook time: 1 minute

INGREDIENTS

• 200 g black cod • 200 ml den miso • 50 ml yuzu miso • hajikami (ginger) Make the Dashi • 3 litres water • 46 g bonito flakes • 6 cm konbu (seaweed) Boil the water with konbu then turn off the heat. Add the bonito flakes for 25 minutes and strain. Make the Den Miso • 3.38 g sugar • 1.13 g honey • 3.75 g white miso • 2.25 litres dashi Boil the dashi, add the sugar and honey. Stir in the miso paste and bring to the boil. Remove from heat to cool.

Make the Yuzu Miso • 100g den miso • 8g yuzu juice • 8g rice vinegar Mix all the ingredients.

METHOD

Cut the whole black cod into 20 g pieces and marinate in den miso for 48-72 hours. Remove from the marinade and grill skin side down until skin is half-way burnt. Remove all the bones. Turn it over and add the yuzu miso on top of the black cod and cook in the oven for 3 minutes at 180-190 degrees. Remove from the oven and place the cod back in the grill to brown until golden. Garnish with ginger and serve.

LET’S GO BARBIE INGREDIENTS CANDY FLOSS COSMO INGREDIENTS • 250ml vodka • 125ml cranberry juice • 125ml pineapple juice • Bag of candy floss (preferably pink) • Lime slices to garnish • Martini glasses

DIRECTIONS

Combine the vodka and juices over ice in a cocktail shaker. Place a puff of cotton candy in a martini glass. Shake vigorously for 10-15 seconds then strain and pour over the candy floss and watch it dissolve. Make sure you have an audience. Garnish with a lime.

• 125ml Malibu Coconut Rum • 125ml vodka • 125ml cranberry juice • 125ml orange juice • 125ml pineapple Juice • Strawberries and whipped cream to garnish • Highball glasses

DIRECTIONS

Combine the coconut rum, vodka and juices over ice in a cocktail shaker. Shake vigorously for 10-15 seconds then strain and pour into a highball glass. Garnish with a large dollop of cream and a strawberry.

• 250ml white rum • Lime simple syrup (recipe below) • 500g frozen pitted cherries • 3 cups crushed ice, plus extra to serve if desired • 1/2 cup packed fresh mint leaves • Lime wedges and fresh cherries to garnish • Whisky glasses

DIRECTIONS

Place sugar in a saucer. Prepare a glass by slicing one lime in half and rubbing the cut edge over the rim of the glass. Lightly dip it into the salt and set aside. Squeeze the limes and pour the juice into a blender. Add agave nectar, watermelon chunks, ice, tequila and Cointreau to the blender and blend until smooth. Serve immediately, garnished with a watermelon and lime slice.

Lime Simple Syrup • 1 cup sugar • 1 cup water • 3 limes, juiced and zested

DIRECTIONS

In a small saucepan, combine the sugar, water, lime juice and lime zest. Bring to a boil over medium heat then reduce heat and simmer for about 5 minutes, stirring occasionally, until the sugar has dissolved. Remove from the heat and allow to cool to room temperature Place the frozen cherries, ice, mint, rum, and lime simple syrup in a blender. Blend until smooth. Pour the mixture into chilled glasses and top with crushed ice. Garnish with lime wedges and cherries.
