With the beaches bustling with people and the sound of cicadas singing in the evenings, summer is officially in full swing. The number of total sales (all residential property types) on Amelia Island was down 24% in the first quarter of 2023 compared to the same time the previous year Between the two periods, average price increased 24%, total volume decreased 7%, while inventory increased by 15% and the median number of days that properties were on the market increased Although a decline in the number of sales with increased inventory and longer times on the market usually indicates a slow down, Amelia Island still experienced an increase in average pricing. This was partly a result of more oceanfront homes selling in Q1 2023 compared to the same period the previous year. However, the island and the luxury market in particular is still experiencing stable values, which in some cases are exceeding pricing from the previous year Breaking down the market by price point paints a clearer picture The reduction in the number of sales was not uniform across all price points In fact, there was only one price category that experienced a reduction in sales and that was properties priced under $1m which dropped from 206 sales during the first quarter of 2022 to only 141 in Q1 2023 Even in this category, the sales decrease occurred only in properties priced under $800k This drop in sales occurred amid only slightly less inventory so the increase in interest rates could be keeping buyers in this price point on the sideline The number of sales in the $1m to $2m price range was the same between the two periods and the number of sales in the $2m plus category actually increased from 8 in Q1 2022 to 12 in Q1 2023
The luxury market continues to remain a seller’s market; however, it is starting to shift towards more of an equilibrium. Inventory is starting to creep up from record lows but it is still significantly below historical averages. For example, while inventory levels during the first quarter were up by about 15% over the previous year, compared to the same time period in 2021, 2020, 2019, and 2018, they were down 11%, 41%, 48%, and 45% respectively We're seeing a similar trend during the second quarter as well Months of supply of single family homes in May 2023 was up to 2 6 compared to 0 9 in May of 2022 However, there was no increase in the months of supply in May 2023 compared to April 2023 and it is important to keep in mind that 6 months of supply is considered a balanced market So Amelia Island is still in a seller's market For the last year or so, a lot of people have put too much stock in scary headlines about trends in the national real estate market and certain areas where prices have fallen, which has given buyers the wrong impression of the market We don't see Amelia Island moving in the same direction as the rest of the country. We continue to meet buyers from South Florida and the Florida Panhandle, among other places, who are looking to relocate to Northeast Florida to escape higher prices and crowd density. If this trend continues or intensifies, demand will remain strong and prices are not going to come down in the near future.
We have seen a drop off in showing activity during May and June, but we do not think this is because demand has decreased We've noticed international travel has increased significantly over the past few months as people make up for lost travel opportunities during the pandemic If people are traveling extensively, they are not focused on purchasing real estate To gain an understanding of whether international travel could be impacting real estate activity, we called Angela Pierson with Wallace Pierson Travel, Northeast Florida's top luxury travel agency Angela told us "international travel is unprecedentedly busy 2019 was a record breaking year for our industry Yet, travel to Italy and France increased 30% in 2022 over 2019 and has increased an additional 30% this year over 2022!" This is a significant change in the behavior patterns of luxury buyers which shifts their focus from real estate related activities to travel. We aren't the only destination market experiencing this. We spoke with a top broker with Sotheby's International Realty in Cashiers, North Carolina who told us that many of their summer residents were not visiting their summer homes through May and June because they were traveling overseas While we might experience a slow down in showings and closings during the early summer months this year, anecdotal evidence suggests that demand for luxury properties on Amelia Island remains strong and we predict an increase of activity following the July 4th holiday As long as the stock market remains relatively healthy, we anticipate strong demand to be a counterbalance to incrementally increasing inventory This means prices will remain relatively stable without major increases or decreases

Transport yourself back in time to the golden era of Fernandina’s bustling port, between the years 1880 and 1910, when the town was a vibrant hub of maritime activity The docks of Fernandina, among the busiest in the south, stood proudly as a gateway to the world where ships from far-flung corners of the globe docked, carrying tales of adventure and treasures untold Amidst the vibrant streets of the harbor district, adorned with over twenty lively saloons, one establishment stood as a beacon of distinction - the legendary Palace Saloon, renowned as the beloved “Shipcaptain’s Bar”
The Prescott building, originally a modest haberdashery constructed in 1878, found new life in the capable hands of the visionary Louis G Hirth in 1903 With a stroke of inspired genius, he replaced shoes with booze and transformed the space into a haven for libations, renaming it the Palace Saloon Hirth, a man of discerning taste, sought the assistance of his old friend and legendary figure in the brewing world, Adolphus Busch, the founder of Anheuser-Busch It is said that Busch traveled from St Louis himself to lend his expertise in designing the bar, resulting in an elegant masterpiece that would capture the imagination of all who stepped foot inside
The Palace Saloon remains a testament to its storied past, exuding a timeless character that has bewitched patrons for well over a century As visitors venture through the anachronistic double-swinging doors, they are greeted by the sight of inlaid mosaic floors, embossed tin ceilings, and hand-carved mahogany caryatids undraped female figures that guard the secrets of the bar A resplendent 40-foot bar stretches out before them, its warm glow emanating from the soft flicker of gas lamps, creating an ambiance that is both intimate and grand Adorning the walls are six iconic murals, meticulously painted by commissioned artists, each adding their own personality to the bar’s illustrious reputation
One such mural entitled “Mr Pickwick”, painted by Roy Kennard in 1907, illustrates Sammuel Pickwick, the fictional character from “The Posthumous Papers of The Pickwick Club”, Charles Dickens’ first novel In the novel, Mr Pickwick starts his club with the goal of extending his research into the “quaint and curious phenomena of life” and the club members, called “Pickwickians”, are to make journeys to places remote from London and report on their findings to the other members of the club Mr Pickwick is a kind-hearted and jolly character who gets into mischievous adventures so it is appropriate that his mural calls the walls of the Palace Saloon home
In its early days, the Palace Saloon was a true “gentleman’s establishment” As a thoughtful gesture, the bar provided complimentary towels that hung from its counter, awaiting the moment when they would be used to wipe the foam from the mustaches of esteemed patrons Solid brass cuspidors, weighing a staggering 14 pounds, could be found throughout the establishment, offering a dignified solution for those who indulged in a good chew alongside their libations To keep a record of its illustrious visitors, including esteemed families like the Rockefellers and Carnegies from Cumberland Island, the Palace was one of the first establishments to employ a brass cash register, ensuring accurate billing for locals who were treated to monthly accounts
The Palace Saloon has had to adapt in order to earn its title of “Florida’s Oldest” continually operated drinking establishment With the arrival of Prohibition, it faced its greatest challenge, yet it proved to be a resilient sanctuary for those who sought refuge from the tide of temperance According to local lore, it defiantly held its doors open until the very eve of the ban making it the last bar in Florida to close The owner, Hirth, a shrewd businessman, seized the opportunity of a last hurrah by orchestrating a grand spectacle of revelry that lasted until the stroke of midnight During that single day, the Palace grossed an astounding $60,000 equivalent to roughly $800,000 today a fitting farewell to an era of unrestricted merriment
But the Palace Saloon, never one to be confined by the whims of fate, adapted and evolved To survive Prohibition years, it diversified its offerings by selling Texaco gasoline and ice cream Ingeniously, the Palace sold special wines and 3 percent “ nearbeer” to quench the thirst of those longing for a semblance of their beloved libations And for those intrepid souls seeking a taste of true defiance, legend says Hirth clandestinely offered his signature Cumberland whiskey a treasured secret shared only with a select few
Tragedy struck the Palace Saloon in 1999 when a devastating fire threatened to snuff out its storied legacy Yet, through the indomitable spirit and unwavering dedication of inspired owners, the beloved establishment rose back from the ashes Painstaking restoration efforts breathed new life into the Palace, resurrecting its nostalgic charm and vitality
Did You Know? The Palace was the first hard liquor bar to begin serving Coca-Cola, around 1905.
Today, the Palace Saloon remains a beacon that beckons travelers and locals alike Old friends reunite within its hallowed halls, rubbing elbows with passing ship captains and the local well-to-do And once news is swapped and formalities are concluded, they get down to the more serious business of dustin’ the sea spray off their jackets and enjoying the long-awaited shoreside beer or infamous Pirate’s Punch They might even have an encounter with Uncle Charile, the Palace’s resident ghost
Charlie Beresford served as a bartender at the Palace from 1906 to 1960 and in those 54 years there were few drinkers on Amelia Island who didn’t know Charlie His demise evidently did not result in his retirement Uncle Charlie loved to bet patrons they couldn’t toss a coin on the narrow rim of the caryatid’s busts which are placed behind the bar Few were successful so Charlie picked up a lot of change to add to his tips After his death when a new bartender tried to continue the game, a cold chill pressed the man ’ s shoulders and he called off the game Uncle Charlie has been routinely seen checking the daily receipts at the Palace ever since

The story of The Blueberry Ranch began when my grandfather, affectionately known as Pops, and my father, Dave, were brainstorming ways to develop a parcel of land they purchased near the intersection of highway 17 and interstate 95 in Yulee The general consensus was this property had tremendous development potential due to its location However, they decided to pursue a different path In an era when most people were eager to build housing developments, they opted to embrace nature and honor a favorite pastime activity, picking (and eating) blueberries. They embarked on a mission to create a u-pick blueberry farm centered around organic, sustainable farming techniques that would provide the community with delicious organic produce. With Pop’s typical “ go big or go home” attitude, they planted 6,000 blueberry bushes, heralding the birth of The Blueberry Ranch

Today, the Blueberry Ranch boasts nearly 6 acres of rabbiteye blueberry bushes, showcasing eight distinct varietals With such a wide selection, there is no shortage of taste profiles to explore and enjoy In addition to the tasty blueberries, The Blueberry Ranch offers an array of other organic delights Their happy hens produce farm-fresh eggs, nourished with certified organic feed and given ample access to bugs, vegetation, fresh air, and sunshine. And true to organic farming principles which call for no pesticides, the chickens are the perfect natural pest control to protect the blueberry bushes and other produce!
