About The Miller Group The Miller Group is dedicated to serving the Amelia Island Community and is one of the top producing real estate teams in Nassau County. Our family’s history in the community extends back to 1974 when David F Miller Sr. purchased a Captains Court Villa in the Amelia Island Plantation, moving here permanently in the 80's. David Miller Jr. and his son, James, moved here full-time in 2001. David Miller Sr. and David Miller Jr. owned a real estate development company that developed a few local neighborhoods but primarily focused on building and operating climatized self-storage facilities throughout the southeast. After graduating from the University of Florida, James spent 6 years in retail sales management before starting the Miller Group real estate sales business in 2016. Since this time, the Miller Group has continually expanded the business by focusing on superior service to their clients and combining their diverse skillsets as a father and son team. They remain actively involved in serving the community beyond their real estate business by supporting the Boys and Girls Clubs of Nassau County. The Miller Group is consistently one of the top producing real estate teams in the Amelia Island luxury market. If you have any questions, please give them a call. James' cell phone number is 904-557-5720. They look forward to serving you and helping you accomplish your real estate goals!

Market Update

Q4 2023

The number of total sales (all residential property types) on Amelia Island was down 12% in the fourth quarter of 2023 compared to the same time the previous year. For the year (through December 18th), the number of sales was down 16%. The average sale price of all properties was about the same between 2023 and 2022. The average sale price of single family homes decreased by 2%. However, three large oceanfront homes sold in 2022 for record-breaking prices of $13.35m, $11.45m, and $10.55m. If you remove these three sales, the average sale price of single family homes increased in 2023 by 5% over 2022. Inventory is up slightly compared to last year. However it is important to keep things in perspective. The number of properties for sale over the past two years was historically low. Even though our inventory has increased this year over last, it is still well below pre-pandemic inventory levels. For example, at the time of this writing, there are 15 homes for sale in the Amelia Island Plantation. In the month of December there were 13 for sale last year and 14 in 2021. So inventory is slightly higher this year. But the average number of homes for sale in December between 2015 and 2019 was 43. The number of listings island-wide has followed a similar trend. The number of homes for sale across the island is up 13% over last year but is down 37% compared to 2018/2019 numbers. Ask any real estate agent and they will tell you that the market has felt slower with the number of showings down from the past two years. Across the 32034 zip code, there were 908 showings in November of 2023 compared to 1062 showings in November 2022 and 1386 showings in November 2021. Clearly the amount of buyers actively looking at homes this fall has been down. Buyer demand is bolstered by economic certainty and the negative news cycles from the past 6 months around increasing interest rates, international conflict, and recession concerns has impacted buyer confidence. Anecdotally, we hear many buyers state they believe home prices are likely to go down in the future. As a result, unless they have a sense of urgency around their need to purchase a property, some buyers are waiting on the sidelines to see where the market heads. Based on our analysis of the market, we do not see prices decreasing in the future. Historically low inventory has offset some of the pressure from buyer uncertainty. And we’re still seeing strong interest from buyers in Amelia Island properties. The number of buyers contacting us from other markets like South Florida, the Panhandle, or the Northeast has never been higher. Many of these buyers are moving from markets where real estate values are significantly higher than Amelia Island. The market is rebalancing and buyers and sellers are learning to adjust. Buyers have adjusted their expectations and are more risk-averse when it comes to taking on renovations. In the frenzied market of the past two years, buyers were willing to pay premiums for any home despite floor plan and condition issues, just so they could purchase a property before someone else did. In today’s market, buyers are carefully analyzing the cost of renovations and factoring them into their opinion of a property’s value. However, buyers should be aware that the market is rebalancing, not entering a buyer’s market. Prices have remained stable and if homes are in great condition, they are still receiving premium prices. Our last two listings that closed in November both sold for full asking price. Homes on Crane Island are selling for nearly $1000 per square foot or more. A home in the Golfside community recently set the record for the highest sale price in that community. This is evidence that when a home is in good condition and has a good floor plan, buyers are still paying premiums. As we head into 2024, we expect interest rates to decrease and although interest rates don’t have a huge direct impact on the luxury market (70% of sales over $1 million were cash sales), they do influence the national real estate market, the news cycles, and therefore buyer confidence. Demographics is another factor that impacts the real estate market and demographics suggest that there isn’t enough inventory of houses to support the coming wave of buyers. Everybody knows that the Baby Boomer generation was the largest generation to be born at the time. But what many people don’t realize is that the Millennial generation is bigger than the Baby Boomers. Millennials generally delayed life decisions like getting married and having kids to later in life compared to previous generations. Because of this we have the largest generation in history entering their prime home buying years, just as the Baby Boomer generation is looking to downsize. Right behind the Millennials is Generation Z which is smaller than the Millennials but still larger than the Baby Boomers. This means the national housing market is facing huge demand in the next 10 years. This is why investors like Warren Buffett are investing in home builders. Although the Amelia Island luxury market might not have a lot of Millennial buyers, this wave of demand will drive a booming housing market across the country which will help luxury buyers, perhaps Baby Boomers and Generation X, sell their existing homes and move to Amelia Island. On top of all of these factors, is the biggest reason for optimism for the Amelia Island real estate market: the appeal of Amelia Island combined with limited supply. Although it feels like Amelia Island has exploded in popularity over the past few years, this trend has only started. Even though it seems like every corner of the island is being developed, the supply of land is limited and demand is likely to remain strong. Although there might be some ups and downs in the market, the overall trend for Amelia Island real estate values is only going to go up.

Winter 2024

Amelia Island Plantation IT’S A PART OF THE FAMILY

14

Winter 2024

The Amelia Island Plantation will be celebrating its 50th anniversary this year and what an exciting half century it has been. From its storied beginning with Charles Frazier to cycles of phenomenal success and heartbreaking bankruptcies, this community’s history is fascinating. When we are showing potential buyers around the community, they often ask what makes the Amelia Island Plantation special. Our first response is usually centered around the stunning beauty of the natural environment. And while this is absolutely true, it is an obvious answer. I think there is another aspect of the community that isn’t as obvious that greatly contributes to the uniqueness of the Amelia Island Plantation. For all of the families who’ve gathered here for multiple generations, the Amelia Island Plantation isn’t just a community in a beautiful natural setting, it is a part of the family. It's the common thread that weaves people, events, and special occasions across decades into the same story. This has certainly been true for the Miller Family. Over the past 50 years, the Amelia Island Plantation has been the central hub for our family. We’ve celebrated weddings and birthdays at Walker’s Landing. In fact, my parents will be celebrating their 40th wedding anniversary this year at Walker’s Landing, the same place where they had their rehearsal dinner 40 years ago. We’ve laughed and cried through funerals at the Chapel. We’ve spent countless hours enjoying golf cart rides and long walks on the beach. There are so many impactful memories they are hard to count. In honor of the 50th Anniversary, I thought it appropriate to share our Amelia Island Plantation story and how this community has positively impacted our family for four generations. The Miller Family’s love affair with the Amelia Island Plantation began in the summer of 1972. At the time, my grandparents lived in New York but owned a vacation home on Jekyll Island. During spring break of that year, the whole family gathered on Jekyll Island. My grandfather, a native of Jacksonville, had a cousin who wrote for the Florida Times Union who told him about a new development by Charles Frazier on the south end of Amelia Island. Naturally, he was curious and wanted to learn more. One afternoon, my father was driving to the Jacksonville airport to drop off his girlfriend for her flight home and my grandfather decided to tag along. When they approached the A1A/I-95 exit, my grandfather asked to be dropped off at the Waffle House and told my father to meet him at the south end of Amelia Island on his way home. My grandfather proceeded to hitch a ride with a local farmer to the Amelia Island Plantation sales office which was a trailer at the time. When my father arrived to pick him up, my grandfather had reserved five condos, two for his family (a Captains Court Villa and a Beach Wood Villa) and three for friends of his at the JCPenney company. He became one of the first purchasers of Amelia Island Plantation properties at a time when no condos has been built. That was just beginning of a beautiful relationship between the Miller Family and the Amelia Island Plantation. My family owned that same Captains Court Villa for 37 years and it served as an auxiliary hub for family gatherings once my grandparents retired and moved to a home on Marsh Creek Road which has now been owned by the family for 34 years. Many Miller Family memories were made at these two properties along with other special places in the Amelia Island Plantation. Here are a few that stick out to me as someone who grew up as a child in this community and now is raising his family here.

Miller Report

Many important life events for the Miller Family have been hosted at the Amelia Island Plantation. We’ve had six weddings, two celebrations of life, 40th, 50th, 70th, and 80th birthday parties.

My parents at their wedding reception at the Amelia Island Plantation Inn. Their rehersal dinner was at Walker’s Landing.

I married the love of my life during COVID lockdowns on the 6th tee box of the old Ocean Links golf course, right behind the Captains Court Villa my grandfather purchased in 1974.

My dad and his triplet sisters at the triplet’s 40th birthday party at the Property Owner’s Club. Two of his sister, Clara Miller and Jane MacDonald, also live in the Amelia Island Plantation.

My parents, sister, and I at the triplet’s 50th birthday party at Walker’s Landing.

We celebrated a white Christmas in 1989 when a few inches of snow blanketed the island causing the power to go out. The bridges were closed and my grandmother had to walk down to Walker’s Landing to borrow wood for a fire to keep the house warm. The photo to the left shows our dog walking down their dock in the snow. (Pictured to the left.) My grandparents held a grand New Year’s Eve party at their home for the turn of the century. We danced the night away, not worrying too much about Y2K. My parents and my aunt, Clara Miller, rented a paddleboat on Red Maple Lake and immediately regretted it after being chased around the lake by alligator. (Unfortunately due to the circumstances there was no time for a picture.)

Winter 2024

My grandmother taught me to drive on her golf cart around the unpaved paths at Walker’s Landing. (Shh..don’t tell security.)

Now my mother is taking my son on golf cart rides. It’s one of his favorite activities.

There were countless hours swimming at the old Beach Club pool which was located next to the Sunken Forest where the Omni Hotel extension was built.

We participated in innumerable golf cart parades. The annual Easter parade was a tradition. This photo was taken at Walker’s Landing when my sister and I were meeting the Easter Bunny.

My mother hosted the local University of Tennessee alumni chapter’s annual meeting at Walker’s Landing. My grandfather, a Florida alum and huge Gator fan, decided to drive the boat down Walker’s Creek during the event with a large “gator country” sign and inflatable gator on board.

My grandmother’s favorite activity was taking her boat from her dock to downtown Fernandina Beach for lunch. There were many stories that took place on the boat...getting stuck on sandbars, avoiding the nuclear submarines from the naval base, and the time I had the chicken pox (pictured above).

These memories are just a few of many. Writing this article made me think about some of the old Amelia Island Plantation venues that no longer exist. Like listening to Gary Ross play the piano at the Admiral’s Lounge in the Inn. He would play GLORIA everytime my grandmother would walk in. My parents tell stories about having drinks at the Paddleloft above the General Store (current day Falcon’s Nest). We would have breakfast often at the Coop Restaurant (current day Omni Nature Center). We loved grabbing a burger and Oreo mudslide from the grill at the Hammocks and listening to the sound of the ocean, relaxing in one of the many hammocks overhanging the sand (located where Dunes Club Villas are today). I know other families have similar stories. The Varners, close friends of the Millers, purchased a Beach Wood Villa back in 1974 (one of the condos my grandfather reserved) and still own it today. It has served as a slice of heaven for their family for three generations and counting. It’s stories like these with three and four generations of family members enjoying the Amelia Island Plantation that show what makes the community so special. Yes, it’s the stunning natural beauty of the beach, marshes, and Live Oak canopy. But it's more than that. The Amelia Island Plantation has played a pivotal role in the stories of the families who have called this community home for the past 50 years. And I have a feeling this trend will continue for the next 50 years. I hope my son and daughter will be sharing a similar story at the 100th Anniversary of the Amelia Island Plantation. If you have similar stories that you would like to share, email them to jdmiller@onesothebysrealty. We’d love to hear your stories!

STADIUM OF THE FUTURE 70

Transforming downtown Jax & the impacts on Amelia island Winter 2024

The Jacksonville Jaguars recently introduced conceptual designs for the Stadium of the Future, a design project nearly three years in the making intended to inspire a transformation of Downtown Jacksonville and secure NFL football in Northeast Florida well into the future. “We have reached the end of this important and initial phase of this project, the design of the stadium we envision will be the home of the Jacksonville Jaguars and serve our entire community for generations to come,” said Jaguars team owner Shad Khan. “From stadium discussions starting in 2016 to the formal process launched in July 2020 and now concluding, our objective has always been the same – lock in a promising future for the Jaguars and help our downtown become an economic engine to lift all of Jacksonville, particularly areas that have been underserved. Being able to share the video and stadium design highlights with the people of Jacksonville is a significant step forward in that effort.” “This is also all happening at a fantastic time for everyone. Jacksonville is red hot. Just check out all of the recent rankings - best places to live, best housing market, hottest job market, best place to start a business, Jacksonville ranks within the top five in all of those lists. Add the fact the Jaguars are coming off a playoff season, and positioned for even better days ahead, and it all points to better and hopefully our best days just ahead in Jacksonville.”

The Jaguars and City of Jacksonville officials began to work toward a long-term stadium solution in July 2020 with a thorough engineering assessment of the current stadium, TIAA Bank Field. The assessment concluded it was possible to solve stadium challenges via a renovation of the city-owned facility versus new construction. In-depth surveys of fans and other key stakeholders followed along with a comprehensive selection process for a design partner. After its selection as architect for the project team, HOK’s Sports + Recreation + Entertainment practice then collaborated with the Jaguars on turning concepts into more definitive renovation plans. "This transformation transcends the stadium’s boundaries. The design creates an iconic, accessible community nexus that ties together the surrounding neighborhoods and riverfront," said Peter Broeder, HOK’s design principal. “The venue will celebrate Jacksonville’s natural landscape and climate, offering a park-like ambiance enriched by the latest amenities, engaging social spaces and state of the art technology. This unprecedented project will position Jacksonville as a premier destination for toptier sports and entertainment events for decades to come." In addition to HOK, the project team includes Impact Development and Management as the owner’s representative, with AECOM Hunt and Barton Malow serving in the role of preconstruction manager. The Stadium of the Future design meets the evolving needs of all stadium stakeholders, which include the Jaguars, the annual Florida-Georgia college football game, the TaxSlayer.com Gator Bowl, international sporting events, major music festivals/tours and the thousands of fans and guests in attendance at each event.

Design highlights include: Drawing inspiration from Jacksonville’s lush landscapes--a network of biking and walking trails, parklands, greenways, beaches and marshes—the striking design captures the essence of Florida. Fans will enter through a subtropical Floridian park, leading them to the main concourse. The concourse is elevated 30 feet above the ground, offering expansive views for Downtown Jacksonville and the St. Johns River. The 360-degree concourse, four times wider than before, will feature interactive social bars and a variety of unique experiences alongside culinary delights native to Jacksonville. Every fan will discover something unique during each visit to the venue, which offers a wide range of premium offerings and communal spaces. The seating bowl flexibility provides for a base capacity of 62,000 with expansion capabilities up to 71,500 for a college football game and more for a concert. The venue can transform its appearance through lighting and digital technology that will create distinctive game-day experiences while ensuring that fans stay connected. The stadium is designed with sustainability in mind. With a first-of-its-kind mirrored material, the energy-efficient facade reflects Jacksonville’s waterfront, vegetation and distinct spirit. The open-air venue features a large shade canopy that reduces heat retention by more than 70 percent, lowers temperatures 10 to 15 degrees and protect fans from the weather. The façade is raised at the northern and southern ends to optimize airflow, enabling passive cooling throughout the stadium. The stadium will feature lookout decks that offer citywide views. A fritted roof membrane introduces dispersed ambient light throughout the stadium interior. The new stadium design addresses key fan requests, including a 185-percent increase in main concourse surface area, a 260-percent increase in upper concourse surface area, 360-degree connectivity in the upper concourse, 13 new elevators and 32 new escalators to support vertical movement, 220 new food and beverage points of sale and 14 new restrooms. Construction will generate thousands of jobs and, once complete, the stadium will become a source of immense civic pride and a coveted destination for residents and visitors alike to Jacksonville, which was rated by Lending Tree earlier this year as No. 5 among America’s Biggest Boomtowns – and No. 1 among NFL markets.

72

Winter 2024

Miller Report

73

“We fully anticipate a reimagined sports complex with the renovated stadium as its centerpiece will spark development in the east end of Downtown Jacksonville similar to the renaissance of the Brooklyn neighborhood to the west,” Jaguars President Mark Lamping said. “Combining the power of development to both the west and east of Downtown Jacksonville should create even more momentum in our downtown core, which is already set to benefit from The Shipyards project currently underway. “Just as important, this project will provide a development boost to existing neighborhoods around the sports complex, such as the OUTEAST neighborhood. Our goal is simple -- maximize every ounce of positive impact made possible by this project so all Jacksonville residents may benefit.”

Impacts On Amelia How will a stadium renovation and a reimagination of downtown Jacksonville impact our local market? Making Downtown Jacksonville a more attractive and productive place will only help enhance Amelia Island property values. If the Jaguar stadium becomes a world-class venue, it will attract more events, concerts, and games that will drive tourism to our island. Think about the tourism boost that the Florida Georgia game and Gator Bowl bring. If Jacksonville adds other high profile games throughout the year (like soccer games) or world-class concerts, this will increase the amount of visitors looking to stay on Amelia Island which will eventually add to the buyer pool. As Jacksonville’s reputation grows, it will continue to attract more companies looking to move their headquarters to a tax-friendly, relatively affordable area that offers a wonderful lifestyle for employees. As this happens, executives and other high-level employees will look for the best enclaves to buy a home and Amelia Island will attract some of these people. It doesn’t take much more time to drive from Amelia Island to Jacksonville along Heckscher than driving from Ponte Vedra to Jacksonville...particularly considering traffic. Any family with school-age children will consider Amelia Island as our county’s school system is rated second in the state. Jacksonville will continue attracting buyers to Northeast Florida and the Jaguar’s stadium renovation will only enhance this trend. Amelia Island property values will benefit as a result.

About The Miller Report The Miller Report is Amelia Island's only luxury real estate magazine and is published by the Miller Group of One Sotheby's International Realty. This magazine is directly mailed to luxury properties on Amelia Island with the goal to inform our readers about Amelia Island's luxury real estate market, promote local businesses, and celebrate the luxurious yet approachable lifestyle offered by our community. After all, luxury is defined by more than just price. Luxury entails service, quality, and above all else, character. Bringing these aspects in our approach to selling luxury real estate has lead to the creation of this magazine. What started out as a small market update to our clients has evolved into the publication you are reading today. We hope you enjoy the Summer 2023 Issue of the Miller Report and look forwarded to reading more from us in the future!

David Miller Sr. and David Miller Jr. owned a real estate development company that developed a few local neighborhoods but primarily focused on building and operating climatized selfstorage facilities throughout the southeast.
