Welcome... to the Autumn 2021 edition of the Collection This year definitely will see some records broken for property sales activity but was it all about the Stamp Duty incentive? I think not. We agreed more sales in May and June than even in the previous Spring months and most of those were set to complete past the 30 June Stamp Duty deadline. July and August have been just as active, even though the end of lockdown on 19 July started a holiday exodus anyone parking in Banstead High Street or Kingswood Village will have noticed! As we approach the Autumn market, most of the homes on the market are now 'spoken for' and demand remains strong. Counter to normal trends, the rental market too has been exceptionally strong. As expected, many 'accidental' landlords seized the opportunity to sell their properties and demand was fuelled by some sellers at the top of transaction chains 'getting out of the way', allowing all buyers to save on Stamp Duty. This strong demand, unusually for both sales and lettings properties, reflects the Nation's historic shortage of new-build homes. Almost every home in our Autumn 2021 edition is featured for the first time and quite a few have already been sold and let. Hail the Autumn market. Thanks for reading

ince I last wrote in The Collection’s Spring addition, I am glad to say that the market has been surprisingly fast paced throughout the normally quieter summer months.

This year has taken a different trend to others, this I believe has a lot to do with the governments restrictions on foreign travel with a lot of residents deciding to holiday within the UK or not at all. This has therefore led to an increase in activity and not the expected yearly drop off that trends at this point of year. I am glad to report rentals continue to be strong across the board with demand still very much being at the higher end of the market and in particular the four/five bedroom properties. As of me writing this piece, the government have recently reduced the notice period for landlords from six months to four months, with a further review next expected on the 30th September. We expect them to revert back to the original notice period of two months’ notice. For all rental enquiries and advice please do contact me and I would only be happy to discuss further.
