It wouldn't seem appropriate for me to begin with my usual comments on property market conditions in view of the enormity of a global pandemic that has changed our lives so much this year. What I have seen is that this extraordinary challenge has brought about a real change in the communities in which we live. Local shops, restaurants and other businesses have adapted and diversified, taking their services or produce to local residents. Local voluntary organisations and residents’ associations have been at the forefront of supporting their communities like never before. Jon Chesworth, currently Deputy Head at Thomas’ Clapham, is excited to join the community, “Banstead Prep is a dynamic, fun and caring environment that everyone is proud to be a part of and I was convinced it was where I wanted to be from my very first visit.” Jon has been teaching for over 17 years in both prep and senior schools, starting his career in Physical Education and more recently taking a further interest in pastoral care and wellbeing. His ethos is a natural fit for Banstead Prep, a co-educational prep school and nursery for girls and boys aged 2 – 11, which offers a broad, specialisttaught curriculum in senior school standard facilities. “School should be fun. The lockdown meant that staff and children had to suddenly pivot to remote learning for the summer term. Banstead Prep’s approach ensured the children were able to continue

their education across the full, broad curriculum whilst taking into account that parents had to balance home learning, often for more than one child, with home working. This placed an equal emphasis on wellbeing, supporting families and keeping the children engaged with school and their learning. Parents were overwhelmingly positive about the experience, with one commenting that “The amount that our son has learnt in the last few weeks is unreal, and though I was quite sceptical about home learning it’s been a huge success”. Jon’s longer-term ambition for Banstead Prep is to grow whilst maintaining the feel of a community that is small enough to care about everyone. “We want to create even more opportunities for our children and truly realise the potential of our amazing facilities and outstanding learning environment.” Banstead Prep School is a co-educational prep school and nursery for girls and boys aged 2 – 11. CONFOUNDING THE AVERAGE

DENDRONS - sold this Summer for the first time in 50 years t’s been an extraordinary year, obviously. Then again, this year has been remarkable for other reasons too, some related to the ‘unwelcome visitor’ and some not.

I

Of course, 2020 was bound to see some changes to the dynamics of the property market. We’ve seen a resurgence in buyers and renters moving away from London, less inclined to be so close to the city and naturally seeking greater outdoor space and a greener environment in which to live and in some cases, to work from home too. The market in the last 3 or 4 years has been largely driven by an increasing number of first time buyers and to a lesser extent, investors taking advantage of lower mortgage rates and a relatively soft market but this year it’s all change;

CHALFIELD - a family home for 60 years

The downsizers are once again in the driving seat. Following the decisive Election of last December which ended years of Brexit uncertainty, demand for family homes has soared and many downsizers have taken their opportunity to move on from the family home for an easier life or maybe just a change of scenery. There’s been another trend this year and, in all my 45-year career, I don’t think I’ve experienced a year where so many houses have come to the market for the first time in a whole generation, let alone in two generations or more. One of Kingswood Warren’s original houses, Dendrons has been sold for the first time in 50 years and just around the corner, another Costain house Chalfield will be home to a new family for the first time in 60 years. Another, Dene Cottage will have its first new owners since 1980.

DENE COTTAGE - same owners for 40 years Also in 1980, and whilst at Frost Brothers, I handled the sale of a new bungalow Moor Edge in Walton on the Hill to a couple then downsizing from their home in Cheam and 40 years on, we’ve found new owners just as keen on the property’s proximity to Walton Heath Golf Course. Nearby in Tadworth Village, a beautiful ‘Arts and Crafts’ 1912-built house called Ridings came to the market for the first time in 47 years. Actually, only a few families had lived here and out of the blue we were contacted by one of the previous residents. A lady, now in her 90’s and living in Berkshire, had heard from a friend that the house was to be sold and she asked if we could send her a brochure as she was born in the house during the 1930’s and spent happy childhood years there. Coincidentally, a month later we were asked to bring Tanagra to the market, another original Tadworth family house, soon to be home to a new family also for the first time in 47 years.

The owners of these houses have confounded the national average. Recent statistics suggest we move home on average 8 times in our lifetime and that there’s an average of 3 or 4 moves for those between the ages of 18 and 30. It’s clear that those statistics must include both sales and rental property as homeownership by those in their 20’s is certainly more of a challenge today. It seems that longevity of ownership is a testament to a successful home. Then there’s the ‘Potential’ factor of course. Home refurbishment or even re-invention is a passion for many. Whether it is more rewarding financially to stay in one home for 40 or 50 years or to ‘do up’ and move frequently remains open to debate. Thanks for reading.

Since the Spring edition of our Collection magazine went to print, our lives have changed in so many ways and the way in which we live and work continues to evolve. Through all the uncertainty, the residential lettings market has gone from strength to strength as an unprecedented number of tenants chose to relocate. Coming out of the first lockdown at the end of May, there was immediately a huge demand for family homes.
