Welcome to Dwell Since our previous edition of this magazine market conditions have changed considerably, the major difference being the amount of choice available to potential buyers. In recent years properties coming to the market have by and large created interest immediately and buyers have had to react instantly for fear of missing out. However, buyers are now finding that properties are not selling as quickly as before, and there is more time to find their ideal home. Our vastly experienced team of property professionals, aligned with the marketing that we offer is helping us to produce the results for our clients that many other less experienced agents aren’t able to offer. We are also now finding there needs to be greater flexibility when negotiating, and that the differential between two transactions rather than a steadfast belief in achieving a set asking price is helping to get people moving. Fortunately, the better news regarding inflation and the BOE decision to not raise the base rate in September, has given more confidence to the property market, and there is definitely a feeling of more optimism, in our interactions with potential buyers and Tenants. Pearsons are a multi discipline company, enabling us to offer additional services, many of which I have mentioned in previous editions. This time I would like to mention our Residential Lettings and Block and Estate Management departments. These two services have seen considerable growth, in the numbers of properties we manage. This despite, in the case of Residential Lettings, that the number of homes available is in decline, due to changes in government policy. The demand for Lettings is extremely strong, and the rents that landlords are able to achieve have increased considerably, emphasising the excellent investment that rental properties are in the medium to long term. Likewise, Block management service, has more than doubled in size in the last few years, as clients have discovered the standard of customer care we offer. All our Branches have access to these services, and we would be pleased to discuss with you the pros and cons of renting out a property, or how we can support the management of your building or estate. Southampton city continues to benefit from new and evolving regeneration with major schemes in the Bargate and Mayflower quarters under consultation, the recent budget also confirmed that the city would be host to the Solent Freeport bringing further significant investment into the region.
