Welcome to the spring issue of At Home!

Spring always seems to arrive early in the South Hams, with our gardens and countryside bursting into life. With planting season upon us, now is the perfect time to visit Chris and Philly at Gardentime in Dartmouth. Recently unveiled as At Home’s new gardening columnists, they are sharing some of their top spring tips in this edition of the magazine.

Spring also brings the promise of more time spent outdoors. I enjoy lovely walks along the South West Coast Path with my family and our two dogs, and reading the interview with Robert Thornton at NCI Prawle Point reminds me that although our coastline is spectacular, the sea can be both brutal and beautiful. The job that local volunteers carry out is literally lifesaving.

This issue’s ‘36 Hours in…’ feature takes us to Kingsbridge, one of our favourite estuary towns, and we are also joined by Nash & Co Solicitors, who are debunking some of the many conveyancing myths. And of course, we are sharing more of the beautiful properties on the market in Devon today, many of which don’t just feature here in At Home but in national press too.

Robert and I had spent almost three weeks waiting for a day that would do justice to the views that spill from Prawle Point, toing and froing in time with the weather forecast. Ironic then, that we stood whipped by the rain and winds of not one but two named storms, Isha having torn through Devon just a day before Jocelyn followed with vigour.

With the skies and seas as moody as a Turner painting, I sought refuge inside NCI Prawle Point Lookout. Sitting at the most southerly point in Devon, it has a birds-eye view spanning 16 miles and 500 square nautical miles of sea. It is a view shared by Kevin, the resident kestrel who calls the cliffs below the lookout home. Sadly, the weather meant it was a view that I wouldn’t be seeing today, on my tour of the lookout and chat with some of those who volunteer their time to man it.

NCI Prawle Point Lookout maintains a watch 365 days a year and Robert, Richard, Dave and Fritti have been on its roster of watchkeepers for more years than they care to admit. All are retired, tempted into giving their time by a desire to do their bit to help the local community and those who take to the waters around the South Hams. Some of them are sailors, others not, but all share a bursting pride at helping to keep what was the first lookout in Devon in action.

With tea and biscuits in hand, we talk about the years they have spent looking out from where the land ends. We revisit the pandemic days, when the lookout remained a lifeline for ships despite strange times, and Robert recalls some of the strangest things to have floated by, from rigid and upturned cows to a huge red fridge. When talk turns to Prawle Point’s fearsome reputation as a ‘ship trap’, Richard gestures to the map beside him and points out the countless wreckages that have come to rest here. Some still hold significant and priceless treasures on board, while others simply hold bucket list appeal for keen divers, so keeping watch for illegal dive activity remains a priority.

Today, Prawle Point looks as rugged and barren as a landscape you’d expect more to find in the Scottish Highlands, but come spring the fields will be blanketed with wildflowers and the cliffsides alive with Admiral butterflies. Watchkeepers here see as much wildlife as they do marine traffic, from porpoises and tuna to a returning peregrine falcon, gannets teaching their young to fish, and even appearances from choughs, some of the rarest birds in the UK.

Of course, the lookout isn’t here for the purpose of wildlife watching, but to serve as the eyes and ears of the coast and of the HM Coastguard. Each volunteer undergoes a rigorous training process that sees them learn to read charts, identify an incident and plot its position, use the marine radio and ultimately report to the HM Coastguard in situations when lives can often be at risk. It’s quite the undertaking: “It takes the same time as it does to get your private pilot’s licence,” Robert tells me.

With the rigorous standards set by the HM Coastguard met, the fledgling watchkeepers are able to join their 2,500 NCI colleagues in keeping their eyes on the coast. When Richard later sends over a compendium of “I’m a watchkeeper because…” testimonials from colleagues for use in this feature, their pride proves that the training is worth the reward of the role.

“I’m a watchkeeper because in all the years I sailed up and down the south coast, I was really grateful for the watchful eyes of all the NCI watchkeepers along the way,” says Bob. Others like Valerie and Patrick volunteer as their way of giving back to the local community they love, while Dee simply says “I’m a watchkeeper because it has to be the best ‘office’ in the world…”

“We are helping save the lives of and assist people and animals on and in the sea, and also on the land,” says Robert, who joined the NCI after relocating to Devon four years ago. “We watchkeepers have mixed backgrounds, and are an interesting and varied bunch who enjoy keeping up the skills of boating, chart work, radio communication and weather conditions. Lookout is in a spectacularly beautiful position, which adds to the enjoyment of our time there.”

Robert tells me that while Prawle Point is relatively well staffed, more volunteers are always needed both here and at NCI Lookouts across the UK. Similarly, with the lookout receiving no government funding towards the £13,000 it costs to run each year, donations are in equally high demand.

“We recently installed a card reader in the visitor centre for people to make quick contactless donations and it has generated some excellent revenue that will help to keep us here. In just a few short months, we have seen more revenue from that than in many weeks of collecting in our donation buckets in the local area,” says Robert. As the NCI Head of Fundraising Strategy, he is tasked with unfurling new ways to encourage donations to the non-profit organization at a time when people are watching their pockets more than ever.

“The NCI saves lives and our community can help keep its Lookout open. Whether it is committing to becoming a watchkeeper, making a one-off donation, or making a small financial contribution to become a ‘PQ Friend’ of Prawle Point Lookout; every penny really makes a difference and we are so appreciative.”

With my tour coming to an end, all that remains is for Richard to stamp my Coast Path Passport; NCI Prawle Point recently became one of 130 ‘Way Markers’ and stamping points along the 630-mile South West Coast Path route, and I am perhaps more excited than I should admit at being the first ever recipient of their stamp.

Passport safely tucked into my rain mac, I leave the comfort of the Lookout behind and brave the elements. My morning with the watchkeepers has been a reminder of how fiercely adored and protected our coastline is, and I leave full of appreciation for those who keep a careful eye on the many who take to the waters around it.

Conveyancing UNCOVERED

On paper, conveyancing is simply the process of transferring ownership of a property from one party to another. So why does the term still strike fear into the hearts of movers everywhere? We asked Alex Meyer, part of the Residential Conveyancing Team at Nash & Co Solicitors, to dispel some of the most common myths around the process.

Typically, we say that a completion takes between 8-12 weeks from when you first instruct us to when you collect the keys.

You have finally found the home that you have been looking for. You’ve put in an offer with the estate agent, and it has been accepted by the seller. Your estate agent now asks you for the name of your solicitor.

After searching around for a competitive quote, you finally decide to proceed with your chosen solicitor. But what work will they undertake? And how can you make sure that everything goes through as quickly as possible, so that you can get into your new home without delay?

Typically, we say that a completion takes between 8-12 weeks from when you first instruct us to when you go and collect the keys. This will depend on a variety of factors, some of which will be out of your control. Check with the estate agent whether the person selling the property to you is also purchasing; this is known in conveyancing as ‘The Chain’. Sometimes a seller may be willing to sell without buying, which is known as ‘Breaking the Chain’.

If you are obtaining a mortgage for your purchase, this may also cause a delay, which is why so many estate agents will ask you whether you have your agreement in principle before you make your offer.

You then need to pick the law firm that you’d like to act for you. This is called “instructing a Solicitor”. Once this is done, they will ask the seller’s solicitor to send us the contract pack. This contains all of the Title Information from Land Registry about the property, along with the contract for approval and notably the questionnaires about the property that have been completed by the seller. This includes a Property Information form which details disputes with neighbours and whether any works have been carried out to the property, among other things.

The other form that the seller will provide is the Fittings and Contents form, letting you know which items will remain at the property and which will be taken. Sometimes the seller will suggest a price for an additional item (white goods, sofa, etc), and it will be down to you to decide whether you want to purchase the item from the seller or not. It is important when you see the Fittings and Contents form that you double check anything that you may have discussed with the seller when viewing the property, so that this can be written into the contract.

In the contract pack from the seller will be a plan of the property showing the boundaries in red. This is submitted to a search provider for a Local Authority Search (showing planning history and whether the roads are adopted), Environmental Search (showing whether there are any environmental risks such as infilled land and flooding) and Water and Drainage (showing whether the property is connected to mains drainage and the location of any public pipes running through the property). These searches are required if you have a lender. If you are buying without a lender then you can choose not to have one or all of these searches carried out. Depending on where the property is will influence the timescale for the return of the search, as it will be down to the Local Council to return them. Usually these will come back in 2-4 weeks.

Whilst your solicitor is waiting for the searches to be returned, it may feel like everything has gone a bit quiet. In our case, we use this time to work in the background, going through the title documents provided by the seller’s solicitor and raising any enquiries we think are necessary with them. This could include checking whether the property has an adequate right of way over lanes and whether there has been any breach of the restrictive covenants that may be on the property register.

If we’re dealing with a Listed property, we would check the entries against the list and any planning permissions to make sure that any alterations have the necessary consents from the Local Authority.

If a property is not connected to the mains drainage but rather to a septic tank, we would raise a host of questions in order to make sure that the

system is compliant with modern requirements, and ensure that a costly replacement system isn’t going to be required.

As we check the legal title, we are unfortunately not able to comment on the physical condition of the property. We would recommend that you speak with a surveyor and get a formal survey carried out, especially if the property is old, or has had a lot of work done on it or needs work done. If you are getting a mortgage, your lender will carry out a valuation survey. This, however, is for their own purposes and will not usually give you any detailed information about structural problems.

We would then produce for you a ‘Report on Title’ which details everything we have been provided by the seller, together with everything that we have discovered through our searches and investigations into the property. We aim to make this as ‘client friendly’ as possible, so that the information provided is in a format that you can easily read and understand. We hate legal jargon at the best of times, and it’s just not helpful to clients when you’re making a very big, very expensive property purchase! This report will include the Contract and Transfer for you to sign. Read through the report very carefully and check that it corresponds with what you know or have been told about the property. If you have any questions about the report or the property, we would urge you to ask your solicitor before it goes any further. No questions here are silly questions. You need to be sure of what you’re signing and everything involved in that, and we’d always be happy to answer any questions and talk you through what they mean.

Once we have your signed Contract and Transfer, we are now at the point where we can begin to discuss exchange and completion dates. As a technical point, just because you have signed the documents at this point, it does not mean that it is a done deal. The contracts will need to be exchanged with the seller’s solicitor in order for the contract to become legally binding on both parties.

Dates for completion are usually discussed through the estate agent, however the completion date has to be one that is agreed by all parties. The only stipulation is that completion has to take place on a day where the solicitor can receive the funds, so it can’t be on a weekend or a bank holiday. Most people like to complete on a Friday, as they then have a weekend to move into the property, but you should choose whichever day works best for you.

Once the funds have been received by the seller’s solicitor, you should then be free to collect your keys from the estate agents and move into your new home.

Buying a home is an exciting time, but can also be stressful! If you have picked a good Solicitor, you should never need to chase them for updates. They should be proactive in communicating with you and updating you on where everything is. There will be times when it may feel like things are quiet, but in all likelihood, there’s a lot of work going on behind the scenes that you won’t see.

• Get a survey carried out by professionals so you’re made aware of any structural issues before you buy the property.

The estuary is the heartline of Kingsbridge and much activity centres around it. The Kingsbridge & District Light Railway gently trundles along its banks on a short journey that appeals to all ages. Waterborn SUP runs from the Quay Car Park, taking advantage of the sheltered estuary waters with stand up paddleboarding for all levels, along with SUP yoga and social paddles throughout the summer.

Finally, you cannot come to Kingsbridge without visiting the world’s smallest nightclub. Slip into the unassuming red phone box at the very top of town, just next to the police station, and prepare to party. Brought to you by Kingsbridge Town Council, the tiny disco is decked out in LEDs and a mirror ball, playing disco tracks for a £1 donation supporting the Kingsbridge Food Bank. It’s a teetotal establishment with a cosy maximum capacity of just two people. Party on…

EAT HERE

Like much of the South Hams, Kingsbridge offers plenty to appeal to foodie palettes. Mangetout commands pride of place at the top of Fore Street, tasty quiches and cakes tempting window shoppers in, where then a top-tier cheese selection seals the deal. Gather the goods here for the picnic of all picnics, grab up a bottle of something cold and boozy from Barrel & Still across the road, then make for the sandy throes of Bantham Beach just a few miles away.

For easy evenings, head to The Crabshell Inn for their famous rustic pizzas and zesty salads, grabbing a seat outside on the quay to soak up spring’s first signs of warmth. For something a little more refined yet still beautifully relaxed, Twenty-Seven by Jamie Rogers astounds with a menu of beautiful dishes crafted with the most incredible quality local ingredients. The set lunch and early evening menus are a steal at £19 for two courses or £25 for three, while the seasonal tasting menu is worth every penny.

The Seven Stars is the locals’ local and the place to congregate after a busy day. The atmosphere is always friendly and the bar snacks delicious. STAREHOLE BAY

On a beautiful day, Starehole Bay could be any cove in the Mediterranean. Accessible only by boat or cliff-top walk from Salcombe and along the coastal path towards Bolt Head, the sheltered bay and its tidal beach are little known and as a result serenely quiet. At low tide, the remains of the Herzogin Cecelie wreck, once one of the most esteemed four-rigged clippers in the world, peeps through the water’s surface.

Mattiscombe Beach is pretty in all seasons, but it is particularly special in late winter and early spring, when grey seal pups can be spotted finding their way in the water. At high tide, Elender Cove is literally a hidden gem. But as the gin clear waters ebb away, golden sands backed by green cliffs are revealed to those who make the effort to arrive by boat via nearby Salcombe or Dartmouth, or by a scramble of a cliff walk that makes such scenes all the more rewarding.

AYRMER COVE

Ayrmer Cove is one of the best rock pooling spots in the South Hams, but its location means it is rarely crowded. A Hidden TREASURE

Property stager and stylist Sheila Duggan shares the story behind a personal transformation project that led to a career breathing new life into tired spaces.

In 2014, I purchased my little cottage in the woods near Berry Pomeroy castle in Totnes. I loved it for its humble charm, rich history, and character which myself, my partner and 2 boys quickly called home. A decade later, it still retains its original integrity, but boasts a new chapter with the addition of a converted 1960s built outdoor garage, transformed into a holiday retreat. We aimed to preserve the intrigue of the tranquil hideaway in the woods that initially captivated us.

The 7x5 metre outbuilding initially served as a nondescript storage space for broken cars, unpacked belongings and a workshop. When we arrived, it was already halfway filled with the previous owners unwanted items, presenting us with a clear-out challenge to solve over time. However, in 2020, an awakening occurred; to transform this space into a holiday rental to help finance the renovation needs of our home.

As a designer, I work with agencies in London and maintain a client base here in Devon. My expertise spans from brand creation, to print and web design, as well as built environment collaboration projects with architects and property developers. Meanwhile, my partner, a skilled carpenter, specialises in bespoke interior and exterior carpentry, with notable experience on a eight-month project assisting a local resident in converting a hay barn into a home.

We knew we could harvest our skills to create something special, by pooling our resources, managing a tight budget, and outsourcing only essential tasks.

The Hide

Nestled amongst the trees on a woody bridleway, The Hide was born in 2021. It is a perfect place for holiday makers to retreat and discover. Within the grounds of our cottage, the meticulously crafted self-contained accommodation profits from views across rolling hills towards a local village and birdsong in the morning.

The open plan accommodation includes a kitchen, lounge area and double bed, a separate shower room, luggage store and a private garden. Our vision for the interior was inspired by the unique woodland setting and simple detailing. Small hatch windows emulate a bird hide and frame views towards the woods and Dartmoor. Unused off cut wood was used to create tables, kitchen doors and wall hangers. Flooring was created using exposed OSB timber adding warmth. Lighting was carefully positioned adding variety for atmospheric possibilities to be created in the open plan setting.

Furnishing was carefully considered and incorporated, ranging from donations from friends and family, pre-used kitchen appliances, reclaimed dining chairs. New additions were nature inspired throws, cushions, lamp shades and crockery. A light, ergonomic space, yet cosy and inviting, was created. The Hide is a hidden treasure for those who yearn for a unique Devon experience.

Converting The Hide on a limited budget was a necessity, but there was little compromise on craftsmanship and the quality feel of the renovation.

This personal project, coupled with my extensive design experience collaborating with architects and property developers, has focused my career on assisting others in staging and styling properties for sale or rental. The journey fuelled my passion for breathing life into buildings, presenting them in their best light tailored to specific audiences, adding character and enhancements to evoke the best possible reaction.

If you are thinking about creating a holiday retreat, whether a complete house, an annexe, or a room in your home, here are my five top tips for creating a bespoke experience.

1. Your rental story

A holiday let benefits from a strong vision for your target renter to engage with. Think of the reasons people want to stay in both your building and postcode, and keep these at the forefront of your creation. For example, if your location is an attraction for walkers, it will require a boot rack and space to hang outdoor coats.

2. Furnish mindfully

To furnish a property you need to be in the eyes of a visitor. Select wellproportioned furniture to keep the place ergonomic. People can be awkward in unfamiliar places, so allowing room to flow around a space is a benefit. If your place is small, aim to create a clear space for luggage - this allows your space to look its best for the duration of your guests stay. Many guests comment on the value of having a restful night's sleep - don’t scrimp on a comfortable mattress.

3. A unique offer

Ensure your marketing photography captures the essence of your property, and is both inspiring and authentic. Whether showcasing a novel interior with a wood burner, breath-taking panoramic views, convenient parking, garden space with BBQ and fire pit, or any other distinct feature, consider what sets your property apart and will help you stand out.

4. Arrival experience

First impressions and feelings last. Ensure your guests have clear address instructions so they arrive in good spirits. Use a key lock so they can check in at ease. Ensure the space is well aired and fresh, and provide basic food provisions and a welcome drink.

5. Personal touch

Be upfront and honest. My experience with guests is they love a local recommendation, so don’t be afraid to recommend an activity or place that has meant a lot to you. Notify them if there are issues in the area which may affect their journey. A personal touch speaks volumes.

What should my spring clean priorities be ahead of launching on the market?

With the busy spring property market on the horizon, Marchand Petit’s Roger Punch FRICS uses his decades of experience to share the elements of spring cleaning that will pave the way for a smooth launch – and those that you can leave for later.

As spring emerges and properties are being prepared for launch, jobs will need to be prioritised! It is normal to be asked if there is anything that needs to be done to a property prior to marketing; the answer usually requires restraint!

Oven-ready’ or ‘turn-key’ properties sell faster, smoother, and altogether much better than others. Sharpening-up time will be well rewarded, especially if you can embark on this exercise early and well before the launch. Fabulous photographs are so important to secure viewings in this highly visual age.

Repair and redecorate leaks, replace broken glass, clean windows and muddy floors. Buyers will make a judgement very, very early in their inspection, and obvious lack of maintenance will suggest the presence of deeper, more expensive, latent defects. First impressions count, but a superficial touch-up is not enough for some tasks. Catch up with essential maintenance first and be ready for scrutiny by the buyer’s surveyor. Once you have done this, the final dressing will give the buyer confidence from that first encounter.

Always prioritise the first parts of the property to be seen on arrival. Clean the drive, forecourt and the front elevation to create the best possible kerbside view. Don’t forget to remove weeds from entrance drives and paving to the front door. Clean fascias and repair broken or leaky gutters and downpipes. And always make sure that wheely bins are permanently out of sight!

Once inside, prioritise smartening the rooms in order of appearance: the entrance hall, principal rooms, kitchen and so on. Keep in mind too that all our senses need positive stimulation from that very first moment, so removing unpleasant smells is a must. My advice is always to get someone else to give you the sniff test, ideally your best friend so that they can be really honest! We are used to our own smells…

Remove stains to surfaces and obvious furniture, and ideally have the carpets professionally cleaned. Subsidiary heaters imply that the heating system is not up to scratch, so remove them completely before photographs or viewings. Repair squeaky floorboards and rectify noisy plumbing. Attend to parts of the property that are touched: sticky or dodgy doorhandles, handrails and banisters are horrible!

Whether you are selling or not, giving your property some TLC will make it smile ahead of springtime!

If it's too cold to be outside, get started on sowing seeds indoors. Summer favourites like tomatoes and cucumbers need a long growing period, so now’s the perfect month to start them off. In early March, sow seeds in small pots and place them somewhere warm and bright like a greenhouse or just on a sunny windowsill to germinate.

• Cucumbers

Find a bright but cool spot indoors and with most of their buds pointing upwards, leave them to sprout shoots. They’ll be ready to plant in 4-6 weeks, once the shoots are about 2cm long.
