Our sister publication TAMPA Magazine recently featured a story on the Riverwalk that chronicled the path’s four-decades-long construction and its positive impact on development in and around Downtown Tampa. With 2.5 miles of waterfront walkway from the Tampa Bay History Center to Water Works Park, Ulele, and now Armature Works on the north end, the Riverwalk is a resounding success story. Not unlike the Riverwalk, city leaders had long envisioned a downtown that would be not only a great place to work, but also a great place to live. By 2007, the dream of downtown living seemed to be taking off rapidly, with lots of new loft and condo projects filling the Channel District and renderings for many more in the works. Then the 2008 recession hit, old-timers said “I told you so,” and living with vibrant retail and businesses to support a meaningful urban experience seemed to be just that — a dream. Today, all that is a distant memory. Since we began publishing TAMPA Downtown in mid-2016, our staff has slowly but surely expanded our collective definition of Downtown Tampa. We had always included the downtown core, the Channel District, and our home base of Harbour Island, but we soon realized that, with all the exciting development happening in Seminole Heights, Tampa Heights and Ybor City, those neighborhoods were crucial pieces of our city’s urban core. As such, we decided that core deserved a magazine to call its very own: TAMPA Downtown. In the editions to come, we’ll be telling the stories of the people, places and ideas that make up the identity of Tampa’s growing downtown. Kicking things off with our Home & Garden Edition, we enlisted five designers who have transformed dining nooks, laundry rooms and even a tiny home into beautiful, livable spaces with small square footage. If you’re dealing with a cramped apartment or have run out of room in your historic bungalow, you’ll want to check out these pros’ tips and tricks. Throughout this issue, you’ll find news bites, event roundups and short features that speak specifically to the downtown lifestyle (where to find avocado toast, anyone?). SHULA BURGER is back. After closing its airport location, it reopened at 500 S. Howard Ave. next to SoHo Juice Co., so no need to go through a metal detector to get a Shula Steak Sandwich. Gov. Rick Scott announced in March that FLORIDA had more tourists in 2017 than ever before. Despite a brief drop in visitors due to Hurricane Irma, it was still a record-breaking year for Florida, with 116.5 million people visiting the state — a 3.6 percent increase from 2016’s numbers. Eleve 61, previously known as The Del Villar, is slated to begin pre-selling condo units this spring in anticipation of a late 2020 opening date. The 36-story building is being developed by Mercury Advisors in the Channel District and features 61 units — two per floor — with no shared walls.

The first Florida outpost of “Top Chef” alum Fabio Viviani’s Osteria is scheduled to open this summer. In partnership with the Nocturnal Group, the team behind Franklin Manor, Vivani will be whipping up rustic Italian cuisine on the first level of Nine15 on Franklin Street.

Bootler, an app that aggregates food delivery services, launched in Tampa in March. The app puts information from GrubHub, Postmates, Caviar and others into one place so users can compare prices and delivery times.

Strategic Property Partners revealed their initial plans to renovate part of Channelside Bay Plaza. The company will build a park complete with a beer garden and pop-up restaurants in storage containers on the plaza’s waterfront. No vendors have been confirmed, but food options will include tacos, healthy bowls and donuts.

Initial plans for MIDTOWN TAMPA, a 22-acre development nestled on the southeast corner of the I-275 and Dale Mabry intersection, were released on March 28. Those plans call for office, retail, entertainment and green space, residences, a hotel and parking structures, totaling 1.8 million square feet. A spirit called Gaspar’s Rum launched in Ybor City earlier this year. Tampa Bay Rum Company makes and sells the grog, inspired by Tampa’s favorite pirate, at their Fourth Avenue distillery and rum bar.

NESTLED ON THE WATERFRONT EDGE OF HARBOUR ISLAND, Watervue Grille is the newest restaurant from restaurateur Andrew Bonnemort, who also owns the island’s Cafe Dufrain and Cry Baby Cafe. The menu focuses on fresh Florida seafood in sophisticated but approachable preparations, with much of the fish sourced locally. “It’s hard not to use local seafood when the Gulf of Mexico is in your backyard,” Bonnemort says. “There hasn’t been a restaurant downtown that focused on fresh seafood, so we wanted to fill that void.” Menu highlights include ancho chili-dusted scallops, whole fried snapper and chips, and red-chili rubbed Gulf grouper. The restaurant’s true feast for the eyes is its sweeping views of the downtown skyline from Bayshore Boulevard to Channelside, including Amalie Arena and the future Water Street Tampa.

TAMPA’s ONLY INDEPENDENT NEW BOOKSTORE, Inkwood Books, recently finished its move from its former Hyde Park bungalow to Tampa Heights. The new location is at 1809 N. Tampa St., with its main entrance right across from The Hall on Franklin. Inkwood owner Stefani Beddingfield hopes that the store will pick up foot traffic from surrounding Tampa Heights businesses like Foundation Coffee, Ulele and Armature Works. At 2,300 square feet, the new space, which used to be a martial arts school, is almost twice the size of the old one. It will provide ample space for book signings, events like Independent Bookstore Day on April 28, and book clubs for kids, teens and adults. Beddingfield, a longtime Inkwood customer, bought the business in 2013 from the original owners, Carla Jimenez and Leslie Reiner. Millennials’ favorite snack, avocado toast, has seemingly outlived its fad status. Here’s why it may be here for the long haul.

Avocado toast, and young people’s seeming devotion to it, has been a punchline for years. That perhaps culminated in an Australian millionaire’s viral 2017 soundbite. “When I was trying to buy my first home, I wasn’t buying smashed avocado for $19,” said real estate developer Tim Gurner during a “60 Minutes” interview. Right or wrong, Gurner has had a front row seat to

Smith — who rolled out his own version of the dish earlier this year — is twofold: quality and simplicity. “It’s considered clean eating, and it’s such a simple dish,” he says. “It started out as a fad, but it’s withstood the test of time because it’s a quality product made with quality ingredients. When you order avocado toast, you know you’re not going to get it with terrible ingredients.” Like Smith, every chef serves avocado toast with their own twist. Some go with chili flakes, others with cilantro, and others with egg (Smith suggests adding a fried egg to his version). However, according to a January 2018 article on the history of avocado toast from online magazine Taste, the dish could date all the way back to the Aztecs enjoying avocado tortillas 10,000 years ago. Its American history began around 2006 with its introduction to the menu at New York’s Cafe Gitane, and it really took off when actress Gwyneth Paltrow included an avocado toast recipe in her 2013 cookbook. Certainly part of the key to its success has been its visual appeal. As the growth of Instagram has encouraged experiences meant to be photographed and posted online, avocado toast’s vibrant colors and interesting shapes and textures has made it a perfectly shareable dish. Today, there are 7.6 million Instagram posts tagged “avocado.” But the more important reason avocado toast is still in such high demand, says Cry Baby Cafe executive chef Michael

Inspired by this breezeway’s six different doorways, Debbie Perez, owner of Tweak Your Space, redesigned the room to have six of the functions on the homeowners’ wish list for a do-it-all space: doing homework, watching TV, folding laundry, organization, lounging and painting. Now, the family does all of the above and more at the luxurious chaise lounge and custom-built hightop table, which accommodates both sitting and standing work. Perez repainted the walls and ceiling white to help disguise the durable tile floor needed for this heavily traversed space between the kitchen, backyard and front door. A Laundry List of Uses

Necessity is the mother of invention, as seen in this laundry room-turned-home office. ZaZoo’d owner and lead designer David Fischer turned an awkwardly long, rarely used laundry space at the back of this St. Petersburg house into a flexible work area for the homeowner. Incorporating the headboard and footboard from the client’s old bed, Fischer’s team custom-built a long, wheeled table and builtin bench (complete with storage space under the seat) that pulls triple-duty as a workspace, bar and buffet, and laundry-folding area. To introduce natural light and create a full indoor-outdoor entertaining space, the ZaZoo’d team replaced the back wall with a sliding glass door to the backyard. 42   MAY / JUNE 2018 tampamagazines.com

Historic Hyde Park Condo

Beautifully Compact

A small living space gave these Hyde Park condo owners the chance to make some unique choices. Ethan Allen design consultant Vivien Donahue paired custom furniture from the retailer with her clients’ eclectic decor to complement the condo’s size. After the homeowners struggled to find a couch that worked in the space, Donahue had a new piece cut specifically to maintain a wide walkway throughout the living room. Appropriate-sized furniture was also key for the TV nook — where Donahue chose rattan chairs to prevent an excess of upholstery in a small space — and the bedroom, where just 11 feet separate the walls. Donahue also chose to include less permanent seating in the living room to keep what she calls its “conversational tightness”; she lined the walls with leather ottomans that can be pulled in when extra chairs are needed. 46   MAY / JUNE 2018 tampamagazines.com

Ybor City Tiny House

Putting their commercial and residential development experience to good use, architects David Bailey and Stephanie Harrison-Bailey built their dream second home in the heart of Ybor City in 2015. Already used to living on a smaller scale, the New York-based couple — who have both lived and worked in Tampa — decided on a 365-square-foot tiny house made up of three 10x10 squares: a living room, a kitchenette and bathroom, and a bedroom. The sweeping 14 ½-foot ceilings make the small space feel comfortable, not claustrophobic, while creative space usage, like open shelving along the kitchen walls and a storage set that folds out into a dining room table, makes the space work. 48   MAY / JUNE 2018 tampamagazines.com

To give this Tampa condo owner a mini guest room, designer Debbie Perez got creative with her use of space. What is now a sleeping berth was once a nook where the homeowner’s dining table-slash-workspace sat, while the sun-filled, garden-facing living room functioned as the guest bedroom. Perez flipped the two, moving the bed into this nook, illuminating the space with a pendant lamp, and filling the area with oversized throws and pillows perfect for a cozy bed or reading lounge.
