new year means new additions worth getting excited about in the city we call home. It’s no secret that Tampa is at the beginning of a boom. The pace of development will continue to speed up in 2018, and lucky for us, a lot of it is happening right in our own backyard. Read on to learn more about some of the new developments — from retail to residential and beyond — construction, infrastructure and businesses recently opened or making headway in and around South Tampa this year. WHAT IS IT?

A big deal. Anticipation for this multiuse project in the old TECO streetcar storage facility was feverish from the time SoHo Capital revealed it in the summer of 2016. Perhaps the venue’s biggest draw is the Heights Public Market, a 16-stall food hall featuring offerings across the gastronomic spectrum from local hot spots like Ichicoro Ramen, Ava, O Cocina, Cru Cellars and Swami Juice. Rounding out HPM is a hands-on workshop and demo kitchen, where visitors can take classes or host private meetings, and Steelbach, a full-service restaurant serving Southern-inspired cuisine and a variety of steaks. Along with the nearby Water Works

Park and Richard Gonzmart’s Ulele, Armature Works is widely considered to be one of the significant stakes in the ground of the Tampa Heights waterfront. SCHEDULED TO OPEN: In phases throughout early 2018. Private events, like weddings and the popular Indie Flea market, are already being hosted here. The Heights Public Market opened on Feb. 1, and full-service restaurant Steelbach is due to open in a matter of weeks. More areas throughout the venue, like the BAY 3 co-working space, a rooftop bar and an additional restaurant, Atlantic Beer and Oyster, will open later this year.

Altis Grand Central WHAT IS IT? The reason parking at Oxford Exchange and Mise en Place has recently gotten a

little hairy? This new two-tower luxury apartment development, featuring studios to three-bedrooms, which began construction last fall directly across the street from the two South Tampa hot spots. Altis Grand Central’s first floor will include around 9,750 square feet of retail space, and residents will enjoy amenities like a sun deck, sky lounge, state-of-the-art fitness center and a bowling lounge, according to Mattoni Group, who is co-developing the property with Altman Companies. Hyde Park Village Beautification South Tampa’s top shopping and dining center has undergone a full renovation over the past few years, creating some traffic headaches on Swann Avenue along the way, but culminating in the reconfiguration of parking, new businesses, and the construction of an all-new building on Snow Avenue (set to host the upcoming steakhouse Meat Market). With the help of the city, Hyde Park Village has also planted new trees, spruced up old green spaces and introduced new ones to help make the district a destination for neighbors and visitors alike.

WHAT IS IT? Just in

case you’ve been living under a rock, Water Street Tampa is the official name of the real estate development firm Strategic Property Partners’ $3 billion development around Amalie Arena downtown. SPP is a joint venture between Tampa Bay Lightning owner Jeff Vinik and Cascade Investment, LLC, and it is developing around 9 million square feet of downtown office space, residences, parks and more. Much of the project is still under wraps, but confirmed pieces of the puzzle include USF’s Morsani College of Medicine and Heart Institute, 815 Water Street (a dual-tower condo and apartment development with a first-floor grocery store), two office towers (the first downtown since the Regions Building opened in 1992), Tampa’s first JW Marriott, a renovated Marriott Waterside and a district-wide WELL certification. Try saying that five times fast.

SCHEDULED TO OPEN: In phases. The Morsani College of Medicine is already well into construction and due to welcome its first class in fall 2019. The JW Marriott and 815 Water Street are slated to break ground in 2018 and be completed by 2020. Renovations at the Marriott Waterside meant to make the hotel more locals-friendly are underway, wrapping up in early 2019. In all, the Water Street Tampa project is expected to take roughly a decade to complete.

Aquatica on Bayshore WHAT IS IT? In a prime location on the corner of Bay to Bay and Bayshore boulevards, the uniquely

wave-shaped Aquatica rises 15 stories above the water, providing condo residents with beautiful views from their private balconies and the fourth-floor pool. Privacy is the name of the game here, with just 32 residences in the building, starting at a 2,660-square-foot two-bedroom, two-and-a-half-bathroom and going all the way up to an already-presold 4,670-square-foot three-bedroom, five-bathroom. Security is manned 24 hours a day, and residents receive their own security codes to access the building’s elevators. SCHEDULED TO OPEN: March. The sales office, marketed by the Toni Everett Company, opened in April 2017 in anticipation of a January 2018 opening date. As of this printing, move-ins have not yet begun, but most of the units have been reserved.

virage bayshore WHAT IS IT? An ultra-luxury condo tower

on the site of the former Colonnade restaurant, supposedly the last unclaimed piece of land on Bayshore. The stops are being pulled all the way out for residents, with a price tag to match. Residences, ranging from a 2,415-squarefoot two-bedroom, two-and-a-half bath to a 4,455-square-foot four-bedroom, five-bathroom, all come complete with private elevator access, at least one terrace overlooking Bayshore Boulevard and the Hillsborough Bay, 10-foot ceilings, and state-of-the-art Sub-Zero, Wolf and Kohler fixtures and appliances. Prices range between $1 million and $5 million, with the building’s two penthouses presold around the upper end of that scale. Virage Bayshore is slated to be one of Tampa’s most upscale condo buildings, with prices potentially breaking the city’s record for most expensive condo sale, $2.6 million for a Harbour Island penthouse in 2017 (renderings courtesy of Virage Bayshore)

Lafayette Place WHAT IS IT? A mixed-use development comprising 1.7 million square feet that will help bolster the city skyline from the west side of the Hillsborough River. For comparison’s sake, International Plaza is about 1.2 million square feet. The development consists of Lafayette Tower, a 40-story office and hotel high-rise, Lafayette Parkview, a residential and retail structure connected to the tower via sky-bridge, and Lafayette Central, an additional residential building just down the street on the corner of Grand Central Avenue and Cedar Street. The owner and developer, Hillsborough River Realty Company, plans for plenty of parking within the development’s design. The project’s name is a tribute to Tampa’s former Lafayette Street, renamed Kennedy Boulevard after the death of President John F. Kennedy. Tampa International Airport Master Plan WHAT IS IT? Meant to help

So far, the airport has added 69 new shops, restaurants and services and marked its busiest year ever in 2017.

SCHEDULED TO OPEN: The final portions of phase one — the people mover and rental car center — were scheduled to open Feb. 14. Site preparation for phase two is scheduled to begin in mid-2018 and wrap up in 2023, while phase three isn’t scheduled to begin until after 2020.

Phase two is meant to take TIA’s customer service to the next level. The highlight of that piece is a planned 17-acre commercial development next

Engineering firm Moffatt & Nichol, who helped develop Harbour Island’s waterfront, will design the new Westshore marina. SCHEDULED TO OPEN: In phases, though the exact timeline isn’t known. Marina construction is scheduled to begin this year, as is the groundbreaking of Marina Pointe, both with an estimated 2020 delivery date. Riverwalk Place and Manor Riverwalk WHAT IS IT? These two new downtown

residential towers, developed by Feldman Equities and Related Group, respectively, face each other across the Hillsborough River and both sit on land with a little bit of history. Manor Riverwalk, a 400-unit luxury apartment tower with three wings and a river-facing vanishing-edge pool, is on the former site of the Tampa Tribune next to the Brorein Street bridge, while Riverwalk Place (formerly known as Riverwalk Tower), a mixed-use building with office space, retail,

restaurants and residential, will be built on the lot once destined to become Trump Tower Tampa. Both buildings are significant investments in downtown’s waterfront and are considered by many to be key pieces to future development of the area. SCHEDULED TO OPEN: Manor Riverwalk is slated to open in late 2018. Preleasing for Riverwalk Place is expected to begin in the next few months.

Selmon Expressway Gandy Extension WHAT IS IT? This may not be the most

exciting entry on this list (perhaps particularly if you live around Gandy Boulevard), but it could be the most useful. The elevated extension will be built in the existing Gandy medians and run for 1.9 miles between the end of the Gandy Bridge and Dale Mabry Highway, allowing drivers to skip the congested traffic lights at Westshore, Manhattan and Lois and exit onto Dale Mabry or continue onto the Selmon Expressway. Coming from the east, it would also be a quicker route to St. Petersburg. The goal of the project is to reduce traffic for both local residents

running errands or driving to nearby places and commuters traveling more significant distances. In the event of a hurricane, it would also serve as a designated evacuation route for 1.3 million families around Tampa Bay, per Tampa Hillsborough Expressway Authority estimates. SCHEDULED TO OPEN: As of this writing, preconstruction is underway along Gandy Boulevard, and the finished product is expected in fall 2020.

The Channel Club WHAT IS IT? A new 22-story,

324-unit Channel District apartment tower with, say it with me, a Publix! This will be downtown’s first full-service grocery store and conveniently located both for residents and commuters traveling to and from I-275 and the Selmon Expressway. Details of the residences are still under wraps, but renderings promise a garage-top pool and sweeping views around Tampa. Explore the newly renovated, historic Tampa Theatre at its biggest annual fundraiser.
