




As was originally announced in our all-staff meeting this past spring, we are gearing up to host our first annual Tailwind Group Leadership Summit, or TLS for short! I can’t tell you how excited we are to bring this event to fruition. For years, we've asked questions like: "How do we get more people involved in our training summits?", "How do we focus on leadership development?", and "How do we use them to continue to cultivate our company culture?" We believe the TLS will make a major impact on all these things. We have spent the last several months planning and preparing and it will be here before you know it!

The day will culminate with a company-wide team builder event that is sure to be a blast and lives into our mission of making a positive impact on our community!

Wednesday will be a continued day of learning with an emphasis on leadership development, both individually and as a team. We will welcome two guest speakers to the stage who are sure to inspire you! Wednesday will end with our penultimate dinner and awards ceremony, where we will celebrate a year of outstanding achievements both on a team and individual level.

On Thursday, we will host a vendor trade show where you can meet and learn from our best-in-class industry partners about how they can best serve Tailwind Group and your community. As of this writing, we have over 30 vendors signed up to attend! By Thusday afternoon, we will send you home feeling energized and ready to take on the new academic year!

We have a new position that has been added to the Accounting Team!
• Transaction Accountant: This position is designed to assist with the accounting responsibilities related to transactions, either dispositions or acquisitions. The role involves overseeing aspects such as bank accounts, Entrata setup, month-end reporting, and prorations/post-close true-ups. We are excited to have this position added to our ever-growing accounting team. Alex Eilertson took over this position in January of this year. Please reach out to him if you have any transaction-related accounting questions.

The Corporate Operations team has experienced a busy and productive few months since our last newsletter update, balancing field support with key initiatives aimed at improving processes and tools across the portfolio.
Every team member has been on the road to some extent, providing in-person support to sites needing leasing, maintenance, and general operations assistance. We assisted in the onboarding of our new Huntsville, Auburn, and Stillwater teams. The team will continue to provide support during the upcoming Turn season as well.
One of our major initiatives this year is the complete revamp and update of our SOP system. I’m proud to say the Turn Manual has been fully overhauled, with updates designed to streamline and clarify processes ahead of Turn season. With that project completed, work is now underway on the Leasing & Marketing Manual to ensure our resources reflect current strategy, system processes, and tools.
We are excited to share that the Corp Ops team has successfully created and implemented universal Turnboards within Entrata, ready for all teams to use in the upcoming Turn season! This initiative will provide teams with a more structured standard, facilitating a smoother process from inspections through the management of Turn operations. This enhancement resulted from extensive feedback from the site teams and leadership’s goal to oversee and support each property’s Turn effectively. Additionally, we are proud to be part of the EliseAI pilot group, contributing to the testing and development of how this technology can improve leasing, follow-up, communication with residents, maintenance services, and operational efficiencies like delinquency collection efforts.
Last but not least, our team recently gathered in Mankato for a full week of collaboration, connection, and long-range planning. It was a fantastic opportunity to realign, share ideas, and delve into initiatives for the upcoming academic year, ensuring we remain proactive, strategic, and connected as a team.

Why does a camera giveaway get SO much engagement? That's the question that many have been wondering since four of our sites have done Canon G7x Digital Camera giveaways with thousands of comments. This camera is popular amongst Gen Z, it's well known across all types of students. It's something that students wouldn't typically purchase themselves due to the price, but also not too expensive that it still feels like a real giveaway. Students went crazy for these camera giveaways, its safe to say it brought in some very high lease weeks for a chance to win that camera.
If you’ve been watching the numbers, you already know these camera giveaways pop off. Four of our sites recently ran Canon G7x Digital Camera giveaways and racked up thousands of comments. But why all the hype? The Canon G7x is a favorite among Gen Z and popular across the student demographic. It’s the kind of prize that feels aspirational, just expensive enough that most students wouldn’t buy it for themselves, but still totally within reach as a giveaway. And the results? Insane engagement and some of the highest leasing weeks we’ve seen from a giveaway. Safe to say, the camera craze is real.
Our Fayetteville properties, The Landing and College Town, worked together to collaborate on one of Tailwind's biggest giveaways yet... A FREE BRONCO!! The teams spread the word through a full force marketing plan that included campus campaigns, social media, comp marketing, business outreach, and more. They recently awarded a future resident with the 2025 Ford Bronco, how epic! This giveaway helped to increase brand awareness across the University, increase our social media engagements, and brought in tons of future residents!

We celebrated the Altitude Columbus's rebrand with a party that was a HIT among The Ohio State students and current residents! This party included exclusive swag bundles for the first 25 to arrive, free Raising Canes for all attendees, a Mario Kart tournament with the winner taking home a Nintendo Switch, Putt Putt Golf, and Bingo. One of the most exciting features was the giveaways that included a FREE month of rent to 5 winners, an electric scooter, and a Nespresso machine. It's safe to say that the Columbus community is excited for what's to come at The Altitude! This party was such a success due to the hard work of the amazing site team, Jiordyn, Lizzy, Hanna, and Roosevelt.
The team at The Landing College Station recently hosted a block party back in March where we were able to promote our renovations and get residents and prospects out for a fun evening of free food, music and giveaways! We worked with the corporate team to plan and execute this in only a matter of weeks, and we were able to do weekly giveaways leading up to the event to build the hype. The Canon G7X giveaway got 70.4k views, 585 likes, and 5,496 comments - our most viewed Reel to date! To increase traffic, we allowed prospects to come and tour for additional entries. The week leading up to the block party, we put together games and decor with help from several visitors (shout out Dylan G., Tara E., Maddie F., Dylan S., Michael and Tyler!). We had SO much fun on the day of as we had free crawfish, tacos and games, with giveaways for everyone who attended to enter. The biggest giveaway we did was 6 months free rent for one renewal and one new lease! The caveat - they had to be at the block party to win. The 2 winners were so excited, and one mom even had me take a photo with her son who won! We had so much fun putting this event together, and we loved seeing how many people came out to enjoy it. We've seen leasing pick-up from the hype this party built, and we are looking forward to opening up the new units and amenities this fall. Keep an eye on our socials for all the updates!!
A couple of our Iowa properties turned up the heat with epic pool parties and even more epic giveaways. The Quarters Iowa City dropped the winners of their private jet experience to a concert in Nashville! Meanwhile, The Quarters Ames revealed the lucky residents jetting off to Ireland AND scoring tickets to the biggest football game in town! They entertained students with limbo, hula hooping contests, and yummy food - grilled by our amazing site staff! These giveaways brought in some of the highest leasing weeks of the year for these two properties, proving that unforgettable experiences = unbeatable results!
We are so excited to share the rollout of Canva subscriptions at each of our properties. With nearly 230 million users globally, Canva is a versatile design platform ideal for creating flyers, social media content, videos, presentations, and more.
Our graphic design team has been busy building a library of customizable templates tailored specifically for resident events. These templates are meant to streamline the workflow - just log in, choose the event graphic you need from our branded templates, and update the details such as date, time, and location.
By using standardized templates in Canva, we eliminate the need to recreate similar graphics across different sites. We will still continue to design CMRs for all items that are prospect facing to ensure that branding is consistently strong. It’s our hope to have additional time in our day to dedicate to building strong campaigns, improving marketing strategies, ideating, and tracking our performance.
To keep things fresh and relevant, our graphic design team will continue adding new templates each month. Each template includes property-specific colors, fonts, and logos with the option to use the photo that is included in the template or change out for one of your own.
We’re excited to see these templates starting to appear in social media stories and incredibly proud of our sites for their commitment to maintaining the consistent brand we’ve worked so hard to build.

The monthly marketing calendar just got a major upgrade! We're upgrading our marketing calendar process to be more strategic and focused on reaching our ideal demographic, college students. Instead of just planning content around dates, we'll be leveraging data insights to pinpoint how to connect with our audience most effectively. Plus, our content will be centered around four main pillars - leasing, community life, floor plans, and student life, ensuring we're consistently showcasing what makes our community unique and relevant to our target audience. This shift matters because it means our efforts will be more purposeful and impactful, leading to higher engagement and better results. By aligning our calendar with audience behavior and trends, we'll elevate our marketing strategy and make every touchpoint count!

We’re pumped to launch our Campus Ambassador Program at 10 properties this fall! This initiative brings on 2–4 student ambassadors at each site to lead creative outreach campaigns, both on campus and in the community, to boost brand awareness and promote current leasing specials. We piloted the program at The Quarters Iowa City last spring, and the results were ins ane: a 9.8% engagement rate on physical marketing materials (for context, the average is just 2–5%). The takeaway? Students love hearing from fellow students. This Fall, we are leveling up and bringing that same energy to even more campuses! LET'S GO!!

I had such a blast during the leasing contest and am so proud that our team came out on top! Even while I was on PTO, I couldn’t help but stay plugged in by securing a 4-bedroom renewal at 9 PM with the promise of lunch on us, wh ich gave us the final push we needed to move on to the next round. It was a team effort through and through, and I’m so proud of what we accomplished!

Communication and Information Exchange
The Corp Ops and IT Teams have established a pilot group for gathering feedback and insights as they explore implementing a new system. This approach allows for a slower, more comprehensive rollout, helping to mitigate issues at the site level and ensure all team members are informed and prepared for the change.
The Employee Leadership Team (ELT) has defined clear meeting structures: the first meeting of each month focuses on leadership tools, employee empowerment, and training, while the second meeting is dedicated to business updates, which will promote cross-departmental sharing and collaboration.
Volunteering & Engagement
As highlighted on TW's social media pages, team members participated in various volunteer efforts during April in collaboration with the EEC.

Lane is developing and leading employee empowerment trainings with the ELT (during the first meeting of each month) and is currently working on an empowerment training guide—more details to come!

The Investor Relations team continues to organize and enhance the investment experience for our investors. Our significant project over the last few months was the roll-out of a new investor software system –Juniper Square. This cross-department project challenged not only our team but also the Investments team and the Finance team. It truly takes a village! Without dedicated team members, fantastic communication, and unwavering support, this project would not have come to fruition. With everyone’s help, we have implemented a system that is more intuitive, user-friendly, and professional for our investors’ use. This system will help propel our department’s growth!

Team Growth in 2025
We are excited to announce the addition of one key team member, Sammy Grems. Sammy has taken over as the manager of Workspace on 3, succeeding Jen Wanderscheid. Sammy oversees the day-to-day operations of our coworking space, catering to over 45 clients. Her role is crucial in ensuring that all clients’ needs are met, making her an invaluable asset to our team.

Tailwind’s New Metro, MN Office:
In my previous update, I discussed the acquisition of 687 Excelsior Blvd in Excelsior, MN, on August 29, 2024. Since then , we have completed the renovation of the office building, which is now our metro Minneapolis home. For those of you who haven’t been able to visit, it’s a truly special location, situated on the shores of Lake Minnetonka. Come visit us! We are working towards the development of the three parcels included in the acquisition.
