I'm excited to announce the winner of the October Leasing Belt! Congrats to Morgan Skinner, Amber Edick and The Quarters Mankato team! In the month of October they signed 230 leases!! QM started off this year super strong with over 200+ prospects on their VIP list and tons of renewal interest. Hosting their first ever VIP Open House the team made massive strides in leasing velocity with new and renewal leases. This team puts a huge focus on the resident experience and is always going above and beyond to make sure they're residents feel heard and valued. They host awesome events and are constantly striving to find more efficient ways to lease to the masses while also helping out other sites during their busiest time. Andrew, the driving force behind this transformation, has been instrumental in making social media a central part of RentMSU’s outreach strategy since his first day on the job. With a clear vision and strategy, he’s elevated RentMSU’s social media presence to new heights. Bailey joined the team, bringing fresh ideas and enhancing content with her unique perspective. Darci, the newest addition to the team, started off as a reside nt who agreed to star in a TikTok video while the team was visitin g her RentMSU house. That video—a fun, spontaneous, authentic tour of her house—became one of RentMSU’s top performing videos, catching everyone’s attention and ultimately leading to Darci being recruited as a Community Assistant.

This past month, Andrew, Bailey, and Darci took their social media game to the next level. After a strategic team meeting, they analyzed their recent posts, set new goals, and refined their approach. Now, they’re geared up to drive even more engagement, inquiries, and tours through social media.

Reverse Trick or Treating

This October, many of our sites embraced the spooky season with a twist on classic tradition, Reverse Trick or Treating! Our team s dressed up in fun costumes to deliver candy (and plenty of laughs) righ t to residents' front doors. It was a great way to spread joy and cr eate memories in our communities. Thank you to everyone who participated and helped make this such a spook-tastic Halloween !

It’s hard to believe that November is here already! With new go als and challenges to pursue this leasing season, our teams are working hard across the board to ensure they are gett ing the most out of their fall lease up.

Last month’s newsletter had a section that focused on some of o ur newest acquisitions and property rebrand parties that were hosted in October. This month, we want to highlight s ome of the exciting renovations and property upgrades that are taking place throughout our portfolio. Whethe r it be in-unit upgrades or enhancements to a property’s amenity spaces, a property renovation requires a gre at deal of preparation, communication, and strategic planning. Leasing through construction requires a great deal of flexibility, creative marketing, and the ability to paint a vision that a resident or prospect might not be able to physi cally see at the moment. Enjoy this Q&A with answers from Kirsten Garnas, Cesar Juarez, and Madelyn Flieg as they br eak down some of the lessons they’ve learned through the challenges and excitement of leasing during a prope rty renovation.

What renovations are being done at your property?

KG: We are undergoing a complete property renovation! This reno vation is turning most of our 4x2 apartments into 4x4’s and is adding brand new furniture packages and stainless steel amenities to all of our units. We are also building a brand-new leasing office, resident clubhouse, and st ate-of-the-art fitness center!

CJ: We are adding 2x2, 4x4, and 5x5 townhome style units to our community. We're also upgrading our clubhouse and office area, which will feature new study rooms, a kitchen for residents, and a game room. Additionally, we're building a brand-new, two-story fitness center!

MF: At Quarters Columbia, we are getting new locks on all doors , painting the railings and doors, repairing and replacing stairs, and we just finished getting new roofs and gu tters on our buildings!

What has been the most challenging aspect of leasing through your property renovation and what has been your biggest lesson learned so far?

KG: The biggest challenge has been managing resident expectatio ns during the construction process. With renovations happening around the property, there's noise, disru ption, and the potential for delays. I have learned the importance of clear and consistent communication. Keeping resid ents and prospects informed about the timeline, what’s being done, and how it might impact them is crucial. Tra nsparency is everything during this process.

CJ: The most challenging aspect has been trying to get our resi dents to renew without access to amenities spaces. Some have also been affected by construction related maintenanc e issues. We work hard to turn any negative experiences into a positive interaction. Keeping them up to dat e with what is coming is critical!

How do you build excitement around the renovations with residents and prospects before the physical product is ready for them to see?

CJ: Market as much as possible! I would say go all out when it comes to on campus marketing and promoting your property on social media! We send visual aids of our renderings to residents and prospects to give them a sneak peek of all the amazing upgrades happening and build excitement around them!

MF: We added it to our newsletter this month and I think the wa y you word it to residents and prospects is important. We have been saying that we have exciting updates coming to our property, and that we hope that they are just as excited as us for these new improvements as we are. We want to shape it as positive and let them know that they can reach out to us with questions.

TOP OUTREACH EVENT Recess Partnership

A SWEET START TO THE LEASING SEASON: OUR PARTNERSHIP WITH RECESS

This year, we kicked off the leasing season with a fun collabor ation between all of our properties and Recess, a company known for bringing creative partnerships to b usinesses. During Move-In Week, we made sure every resident felt extra welcomed by handing out tas ty goodies provided by Recess. Our residents received Oreos, Kraft Mac & Cheese, and exclusive Ube r Eats trials. Perfect for settling in after a busy move!

But it didn’t stop there! Each of our sites shared the exciteme nt with their followers on social media by posting content about the products. The Quarters Cedar Falls ev en got a personal shoutout from Kraft, who loved the video they posted. It was a special moment for th e team, and Tailwind Group!

As a bonus, in exchange for the time and effort spent creating social posts, Recess compensated our sites, making this a fun and rewarding initiative. It was a gre at way to connect with our residents, promote our community atmosphere, and kick off the leasing seas on with energy and excitement. Here's to many more partnerships in the future!

TEAM GROWTH IN 2024

We are excited to announce the addition of two key team members in 2024:

• Jennifer Wanderscheid:  As the manager of Workspace on 3, Jennifer oversees the day-to-day operations of our coworking space, catering to over 45 clients.  Her role is crucial in ensuring that all clients’ needs are met, making her an invaluable asset to our team.

• Matt Griffin:  Recently promoted to Commercial Facilities Manager, Matt is responsible for overseeing all commercial maintenance and capital improvements.  His expertise and dedication will be instrumental in the continued group of our commercial portfolio.

SPECIAL RECOGNITION: We would also like to extend our heartfelt appreciation to Molly Anderson.  This summer, Molly managed a $150,000 common area refresh at 100 Warren Street amidst two significant flooding incidents.  Her exceptional handling of overlapping restorations, tenant relations, contractor supervision, and multiple insurance claims exemplifies her dedication and hard work.  Thank you, Molly, for your outstanding performance.

NEW COMMERCIAL PROPERTY ANNOUNCEMENT:

August 29, 2024, Tailwind Group acquired 687 Excelsior Blvd, Excelsior, MN, formerly known as Bayview Event Center and Bayside Grille.  This property spans 3.66 acres and includes 350+ feet of eastern lake shore on Lake Minnetonka, divided into three parcels:

·        Parcel 1:  Houses the former event center, now the office for LoCorr Funds (seller), who will remain as tenants.  This parcel will also serve as the new metro office for Tailwind Group.  Additionally, it includes the former Bayside Grille and a 37-slip marina.

·        Parcel 2:  A gated parking lot for the office building and marina.

·        Parcel 3:  A paid parking lot for the public and the former grille on Parcel 1.

Our initial priorities are to complete renovations of the office building to facilitate Tailwind Group’s move from Plymouth to Excelsior and to find an operator to renovate and reopen the grille.  We have identified several opportunities for the grille and are working towards a resolution.  Once these priorities are addressed, we will determine the highest and best use for all three parcels as a whole for redevelopment.

INTERESTING FACT:

As it was national news, you may have seen the story of the Rapidan Dam failure due to heavy amounts of rain and flooding in June of 2024 in the Mankato, MN area.  Unfortunately, the failure resulted in demolishing The Rapidan Dam Store which had been in operation for some 50 years and is known for its homemade pies.  Left without a home for operation, Kyle Smith donated a vacant restaurant (former Wagon Wheel) location in downtown Mankato for them to reopen temporarily.

Matt has been a dedicated member of the Tailwind Team for over 16 years, starting his journey as a Maintenance Technician in Mankato, MN for the student housing portfolio.  Through his tenure, he has been instrumental in maintaining our student housing properties while also providing invaluable support to the Commercial Property Management team.

Recently, Matt’s hard work and expertise have been recognized with a well-deserved promotion to Commercial Facilities Manager.  Known for his deep technical knowledge and his ability to tackle even the toughest challenges, Matt has built a reputation for reliability and excellence.  His unmatched skills and commitment continue to be a cornerstone of our success.

We have made it through turn and move-in and survived the first few months of the new leasing season. So, let us take a few minutes and talk about a few things that we should all be grateful for. Let us be thankful for our residents; without them, we would not all be reading this month's Tailwind Takeoff. Let us be grateful for our property team. We need every one of you to make it all happen: our maintenance teams, our leasing teams, RSMs, PMs, and our CAs; you all are what makes it happen! Let us be thankful for our Corporate Leasing and Marketing team. They help us reach our goals and make our marketing dreams a reality! Let us be grateful for our Property Accountants and everyone on the financial team. They ensure our bills get paid, and we can make exciting changes at our properties. Let us be thankful for our Corporate Operations Team; they keep us going, answer our many questions, and ensure we can function properly. Let us be grateful for our Legal Department. Corporate Operations Update

In last month’s newsletter, the internal interview process was in the works to add an additional Operations Support Specialist to the team. Thank you to all our internal candidates who had interest and were part of the selection process. As you are aware, Andrew Ward has joined the Corporate Operations team and now part of your Operations Support team with Kyla Larson! We are thrilled to have his talents used in a more expansive role. Let’s get to know him a bit more!

What is your favorite experience or story in Student Housing that is SO Student Housing?

I'm an absolute believer that when things can go wrong, they will! Midway through my first turn as a property manager I had a water main break to one of my buildings that caused the water to literally punch a hole through the wall of the unit and nearly go through the next wall, turning two units into a swimming pool. Not optimal but made for a great story!

What made you interested in the Operations Support Specialist role?

I've been at my property for six years, in two roles, and with three different companies. Tailwind's approach to operations support for on-site teams is not something I have ever experienced with another company. As soon as the role opened, I knew I wanted to join this team and be on the front lines of providing the same support I have received over the past few years!

What’s your favorite way to spend a weekend?

Rotting in my bed while cuddling my dogs!

What always makes you happy?

Grilled chicken nachos

What are you looking forward to most joining the Corporate Operations Team?

I am most excited to get to meet and help out all of the team members at the sites I get to visit!

What’s something not many people know about you?

I once ate a fish eyeball and do not recommend it

We are also nearing the end of the year, which means it is a great time to log onto Paylocity and ensure your home address is current. Log into Paylocity and click the orange ‘View Employee Record’ button. You will then click the ‘Personal’ Tab and be able to view and edit your address if need be.  If your address includes an Apt, Suite, Lot, etc., please ensure you add it. This will help get your paper W2s and any other mailed information to you as soon as possible.

¼ PUMPKIN PIE

6 SCOOPS VANILLA ICE CREAM

2 TABLESPOONS BOURBON

½ TEASPOON PUMPKIN PIE SPICE, DIVIDED

1 CUP WHOLE MILK

2 TABLESPOONS WHIPPED CREAM, OR TO TASTE

DIRECTIONS

PLACE PUMPKIN PIE IN A BLENDER. ADD ICE CREAM, BOURBON, 1/4

TEASPOON PUMPKIN PIE SPICE, AND WHOLE MILK.

UNTIL SMOOTH.

Jon: Yes, I have gotten into the Joe Rogan podcast and I also listen to a navy podcast called Navy Seal Mindset

Zach: Yes, I watch the one with Theo Von on YouTube called This Past Weekend. I also listen to the podcast Bad Friends.

If you had to compete in the Olympics, what sport would you compete in?

Jon: That’s a good one! I would do kayaking because I am a water person!

What is your favorite movie of all time and why?

Jon: Weird Science

Zach: Trailer park boys

You have done a lot of work internationally, what is your favorite country that you have been to?

Jon: China, because it is such a different culture. I spent some time in Hong Kong - Hong Kong has great arcetechure and China has such a great culture and good people.

What is your favorite tattoo?

Zach: The plague doctor
