MARKETING Philosophy
I believe there are three kinds of buyers: AUDITORY , VISUAL , and KINESTHETIC or a combination thereof.
I provide exposure in these three different areas of marketing to reach as many buyers as possible. Some buyers may need to hear someone tell them about a home, some may need to have a photo brochure or web brochure, and some have to drive the neighborhood, then decide to come into the home.
As far as marketing is concerned, I have my opinions and reasons why I prefer some things and why I do not prefer others. Marketing is dynamic; it is ever-changing. Throughout the buying/selling process, I will explain my marketing strategy and help you understand why I chose that specific plan for your unique needs. A combination of personal, regional, and national exposure will be used to give your property the best possible chance to be sold for top dollar. The computer and internet have opened up our industry to buyers from all over the nation and the world.
The most successful marketing is when you have a plan. Sometimes we are not able to accomplish everything we want within our time limits. If we must make adjustments, then we will do so and make those decisions together.

&BROKER’S PREVIEW Open House
The broker’s preview day varies from area to area.
It is usually from 10:00 a.m. to 1:00 p.m. This gives the agents in the area time to come and preview your home. I generally have snacks of some kind and encourage the agents to relax and get a feel for the home. This is one of the best selling tools, because these agents all have buyers. This gives them the opportunity to view the home first without making an appointment. It also gives the agents the opportunity to ask questions about your particular wants and needs in the selling of your home, i.e., timing, contingencies, easements, etc.
Open houses are added exposure for your home. In the past, it was generally an agent’s benefit to pick up prospective clients; however, that has changed in recent years. With listings available on the internet, buyers are willing to drive around at their leisure with the knowledge of the price of homes and neighborhoods they can afford. They are visiting and walking into open houses and buying. Therefore, it is now very advisable to have open houses at least in the first 30 days to let buyers see, touch, and feel the home before they call their REALTOR ® for an appointment.
I realize this is an inconvenience, but as our industry changes, I feel you should be aware of these changes and make informed decisions about the marketing of your home. Sometimes we may have more than one agent, depending on the size of your home. Also, we may have another agent in our office hold the open house if we are not available. Be advised that your neighbors will come by the open house and look to see what changes you may have made, what they might be able to do, etc. Neighbors too can be our best advocates for buyers; they want to know the new neighbors.
&COMMUNICATION Offers
Within the first few weeks, we will talk quite often, because we will be scheduling all sorts of photographers, inspections, cleaners, etc. After the broker’s preview, we will keep in touch at least once a week, if not more. Anytime there is a showing or two, please keep the cards from it so that I can follow up with the agents and then with you regarding their feedback. You will know before I do when showings will occur, so it is important for you to call me as well as for me to call you. I will be notified via email when your home is shown if the agent uses their lockbox key. If your home is vacant, I will know who sees it and when it is shown. I am able to forward this information to you via email if you like.
When an offer comes in or is received by me, there is some homework that needs to be done before we discuss the offer. I will read over the offer, and if there is missing information, I will call the agent and request it. I will also clarify some of these requests and timelines if the agent has not already done so prior to presentation. My recommendation is to have the agent present his or her buyers and offer to you personally with me present.
This would be a 15-minute presentation that gives the agent a platform to tell us about their client and explain any stipulations in their offer. It benefits the seller to listen to the agents and gives the opportunity for immediate clarification of a request and the reasons why. These 15 minutes can save an incredible amount of time in negotiations. We ask the agent to leave, and then we discuss the offer in private.
Some agents will just email their offer over and do not want to present it in person. This is a disservice to their client, I believe, because I do not know their client and understand where they are coming from. Selling a home involves more than just numbers; it is coordinating groups of people to move to new locations with huge financial implications for all. The stress level gets very high, and the more we can understand each other’s needs, the more likely a smooth transaction will happen.

ESCROW Officially Open
Once an offer is accepted by all parties in writing, escrow is officially open. In California, we use escrow and title companies to accommodate the closing and transfer of ownership for the sellers and buyers. Escrow is a neutral third party responsible for collecting and dispersing of funds. They use the purchase contract as the guideline. Contingency removals, reports, HOA documents, and title clearance are overseen by the escrow office to ensure that both sides are living up to the contract in the time specified. Buyers will deposit all the funds into escrow prior to closing and inform the title company that the funds are there with a recording of the transfer permitted.
The buyer has the right, and is strongly urged, to do as many inspections and reports necessary to satisfy their investigation of your home. Sellers deliver all the disclosures about the home, and the buyers start learning the details of the home. The buyer’s agent will order the inspections and coordinate
with the seller on the timing of them. On the physical inspection with a contractor, I will be present, as with most other inspections. We will do the termite report and state reports in advance. During escrow, the buyer’s investigations will be accommodated mostly. I generally ask the sellers to attend the last half hour of the physical inspection to answer and clarify any findings of the inspector prior to his written report. Some buyers may want to do in-depth geological, soils, asbestos, pool, mold tests, etc. It is the seller’s obligation to make their home available to the buyer to satisfy their concerns. I will be present at these inspections and keep you informed along the way.

& LISTING PERIOD COMMISSION Satisfaction
As said in the beginning, the real estate industry is dynamic. It is everchanging, so a listing period will change with the industry. A close look at the comparable sales and the days on the market will help determine a proper marketing time period and listing time frame.
Commission is not set in California. The old adage that you get what you pay for is very true in real estate. For most people, their home is their biggest investment—and with large investments, your risk is large as well. My advice is that you choose a REALTOR ® professional in whom you are confident, comfortable with, and can trust to get the job done. As you can see, there is a lot that goes into selling a home; choosing someone to represent you is the most important choice. I work at buying and selling real estate every day; you may do it once every seven to 20 years. Knowledge and experience are very valuable and that is what clients pay for.

To do our part to preserve our natural environment for generations to come, Surterre is a U.S. Green Building Council member and has appointed our offices with furniture crafted from reclaimed and recycled materials. Additionally, we only use recycled paper for everything we do.
To engage our community, Surterre hosts and participates in a number of philanthropic events throughout the year. This includes a toy drive for children during the holidays, partnering with the American Red Cross to hold blood drives, and volunteering our time to various local charities and organizations, including Miracles for Kids and Second Harvest Food Bank. We also offer a donationmatching program to put financial support behind the special causes in the local communities our agents are passionate about. Together, we will continue making Orange County one of the best places in the world to call home.
