HOW MANY HOMES ARE IN DEER SPRINGS?
There are 71 townhomes in phase 2 with more phases to come.

ARE THE HOMEOWNER’S ASSOCIATION
FEES
AND WHAT DO THEY INCLUDE?
HOA fees are $400/month for townhomes and $215/month for single-family homes. These fees include common area taxes and insurance, a playground, dog park, open space and trail maintenance, common area landscaping maintenance, and snow removal off of streets and common areas. Townhome fees will include snow removal off of driveways and up to front doors. Singlefamily homes will not include snow removal of individual driveways and areas.
WHAT AMENITIES ARE OFFERED?
Deer Springs will have a community playground and dog park along with a sidewalk trail for running and biking. The community has immediate pedestrian access to the Jordanelle State Park entrance with a non-motorized boat launch, lakefront access, and 15 miles of trails throughout to enjoy beautiful views.
IS THERE A MASTER ASSOCIATION?
Although there is a Hideout City Master Association and Deer Springs is located in Hideout, this community is not part of the Master Association.
ARE NIGHTLY RENTALS ALLOWED?
Yes, on select homes.
WHAT IS THE PROCESS TO PURCHASE?
Your sales associate will generate a builder contract for your review and signature. At the time of acceptance by Holmes Homes, a $10,000 earnest deposit is due. Three weeks later, prior to your design appointment, a pre-construction deposit is due equal to $100,000, and sometimes more depending on your purchase price. The deposit amount scheduled is noted within the sales contract. These deposits go towards your down payment and the balance is due at closing.

WHAT WILL MY TAXES BE?
The tax rate in this district for Wasatch County is 1.2067%. If you will be a primary resident, you are entitled to a primary exemption in which your tax rate will be based off of 55% of your home’s assessed market value.
IS THERE A TRANSFER FEE OR REINVESTMENT FEE AT DEER SPRINGS?
Yes. There is a $2,500 reinvestment fee (for the HOA) upon change of ownership and that applies to original owner as well.
