The land is comprised of four parcels that total 34.26 acres. The Provo River is the western boundary and there are seven ponds located throughout the ranch. There are multiple pastures currently used for horses and exotic animals. In the middle of the ranch there is a three-hole pitch and putt golf course. There is also a park-like area with grass and undulating small hills that the family uses as a park as well as for a go-cart track. In addition to all of this, there are hundreds of mature trees on the ranch.
You access the ranch from Midway Lane. As you turn into the main entrance there is a beautiful water feature on the right and then you pull up to a metal gate that lets you know you have arrived at the Legacy Ranch. Entering the ranch is a dramatic experience. You can’t help but drive slowly and admire the beauty as you drive under a canopy of branches from the massive trees that line both sides of the lane. In the summer the fences are decorated with potted flowers and in the winter decorative lights are strung along the top rails.
The Provo River is recognized as one of the premier fly-fishing rivers in the American West. It is really rare to find a property that has this much frontage along the river. The western boundary of the Legacy Ranch runs over half a mile along the Provo River. Even better, the ranch has four legal access gates that allow them private entry points to go directly down to the water. For fishermen and lovers of the ecosystem that exists along the river, this frontage is invaluable.
There are seven ponds spread out on the ranch. Combined, they cover over three acres of land. The ponds are stocked with fish and the two largest ponds are commonly used for water sports. The main house is a charming cottagestyle home with three bedrooms and a stone and stucco exterior. Beautiful flower beds and trees surround the outside. There is a side patio that overlooks a pond, and a back patio that is more private and surrounded by trees. The interior features wide-plank wood floors, a gourmet kitchen with a large island, and a family room with vaulted ceilings, wood beams, and a beautiful stone wood-burning fireplace on the back wall. Lots of windows bring in plenty of natural light while framing in the views of the lush grounds on the property. The primary suite is on the main level and it has hardwood floors, two closets, a wood-burning fireplace, and a lovely bathroom. Upstairs there is a family room with built-in cabinets and a sitting area with a television. In the back portion of this room it steps up to a desk area that is used as an office. There are also two bedrooms upstairs and one bathroom. Both bedrooms have vaulted ceilings and wood floors, and the larger room also has a stone fireplace. While this is a beautiful home and works perfectly for the current family, if someone built a large estate home on the ranch this could become an ideal guest house.
Next to the main house is a structure shaped like a barn that has a two-car garage and a fun man cave. The exterior is wood siding with stone wainscoting and a metal roof. There is an exercise room on the west side, and a man cave on the east side with a bar, fridge, four televisions on the wall, a sound system, and French doors that open up to a grassy area by the pond. Upstairs is an open space with balconies on each end of the room. The building is close to the main house and serves as the primary garage for the family.
The barn is all about fun and having a space to be together. The building has a wood siding exterior with a metal roof and two clear garage doors that let in plenty of natural light. There are side entries on both sides of the building. The east side entry has a fridge and food dryer. From here you can go into the main room or into the chicken coop area that is set up for harvesting eggs. The west side entrance has a bathroom with a shower and tile floor. The main space is a large, open room with multiple sitting areas and game stations. It has concrete floors, wood pine walls and ceiling, a kitchen with a huge island, granite countertops, white cabinets, a gas range/oven, a wall oven, microwave, two dishwashers, a drink fridge, and a large fridge and freezer. The room also has a closet with a stackable washer and dryer. Upstairs there are two bedrooms each with their own balconies. The barn is the perfect place for everyone to relax and be together.
The guest house is a small, older structure that will likely be torn down by a new owner in order to build something more substantial on this incredible building site. It has a wood exterior and metal roof. There are three bedrooms, a family room, kitchen and laundry. The guest house is located on Parcel 4 and in this picture you can see its red roof near the pond.
On the western side of the ranch near the barn there is a large garage with five garage bays. This is the perfect place to park your toys. It has a wood siding exterior and a sloping metal roof. Three of the bays are about five feet deeper, making them ideal for storing boats and RVs. The garage is heated with epoxy floors, it has a drain running the length of the building, a fridge and freezer, and a television on the wall with a workbench.
A property like this requires a place to store maintenance vehicles and equipment. Located just north of the large garage is a small gravel yard with an open metal building that is used as the central location for all of the maintenance materials. This is an important space and it can be easily accessed from Midway Lane through a separate gate primarily used for maintenance vehicles. In order to maintain the beauty of the ranch there are trees planted around this area to keep it hidden.
Just south of the barn there is a greenhouse. It has an outdoor growing area fenced off with six planter beds. Inside, it is a true greenhouse with a cooling system, growing lights, and middle and side planter beds.
