PYCC Master Plan
October 1, 2025
Dear Members,
We are excited to share with you the PYCC Master Plan—a bold vision designed to elevate every aspect of our club experience. Over the next two years, we will focus on three transformative projects: golf course, marina, and a new athletic performance center. Completion target is November 2027. No member assessments are planned to complete these projects.
Please attend the Member Appreciation Party on Thursday, November 20 to review plan details.
Action Plan:
Golf Course Enhancement:
Objective: Address multiple issues to elevate the golf course to the desired standard.
Focus Areas:
Drainage: The course sits at sea level and is historically prone to flooding. Plan is to change slopes and install motorized pumps throughout. Test installation on the #1 fairway has performed exceptionally well: the fairway was resloped, a large pump installed at the low point, and new soil mix and turf added. The result is excellent drainage and a healthier fairway. Effective drainage is the first and most critical step toward achieving our goal of a superior-quality golf course.
Renovation of Tees, Greens, and Bunkers: We engaged multiple consultants to develop what we believe is the ideal combination of soil mix, bunker design, and turf selection for our course. We renovated three green complexes as a testHoles 1, 7, and 10, which look outstanding. We will continue to monitor their performance closely, and if they mature as expected, we will extend this renovation to the remaining greens, bunkers, and practice facilities.
Maintenance Capabilities: We have significantly increased our maintenance staff levels to facilitate the care of the course. Adequate staffing is essential for course maintenance. One initiative is the addition of a maintenance shift to continue efforts late into the afternoon, allowing us to use equipment all day and significantly increase our effectiveness. We have also purchased many mowers, sprayers, and other machines to maintain the course at a higher level.
Aesthetic Improvement, Trimming, Weed Management, and Turf Health: We have created a separate team responsible for the golf course’s appearance.
Action Plan:
2026: We plan to keep course open and playable through the year. We will be addressing a few drainage areas next summer that will not impact play. 2027: Major renovation shall require course closure through fall 2027. We anticipate that the first two months of construction will allow 9 holes to remain open for play before the full closure begins. We will aggressively pursue golf opportunities for our members at area clubs. We will have more details regarding timelines and reciprocal courses in the near future.
Marina Renovation: Our marina has a uniquely desirable location, protected from waves due to the circuitous nature of the waterway. We have completed sea wall renovation, resulting in a fortified wall, 18 inches higher and built for the long term. We should not have any further sea wall issues. Now, we need to renovate the marina itself. It is dated, and the fixed nature allows repeated damage during storms. We need contemporary floating docks to bring the marina to an elite level. Once complete, we should have one of the most desirable marinas in Florida.
Action Plan:
Vacate the marina by January 1, 2027.
Complete the rebuild with floating docks, new electrical, plumbing, and pilings.
Use steel pilings and synthetic wood for durability and strength.
Re-open in November 2027.
Freestanding Athletic Performance Center: Our current gym is small, crowded, and operating at capacity, making expanded space a priority. In addition, we plan to develop an indoor golf performance center to further enhance member offerings. The new facility will be in the parking lot adjacent to the current chipping green. We have engaged an architect and contractor, completed floorplans, and will be submitting for permits soon.
Objective: Create a freestanding building to house a gym, golf simulators, recreation space, and a food and beverage outlet.
Gym: This will be a state-of-the-art gym with all the required equipment. We plan to donate or sell the current equipment and provide a fresh new look. Group fitness and personal training spaces are included, as well as massage rooms and locker rooms.
Personal Training, Massage & Physical Therapy: The center will feature two private consulting and training rooms to support personal training and physical therapy, along with two dedicated massage rooms to meet the growing demand for massage services.
Golf Simulators: Two high-end golf simulators will be available for instruction, club fitting, and general member play. They can be reserved by individual members or groups and are also available for private events and parties.
Recreation Space: There will be couches, balconies, and TVs for lounging, events, and general member use.
Food and Beverage: A juice bar, restaurant and full-service bar will be located adjacent to the golf simulators. This space will serve healthy smoothies and protein bars, while also functioning as a welcoming spot to enjoy a meal, watch your favorite sporting event, or host private parties.
Timing: Construction is set to begin in spring 2026, with completion by November 2027.
Funding Requirements:
Total Cost: Approximately $14,000,000
Golf Course Improvements & Renovation $6,000,000
Freestanding Gym: $6,000,000
Marina (club portion): $2,200,000
Funding Sources: We anticipate funding these projects through a combination of reserve funds, owner financing, dues adjustments, and increased initiation fees.
Membership:
We currently have a strong and extensive waitlist for membership.
While we anticipate some resignations due to normal attrition and the increasing dues, membership demand remains very strong.
Once the new gym is complete, we plan to increase Sport Membership levels. We are also evaluating the possibility of slightly expanding Golf Memberships to allow some individuals from the waitlist to join. Our member limit is purposefully below area and industry norms, and we intend to maintain this distinction. Tee-time access will be closely monitored before any final decision is made.
If club resources become strained, we will pause new memberships and allow the roster to adjust naturally. This approach will help fund improvements while keeping dues increases as moderate as possible.
Initiation Fee Increase:
2026: $75,000
2027: $100,000
2028: $125,000
Reserve Budget: up to $4 million.
Dues Increase: Our dues are lower compared to industry and community comparisons. We are planning to adjust these dues stepwise over the next 3 years to be on par with clubs such as Vinoy and Feathersound.
Owner Financing: The balance of funds will be provided from owner financing. The club has no outside debt, and we plan to continue debt free.
By November 2027, these transformative initiatives will elevate PYCC to the forefront of private clubs, setting a new standard of excellence for our members. We are excited for the future and grateful to have you with us on this journey as we shape the next chapter of our club’s legacy. Please join us at the Member Appreciation Party on Thursday, November 20, where we will share detailed plans, answer questions, and celebrate the exciting improvements ahead.
Sincerely,
Jeff Paonessa Tommy Hart Owner General Manager

Message from The Pro
Hello Golfers,
As we embark on our golf tournament season this month, we are excited to kick things off with the PYCC Ryder Cup and the Pasadena Cup.
The PYCC Ryder Cup is a thrilling tournament that pits our European members against our American members. Some might even say it holds greater significance than the official Ryder Cup! With a maximum of 40 players max—20 per team—this event is sure to fill up quickly. Team PYCC Europe claimed victory in 2023, and now Team PYCC USA is eager for redemption.
The Pasadena Cup is our Individual Match Play tournament, where players compete hole-byhole with the goal of winning more holes than their opponent. Unlike stroke play, where the total score prevails, match play determines the winner based on individual holes—each hole can be won, lost, or halved. The player who has a lead of more holes than remain to play is declared the match winner. “A golf match is a test of your skill against your opponent›s luck.” May the best swing triumph!

This resort is celebrated as one of Canada’s premier destinations and has been recognized by Golf Magazine as a Top 100 Golf Resort in the World for 2024-25. It boasts 47 exhilarating golf holes, including two world-renowned courses, an 11-hole short course, and three exceptional on-site restaurants. We look forward to having you join us for an unforgettable experience at Cabot Cape Breton!

Pro’s Tip of the Month
Take Two
This month’s article is not about your golf swing, we’re going to talk about a vital piece of equipment most people fail to realize the importance of, the golf glove. Most people I see are using the same glove over and over and either balling it up and putting it in their bag or they Velcro it around a bag strap or towel holder. Golf gloves are either cabretta leather or a synthetic leather that require a slow drying process much like leather shoes. The simplest way to get more rounds out of your glove is to place the glove back in the original package and then store it in your golf bag. Another option is to use a zip-lock bag and keep it in your golf bag. The absolute best way to get the most life out of your golf gloves is buying two or three at a time and rotate them with each practice session or round. I keep six gloves in my golf bag, stored in the original package, and have them marked with numbers 1-6 and each day I grab the next number in line. I will have these gloves in my bag for probably 6 months before I begin to consider replacing them. Rotating my gloves this way allows the previous day’s glove to slowly and properly dry out, keeping the leather soft and like new much longer; which is especially important during these hot months and going into the rainy season.

New First Assistant Professional
Chris Flowers
Chris comes to PYCC from Connecticut where he grew up and picked up the game at a young age. After playing four years of varsity golf in high school, he served in the U.S. Marine Corps, completing two combat tours in Iraq. After his military service, Chris competed professionally on various mini-tours for several years, before transitioning into a career in the golf industry.
As a PGA Associate, Chris has gained valuable experience working at high-end private clubs in the Metropolitan Section, where he developed a strong background in golf operations, tournament coordination, and member service. His leadership, discipline, and attention to detail make him a key part of the PYCC golf team.
Chris’ philosophy is simple: help create an environment where members can enjoy the game and play their best. He’s proud to bring his experience and dedication to PYCC and looks forward to contributing to an exceptional golf experience at the club.
Chris Flowers
I would like to introduce our newest Assistant Superintendent, to the membership of Pasadena Yacht and Country club. His name is Cory Graham. Cory has been around the golf course industry since 2004 and has spent much of his career in North Carolina. He has worked in the mountainous terrain, central piedmont, as well as along the coastal regions of several high-end clubs, Eagle Point in Wilmington, Longview golf club in Charlotte and Biltmore Forest club in Ashville.
Cory’s most exciting role came as the Assistant Superintendent at Eagle Point, a top 100 golf course in the country. He served as the assistant for seven years there, gaining valuable experience in maintaining championship level playing conditions. Cory is new to Florida and the challenges that this environment presents, yet he is excited to learn and contribute to PYCC in a manner that will make our course more enjoyable for the membership. When Cory is not exercising his knowledge on the golf course, he enjoys expressing his creativity through painting and drawing, which he says keeps him balanced for the work he loves.
Please welcome Cory to the team if and when you see him on the golf course. We look forward to the upcoming season and transforming Pasadena to the next level.

AROUND THE CLUB
COMMODORE’S LETTER
Ahoy, Fellow Seafarers!
As the northern winds begin to chill the air, it’s a joy to see so many friends and shipmates steadily returning to the warm, safe harbor of PYCC, ready to set sail into another thrilling season of adventure and camaraderie. The PYCC Cruising Fleet Board of Directors have been hard at work charting a course for a year full of unforgettable events, and we’re eager to drop anchor with all our PYCC mates “In, On, and Around the Water.”
We’ll hoist the sails and kick off our new cruising season with full-hearted excitement at the 4th Annual PYCC Poker Run on Saturday, October 4. Fear not, sailors—there’s still time to sign up for this high-spirited event, featuring a BBQ feast and a lively poolside dance to launch the season in true nautical style. Whether you command a nimble dinghy, a trusty center console, or a majestic yacht, this is your chance to hoist the Jolly Roger in pursuit of the winning poker hand—and some bountiful cash prizes!
For those who haven’t yet partaken of a Poker Run, fear not - it’s not a race - rather, think of it as a waterborne “scavenger hunt,” where we navigate to 5 or 6 nautical treasures spots, collecting our “booty” (selfie pics) along the way. At 4:00 PM, we’ll gather back at the club, draw our cards, and crown the winning hands, followed by a sumptuous BBQ dinner and plenty of merrymaking by the pool. With a live band rocking the dock and spirits high, it’s a celebration you won’t want to miss. Cash prizes await the top three hands, with the last two years seeing best hands worth a whopping $800–$1,000!
The entry fee is a mere $30 per person for Cruising Fleet members and $40 per person for non-CF members, which includes the all-you-can-eat BBQ with all the trimmings. Ready to join this epic treasure hunt? Contact Brian Schmitz at brianschmitz99@yahoo.com to reserve your space in the fleet.
Next on the Horizon: Venice Yacht Club Cruise (October 17–19)
Prepare to set sail to a cherished port of call: Venice Yacht Club! This marks our first visit in many years, and it promises to be a splendid shore leave. From exploring charming downtown Venice, it’s shops and its pristine beaches to dining at the legendary Crow’s Nest and reveling in the beauty of the Venice Yacht Club itself, there’s something for every sailor. We can’t wait to drop anchor and spend some time ashore. Space is limited to 10–12 boats, so we encourage early sign-up. Contact Fleet Captain Kevin Murphy at kjmurphy660@gmail.com to secure your place in this voyage.
