We wanted to let you know how much we appreciated working with Barkley in the sale of our home. We chose Barkley over others based on his strength in the personal interview. His openness and honesty were instantly apparent, but it was his ability to listen, balanced by his knowledge and analytical approach, that led to our decision. We appreciated his marketing efforts and consistent communication throughout the duration of the listing. Most gratifying, however, was Barkley’s excellence prior to, during and after the closing. When detailed knowledge and personal negotiations were required, Barkley listened to our wishes and leveraged his personality and technical background to guide us seamlessly through the process. It was certainly a pleasure working with him and we will continue to recommend him to others.

— THE PASHLEYS
We just sold our home with Barkley as our agent. He was genuine, knowledgeable and clear on all points through the entire process which made this a very simple transaction for us. Barkley did a fantastic job on the marketing of our property in both print and online. We would, without hesitation, recommend him to anyone looking for a solid agent to represent you as a buyer or seller.
— MARK
I definitely did not set up Barkley and his very capable assistant Jamie for success, but they achieved resounding success nonetheless. They went above-and-beyond in helping put the pieces of my condo back together, and most importantly, were willing to listen to me on a human-level. The cherry-on-top, and despite having no contractual requirement or business reason to do so, since they knew I do not plan to buy/sell in Steamboat for the foreseeable future, Barkley even went to bat for me after the closing to help successfully resolve the lingering issues that caused the unit not to be ideal for showing in the first place. For all this, I am eternally grateful and highly recommend them. Barkley worked with me on this for multiple years, and after all that, the unit was listed and sold in less than a month!
— ERIC MORRIS
I would recommend any of my closest family and friends to work with Barkley. Our experience working with him was 5 stars all the way around. He is knowledgeable, friendly and kind, responsive, and thorough. We worked with Barkley to buy and sell a home this year. Buying and selling a home can be stressful and Barkley made the experience positive and seamless for our family.
— K. MERRILL
We currently live overseas and we relied heavily on Barkley to help sell our townhouse. His local market knowledge, attention to detail and willingness to go the extra mile for his clients make him an exceptional agent. Couldn’t recommend him highly enough.
— LUKE STAUNTON
Barkley is a long time Steamboat local who knows every little tidbit about the market that you might need to consider in the buying/selling process. Total Pro with communication, follow up, and getting the results you want!
— COREY P.
Barkley provided us outstanding service in selling our Steamboat condo. He was very helpful at every stage. His advice on upgrades and staging for sale and on pricing, and his marketing of the property, resulted in numerous showings. He has in depth knowledge of the local Steamboat real estate and lending markets and has all the necessary contacts with the major local players. He communicated well with us and kept us apprised of every development. His attention and persistence created a good result for us. We would recommend him highly.

The existing pool of prospective buyers determines a property’s value based on:
• Location, design, amenities and condition
• Availability of comparable (competing) properties
• Economic conditions that affect real property transactions
Factors that have little or no influence on the market value of a house include:
• The price the seller originally paid for the property
• The seller’s expected net proceeds
• The amount spent on improvements
The impact of accurate pricing:
• Properties priced within market range generate more showings and offers, and sell in a shorter period of time
• Properties priced too high have a difficult time selling
• Few buyers are attracted and fewer offers received
• Marketing timing is prolonged and initial marketing momentum is lost
• The property attracts “lookers” and helps competing houses look better by comparison
• If a property does sell above true market value, it may not appraise and the buyers may not be able to secure a loan
• The property may eventually sell BELOW market value
• Maintain the property in ready-to-show condition
• Ensure that the house is easily accessible to real estate professionals (lock box and key)
• Try to be flexible in the scheduling of showings
• When you are not at home, let me know how you can be reached in case an offer is received
• If approached directly by a buyer who is not represented by a real estate professional, please contact me—do not allow them into the property unescorted
• Remove or lock up valuables, jewelry, cash and prescription medications
• If possible, do not be present when the property is being shown
• Securely pen up pets, or take them with you
• Be cautious about saying anything to buyers or their sales professionals that could weaken your negotiating position, especially regarding price or your urgency to sell
• Let me know of any change in the property’s condition that would need to be disclosed to buyers
• Contact me at any time with questions or concerns
• Disassociate yourself from your home—Remember your house is a product to be sold
• De-Personalize—Pack up personal photographs and family heirlooms. Buyers can’t see past personal artifacts, and you don’t want them to be distracted
• De-Clutter!—Pack up knickknacks, clean off everything on kitchen counters, put items away in bathrooms, organize closets/cupboards, put away toys
• Examine carefully how furniture is arranged and move pieces around until it makes sense
• Rent a storage unit if necessary—Almost every home shows better with less furniture. Remove pieces of furniture that block or hamper paths and walkways and put them in storage
• Make minor repairs—Replace burned-out light bulbs, patch holes in walls, fix leaky faucets, fix doors that don’t close properly, kitchen drawers that jam, replace cracked floor or counter tiles
• Make the house sparkle—Clean dishes, make beds, empty wastebaskets, vacuum, clean wood floors, dust, clean out cobwebs, wash windows, re-caulk tubs, showers and sinks, replace worn carpet and drapes
• Minimize all odors—Clean and air out any musty smelling areas, get rid of pet or smoking odors
• Consider painting walls neutral colors, especially if you have grown accustomed to purple/pink
• Check Curb Appeal—Shovel walkways/plow driveway, mow lawn, trim hedges/shrubs, remove the clutter (toys, yard tools etc.), take care of oil spots in driveway, paint if necessary, park car in the garage/on road
