Here are a few tips I give to my customers and clients: Work with a REALTOR®. It’s tempting to think of saving some money by doing it all yourself. However, please remember that it is our job on a daily basis to know what works in the market at any time. Doing it yourself by trial and error could end up costing you more money and aggravation than letting us, the experts in this field, work on your behalf. Become educated about the market. We know that it’s our job to be in the know on what is happening locally, but you should still have some interest in getting to know the market so that together, we can make the best decisions for you! Get pre-approved for your loan. This is important as it solidifies your purchasing power. Know exactly what your budget is, get pre-approved and get on the right purchasing path from the very beginning. Prepare your home to sell. A huge part of the sale is staging your home. This doesn’t mean spending thousands of dollars on new items – what it does mean is trimming the lawn, clearing up the clutter, and keeping your home in top shape! Do not over price your home. Part of making your home desirable is pricing correctly from day one! Listen to our suggestions, as we compare what is on the market in your area and what has sold recently close by.

Rivera As residents of St. Croix have already discovered, St. Croix is a great place to live: the people are nice, the island aesthetic is beautiful, and we enjoy a relaxed pace of living. What most of us don’t know is that St. Croix has rich and amazing, unknown ties to people and events in history that are of great significance. Enter Robert “Bob” Johnson, a 51 year resident of St. Croix, who fell in love with the island as a young man pursuing a Naval career. Through his hard work, love of history and St. Croix, Bob has uncovered a gold mine of information relative to former Cruzans and their amazing impact on world history. I recently had an opportunity to speak with Bob about some of his discoveries: St. Croix Real Estate Magazine: So, Bob, how did your relationship with St. Croix begin?

St, Croix born William Leidesdorff

STXREM: Is that what convinced you to write your book, “St. Croix 1770-1776”? RBJ: Not at all! I was originally asked to write a magazine article about a painting I purchased about the Brig Nancy (a ship) entering the Christiansted harbor. I acquired so much information that it turned in to a book! I am currently working on two other books as I seem to have again uncovered really great insights into the people who lived here! STXREM: Like who? RBJ: Well, we all know the school Claude O. Markoe Elementary. What most people don’t know is that Claude is a direct descendant of Mr. Abraham Markoe, born on St. Croix, who owned Spanishtown, which is where the refinery is today. Abraham formed the Light Horse Troop of Philadelphia, who escorted George Washington to Cambridge to what was the beginning of

Our Resident Expert Kerri Hanley Has the Answers

Living on an island comes with its own set of unique challenges, and sometimes we lose perspective about why we choose to live the island life and we need a little reminder. This year my reminder came in the form of a different “perspective” on the “island life”. . . a birds eye view of St. Croix from the window of a small commuter plane!! WOW!!! When you spend most of your time on the ground, you forget how beautiful the island is. As I fly away, I can’t help but keep my eyes glued to its beauty, and look for as long as I can see the island out the window before I disappear into the clouds. The rocky face of Hamm’s Bluff and the turquoise water with the sudden change in color as the reef comes into play that’s why I live here! What a view. It immediately brings a smile to my face!! And suddenly, although I am on my way off the rock, I can’t wait to get back here! As I reminisce about my life on St. Croix over the last several years, I can’t help but think about how much we have seen change on this island. There are so many subtle changes that go unnoticed, but the most significant for me is the INTERNET! Along with the rest of the world, the advent of the internet has greatly enhanced our lives on St. Croix. So many things that seemed a world away are merely “just a click away”! Imagine that we can be so far away from the US and conduct our business from a laptop on the beach! And in stark contrast. . . all of the parts of St. Croix that draw us here—the weather, the water, the community—have all managed to stay just as we like them! We went out and asked some people, “What are the most significant changes you have seen on St. Croix since you have lived here?” Here is what they had to say!

Q.

Why do condo fees seem so expensive on the island?

This is a question that we are always asked! Unfortunately, a large part of the condo fees is windstorm insurance. While some complexes choose to “self insure”, most have a policy in place. Other costs include yard maintenance, pool maintenance, common area lights and possibly an on site manager. Typically when you add up the cost of doing all of these same things for a free standing house, the condo fee is equitable.

Q.

How do property taxes compare to the states?

Of course it is all relative to which location you compare, but overall, I’d say that property taxes are reasonable compared to other vacation destinations. The property tax rates are as follows: Assessed Value times the following rates; Residential and Condominium 0.00377; Land 0.004946; Commercial 0.0071.

Can I get a loan from my stateside bank for my purchase?

Typically, no stateside lending institution will loan funds for the purpose of purchasing property in the Virgin Islands. I have definitely seen some exceptions to this, but the rule of thumb is “no”. We have several banks and mortgage lenders that do a fine job processing mortgages for buyers everyday!

Q.

Are your property rights and ability to hold clear title to property the same as the US?

YES! This is one of the beauties of the UNITED STATES Virgin Islands! There is no need to “apply” for a non-belonger’s permit to get “permission” to buy a piece of land as you must do in other non US Caribbean Islands. Here, you are afforded all the property rights that are given to you in the US.

Are home owner’s associations common on the island?

Home owner’s associations (referred to as HOA’s) vary from one neighborhood to the next. I would say that the majority of neighborhoods have some form of Covenants and Restrictions (referred to as CC&R’s) that were filed when the subdivision was started. These CC&R’s establish the basic “rules” for a neighborhood. Each neighborhood’s HOA (if in existence) is charged with enforcing these rules amongst the neighbors and establishing and collecting annual dues that will be for the benefit of the neighborhood. There are certainly neighborhoods here with very active HOA’s, but the majority, if active, function mainly to address issues like road grading or bush trimming.

Q.

What is the cost of construction on St. Croix?

Hmmm. . . this is a tricky one. Much of the cost will depend on the finishes that are

selected. Recently when I posed this question to a contractor, I was told $300 per foot was a good estimate as most consumers are not satisfied with the fixtures and finishes that bring that number below $300.

Do I need to use a Realtor®?

Most definitely! Especially for buyers and sellers who are not familiar with the island. In order to make a good, informed decision about what property is best for you, and to obtain good market knowledge that enables you to make that choice, you should get the advantage by having a good Realtor® on your side.

Q.

What’s life like on the island?

I really can’t do this question justice with the space that I have allotted. To put it simply think small town living with beautiful white sandy beaches, amazing turquoise waters, warm weather 365 day per year and a reasonably laid back lifestyle! There have been so many changes during my years in St. Croix. . .the addition of traffic lights—there was only one when I arrived here. The addition of the four lane highway to Frederiksted--before that it could take an hour to drive from Sunny Isle to Frederiksted on the Queen Mary Highway as it was called. Perhaps the most significant change has been the shift from a sugar cane economy to an industrial economy of big business – business that brings a more stable society by offering career salaries for a vibrant middle class. One of the Caribbean's most under-the-radar islands, St. Croix, hosts a longrunning festival, the Food and Wine Experience, that's both star-studded and locally supported. With a strong fine dining scene that the renowned restaurant Kendricks perhaps kickstarted, the island also has a ton of down home eateries deeply steeped in the mixed heritage of Caribbean cuisine, from roti to "mansoup”. A resurgence of interest in locally produced goods makes St. Croix one of the only Caribbean

islands to support organic farming, generally unheard-of in a region where water is scarce and most food supplies are imported. All these factions were present at the Taste of St. Croix held at the oceanfront Divi Carina Bay Beach Resort, and the finalists reflected the island's surprisingly rich culinary landscape, from Creque Dam Farm to Zebo's Wine Bar and Restaurant to Betty's Kitchen. In fact, during the fest's cooking competition, which pitted Iron Chef Kevin Rathbun against Top Chef Antonia Lofaso and local chef Leslie Gumbs, it was the "island" chef that won.
