his issue marks the two year anniversary of the Cordillera Ranch Living magazine. A lot of credit goes to Ben Schooley and his team at Schooley Media Ventures for understanding how to produce a product that is on par with the quality of this community. The constant feedback of ideas, suggestions and compliments we get from all of you make this such an interesting project. We are constantly trying to adapt to your desires and there are many more great things ahead. I hope you will continue to find the content of the magazine both interesting and entertaining about the community and the people who make it so special. You’ve probably heard the subject of our cover story on Fox News or WOAI radio or one of the many other news outlets that he has contributed to over the past several years. The first time I heard Jeffrey Addicott speak in person was at the Cordillera Ranch Men’s group meeting. I immediately came back to Ben Schooley and told him I found another feature story for us. Wow, it doesn’t take long to figure out two things about him, he’s extremely intelligent and he’s extremely passionate about the United States. I think you will find this to be a very interesting story and perspective on where we stand in the war on terror. Those of you who were able to attend the C Star member guest party, the Three Phantoms in Concert event or one of the many weddings that has been held at the clubhouse over the past year know that the new facilities offer an incredible place for many different types of events. You may not be aware that we have a full time event planner on our staff that can produce just about any event you can dream up. If you are thinking of doing any size party or event, I encourage you to contact Carlos Araiza at the club and let him put his imagination to work for you. DOUBLE TROUBLE THE LABOR DAY SPEED DOUBLES TOURNAMENT By Glenn Barton Head Tennis Professional, Cordillera Ranch

LABOR DAY TENNIS FUN With two courts down for repairs and 26 people signed up for Labor Day Tennis, what do you do?!? We decided to have the first ever anywhere “Speed Doubles” tournament. Speed Doubles is a fast paced game of doubles to 6 points with no breaks in between points. Eight teams entered the competition and it was as close as a competition can get. Nanette and Remington Welch won first place with a decisive one point advantage over Natalie and Tess Willis who had a one point advantage over Scott and Noah Shibley for third place. The other five teams were right there only one or two points away. This competition was such great fun I believe we have found a new event for the 2011 calendar. Meanwhile, eight others participated in a round robin mixer where partners were changed and strategies adjusted every eight games. There was plenty of quality shot making, challenging situations, and it turned out to be a great tournament.

CORDILLERA RANCH’S TESS WILLIS GOES TO STATE Tess started playing tennis at Cordillera a little over a year ago and has taken to it like “a duck on a June bug”. Tess participated in a series of Grand Prix Tournaments, and by the end of the season, had enough points to be invited to the Masters Tournament. The top two finishers from this event get to represent San Antonio in the season -ending State Championships in mid September. Tess reached the finals but was stopped only two points from the title. Rats! However, she qualified for the big event and is looking forward to crushing everyone at the state tournament in a few weeks. Congratulations Tess! We are all proud and pulling for you!

FIFTH ANNUAL C-STAR MEMBER/GUEST RESULTS

The 5th Annual C-Star Member-Guest was held October 7-9 and once again was the highlight event on the golf calendar. A full field of 60 teams competed over three glorious days on the Cordillera Ranch Jack Nicklaus Signature Golf Course. A new format this year had teams playing five 9-hole matches

against other teams in their flight. All of the flight winners then competed in the Lonestar ShootOut to determine the winners of the event. The format was well received by participants as it gave everyone a chance to play with numerous different people during the course of the competition.

Chris Hill and his guest Patrick Barley from the Vaquero Club were crowned the Grand Champions of the 2010 C-Star Member-Guest. Phil Pfeiffer and Jeff Kuhn was the team that took Hill and Barley to the final hole, but unfortunately came up short. Congratulations to all of our winners!

CAST BLAST A Texas Pastime With the fall weather upon us, the Texas outdoor enthusiast is now busy preparing for winter activities. For many Texans, this includes waterfowl hunting and winter fishing. Of all the fowl that can be hunted, ducks are the most popular. Some of my most vivid memories that I have as a child are going on duck hunts with my father and his friends. Duck hunting starts extremely early in the morning, and there is much work to do prior to sunrise, or what duck hunters refer to as LST (legal shooting time), which is actually a half hour before sunrise. Prior scouting of your chosen duck hunting location is a must. You must be familiar with the area, have access to your blind, and know the terrain and underwater features of your chosen location. Duck hunting is not about the thrill of the kill. It’s about marksmanship. It’s about precision. And most importantly, it’s about class. Waterfowl should never be shot on the water, but rather while in flight. Attracting ducks in flight to come within firing range is accomplished through the use of decoys and calling. Decoys are manmade ducks, teal and geese, usually made of plastic, wood or some type of synthetic

By Shane Reynolds rubber. The larger the spread of decoys, the more attractive your spread will look to groups of ducks passing by. Ducks have excellent vision! Another important aspect of duck hunting is a blind. Blinds are vital for the sport because ducks are very wary of traps. Another way of attracting the attention of ducks is by calling. This is done by mastering the blowing of a duck call. It is advised, however, that if you have not mastered this art, you should not dare try it. You might end up scaring the ducks away instead of inviting them towards where you sit or lie in wait. Duck hunting is a very addictive sport. It combines manual dexterity, physical agility and a sharp mind. Because of these requisites, some people have come to label it as the ultimate test of the human will. Indeed, all the faculties of our bodies will be exercised, and our minds will get much needed practice as well. Duck hunting is also a relaxing and invigorating pastime. Do give it a try. Chances are, you won’t regret the experience. Why cast and blast? Again, I look back to the youth adventures with my father, grandfathers and their friends. After a long morning of duck hunting, we usually head-

ed in for a second breakfast or early lunch, before heading out to fish for the middle part of the day. We needed something to do to kill time before heading out to the duck blinds in the afternoon. We usually found ourselves chasing largemouth bass, crappie or, if hunting on lakes or rivers, going after speckled trout if we were hunting the coast. The Clubs of Cordillera Ranch will offer a few trips this winter that feature duck hunts in the morning and fishing in the afternoon. We’ll be visiting Captains Aubrey and Sally Black in Baffin Bay. Aubrey specializes in lure fishing for trophy-sized speckled trout in Baffin Bay while his wife, Sally, specializes in fly-casting for redfish and specs. They both guide duck hunts in the winter and have trained dogs to help find your downed birds. We’ll also visit Captain Chris Martin at Bay Flats Lodge in Seadrift, Texas, on San Antonio Bay. After graduating from Vernon High School in 1965, I decided to study landscape design and community planning at Texas Tech to eventually work in the golf course design business. With my passion for the game of golf, I felt this was a natural fit. Now almost 50 years later, and with the numerous, wonderful golf related projects I have been fortunate enough to be involved with…I feel like I made the right choice! WHAT IS YOUR FAVORITE ASPECT OF WORKING IN THE HILL COUNTRY? The Hill Country, to me, offers the best combination of location, topography, vegetation, weather and great people in the entire state of Texas and Cordillera Ranch is right in the middle of it. WHAT ARE YOUR HOBBIES/ INTERESTS? My hobbies are all in conjunction with my passion for golf and playing as many great courses around the world as possible. Happy Holidays Happy Holidays By Manny Ortiz

I remember growing up it seemed like each year, Halloween kicked off the holiday season and New Years’ Day brought the season to a close. What wonderful memories of freshly baked bread, pies, cookies and candy. The aroma of the holiday bird intoxicating my senses for what seemed days before and the many days after the Thanksgiving feast. My mother, grandmothers and aunts gathered in each other’s kitchens preparing traditional family favorites. These family gatherings bonded over food not just the holiday table. It is amazing to see the production that now takes place in my household. Over the past 35 years my wife and I continue to prepare these holiday feasts adding new favorites and blending the traditions of our ever expanding family. As we begin the holiday season it is especially important to recognize our heritage as Americans. We are a melting pot of many cultures, faiths and ethnic

If you don’t know Jeffrey Addicott, you should. The Director for the nation’s only Center for Terrorism Law at St. Mary’s University, Addicott’s job is to identify potential terror threats, analyze legal avenues for stopping them, and push military policy. A graduate of six different military and public universities, he has taught at over a dozen universities throughout the country. He has written over 20 books on the subject of terrorism law, has done more than 400 television and radio interviews, has won the Legion of Merit, has been named the “Army Judge Advocate of the Year,” and was honored as a co-recipient of the American Bar Association’s Hodson Award. Addicott knows the landscape of terrorism war, and according to him, we’re a long way from the end of it. “This war on terrorism is the longest war in our history. It’s been nine years now, and it’s a very real war. It’s a global war. It’s everywhere. It’s going to be a generational war. Europe had the 100 Year War. This will be a 100 year war, and you can’t win. It’s like fighting crime. You can’t completely defeat it. Our presence in Afghanistan is pivotal, because, if we are defeated, the radical Islam ranks will swell by hundreds of thousands. We cannot be defeated there. Part of the problem, though, is our President cannot and will not define victory. All we’ve been told is that we’re going to start leaving next year. If we do that, the bad guys will spin that into victory for themselves.” And for Addicott, nothing would pain him more than an American loss at war. Addicott’s father is a 30 year Navy veteran, and so Addicott has essentially been in the military since birth, and knew early on that military life was ahead for him. “I would have joined for Vietnam, but I was too young. I wanted to join during a war. Peacetime military didn’t do it for me.” That ferocity for military action is something that apparently exists in his blood; an Addicott has been in every war that America has ever fought. However, his desire for wartime action isn’t simply an adrenaline rush; it’s based on intense patriotism that has taken Addicott to every corner of the globe. Upon graduating high school, Addicott went to University of Maryland. “I liked law because I had to think. I went into criminal law and graduated from Maryland with Honors and went on to the University of

Alabama for Law. My mom’s side of the family was down there, so it was a good choice for me. Her family moved there in 1860 or thereabouts, and I joined the military from there as a JAG (Judge Advocate General) officer. It was peace-time, and it was a 3 year commitment, I was single, and was sent to Germany.” After volunteering in Korea, and going through Airborne School, Addicott joined the 1st Special Forces Group of Green Berets in Washington, DC, which consisted of almost 800 men. “I got to do all the fun military stuff, jumping out of planes, shooting at bad guys, Cambodia, all of it. And then I got to do the legal stuff

as well. You go on the missions with each group of Green Berets. We were deployed along the Cambodian border, and I went with 250 men and ensured that if we used force, it was lawful. So the Commander would come up and say ‘I want to kill those guys,’ and we would evaluate it for legality. The Cambodians knew we were there, though, and they retreated.” After a two year stint with Green Berets, Addicott again re-entered the classroom. “The JAG Corp wanted me back at the classroom so I went to the University of Virginia. It’s 3 months and you learn basic military law. At the same time, I went to the law school


on campus, and got a Masters of Law degree.” Quickly after graduation, Addicott was selected as an envoy to Peru. “I was selected to go to Peru, where we were fighting a Marxist group that was trying to overthrow the government of Peru. The Peruvian military was killing the bad guys, but were also killing a lot of civilians. So the US cut off all aid to Peru. I was chosen to go to Peru to improve their human rights record. I developed a program that reformed the entire military and taught them how to fight. I was selected as Lawyer of the Year for those efforts. I was given the Legion of Merit as a Major which was unprecedented. I had a $10,000 price

tag on my head from the Peruvian bad guys while I was there. It was dangerous, but I got a lot of training done and dropped their abuses by 90%. The US turned on the aid again, and they eventually defeated the bad guys.” Addicott continued his climb up the ranks. As those around him witnessed his passion for the military, he was eventually rewarded by becoming the Staff Judge Advocate for US Army Special Forces at Fort Bragg. “It is the center of the universe. It is just the very best job you could ever have. It’s nirvana. The highest star in the Green Beret is a 2-star General. So I had an opportunity to travel all over

the world and I worked directly for a two-star General who was responsible for all 5 Green Beret groups. So their groups would come to me for advice on the larger legal issues.” As Addicott retired in 2000 as the Deputy Staff Judge Advocate, working at the United States Southern Command in Miami, he had also recently married his wife, Teresa. As they looked for a home to lay down roots, Addicott was hired as a law professor at St. Mary’s in San Antonio. And then 9/11 happened. Addicott, recognizing a new facet of law that was about to take shape went to the Dean of St. Mary’s, discussed Terrorism Law, and shortly thereafter founded the nation’s first Center for Terrorism Law. The center’s mission statement describes its intent: “The goal of the Center is to examine current and potential legal issues related to terrorism in light of the challenge of achieving and maintaining a proper balance between global security and civil justice. This goal is pursued through professional exchanges such as symposia and consultations; writing, commenting on, and publishing written materials; and ensuring access to extensive information resources regarding terrorism.” Senator John Corynyn, a graduate of St. Mary’s, inaugurated the center. Two years later, the Center raised enough money to build a facility, which was completed in 2005. Since then, Addicott has become one of the foremost voices on the subject of terrorism law and policy. Continuing his globe-trotting, Addicott has appeared on every major news channel there is. From France to India to Al-Jazeera, all have featured Addicott. Every major American news outlet has interviewed Addicott at one time. He and the Center for Terrorism Law continue to address policy and law. Many might mistake Addicott’s goal is to ensure that America simply follow the rules of Law as it pertains to terrorism. While that is part of his mission, the only real outcome he desires is that of American victory. “In any war, you must identify the center of gravity. The center is not Afghanistan, it is Al Qaeda. And Al Qaeda is in Pakistan. We’ve been using drones on them, and they kill bees around the hive. That’s not how you win. The goal is to destroy the Al Qaeda network. We should go in with 100,000 soldiers and crush them.

Simply crush them until they stop fighting. That is victory, and then you leave. And we could also find Osama Bin Laden. He doesn’t use cell phones anymore, so if you want him, you send in the 100,000 soldiers and you kill everybody. By not doing so, we’re allowing him to exist.” While Addicott’s plan is simple, he understands the challenges in front of it. The media and propaganda are integral parts of any war, and Addicott isn’t so sure we are winning that battle. “The head of the snake exists in Pakistan. But you kill one guy, and his 8 brothers are pissed and they join Al Qaeda. The senior guys know about the drones and they stay underground. So we kill that one guy, and three innocent civilians, and the propaganda machines start up about how we kill civilians. And they’ve shown that they are not slowing down. We’ve had more terror attacks and attempted ones since Obama took over. The plots and attacks are increasing. Hassan killed 13 folks at Fort Hood in the name of Islam. The Detroit bomber. The London Square attack. The North Carolina plot. These things are growing in intensity. You cannot negotiate with them at all. You will not understand them and they don’t care. Their position is death; they want to kill you. They don’t care that you want to understand them. Al Qaeda has killed more Muslims than Jews. If you are in their way, they will kill you. They do not care about anybody that does not think in agreement with them. If we don’t get Afghanistan right, it will be a gigantic boost for them, as they will spin that into a victory.” And victory for Al Qaeda is something that Addicott will not accept. As both a lawyer and a soldier, Addicott details the only real solution he knows to any war: lawful violence. “In Fallujah, we killed 7,000 people in the surge, and guess what? They stopped. Once we went in to Iraq, we must stay until we win. I was against going in, but now that we’re there, we must win. Whatever you feel about Afghanistan, we’re there. We must win. We will not be defeated.” And Addicott isn’t done with just Afghanistan and Iraq. “I’d send a letter to the Pakistanis that says we’re at war with Al Qaeda and we want their help. If they refuse, we’re sending in 100,000 soldiers and

we’re crushing anyone that looks at us wrong. Then I’d send a letter to Iran. It would say that they have 60 days to shut down this nuclear stuff they’re working on. There would also be a bullet in the envelope. Basically, ‘Bite this, or shut it down’. This is what is called the application or threat of lawful violence. And it works. Khadafy blew up the Lockerbie airplane, and we knew it. In ‘03 he gave us all his biological weapons and he confessed to the bombing. Why did he see the light? He saw that we destroyed Saddam. The threat of lawful violence. So what will stop the Iranians? Lawful violence. That’s war, and that’s how you win it. Iran sponsors more terrorism than any other country. They pay bounties to kill Americans. Bush didn’t attack Iran, and Obama certainly won’t. So our children will be doomed to fighting them after they have nuclear capabilities. And that’s just not going to cut it. All that’s necessary for evil to grow is for good men to do nothing. In the ‘50s, they understood this stuff. There’s no negotiating with Hitler and they knew this. You go over there and kill them. If you truly believe in peace, you must realize it takes violence to achieve it. Violence does solve things. It solves wars, and it brings peace.” We as a country are a long way from that peace and nobody knows this more than Addicott. “A bipartisan Congressional committee said we would have a terror attack by 2012. We will have a weapon of mass destruction (WMD) event in this country. Will it be a nuke? No. It won’t be nuke. It’s going to be a dirty bomb. How are they going to get it in? Easy – Mexico. I don’t care about the economic part of the Mexico border; as a National security issue, it’s serious. I don’t think this event will occur by 2012, but I do believe it will happen. And we must stop the WMD event. The key to it is intelligence. There are liberties and there is security. There is a balance, and it must be found. I don’t have that answer. But I do know we must stop them before the airport, and that hinges on information. And it’s imperative that we close the border. If we can send somebody to the moon, we can secure the border. We can do it. And I’ll

tell you what; I can secure the border without building one fence. We need to have a National ID card. You MUST have the card and it will have biometrics on it so that you can’t fake them. They’d all go home because they can’t work. Civil Libertarians can’t stand the idea, but the only ones that are affected are the illegal aliens, and our border is now secure.” And the fight continues for Addicott and the Center for Terrorism Law. With days filled on subjects that most of which we knew nothing about, Addicott and his young family began looking for somewhere they could find a bit of quiet amidst a very raucous world. “We lived down by the Quarry in San Antonio. We had a couple of small kids, and wanted an environment that was conducive to that. We wanted more open spaces also. We saved up and were able to look around, buy the lot, and build. And the decision of moving to Cordillera Ranch was one that we’ve enjoyed ever since. It’s like going back in time. This is the way that most of America was in terms of the value system. Most of the people here work hard, are conservative, are patriotic, and we want to expose our kids to those values. We send our kids to public school, because Boerne has a great school system. If we were in San Antonio, we’d have to do private school. The community out here is patriotic; they care about their country and their community and that’s so very important to us.” From the back porch of his home in Cordillera Ranch, Addicott surveys the landscape. Both the landscape of the earth, and the landscape of a world gone mad. His cell phone never stops, as media set up interview after interview to discuss the latest terror plot. He details the countless death threats he has received. He makes predictions about what is next to come in the War on Terror. His passion for the security of the United States is both palpable and infectious. While war is something that Addicott has been engaged in since joining the military, his mission isn’t one of the perpetuation of war. Rather, it’s the absence of it. “I want peace. I really do. I want a secure United States. I just understand better than most what it takes to get us there.”

BUILDING AND MAINTAINING VALUE IN CORDILLERA RANCH By Mike Sheridan

Now fourteen years into the development of Cordillera Ranch, there are still numerous projects to take care of in order to keep the appearance of our community fresh and to protect the infrastructure of streets, parks, gates, landscaping, and other POA amenities. Each year, based on the life expectancy of certain improvements, property owner input and the availability of funds, the POA Board evaluates and prioritizes the projects we need to address to maintain and enhance the community. It is very important to all of us to continue a high standard of maintenance in order to protect the value of our community and homes. Projects completed and in the works for this year include: The re-grassing of Clubs Drive, the 46 entry area and a portion of Cordillera Trace. The extended drought and some turf damage necessitated replacing numerous turf areas. We also plan re-grassing and filling in of low spots along the edge of the pavement as needed. Years of automobile and truck traffic can break down the edges of the asphalt, damage the grass and create safety problems. We re-striped a number of streets in the community to freshen up the appearance and for night time safety concerns. Other projects planned for completion this year include landscape enhancement of the FM 3351 East entry, the Kreutzberg entry and additional landscape plant screening at the lift station on Cordillera Trace. For next year, plans include irrigating the ball field at the Pavilion. This multiuse field is subject to a lot of wear from baseball, soccer and football. Adding irrigation will give us a chance to improve

the turf quality and prolong the season for all users. Because Swede Creek Park is also used in the football season for practices we are currently considering field improvements to the area. We are blessed to have a wonderful park system and to see our parks being used by residents and their guests. We also plan to add other irrigation projects including adding a system to the intersection of Cordillera Trace and Rio Cordillera in order to keep the landscaping in better condition year round. We continue to monitor the condition of our streets and rights of way and likely will repave and stripe a few streets as well as replace or repaint aging signage in various locations. Due to the longer than projected life of some of our streets and the current cost of materials, the street reserve fund appears to be adequate to meet our maintenance needs. An often overlooked aspect of the POA is the value we have in the experience and skills of Lenny Tomasini and his staff who install and maintain many of our improvements from gate repair, equipment upkeep, irrigation, horticulture needs, to laying new sod or hydro-seeding and repairing guardrails. And I know he needs all the help he can get to protect the grass and pick up trash. Valerie Shaw and Boyce Tucker in the architectural review process (Architectural

Review Committee, or ARC), oversee much more than just the location, architecture and the color and quality of materials. The ARC also oversees all the little details of landscaping, protection of the streets and the natural vegetation preserve. The POA, the ARC, our Preferred Builders, and the maintenance staff and their daily performance have a lot do with building and protecting value and maintaining resale values in our community. Our property owners, in respecting the covenants of our community, add immensely to this value, lifestyle and prestige that Cordillera Ranch enjoys in the local and statewide real estate market. The POA Board is currently reviewing committee input on proposed additions and improvements to the nature trails, the gated entries and thinning of the deer population. We expect to address these issues with the property owners this fall. We thank each of you for helping make Cordillera Ranch the most desirable place to live in the Hill Country! ‘TIS THE SEASON FOR VELVET. This lush, luxurious fabric is perfect for your next black tie event or holiday party. You can try a gorgeous, velvet gown in midnight blue or cranberry. This is especially captivating on women with pale skin. Or, you can wear a plush pair of velvet pants with a silk, sequin or lace top. (This is ideal for women who want to cover up, but still look festive.) Zac Posen, Ralph Lauren and Alexander Wang are just a few of the designers that featured velvet in their fall/winter collections. SEQUINS Nothing says the holidays quite like sequins. From sequined shoes to sequined dresses, there are plenty of stunning pieces to choose from. If you’re going with a glittery garment, try to keep your accessories simple. On the other hand, sparkly accessories (think sequined bag or shoes) are a great way to add some pizzazz to your simple black or jeweltoned dress. METALLICS These precious metals will definitely make a statement. Just be sure that the fit is perfect. Since the shimmery colors will no doubt attract attention you really have to make sure that the dress, blouse or jacket is well tailored. You can get your glitter on a little more subtly by carrying a metallic clutch or wearing a gold, silver, pewter or bronze pump. LACE Lace done right is timeless and elegant. Lace done wrong can look cheap and tacky. When trying on lace dresses, ask yourself if it looks expensive. A less risky option, wear a lace turtle neck with a camisole underneath. It’s safe, yet still sexy. You can pair the turtle neck with wide leg black pants, a suede or leather skirt or even a dark wash jean. GRECIAN The doors open slowly. The warm light fills your face. All eyes are suddenly on you as you float into the party. Everyone is in awe of your ethereal, draped, chiffon Grecian gown. You are a glamorous goddess! (Well, at least for one night.)

FUR There’s nothing quite as glam as a fur shrug over a classic dress. If you don’t have the budget for the real deal, you can always try faux. Stylist Rachel Zoe has a line of faux furs. TUX A tux (on a woman) is a chic, comfortable and classic look for a cocktail party. A daring fashionista can wear a fitted tux with nothing under the jacket, creating a plunging neckline. (Not recommended for the well-endowed). For a more conservative look, wear a ruffled or lace blouse under the jacket. You can also sport a simple shell. The great thing about the pantsuit is you can wear the pieces as separates!

LBD (ALWAYS IN STYLE) Every woman should have a sophisticated little black dress … or three. This is the easiest thing to pull out of your closet at the last minute and dress up for a party. A bib or statement necklace will easily add much needed oomph. A waist belt and strappy sandals can also liven up your LBD. When selecting your holiday party looks, here are a few simple tips: Make sure your dress or suit is age appropriate. (30+ should stay out of the junior’s department. 60+ needs to remember you still have a shape!) Be careful with your fit. In fashion, fit is everything. Try reinventing existing clothes/ dresses for a fresh look. Resist the mother-of-the-bride look if you’re over 50. Try something more modern. NO holiday themed clothing including holly, Santa, bells, trees, etc (unless it’s in the privacy of your own home.) Don’t be afraid to wear an ankle boot with your cocktail dress. It adds edge and unexpectedness. No matter what you wear, own it. If you feel fabulous, it shows!

AT CORDILLERA RANCH By Kassandra Leachman Fall is upon us and with the cooler weather and beautiful lush green grass there isn’t better a time to visit the Equestrian Center. We have an extensive lesson program ranging from beginner to advanced in both english and western, with a variety of styles in each discipline. Our lesson horses have all been carefully selected based on their temperament, phenotype and level of education. There are three that have a long and successful history showing in all around events at AQHA shows, one that was started as a reiner and used on cattle, and two others that are over-fence horses. We teach most of the classes on weekday afternoons, which means there is plenty of time available for adults and home-schooled children to ride during the morning and midday hours. We offer private lessons for those who prefer a one-on-one experience, as well as group lessons of two or more to provide a more social atmosphere. Whether you just want to learn to be comfortable on and around horses or you aspire to high levels of competition, we can get you started on the right path to reaching your equestrian goals and dreams. If arena riding and formal instruction don’t strike your fancy, try a trail ride around beautiful Cordillera Ranch. The leaves are changing color and Cordillera Ranch never looks quite as stunning as it does in the fall. There are miles and miles of trails that run through Cordillera Ranch and it is truly a unique and different perspective seeing it from the back of a horse. We offer a variety of different options ranging from a simple one hour ride to a customized package of you choosing. We are able to haul horses to different areas of the Ranch, order food and drinks catered from the Club, do early morning or late day rides. If you can think it, we can probably do it. For those of you that own your own horse or horses, or those that are looking to become horse owners, we offer several different boarding packages at the Equestrian Center. The options range from full-stall board with professional training services available, to pasture board, or many a combination of both. Our rustic South Texas shed-row barn features 12’x12’ box stalls with 12’x40’ attached run, auto waterers, mats, fans and lights. These accommodations come with daily turn out and blanketing services. Our pastures are a minimum of 2.5 acres, with King Ranch fencing, auto water tanks and plenty of Live Oak trees for shade and shelter. We keep our horses healthy with Purina feeds and plenty of lush certified weed free coastal and alfalfa. You can choose to follow our feeding program, or we can customize to your liking. We have an outdoor arena, a covered round pen, hot walker, hot and cold water wash rack and plenty of standard tie and cross tie space for grooming and saddling. There is a “boarders only” tack room with plenty of space for all your equine equipment. We also offer horse finder services for those that are making the step toward horse ownership. Buying a horse is a big investment and can be a bit daunting the first time. We can help you find and

try horses, and offer advice on pre-purchase vet exams to insure a sound and worry-free experience. We have seen a tremendous amount of growth at the Equestrian Center, from four horses in 2008, to the 24 we currently house. The lesson program is getting bigger each week, and we see new faces all the time. We want to continue to grow and keep offering an incredible equestrian experience to our members. To see the sheer joy on a child’s face when they ride for the first time, or the accomplishment felt by a student that masters a certain skill, or the look of amazement in an adult’s eyes when they get back in the saddle when they realize they can still ride, those are the moments in which we specialize. We invite everyone to stop by for a visit and meet the staff and tour the facility. Cooler weather has arrived, and to me, that means digging my cowboy boots out of my closet. More and more people are catching on to what many have known for a long time; there is a unique and simple pleasure in wearing just the right pair of cowboy boots. Benjamin Pena, owner of Ranch at the Rim, lays out what you need to know to find the perfect pair of boots. FIT AND COMFORT Fit is king in the cowboy boot world, but for the first-time buyer finding the right fit can be difficult. “If you’re used to wearing dress shoes, it’s a different fit completely,” Pena said. “One of the challenges we have is a lot of people come in wearing crocs or sandals or boat shoes and automatically the boot is going to feel restrictive.” No two brands fit the same way, either. The fit of a boot is determined by a manufacturing component called a last. The last is a sculpture of plastic and cork and leather that will determine the exact inner dimensions of the boot. The material in a good boot will eventually conform to your foot, but it won’t stretch. Based on the varying sizes, it’s best to talk to someone with extensive knowledge about the sizing of the different brands and what’s best for your feet. QUALITY OF MATERIALS High quality footwear requires high quality components. All of the high-end brands believe in using natural components all the way through the bootmaking process which allows for your feet to breathe. If you invest the money upfront in boots made from quality materials it will pay off in the long run. LOCATION OF MANUFACTURER In certain areas of the country, artisan bootmakers have been

making cowboy boots for years and have a wealth of knowledge about the production process. “There’s a general rule that manufacturing people who have done things for many years are usually better at it,” Pena said. “El Paso is one of those places where a lot of people have been making boots. They have had boot manufacturers in that town for many years and there’s quite a bit of manufacturing knowledge there. Better quality comes from personal experience over a long, long period of time.” Increasingly, companies have tried manufacturing in Mexico, South America and elsewhere, though, according to Pena, they are getting better, they have yet to catch up to the bootmakers here in the US. There is a wealth of small, private bootmakers all over Texas including San Antonio, Weatherford and San Angelo, some even handmaking boots. HANDMADE BOOTS FACT OR MARKETING? Take the time to educate yourself about what’s handmade. Today “handmade” is a very subjective term. Is the stitching done by machines? Are the soles shaved down by hand? Are the wood pegs hammered in by hand? Make sure you know what’s fact and what’s marketing. PERSONAL PREFERENCE The choices are overwhelming when it comes to picking the perfect boot to suit your style. These days, stylings run the gambit from an elegant Lucchese Classic boot to Swarovski crystal bedazzled women’s boots to the skull-covered duds of Liberty Boot Co. “I’ll ask people if they’re more interested in a Roper-type boot or westernstyle,” Pena said. The “western” style is distinguished by a tall boot shaft, going to at least mid-calf, with an angled heel, usually over one inch high. A slightly lower, still angled, “walking” heel is also common. The “roper” style, has a

short boot shaft that stops above the ankle but before the middle of the calf, with a very low and squared-off “roper” heel, shaped to the sole of the boot, usually less than one inch high. The roper also sports a shoe-like fit with less arch support. LEATHER OR EXOTICS “The question after western or roper is ‘would you like a smooth leather or an exotic?’” Pena says. What material you choose should be dependent on how you want to use your boots. Leather made from bull hide will be more durable than calfskin, but calfskin will be softer and more pliable. As far as exotics are concerned, there is a plethora of exotic-skinned boots on the market from alligator/crocodile/ lizard skins best suited for dress occasions, to the more durable ostrich, hippo and elephant skin for more rough and tumble uses. CURRENT TRENDS Trendy or Timeless If you take good care of your cowboy boots they will take care of you. The last thing to consider is if you are looking for something eye-catching and trendy or a classic boot that will stand the test of time. “In the past 12-18 months the distressed look is really in,” Pena said. “When the look first started to gain popularity, manufacturers were having a hard time talking their workers into roughing up something they had just created.” Heel-styles change very little overtime, but discussions over toe-stylings can become quite heated and preference varies geographically. “The broad, square toe has been in for the last year and a half to two years,” Pena said. “This part of the country [Texas and surrounding states] is particularly fond of it. But, in other areas like Chicago and California, the snipped-toe look, pointed with a blunt-end is more popular.”

The Newton Residence at the end of the Arroyo cul-de-sac is a perfect example of what assembling a great team of architect, builders, craftsmen and homeowners can produce. Built by Burdick & Christofilis and designed by architect Boyce Tucker of BLTarchitects, the home of Frank and Jan Newton is a great example of functionality, site planning and the vision of homeowners coming to fruition. The drive up to the Newton’s home is fairly unassuming. A collection of mature oak trees provides privacy on their diamondshaped, four-acre lot. It’s not until you walk up to the entry way and peek through the full-length glass windows framing the front door that you catch a glimpse of what you’re in for. Walking into the foyer you are immediately captivated by the view out the back; something builder, Damon Christofilis, and the

homeowners have dubbed their “window to the Hill Country.” The perspective from the Newton’s home is a gorgeous scene complete with a view of their patio living area with trumpet-vine wrapped ramadas and a negative-edge pool seemingly emptying into the valley below. Looking further, you catch a breathtaking panorama of unobstructed sky and wilderness that seems to trail on for miles. The Newtons found Cordillera Ranch after looking for a place to retire and seeing an ad in Texas Monthly in 2003. “When we had initially visited, they hadn’t started the

golf course yet,” Jan said. “I think Tracy Harris, our sales representative, thought we were never going to buy. We looked at everything and found this lot. Between when we bought it and when we retired, they had finished the golf course. We retired, sold our home in Austin, and rented a house in Fair Oaks while we built.” The Newtons’ home is open and airy with tall ceilings. “The home functions for how we live our life. We wanted it to be functional and to use most of the house,” Frank said. Stand-out features of the home include a 1,300-bottle capacity wine cellar custom built by Vito Enterprises,


a niche built for the Newtons’ piano and custom glass art installations. One of Jan’s favorite features is her indoor/outdoor art gallery. “Originally, I thought I would paint but I always loved glass,” Jan said. “I read an article about Gini Garcia, a glass artist in San Antonio, and I contacted her and she came out and installed her pieces. You can see through all the windows in the gallery. It has become quite a unique piece of our home.” Architect Boyce Tucker, the mastermind of the project, had an unorthodox method working with the Newtons to design their home. “Boyce told us to separately come up with a list of 10 things we wanted in our home and not to find a floor plan,” Jan said. “He wanted to take the list and, from that, plan a layout based on the lot and the view. We didn’t have any idea what it would look like until we saw the

initial drawing.” And what was on that list? “Being able to see the sky was at the top of my list. I’m from Montana, originally, and that’s very important to me,” Frank said. “In this house you can see the sky from just about everywhere, instead of just treelines. My number two was the wine cellar. Jan’s number one pick was to be able to see the patio from the front door, and to be able to bring the outdoors inside.” “The home functions for how they live their life,” Damon said. “We did extensive homework on the front-end to end up with this polished product. Boyce’s method served us well. Normally we look for a husband and wife to come together and combine ideas initially, but, in separating them to compile their own lists, we made everyone happy.” The interior, designed by David Collum, includes many custom elements built to match the sheer scale of the room. From enormous stones, carved and set into place

individually by Karl Kuhn, to the custom cabinetry made by Amaya Custom Cabinets, artisans made this home one-of-a-kind.“We have a great trade base. The craftsmen were unbelievable,” Damon said. The seamless and immaculate appearance of the Newton’s home hides the sheer scale of engineering and planning it took to make it a reality. The large wooden trusses spanning the kitchen and living room are not solely for decoration; they are functional and hold the weight of the roof. “It was quite a production when they put that up,” Jan said. “There was a man on the roof and a crane was brought in to lift the beams into place. They aren’t held together with nails or screws, but pegs and cardslotting.” To obtain spectacular views, Damon and Boyce put on a clinic in site design.“This house is a great example of site design that was integral in the building process,” Damon said. “A lot of times builders get locked in on just the house. We

were stewards of the land. We took this God-given land and how the client wants to live their lives and melded them together. The house, pool and landscaping plans all work together in harmony to create what you see today.” The property is flanked by two deep arroyos, the namesake of the Newton’s street. These deep gorges, a reminder of the power and beauty of nature, forced a rather unorthodox method of home construction. The pool, built by Canyon Creek Pools, had to be built first. Otherwise, because of the unique and challenging topographical layout of the lot, it would have been impossible to build as an afterthought. “It was really a sight to see a pool sticking out of the ground with no house around for nearly two years,” Jan laughed. “We had to work our way back up the hill to capture the primary sight line,” Damon added. “Jan and Frank challenged us to build at the edge of the cliff to maximize the perfect view.” Site planning is something that


Damon has a reputation for doing well. In 1997 and 2000 his team won awards for ‘Best Site Design’ and ‘Best Landscape Architecture’ in the Parade of Homes. “It’s important for me to be a good steward of the land,” Damon said. “Most land out here has a lot of topography and it’s important to utilize that.” For Damon, the lessons he has learned in the past have shaped his business philosophy and how he interacts with clients. “I found Cordillera Ranch in the late 1990s when the neighborhood was in its infancy,” Damon said. “I left what I was doing because I wasn’t happy with the end result, and I certainly wasn’t having this kind of interaction with clients after the house was built. Sales people were setting up unrealistic expectations that I was left to meet. They were selling to a client’s desired price instead of what they wanted in a home. I would come across the not-so-pleasant reality that the building allowances would not get my clients what they wanted.” “So I decided to strike out and do my own thing, “Damon continued. “My first clients out here in Cordillera Ranch were Bill and Cindy Holland of Hill Country Interiors. I wanted to be the person who created expectations and executed them, the single point of contact and didn’t want to have a sales person in the mix. Jason Hurt has been with us for the eight of the 10 years we’ve been building in Cordillera. We called ourselves the Hill Country division initially, but quickly became the Cordillera Ranch division. When things got too busy for me to handle, my initial reaction wasn’t to hire a sales person it was to hire another body to help me be the builder.” For the Newtons, Damon’s approach to estimating was up front and made for a better relationship. “Damon spent a lot of time understanding what we wanted before giving us a bid, so there wasn’t a lot of disagreement down the road,” Jan said. He took us to the tile and stone places and appliance stores to understand fully what we wanted. We dealt with the frank reality of what we wanted on the front end and then we had fun with the process. We didn’t have to worry about things they picked out exceeding our budget. “ The Newtons had several qualifications in mind when they

assembled their team. “We interviewed several builders. We chose Damon because we liked the quality of his work. We would go to see his worksites and they were very clean and really nice. For us, one of the most important points was that Damon and Boyce live here, in Cordillera Ranch, and David [Collum] is local as well. We wanted to work with people who lived here because we knew we would always have a relationship with them. “ For Damon, the choice to move to Cordillera Ranch was an investment in his business. “I like being on the front line,” Damon said. “My wife [Sherry] is a big part of the business and what the company has turned into. When she gave me the green light to move the family here it was an indication that this is very important for the company’s prosperity to continue to evolve. We made a strategic decision to be here in the community, on the front line, and to be a lot more involved. Living here for the last seven years has afforded us the ability to be very responsive.” Frank added, “When we had this last torrential rain before I could even call Damon, he was on the line asking if there were any leaks. He’s proud of the community and I think that shows in what he does.” For many people, building their dream home can be daunting, but by assembling people they trusted, the Newtons had an exceptional experience.“People build and it is a big project. We had a fabulous experience with the team we worked with,” said Jan. “We love seeing Damon, Sherry and Jason. We look outside and we see beautiful stars and beautiful sunsets and almost every night we say “Aren’t we blessed?” That wouldn’t happen if it weren’t set up perfectly.” Beyond the home building experience, living at Cordillera Ranch has been a joy for the Newtons as well. “It’s the people at Cordillera Ranch that make it what it is,” Jan said. “We’ve moved around quite a bit and we’ve never known so many people in our neighborhood. It’s amazing that this neighborhood comes together to benefit the community and acknowledge that they’re blessed. I’m blown away by the people here and the caring hearts that they have.”
