NFRES: What advice would you give a buyer in this current market? SWP: In a market like this, it is absolutely necessary to work with an experienced, seasoned agent. I cannot stress enough the importance of working with someone knowledgeable that can truly prepare you, make the process understandable, and guide you through every aspect and strategy. An agent with longevity is extremely important. They know the best approach and will make navigating the process as seamless as possible. NFRES: In what price range is inventory scarcest right now?

Sheri Winter Parker The Corcoran Group

SWP: IInventory is scarcest in the under $1 million range for sure. Everything in that price point is rare right now. Once a property comes to market under that price point, it is gone just as quickly.

NFRES: In what price range is inventory scarcest right now? TS: I would say the lower and middle markets are experiencing the lowest inventory levels right now. It’s a seller’s market and you need to be ready to act quickly when you see a home you like. NFRES: What advice would you give a buyer in this current market? TS: Be ready to act quickly when you see a home you like. Have your financing arranged prior to seeing the home and the fewer contingencies in your offer to purchase, the better.

Tom Scalia Century 21 Albertson Realty

NFRES: What are some of the challenges you face in this “new normal” market? PL: Lack of inventory and more buyers than there are houses. Many of those buyers are cash buyers which leaves buyers that need to have a mortgage contingency at a disadvantage. NFRES: What advice would you give a buyer in this current market? PL: Have your pre-approval and/or proof of funds ready and sitting with your real estate agent. Be prepared to make a decision on a property right away. Make your offer appealing to seller.

Paul Loeb Douglas Elliman Real Estate

NFRES: With mortgage rates being low and inventory being scarce, do you see this as a buyers’ market or a sellers’ market? GMS: With the supply low and the demand high, due to both the low mortgage rates and the frenzied pandemic migration from New York City to the North Fork and other rural areas, this has definitely been a sellers’ market! NFRES: What are some of the challenges you face in this “new normal” market? GMS: Maintaining a level of calm composure for myself and my customers and clients in the midst of this frenzied, fast moving, and aggressive market is all important both for the transaction as well as everyone’s immune systems. Thank goodness for the serene, natural beauty of the North Fork which acts as a soothing balm.

Tulips bloom in many warm colors, in shades of yellow from soft cream to rich gold, salmon, orange, peach, red, light and dark pink, pale to deep rose, purples and even a dramatic deep maroon-black one called Queen of the Night. There are bicolored tulips striped or feathered or flamed with a second color. There are tulips in soft pastel shades, vibrant jewel tones and dramatic bi-colors. Some have fringed, curled or twisted petals. If you don’t have deer issues on your property, you can choose tulips for your garden that harmonize or contrast, whose colors whisper softly in the landscape or make a bold, dramatic statement. They can range in height from 8 inches to 2 feet or more. If you can keep the deer off your premises, with high perimeter fencing and tall, sturdy gates, plantings of graceful tulips can be a symphony of color in spring. Mass them in beds and borders, or buy pots of tulips when you see them in the garden center and group them on your deck or porch. When the show is over, toss them. Many tulips have to be treated like annuals and planted anew anyway. But they are undeniably wonderful, as is the most welcome return of springtime.
