Indian Rocks Beach resident Summer Hannah, 19, and her family discovered a rare find in Venice Beach last month: a megalodon tooth. Shark teeth like this are usually found by digging deep below the surface of the beach. However, recent heavy rains washed away the top layer of the sand and made the tooth visible.

BELLEAIR – Registration is currently being accepted for the ninth annual Dwight Harrah Memorial Golf Tournament on Sunday, Oct. 18, at the Belleview Biltmore Golf Club, 1501 Indian Rocks Rd., Belleair.

This annual fundraiser is hosted by Pinellas County Chapter 522 of the Vietnam Veterans of America. The group’s focus is to give back to veterans’ organizations and to help individual veterans and their families in need of assistance.

Entry fees are $300 for a foursome and $80 for individuals. Gold, silver and bronze awards will be presented, with prizes for closest to the pin, longest drive and a putting contest. A raffle and silent auction will be held and a meal will be served after the tournament.

In Brief Belleair officials talk budget BELLEAIR - At their recent meeting, Belleair commissioners discussed ways to get creative with the available town funds to pay for capital improvement projects over the next couple of years.

According to Town Manager Micah Maxwell, Belleair no longer has large reserve funds on hand to pay for things like improvements to parks and street lighting. Maxwell said most projects will be a “pay as you go” situation, although the town expects to have $1.5 million in reserve by the end of fiscal year 2016-2017.

Belleair Bluffs looks to make changes to restrictive sign code BELLEAIR BLUFFS - During the economic boom times of yesteryear, the city of Belleair Bluffs adopted a new sign ordinance aimed at improving the overall aesthetics of the city.

As a result, the deadline to conform has since been extended three times,

with the current date set for 2017.

It has recently come to light that if the sign ordinance was actually enforced, nearly every business in the city would break the current code guidelines that were set forth in 2008.

Consequently, the Belleair Bluffs City Commission has agreed to look at “tweaking” the code so that most of the city’s businesses will be in compliance by making only minor changes to their signage.

LARGO - With a wave of real estate development in the works, the city of Largo is currently in the process of adding over 1,200 new housing units to its roster. The bulk of the development is focused on apartments and townhomes, with some single family homes also thrown into the mix.

This new development has been spurred by a rebound in the rental housing market and the city's temporary moratorium on the collection of parkland and facility fees. The fees are generally collected from developers to offset the city's costs for upkeep and for the addition of park amenities to accommodate residential growth.

The moratorium, which began in 2012, runs through May 2016. After the moratorium was extended in 2013, several developers followed through with plans for new residential properties in the community.

Some of the apartment projects currently underway include: • The Boulevard Apartments, 260 units near the corner of Ulmerton Road and Seminole Boulevard, at the site of a former RV park. As of press time, this project was very close to completion.

Developers of the Seminole City Center say Bealls will be the first store to open at the new outdoor mall.

SEMINOLE - In a recent 4-2 vote, Seminole city councilors approved a development agreement with the developers of the planned Seminole City Center that will allow the construction of the new Bealls department store to

In Brief Seminole council member called out for inappropriate comments SEMINOLE - At a recent meeting of the Seminole City Council, Vice Mayor Thomas Barnhorn brought it to the council’s attention that he had been informed of disparaging comments about the city council made by Councilor Patricia Plantamura at the annual meeting of the Florida League of Cities in August.

The Sports Shack New owner takes this sports bar to a higher level

T

he Sports Shack on Missouri Avenue has somewhat of a warm spot in my heart. How so? Well, about a half-dozen years ago, I volunteered to help coach my son's flag football team at the Belleair Rec. I was told I would be the assistant coach for Jerry Wunch, whom I later learned was a former offensive lineman for the Tampa Bay Bucs and Seattle Seahawks. So what does this have to do with The Sports Shack?

After developing a coaching relationship with Jerry, I learned he was the owner of Big Mike's Pizza, now The Sports Shack. His vision was to develop and perfect the sports bar concept and franchise it. I also knew other fellow youth baseball coaches who had invested in the restaurant but, unfortunately, the economy collapsed and their vision and dreams disappeared into the shadows.

The owner of the land was forced to take over the restaurant from Wunch and his investors. He cut a deal with the owners of Largo Subs, but they later realized that running two restaurants was more than they had bargained for.

Fast forward to this past year and a brighter economy, and cue real estate investor Debbie Wells, who owns a lot

of real estate and a successful jewelry business. Wells wanted to buy the empty property adjacent to The Sports Shack.

When Wells and her realtor contacted the seller, they learned that the property The Sports Shack occupies was part of the parcel for sale. When the owner accepted Wells' offer, The Sports Shack itself was also thrown into the deal.

Now, almost overnight, Debbie Wells has turned The Sports Shack from an average sports bar into a destination that's a great place to watch a ball game

that they use the freshest and best ingredients for all their menu items.

She was dead on. The Monte Cristo, with ham and cheese and God knows what else, was freaking incredible.

Lightly fried to a golden brown and sprinkled with powdered sugar, served with fresh raspberry preserves. Dang, it was to-die-for. The Cuban was very good as well. You could taste the freshness in the pork. I was very impressed.

For the most part, The Sports Shack has stuck to their original menu, featuring great pizza, wings, calzone, stromboli, steak and cheese sandwiches, salads, burgers and more. Overall, I was very impressed with everything during my visit, from the great food, pleasant and inviting atmosphere and, yes, great service from Penny. But again, why wouldn't I be? Debbie Wells is like I said: the real deal!

Everyone wants to sell their homes as quickly as possible, for as much money as possible, right?

Here’s five things that will help you do just that.

1. Get a 4-point home inspection ahead of time - Many sellers think this inspection is just something the buyer should request once their home is under contract. The most strategic thing to do is to get it done before you list your home for sale. If the inspector finds any major issues that would be a problem for buyers or insurance companies, such as roof defects or electrical problems, you'll have the opportunity to correct them before your home goes on the market. It only costs about $80-$100 in most cases, and could save you both time and money in the long run.

2. Consider cosmetic updates - I hear over and over again from sellers that they don't want to paint, add granite to the kitchen or update appliances because they want to let the “buyers customize it to their own tastes.” It's true there are buyers out there looking for a fixer upper to customize, but they will want it for dramatically less money than a remodeled home.

Adding granite counters to already existing wood cabinets that are in good shape, fresh paint, and stainless steel appliances will generally get your home sold faster and for more money.

3. Updating the pool area - In my experience, a home with a pool in Pinellas County sells for a lot more, and a lot faster, than a home without a pool - whether it's a $200,000 home or a $1 million home.

However, the exception to this rule is if the pool area has not been maintained properly. Make sure the patio area has been recently pressure

washed and is free of dirt and weeds. The pool should be clear of debris and sparkling blue when potential buyers show up. Adding a colorful umbrella and some modern patio furniture also helps. You want buyers to walk in and feel like it will be easy to make your home their home.

4. Staging - It's nearly impossible to get top dollar for a vacant home.

When you list a vacant home for sale, the photos will make the rooms appear smaller. Any flaws in the paint on the walls or the flooring, even if just from normal wear and tear, will be emphasized.

To get the highest dollar per square foot for your home, spend the extra money to stage it. In most cases, homes that have been staged will sell at least a month faster than vacant homes, and for a higher price per square foot. Just getting a home under contract a month sooner can save you an entire month of mortgage payments. Trust me when I say it's worth it.

5. Embrace neutrals - This goes back to staging. Even if your home is already nicely furnished and decluttered, a fresh coat of neutral paint will go a long way. You will never be able to quickly sell a home with a dark red dining room or a bright pink living area. Even darker blues can chase off buyers and make a home look less inviting.

If you're not sure about the colors, for a small fee, a good home stager will provide advice on colors, where to place furniture and what items can be packed up.
