orey Hubbard, with Madeira Beach’s Tampa Bay Ferry, recently made a presentation to commissioners in Holmes Beach, on Manatee County’s Anna Maria Island, to bring ferry service to the area that would launch from Fort DeSoto. Hubbard’s proposal is for ferry service that would leave from Fort DeSoto on Wednesdays and Saturdays, with stops at Egmont Key and the Waterline Marina Resort in Holmes Beach. The owners of the Waterline Marina Resort and other local businesses are supportive of the plan, but Holmes Beach commissioners didn’t seem too excited by the proposal, with Mayor Bob Johnson flat-out saying he’s not interested. Other commissioners said they are open to hearing more about the plan,

FWC: Craig Butz responsible for fatal water crash CLEARWATER - A recently released report from the Florida Fish and Wildlife Conservation Commission (FWC) has placed the blame on a September crash in Clearwater Harbor between a Sea-Doo personal watercraft and a boat on the operator of the Sea-Doo, Pepin Academy Principal Craig Butz. Butz died in the accident and his 4-year-old daughter was seriously injured. According to the report, Butz drove the borrowed Sea-Doo into the side of a boat operated by local attorney Tom Carey; Butz and his daughter were both ejected from the Sea-Doo and likely collided with the side of the boat. The report cites operator inexperience and inattention, along with a blood alcohol content of .156.

T

here’s been a lot of talk out there about the benefits of stem cell therapy, also known as regenerative medicine. But what is stem cell therapy? What are stem cells, for that matter? How do they work? According to the U.S. Food & Drug Administration (F.D.A.), there are two basic kinds of stem cells that are currently useful in the field of regenerative medicine: multipotent and pluripotent

stem cells. Multipotent stem cells are generally taken from adults and can divide and develop into many different cell types. Pluripotent stem cells are the embryotic stem cells that can develop into any type of cell in the body. Both types could divide to replenish cells damaged by injury, illness or normal wear. When stem cells divide, the new cells can either remain stem cells or develop into a new type of cell with a more specific function.

“These concepts are no longer the stuff of science fiction,” said Scott Gottlieb, the commissioner of the F.D.A., “but rather, real-life science where cells and tissues can be engineered to grow healthy, functional organs to replace diseased ones; where new genes can be introduced into the body to combat disease; and where adult stem cells can generate replacements for cells that are lost to injury or illness.” In stem cell treatments, stem cells are injected directly where they are needed in the body, and the cells are then able to reprogram themselves to grow into the healthy cells that are lacking in that area. The treatments are minimally invasive with usually no down time. While regenerative therapy can be highly effective at pain relief, the beauty of it all is that the procedures are also capable of actually repairing damage to the body’s tissues to facilitate long-term results for patients. This is particularly beneficial to those who experience chronic pain from conditions such as arthritis and joint pain or athletic injuries. In addition to repairing cells, regenerative therapy could also be used to pre-

vent a disease or condition from occurring in the first place. According to Largo physician Dr. Susanti Chowdhury, M.D., an experienced practitioner of various regenerative medicine treatments, current studies are also researching how stem cells may be used to prevent or cure diseases and injuries such as Parkinson’s disease, type 1 diabetes, heart disease, spinal cord injury, muscular dystrophy, Alzheimer’s disease, strokes, burns, osteoarthritis and vision and hearing loss. The Mayo Clinic has even called stem cell therapy “the next chapter of organ transplantation” in that it “uses cells instead of donor organs, which are limited in supply.” “My colleagues and I hope our scientific findings will be helpful in the field of regenerative medicine, including the ability to repair or even replace organs and tissues more safely and effectively than traditional means,” said F.D.A. scientist Steven Bauer, Ph.D. “Although there are many scientific hurdles to overcome before the use of stem cells reaches its full potential, I think this medicine will eventually have the capacity to do that.”

Who knew? It’s legal to drink alcohol on some of our beaches By Jason Coffman

W

e’ve heard it’s possible to enjoy a day at the beach without an ice-cold beer in your hand, but why would you want to? Especially if it’s actually legal to imbibe? Well, on some Pinellas County beaches, it is legal! Before you go off all halfcocked, here’s the low-down on where you can responsibly get your drink on, if you’re 21, of course, and it might not hurt to check in with the local fuzz before you let your hair down if you think there might be a problem.

Madeira Beach: You are permitted to consume alcoholic beverages anywhere on the beach here, with a few exceptions. Alcohol is not permitted at beach-access easements, Kitty Stuart Park and at the picnic shelter at Archibald Park, which extends 20 feet in all directions from the outer edge of the picnic shelter.

Redington Beach: Alcohol is allowed at the beach in Redington Beach, but don’t mistakenly wander to the north; the consumption of alcoholic beverages is not allowed in either Redington Shores or North Redington Beach.

St. Pete Beach: Booze is allowed on the beach here, but only if you’re a registered guest at a gulffront hotel in the city. Glass containers are not allowed on any of the beaches.

Treasure Island: The majority of T.I. is pretty amenable to alcohol, except for the part of Sunset Beach between 85th and 99th avenues.

news In Brief Sunset Beach stormwater project finally enters final phase

TREASURE ISLAND - The final phase of the five-year Sunset Beach stormwater project began earlier this month, with construction on West Gulf Boulevard expected to continue through November of this year. This project will connect West Gulf Boulevard to the existing stormwater systems that were constructed in prior phases of the project and will provide for reconstruction of the Tern and Ring Billed Gull parking lots. The stormwater improvements are designed primarily to improve discharge water quality while improving roadway stormwater drainage during normal tidal events. Construction will take place on West Gulf Boulevard south of the Bayshore Drive intersection and in the Tern and Ring Billed Gull parking lots. The Ring Billed Gull Parking Lot will be closed for the duration of the project. Residents are asked to use the recycling centers located at Treasure Bay and City Hall. Researchers are predicting another busy hurricane season Almost a year after one of the most destructive hurricane seasons on record, researchers at Colorado State University recently released their predictions for an active 2018 season. According to CSU researchers, we could see 14 named storms and up to 10 hurricanes, three of them major storms. An average season brings 6.5 hurricanes, with two of them considered major storms.

PETE BEACH - In February, to the dismay of residents, the St. Pete Beach City Commission declined to extend the Paradise Sweets lease to continue operating the beachside Paradise Grille concession stands located at 900 Gulf Way and 6850 Beach Plaza. The eateries have been in operation at those locations in Upham and Pass-A-Grille beaches for nearly 10 years. Upon this news, 23 vendors have since qualified to submit requests for proposal bids to take over the operation of the two stands moving forward in a new five-year lease.

So don’t freak out if you see workers in your yard, because trees are a leading cause of power outages and Duke Energy’s goal is to help minimize outages during storms. D

uring the first quarter, our market has remained strong, with high demand, rising prices, and low inventory. Over the past year, sales in our market show the following pattern: • Closed sales were down 9.9% • Active listings are down 10.5% • Median sales price was up 10.7% • Percent of homes purchased for cash was down 7% • New listings are up 3.5% • New pending sales down 4.1%

What does this mean? New construction listed for sale is up, but overall, inventory is down. New construction is running into some resistance as the number of listings is going up faster than sales, and we are seeing price reductions. However, overall sales are down 9.9% due to the number of available listings being down 10.5%, which translates into more buyers than sellers, explaining the 10.7% increase in sales price. Cash sales are down 7%, which means a higher percentage of homes are financed. Appraisers must use sold properties to establish value for the lender. When prices are increasing almost 1% a month, the contract price is often higher than the appraiser can justify. The bank won't lend

unless the seller's price comes down, the buyer puts up more money or a combination of the two. For the remainder of this year, home prices will increase as fast as appraisers can justify it. I'm estimating 5-6% for houses that are financed. Cash buyers are often willing to pay a little more, so 6-8% is possible. This is a conservative forecast, unless some unexpected event in the world causes investments to come to a standstill. Sea Hags Bar & Grill Want to get off the beach? Sea Hags Seminole has everything you’re looking for

W

e all know what a gem Sea Hags in St. Pete Beach is, and if you don’t know this, then I feel sorry for you. The waterfront restaurant has been a favorite spot for residents for eons, but let’s face it: Season this year has been a bear. That’s great for our local economy, but it’s made driving and eating in our beach communities, umm, a challenge. If you’re ready to take a break from the beach, but you still want to enjoy fresh, local seafood, I’ve got good news for you. Make that great news. After months of planning and anticipation, Sea Hags’ second restaurant, located in the Twin Oaks Shopping Center near the prime intersection of Park and Seminole boulevards, opened earlier this spring. I must admit, when I first pulled into the parking lot, I wasn’t sure which side the entrance was on. The giant Sea Hags logo on the front of the building should have been my first clue, but I think I was just too dazzled by the metamorphosis of the location that had previously been vacant for over nine years. When you go there, and I’m telling you, you have to go there, you go through the gate

and up the ramp, and I swear, it’s like you’ve landed in the Keys. Or some other fantastic beach community of your choosing. Right away, I noticed the new tiki bar outside, complete with jovial patrons enjoying happy hour on this fine Florida afternoon, as well as plenty of outdoor seating on the patio to boot. So far, so good! Upon entering the restaurant, I was very impressed with what I saw. And let me tell you something, folks. I am not easily impressed. The main dining area is spacious yet inviting. I know. How is that even possible? It’s obvious that a lot of time and thought went into the transformation of this restaurant from the defunct Roadhouse Grill of yesteryear to its current beachy vibe. I dig it.

My dining companion and I were quickly escorted to a cozy, nautical booth and then were almost immediately greeted by our server, Star. I’m sure all of the servers at Sea Hags are exemplary, as owner Dave Mize and his right-hand man, general manager Ben Hachey, wouldn’t have it any other way, but Star was particularly pleasant and on the ball. Two thumbs up from us. After chatting with Ben and Star for a few minutes, we got down to brass tacks: what to eat. For an appetizer, we opted for the hand-cut onion rings that Ben recommended, and now I know why. Maybe you’re thinking, “Onion rings? That’s weird.” But they were really good! Delicious, in fact. We’re not talking Burger King onion rings here, trust me. When it came down to choosing entrees, I never realized it could be such a difficult decision. Seriously, Sea Hags has a great selection of menu items, including gourmet burgers, salads, pork chops, smothered chicken, tuna tacos, shrimp skewers, crab

cakes, seafood buckets, and the fish we all know and love: fresh, locally caught grouper. After much discussion, we finally locked in our choices. I settled on the eight-ounce filet mignon. I feel like there’s a saying that you’re not supposed to order steak at a seafood restaurant, but this filet did not disappoint. I ordered it blackened, something you usually don’t see as an option for beef, and it was D. E. Lish. Sea Hags’ special blackening seasoning lent a crispy texture on the outside of the tenderloin that went very nicely with the absolutely tender cut of meat. Mmm, mmm, good! I devoured every last bite. My companion went with the Ahi tuna, which is crusted with sesame seeds and then seared and garnished with cucumber wasabi and sesame ginger dressing. She said it was amazing and even asked for extra sauce, because it was so good. I finally had to tell her to cut it out when she started licking her plate. Just kidding. She didn’t actually lick her plate, although she probably wanted to. Sea Hags in St. Pete Beach has had a long reputation of extremely good food, and now those of us on the other side of the bridge can also enjoy it any time we want. Well, any time after 11:00 a.m. seven days a week, because that’s when they open. Do yourself a favor and check out Sea Hags Bar & Grill and tell them the crazy people from Beach Scene sent you. D

uring the first quarter, our market has remained strong, with high demand, rising prices, and low inventory. Over the past year, sales in our market show the following pattern: • Closed sales were down 9.9% • Active listings are down 10.5% • Median sales price was up 10.7% • Percent of homes purchased for cash was down 7% • New listings are up 3.5% • New pending sales down 4.1%

What does this mean? New construction listed for sale is up, but overall, inventory is down. New construction is running into some resistance as the number of listings is going up faster than sales, and we are seeing price reductions. However, overall sales are down 9.9% due to the number of available listings being down

10.5%, which translates into more buyers than sellers, explaining the 10.7% increase in sales price. Cash sales are down 7%, which means a higher percentage of homes are financed. Appraisers must use sold properties to establish value for the lender. When prices are increasing almost 1% a month, the contract price is often higher than the appraiser can justify. The bank won't lend unless the seller's price comes down, the buyer puts up more money or a combination of the two. For the remainder of this year, home prices will increase as fast as appraisers can justify it. I'm estimating 5-6% for houses that are financed. Cash buyers are often willing to pay a little more, so 6-8% is possible. This is a conservative forecast, unless some unexpected event in the world causes investments to come to a standstill.
