Local vacation rental market booming

iltmore Group International Real Estate, located in Indian Rocks Beach, recently expanded its real estate business into the vacation rental side of thing, but with a new twist. According to the company’s broker, Jim Mayes, "We wanted to enhance the experience for both property owners and guests. We are running our company as though we are running a 5-star hotel. That means we provide top quality service to owners as well as to guests. We looked around and found property owners being charged for m i n o r items and
servi c e s . With us, the owner doesn't worry about linens, towels, guest soap or shampoo. They don't pay for those items. The owner never sees a bill from us if a coffee maker or an iron breaks, or if a light bulb needs to be replaced. We keep those items in inventory and immediately replace them if a guest calls. Nobody likes being nickeled-and-dimed. I've heard of owners being charged $75 for a $15 iron or a coffee maker. That doesn't happen to our clients. Most often the
owner isn't even aware we replaced the item. We don't like bothering them with minor issues we can resolve. It's all about making the owner's experience as pleasant and profitable as possible." Chloe Parker, Biltmore's reservations manager, added, "For the guests, we focus on making their vacation a memorable experience. We provide services to them from the beginning to the end. We can create the ultimate luxury vacation for them, or just basic services such as stocking the refrigerator and liquor bar before they arrive. But if they want a great vacation expe-
rience, we can arrange everything for them - a limo ride to and from the airport, tickets to a concert, charter fishing excursions, paddleboarding lessons, a professional chef to prepare their dinner in their rental. “It's up to the guest to decide how much or how little they want us to be involved in their vacation experience. We're the only vacation rental company in the area that provides these enhanced services to the guest."

Clearwater Beach finally makes changes to the roundabout to make it safer for pedestrians.
W
e all know Clearwater Beach is a nightmare for traffic, especially at this time of year, and especially near the roundabout that links north and south Clearwater Beach and directs traffic to and from the Clearwater Memorial Causeway and the mainland. The $13 million roundabout has been a source of angst for vehicles and pedestrians since its inception over 17 years ago, starting with the $2.1 million fountain that used to grace the center of the roundabout. That structure was removed after it was deemed an unsafe distraction for motorists, as well as an unnecessary impediment to navigating the roundabout. But now, city officials are finally doing something to make traversing the roundabout on foot a lot safer as well. A nearly $50,000 plan was recently unveiled to move the sidewalks farther away from the roadway in an attempt to keep pedestrians safe. City officials are also going to remove much of the existing landscaping near the roundabout
and reconfigure crosswalks in the vicinity. In addition, city traffic engineers have devised a plan to install fencing to help prevent people from trying to dart across the road. As of last month, construction crews removed two existing crosswalks located just north and south of the roundabout. The original locations of the crosswalks caused too much congestion right near the entrance to the roundabout, so the simplest plan was to do away with them altogether. The idea is to force people to use better-located crosswalks about 100 feet away from those roundabout intersections. “I never understand why people won’t walk a short distance to safely cross the road in a crosswalk,” said Clearwater Beach resident Samantha O’Brien. “I see people every day holding up traffic, trying to cross the street, when there’s a crosswalk like 20 yards away.” According to Clearwater Traffic Operations Manager Paul Bartels, with such a great increase in traffic in the area, the city just wants to make Clearwater Beach’s roadways as safe as possible for motorists, bicyclists and pedestrians.

adeira Beach City Commissioners officially approved the revised plans for the Madeira Beach Town Center after a second and final hearing on the project at their regular meeting last month. The sizable real estate project, one that city officials and the project’s developer envision as the “gateway” to the city, has divided the community, with many residents firmly opposed, citing traffic and other concerns. However, developer Bill Karns voluntarily downsized his plans for the Town Center, which encompasses hotels, condominiums, retail space, restaurants and green space, and that made his proposal more palatable to some. The new plans for the project, which covers the area from 150th Avenue and part of Madeira Way to Gulf Boulevard, reduces building height by up to 21 percent. The two hotels proposed for the
site will be lowered to eight stories each. The original plans had the hotels slated for 11 stories. In doing this, the hotels will lose 114 rooms, bringing the
total number of rooms to 316. The project will also offer around 40,000 square feet of retail space. In other Madeira Beach news, City Manager Shane Crawford is the happy recipient of a hefty pay increase. City commissioners bestowed Crawford with an annual raise of $7,500, which brings his salary to $157,000 a year.

Treasure Island woman arrested for DUI manslaughter MADEIRA BEACH - According to the Pinellas County Sheriff’s Office, 26year-old Treasure Island resident Ashley Konfort was recently charged with DUI manslaughter and possession of marijuana after an car accident in Madeira Beach left a pedestrian dead. The victim, 73-year-old Nancy Durham-Jones, of North Port, and her husband were walking across Gulf Boulevard in a marked crosswalk after activating the flashing warning lights when she was struck by a 2014 Hyundai Elantra driven Ashley Konfort by Konfort.
By Seth Young Durham-Jones was pronounced dead at the scene. According to deputies, Konfort showed signs of impairment at the scene, but speed does not appear to be a factor in the crash. Treasure Island motel sold for $5.25 million TREASURE ISLAND - The Dowling family recently sold their gulffront Sands Motel, located at 11800 Gulf Blvd. in Treasure Island, for $5.25 million to Ormond Beach’s Pride Enterprises LLC. Pride Enterprises has announced plans for extensive renovations to the property. The motel currently offers studio and one-bedroom accommodations. The 34-room motel was built in 1947 by the late Herbert Dowling. At one point, Dowling also served as mayor of Treasure Island.

nvestment group Crescent Real Estate recently announced a deal to purchase St. Pete Beach’s Sirata Beach Resort and Conference Center from the Nicklaus family, which has owned the resort since 1962. The terms of the off-market deal were not disclosed. Crescent partnered with Atlantabased Five Star Realty Partners, LLC on the acquisition. They have plans to make significant improvements to the property, including updating the guest rooms and revamping both indoor and outdoor amenities. HEI Hotels will manage the operation of the resort. “The Nicklaus family has been great to work with on this transaction. There was a clear pride of ownership and community involvement that we plan to continue in our ownership,” said Five Star Vice President Justin Wilson. “We

The resort also offers over 700 feet of beachfront on the Gulf of Mexico.

e purchased our first house in the Arlington area of Jacksonville. The area averaged 60 sales a year five a month. A few months later, a business relocated five executives to our area, doubling the number of buyers. We sold after 27 months for 215 percent of what we paid. Supply and demand determine a property's value more than any other factor. Any time a market has more listings than buyers, prices go down. If the market has more buyers than properties for sale, prices go up. Today, there are more buyers. It's important to understand the market. Just because an agent says they can sell your house for more than anyone else or over fair market value, doesn't make it so. An inexperienced agent, or one who over-promises, will usually get you less in the long run than an experienced agent who

The comparison has to be apples to apples with adjustments made to match the subject property. The lot has a value and the structure on the property has a value. You must separate the two. Off the Hook Beach Bistro:

T
his may sound absolutely horrible to say, but when I dine out, which, as some of you know, is A LOT, I couldn't care less about where the chef was trained. I know that sounds abrasive, but I've always said honesty is the best policy. I'm there for the food and the atmosphere, people, not to hear about where and when some chef sharpened his culinary skills. However, for this dining feature, it's a little different. How so, you ask? Because I previously knew the chef through another business associate, and when I heard he was going open a restaurant with a partner, I must admit, I was intrigued. I had heard he was a very good chef and had years of experience, but to me, he always seemed too easygoing to be a good chef. So, on that note, I decided to drop in on Bill Artis' and Jimmy Abatte's new restaurant, Off the Hook Beach Bistro, formerly Ocean Breeze, in Madeira Beach. Apparently, Jimmy and Chef Bill were able to purchase the restaurant for a song. What the hell does that even mean? Anyway, they got a good deal on the nearly turn-key restaurant. So what did they change? Everything, and nothing. They changed what they felt needed changing: the food. The interior of the restaurant is very quaint and comfortable, with nice earth tone colors and seaworthy blues to match.
I didn't dig the booths against the wall much, so I chose to sit at a cozy table alongside the wall. In other words, the layout needs a little tweaking. Not much, but maybe a little. The outside patio along Gulf Boulevard has a boatload of potential, with plenty of tables for customers to take in the beach sights. But hold on, I'm getting off track. Back to what matters, the food. I was pretty curious about what changes they had made to the menu. Are you ready, my dear readers? For the first time ever in my gazillion years of dining
the Off the Hook Beach Bistro reviews, food at Off the Hook 14601 Gulf Blvd. was too Madeira Beach good for the r e s ta u r a n t ' s 727-914-7041 atmosphere. The food was amazing. Damn, Chef Bill, you really are the real deal. The casual beach style of the restaurant is misleading for the gourmet but still more-than-affordable food they serve. Truthfully, Chef Bill and Jimmy are too good for their own restaurant. I know that doesn't make sense. For starters, I ordered the Bada Bing Shrimp, fried Gulf shrimp tossed in a creamy sweet Thai chili sauce, and the Breeze Crab Cake, 100 percent real crab accompanied with jalapeno mayo and remoulade dipping sauce. They were both freaking out of this
world. Oh my gosh, people. For my entrée, I went with the blackened swordfish tacos topped with a citrus, cabbage and jalapeno slaw with a cilantro lime aioli and diced tomato. I also ordered the spicy chorizo burger, a half-pound Angus patty grilled and topped with a chorizo sausage patty and pepper-jack cheese, served with arugula and tomato and finished with a chipotle sauce. Holy Bajesus. The food is incredible and the menu items are very reasonably priced. If I didn't know about Chef Bill's and Jimmy's past restaurant experiences, I would think they didn't know how to price their meals. The quality of the food is all high-end at a low price. My guess is they have very slim margins to be able to put out such high quality food at such a low price. But if anyone knows what they're doing, it's these guys, as I found out first-hand. And I must confess, I had my doubts that Jimmy and Bill could work side-by-side all day, with Jimmy's high energy, passionate vibe and Bill's low-key persona, but after my visit, I saw they are the perfect match. Jimmy is just right for the front of the house, as he greeted and thanked every guest, and he did it with true sincerity, and Chef Bill ran the kitchen like a well-oiled machine. I left Off the Hook Beach Bistro fulfilled, not just in my belly, but with happiness for two great guys who deserve to have their own piece of the American Dream in owning their own successful restaurant.
