From the President

Wendy Lee What a whirlwind 2018 has been so far! Our Economy, our Association, and our Market are all showing more signs of revitalization every day! With the announcement of a new plant and thousands of new jobs, multiple new infrastructure, recreation, and lifestyle improvements, and encouraging economic projections, it is a GREAT Time to live in Madison County! The excitement has spread to the Association and we are experiencing a re-branding, courtesy of Cre8ive, that is sure to WOW our potential consumers and hopefully give our membership tools to get more business and recruit more members! Our local real estate market is phenomenal as well, evident by the number of sales we are seeing, and the number of real estate professionals being inducted into the Huntsville Area Association of Realtors every month. As said by Henry David Thoreau, “A single gentle rain makes the grass many shades greener.” Based on the amount of rain we have had, the grass is going to be very green this Spring!

and Remodeling ShowsSM ever! On March 2nd, 3rd, and 4th we filled the VBC South Hall with exhibitors and consumers for a match made in heaven. The attendance was excellent, and the feedback I received from the exhibitors was that there was an atmosphere of possibility this year. The consumer definitely had a positive outlook and a determination to make their dreams a reality. Everything from house plans to landscaping, flooring to roofing material and everything in between was laid out in a way that made it easy to talk with inquisitive consumers. I hope all of our participating members will share with the Association the success stories from your time at your booth. We would love to see all of our members take advantage of this awesome resource as we more and more success in the future! Thank you to all of you who participated!

Upcoming Events

Now that we are awake from our Winter hibernation, and we are anticipating a beautiful Spring, we need to keep this momentum moving into 2nd Quarter. On April 7th, we will be holding the Sid Pugh Member/Guest Bass Tournament at Goose Pond Colony. After you are rested from all of the fishing, you will want to join us for our General Membership Social Luncheon on April 12th at the EarlyWorks

Family of Museums Grand Hall. There are opportunities in May for some friendly competition and networking at the Sales and Marketing Council “Battle of the Builders” on the 15th and a Sporting Clay event in Ardmore on May 18th. We will close out 2nd Quarter with a highly anticipated Member Family Picnic! We will have a chance to introduce our home family to our professional family! What an exciting addition to our traditions this event will be! I can’t wait! I want to encourage you to choose one or more of the events coming up and just show up. I know you will be glad you did. Every social, event, and meeting you attend will accumulate until one day you realize that your effort to get involved was the catalyst that changed your business, and therefore your life! We are looking forward to having all of our members telling the story of their GROWING business, and how it all started with one meeting!

Wendy Lee 2018 HMCBA President

Member Celebration

We came together as a group on February 1 for a night I will always remember. We had some of our outstanding members recognized for their contribution and loyalty to our Association. Congratulations Kenneth Maze, our recipient of the 2017 Builder of the Year award. You have given so selflessly to make our organization better. We appreciate you! Our Associate of the Year is Morgan Stephens, whose deep roots in this industry and his hard work and dedication make him an asset to our builder members every day. Kim Niemeier was inducted into the Housing Hall of Fame, and after so many years of service to the housing industry and professional organizations, it was a well deserved honor. What an exceptionally high bar our members set. Thanks to you all, and thank you to Kenneth Chandler, Past Presidents Committee Chair, for installing the 2018 Officers. I am honored to be a part of this group!

From the Executive Officer Happy Spring! I would like to thank every member who participated in the 30th annual Building Home & Remodeling ShowSM held at the VBC at the beginning of March. We had another sold out year with more than 500 booths and 100,000 square feet of exhibitor space for our exhibitors to show their products & services to consumers. I would also like to recognize Wilson Lumber and Bob Wallace Appliance for their participation in all 30 years Barry Oxley of the ShowSM - thank you for all of your support on behalf of the entire Huntsville Madison County Builders Association. I would also like to thank all of our sponsors for the ShowSM, to include Window World and Haley’s. All of our sponsors are appreciated for their contribution in making the ShowSM special and a success.

Five-Year Strategic Plan

We have just embarked on developing a five-year strategic plan for our Association. This plan will set priorities in place for the direction and focus of the Association. Your feedback and input is

very important to this process. If you would like to be a part of the planning committee or you would just like to submit your input, please feel free to contact Russ Wilson, our Chair, or myself. “2017 High Stakes Poker” Promotion Winners

- Darnee Samples, Iberia Mortgage With a total of 29 new members already, our year of recruiting and retention is off to a wonderful start! To achieve our new member goal for the year, we need the help of every member working together. We especially need each of you to encourage your employees to join HMCBA as an Affiliate member. This is a wonderful opportunity to get them involved in the Association - at only $40 annually, that’s less than $.11/day.

2017 Retention Calling Promotion Winner

We’d like to take a moment to recognize HMCBA member, Verrick Green (Green Builders & Construction). As part of the 2017 Retention Calling Promotion, Verrick was entered into a drawing for $500 cash - he received an entry into the drawing each time he attended a retention calling event. The cash was given away at the Member Celebration on February 1. Again, this year, we will be giving away $500 cash. To be eligible, you simply need to attend a monthly retention calling event, and you’ll automatically be entered to win. For each time you attend, you’ll receive one entry. We also give away $50 cash, on the spot, each month during Retention Calling. Come join us, make a few calls, have a free lunch, and maybe win some cash!

As part of the “2017 High Stakes Poker” promotion, any HMCBA member that recruited a new members was entered into a drawing for cash! Kenneth Maze, Maze Home Builders, won $2,500 and Teletha Ledfors, Peck Glasgow Agency won $1,000. I would like to thank all members that recruited in 2017. Congratulations to each of you!

HBAA Member Benefits

As a HMCBA member, are you aware of the many benefits you receive through Home Builders Association of Alabama (HBAA)? Remember - when you joined your local Association, you were automatically enrolled as a member of HBAA and NAHB (National Association of Home Builders) - that’s three memberships in one. Are you taking advantage of the Alabama Homebuilders Self Insurers Fund, Builders Risk Insurance, or the Member Rebate Program? For more information on these outstanding benefits and how they can put money back in your pocket, please visit www.hbaa.org.

Remember, DO BUSINESS WITH A MEMBER!

Our members take their pledge to “do business with a member” seriously and membership means more opportunity, more collaboration and more referrals. We’re looking forward to the second quarter of 2018. If you have any questions or need additional information about the benefits of membership, please do not hesitate to contact Rachel Weidley, Member Services Coordinator, at (256) 217-9488.

North Alabama Housing Summit On Thursday, February 22nd, the Huntsville Madison County Builders Association in conjunction with the Huntsville Area Association of Realtors held a joint event titled, The North Alabama Housing Summit: 2018 Economic Update. Our groups flew in keynote speakers from each of our national associations. Michael Neal, NAHB Vice President for Forecasting and Analysis, and Dr. Lawrence Yun, NAR Chief Economist and Senior Vice

President of Research, shared insight to the current and future state of the economy at both a macro and local level. The attendance was sold-out and both Associations were happy to bring this learning opportunity to members. There were many economic topics covered by both speakers. These included: the new tax bill and its implications on building, labor market, interest rates effect on housing, and local market conditions among other subjects. It was beneficial

to hear not only what is happening on a national level economically in the building and real estate industry, but also making it hit home by highlighting our local economy and comparing our high points or shortcomings with other markets. The success of this event encourages us not only to bring similar programming to our members, but also to partner with our friends, the Realtors, to deliver more joint events to strengthen our alliance with their group. 8

As mentioned in the last Cornerstone issue, we have already made several endorsements. With this being the last Cornerstone to be sent out prior to the June 5th primary, we want to remind you of the campaign contributions we have made thus far. • Sam Givhan, State Senate, District 7 • Rex Reynolds, State House of Representatives, District 21

• Ritchie Whorton, State House of Representatives, District 22 • Mac McCutcheon, State House of Representatives, District 25 • Andy Whitt, State House of Representatives, District 6 • Anthony Daniels, State House of Representatives, District 53 • Laura Hall, State House of Representatives, District 19 We currently are looking at other races and interviewing viable candidates. Also, several positions on the Huntsville City Council and School Board will be up for election in August. Please be on the lookout for additional announcements regarding candidate endorsements in the future.

Following Winter Board meetings in Montgomery, representatives from our local Association and HBAA sat down with USPS officials to continue discussions regarding the cluster box mandate the Postal Service is attempting to implement. Right before that meeting took place, Governor Kay Ivey signed a resolution stating opposition to the postal service’s mandate of cluster boxes in new developments. Several points were raised by our group including: • Lack of regulatory authority to mandate the action of developers and builders • No uniformity of policy implementation- only referenced high density areas and no examples of success in rural areas, which much of Alabama is • Little concern for the actual homeowner • Placing the full burden of implementation on developers even though the USPS would reap all the benefit • They admitted that within year one they could recoup enough in savings to implement the cluster box, so the argument was made that they should buy the land from the developer and construct them • Zero public support of cluster boxes At the end of the meeting, HBAA offered a starting point for compromise. That is, we would be willing to discuss potentially implementing cluster boxes in high density developments in certain situations. There are very few cases of that in Alabama and going from A to Z with a blanket policy mandating cluster boxes in all future developments makes little sense. In addition, it was suggested that the USPS should hold town halls across the state to share with citizens what they plan to do. We relayed the message that we are prepared to fight this tooth and nail if they do not compromise with a commonsense approach for our state.

- Philip Shelton, Shelton Construction Inc Rejoining NAHB Remodelers Council Our Remodelers Council has made the decision to rejoin the National Association of Home Builders Remodelers Council. After looking at the benefits, combined with a desire to connect with more remodelers across the state and the nation, the group chose to go the route of rejoining the NAHB Remodelers Council. Our local Association has previously been members of the NAHB RC, but due to a decline in membership and disinterest, the group did not renew their membership several years ago. Many of the benefits that come with rejoining include: new opportunities for Lunch & Learns, NAHB Remodelers Resource Library, data for remodeling expenditures by zip code, NAHB designations, advocacy, and additional marketability for remodeling businesses. NAHB is excited about our return and we hope this will attract more members to join our local Remodelers Council.

Sporting Clay Shoot

Join us on Friday, May 18th, at the Limestone Hunting Preserve as the Remodelers Council brings back the Sporting Clay Shoot to our membership. Thank you to our “Big Shot sponsor, PBS, for their generous support of what will be a great event. There will be two flights, one in the morning and one in the afternoon, to accommodate all that want to participate. Lunch will be provided in between the two flights. The total for a four-man team to participate is $600.00. Please contact the office to register a team for this event or register online at www.hmcba.org.
