Energy Efficiency
All rented residential accommodation requires an Energy Performance Certificate (EPC) and it is now unlawful to rent a domestic property in the UK with an EPC Rating of F or G. We can arrange an EPC for your property before marketing commences and advise on any remedial works required if required.
Right To Rent
Before the start of a tenancy it’s the Landlord’s responsibility to check that a Tenant has the right to rent a property in the UK. We take care of all the necessary checks on your behalf and complete the necessary follow ups if you appoint us for the ongoing management of the property.
Electrical & Gas Safety
It is the Landlord’s responsibility to ensure that electrical and gas installations and appliances have been checked regularly for safety. We can recommend suppliers and schedule required checks when we’re managing the property.
Tenancy Deposits
We can help you ensure that the deposit is entered into a registered tenancy deposit scheme. And, if we’re managing the property, we can help you in the return process and navigate any disputes should they occur at the end of the tenancy.

Our most simple service will take care of all the marketing for your property including viewings to find you a high quality Tenant. We’ll do all the referencing and prepare the contract and after that, you’re in full control of the ongoing Tenant relationship and maintenance.
Rent Demand
In addition to marketing your property and finding suitable Tenants, our Rent Demand package means we’ll take care of setting up rental payments and in the event of a payment being late or missed, we’ll liaise with Tenants on your behalf.

Our most popular service which allows our Landlords to rest assured that their rental property is being looked after 24 hours a day, 7 days a week, 365 days a year. Our fully managed letting service takes care of the marketing and finance side of the tenancy but also gives
you and your Tenant a named property manager who is based in your local branch to give you peace of mind that your property is being taken care of at all times. You’ll also gain access to our approved panel of trusted maintenance suppliers and preferential rates on their services.

Because Seymours are owned and run by the Partners in the individual offices, you'll be dealing directly with one of the owners of the business when it comes to letting your property. Because of this we don't offer a fixed structure to our lettings services, instead we'll work around your needs and construct a bespoke service package that's right for you.

Furnished?
Whether you will be offering the property furnished or unfurnished will need to be decided before marketing can commence. If furnished, all soft furnishings will need to comply with the Furniture & Furnishings Fire Safety Regulations 1998
Energy Performance Certificate
Before marketing commences you’ll need a valid Energy Performance Certificate with a rating of E or better. If required we can help arrange an EPC for your property.
Pets?
Whether you decide to allow Tenants to keep pets in the property will affect the level of interest you receive and must be carefully considered against the amount of upkeep the property will need.
Safety Certificates
Both Gas and Electrical safety certificates will be required before the tenancy can commence.

Fire & CO2 Alarms
At least one working smoke alarm must be installed on every habited floor of accommodation and a carbon monoxide alarms where solid fuel is being used.

Once everything is in order, we’ll advertise your property on the UK’s leading property websites and contact our database of Tenants to help you achieve your goals.
Securing A Tenant
We’ll negotiate with Tenants to help you achieve the best possible rental yield and take care of the contract documents and tenancy deposit on your behalf.
Paperwork To Complete
There are several documents that you’ll need to complete depending on whether the property is leasehold or if you’re living overseas. You’ll also need to provide proof of ownership and complete ID check forms, but we’ll provide everything to you and guide you through the process.
Quiet Enjoyment
Once the tenancy starts, be sure to give your Tenants a heads up if you need to visit the property or send a workman round.
Ongoing Maintenance & Property Inspections
With our fully managed package, our in-house local property managers will take care of the day to day running of your property and arrange regular property inspections.
You’ll also receive regular invoices and statements for rental payments and tax purposes.
