National Mini Storage: How a perimeter security system contributes to business success

Ensuring your own assets are safe is difficult enough, but when you’re responsible for someone else’s belongings, the stakes are much higher. That’s why New Zealand’s largest self storage company, National Mini Storage, chose Gallagher’s perimeter security system to secure their facilities.

The concept of a self storage facility was relatively new when National Mini Storage opened their first site in Penrose in 1991. The site design was based on an innovative ranch style with an old quarry site providing a natural form of perimeter security. However, after three break-ins, the onsite managers acknowledged that the company’s long-term success was reliant on a safe and secure storage facility for customers.

Paul McFadzien, Managing Director of National Mini Storage, explains the key factors in sourcing a perimeter security solution were as follows: l Detect and deter, while providing a safe environment for staff and customers.

l A high false alarm tolerance.

l An out-of-hours monitoring system.

The decision to install a perimeter security system was endorsed by site managers who saw monitored pulse fencing as the most appropriate solution to meet their requirements.

National Mini Storage’s Gallagher system consists of a grid of wires that can be constructed either inside an existing perimeter fence, or on walls and roofs. While most technologies only detect intruders, this perimeter security system is unique in its ability to also deter intruders. The security fence is pulsed every 1.2 seconds, creating a short, sharp, but safe energised pulse if the fence is touched or reached, as well as

creating an alarm. Paul reports that their system has been an excellent deterrent to thieves: “The system has been extremely successful from our point of view. It’s been a major deterrent and does the job it’s meant to do.”

He adds, “Since its installation 20 years ago, we have only had a handful of attempts to breach the fence line. The last time someone had a serious go at the fence they used wire cutters but only managed to cut a couple of wires before the alarms went off.”

As early adopters of perimeter security technology, National Mini Storage has continued to upgrade its on-site security to multiple zone systems, realising the benefits of ongoing research and development. Their perimeter systems enable multiple zones to be alarmed and monitored along

with direct PC on-screen control of the site. “The zone factor has made a huge difference. If we do have problems, they are located quickly by identifying the fence zone that has gone into alarm mode,” says Paul. “It also means we don’t have to jump in the car and go onsite to solve the problem and reset the alarm. This technology means we can save a lot of time and money because we solve problems remotely.”

Paul attributes the use of technology-based systems, including Gallagher’s perimeter security system, as being important for the continued success of his business. “It is a major point of difference for our customers compared to other suppliers.” l

Expanding Kennards

REVITALISING A LEGACY IN A GROWING COMMUNITY

Minto, a diverse and thriving community in southwest Sydney, has seen significant growth over the years. As part of this evolution, Kennards Self Storage on Airds Road has been a key fixture in the area since its establishment in 1987. Originally built for Neville Kennard by Steve Taylor and Bill Franks – both in the early stages of their careers – the facility was one of their first collaborative projects.

Fast forward 35 years; Kennards Self Storage recognised the need to expand and modernise its Minto location, to better serve the growing demands of the community. To lead this transformation, they engaged Total Construction to oversee the design and construction of a stateof-the-art storage facility.

A CUTTING-EDGE EXPANSION

To accommodate the new fivestory facility, two original buildings were demolished, making way for a

1,600m² development equipped with the latest technology. The expanded facility now offers over 840 storage units in various sizes, catering to both personal and business storage needs.

Security was a top priority in the redevelopment, with CCTV cameras featuring digital recording and daily lock integrity checks, ensuring the safety of stored items. The new facility also includes a showroom, loading dock, corporate store, and meeting room, creating a highly functional space designed to meet the diverse needs of customers.

OVERCOMING CHALLENGES IN CONSTRUCTION

The redevelopment posed several challenges that required careful planning and execution. One of the primary considerations was minimising disruptions to the surrounding community and businesses. Given the site’s longstanding presence in Minto, ensuring a smooth transition from demolition to construction was essential. Total Construction implemented a staged approach to demolition, ensuring that work progressed efficiently without compromising safety or accessibility.

Managing construction on a compact urban site also required innovative logistical planning. With limited space available, material

deliveries and on-site storage had to be carefully coordinated to prevent congestion. The construction team leveraged just-in-time delivery strategies to streamline operations, reducing the need for excessive on-site storage, while keeping the project on schedule.

Weather conditions and supply chain disruptions also presented challenges during the build. To mitigate potential delays, Total Construction proactively sourced alternative suppliers where needed and adjusted work schedules to take advantage of optimal weather conditions. This adaptability helped keep the project on track, ensuring timely completion without sacrificing quality.

COLLABORATING FOR SUCCESS

Total Construction worked closely with the Kennards Self Storage management team to ensure the project adhered to the ‘Kennards Technical Specifications.’ This collaboration allowed for seamless integration of Kennards’ branding, security protocols, and customerfocused design features.

The project team managed both the design and construction phases under tight delivery schedules, successfully strategising the progressive authorisation approvals required at each milestone. The result is a revitalised, future-ready storage facility that enhances Kennards’ presence in Minto while reinforcing its commitment to delivering highquality storage solutions.

By embracing innovation, meticulous planning, and strong collaboration, Kennards Self Storage and Total Construction have set a new benchmark for self storage facilities in Minto, ensuring the community has access to secure, modern, and efficient storage solutions for years to come. l

Regis Built delivers Public Self Storage Epping Stage 3 development

In December 2023 Regis Built was awarded the design and construction contract for a new three-level building for Public Self Storage Epping. The $10 million stage 3 extension was awarded to Regis Built under an ECI agreement, adding 7000 sqm of GFLA over three levels. The focus for the project was to deliver a modern building with fulfilment of a high-level security specification.

The facility is in the outer northern suburbs of Melbourne, which has been forecasted to experience exponential growth in the coming years. Regis Built is proud to have successfully completed another major project for Public Self Storage. Regis Built has been partnering with Public Self Storage across numerous projects over the last ten years. This partnership has seen Public Self Storage grow their portfolio across Melbourne.

CONTRACT WITH SEPARABLE PORTIONS

An amended AS4300-1995 D&C contract was executed by both contractor and Principal. Within most Australian Standard contracts there is an option to deliver separate portions. This allows to separate sections of the works to their own timeframe and hand-over dates. Regis Built typically breaks these up over different levels or compartments. This soft opening allows for a staged handover of units, allowing the developer to start operating and leasing units.

DESIGN PHASE

Regis Built lead the team throughout the design phase and building permit procurement. These consultants included civil and structural engineers, building surveyors, fire engineers, hydraulic engineers and numerous others. The design challenge of the project was obtaining FRV consent and having the fire engineers provide an economical result.

CONSTRUCTION PHASE

Regis Built began the project under a staged building permit which allows design to be completed, while the projects construction has begun. This allowed for six weeks of extensive rock excavation removal. While civil and concrete works were being completed, the remainder of the design work was completed and a “completion of works” permit was issued.

SOFT OPENING

A soft opening was completed in March 2025 enabling trading to commence before final completion in May 2025.

Strong partnership wins against the weather

Even the most experienced developers can get caught unawares. Just ask Matt Wynn, "It rained for six whole months, it was ridiculous!."

Matt’s project in Somersby, on the NSW Central Coast, was his third and most ambitious: a mutli-level storage building to service the region’s rapidly expanding population. Already a seasoned commercial property developer, Matt saw that not only was the Central Coast ripe with new residents, but the existing storage was in short supply.

“For five k’s you don’t have a next-door neighbour facility. Outside that, it’s all twenty-year-old facilities. I was born and bred on the Central Coast; I knew the demand was there because all the facilities are old and outdated,” he explains.

“There’s a lot of people coming up from Sydney. They sell a house in Sydney for good coin and come up to the Central Coast, buy something smaller, and end up with money in the bank.”

In fact, the population diaspora from Sydney is expected to see the Central Coast’s population grow by almost 27,000 by 2030. Evidence of the infill from Sydney and Newcastle is already visible in many of the population centres in the region’s 29 towns.

Knowing there was a clear demand for more and newer self storage, Matt was confident enough to buy a block of land as soon as it came available – 11,000m² located just minutes from M1 Motorway. With architectural design from Brown Commercial Building and a storage layout from Storco in hand, Matt was ready to commence construction. Then the rain came.

“We had so much rain, our timeline got blown out massively,” says Matt. “Just getting the building out of the ground, it rained for like six months.”

It wasn’t just rain that plagued the project either. Thirteen rate rises in eighteen months took an inevitable toll on the project – making construction delays even more acute.

“We had so many interest rate rises. We set our worstcase scenario at the time of funding and it ended up being twice that! No one's ever seen that; no one dreamt we were gonna get that many rate rises that quick.”

In the end, the project’s success came down to Matt and the construction teams being ready to move quickly.

As soon as there was a break in the weather, the team moved in, working long days to get the project back on track as quickly as possible. Matt worked closely with the teams, using his relationships with them to build and keep the momentum.

“We kept in close contact with Matt for the entire build,” says Michael Smerdon, Storco’s Senior Project Manager. “There’s really not much you can do when you’re held up by weather except get your prep done and be ready do go when it clears. The upside was that once we did get going the fit out went up quickly and ended up finishing ahead of the original fit out program.”

The much-improved construction momentum offered welcome relief to Matt too.

“Once the install team and the materials got delivered on site – once they got the roof on and the boys could start building the external units and the internal fit out, it all just flowed.”

In the end, the project ended up a little under eight weeks behind schedule – a pain for any standard project and almost a lifetime when you’re staring down the barrel of that many rate rises. But the results speak for themselves: 634 units across three levels of storage, a 80 metre-long covered driveway bisecting the building, and the top storey constructed from lightweight building materials. This uppermost level ended up reducing the overall construction cost, as it required less concrete than would have been otherwise needed, as well requiring less construction time.

For Matt, none of it would have been possible without the relationships he had with his construction partners.

“I always end up back with Storco because of our relationship together and the install team, Sidcon Construction, always do an amazing job. When you’re building a big building you need to have good communication between each trade to bring it all together. It just worked well and the end product’s come up unreal.”

And as for how you deal with pouring rain and unrelenting rate rises? Matt is philosophical.

“You’ve just got to suck it up and go for the ride,” he laughs. “And get that OC as quick as you can to get off the construction finance.” l

SSAA Legal Help Desk

The SSAA Legal Help Desk provides guidance to Self Storage facilities across a variety of discrete legal issues that arise over the course of running their facility. Issues raised with the Help Desk have ranged from disputes with storers, to modifying contractual documents, to assisting with storerrelated inquiries from the Police.

One of the most common enquiries that the Help Desk receives from facilities relates to the disposal of storer’s goods when they are in default. The default process can be difficult for facilities to manage as it is detailed, time-sensitive and requires precise attention. The Help Desk can however assist facilities to be confident in the steps they are taking by providing them with tailored guidance about the process to dispose or sell goods of a storer in default.

The Help Desk may also help in circumstances where external bodies, such as the Police, request information regarding storers. We regularly receive enquires of this nature and assist facilities in relation to privacy, their rights and the rights of the storer.

The interpretation of SSAA agreements is another common enquiry the Help Desk receives. In light of the recent SSAA agreement overhaul, storers have been asking facility owners for clarity on the latest updates. Consequently, the Help Desk has received many enquiries from facilities seeking an explanation of the updates and their effect. The Help Desk has thorough knowledge of the changes and can provide facilities with an easy-to-understand explanation of the recent changes and the result these changes will have on storers and facilities – so that you can pass it on if necessary. Understanding the agreements you are providing to storers is important to facilitate the smooth running of the facility and avoid potential issues down the road.

The Help Desk also receives requests to tailor SSAA agreements to individual facility unique business models. Although these requests are generally beyond the scope of the Help Desk, we may engage with these facilities for a cost and provide an agreement that suits their self storage operations.

Recently, the Help Desk has assisted with creating a draft Deed of Settlement and Release for situations where facilities need to reach a resolution that adequately protects their rights and interests. Storage King, a leading self storage provider with over 200 locations across Australia and New Zealand, offers a range of services, including self storage, packing and moving. Is your succession plan in place? Succession and generational change for self storage owners

In 2020 it was time for a long-standing self storage family to begin planning for the succession of their business and handing over operational control (and in time equity), to the next generation.

Sharp Accounting’s Ewen Fletcher had provided advisory services to this family for a number of years, giving a unique insight into the family dynamics at play during this transition (and that are present in every family), and also the intention behind the succession itself.

In this meeting an outline was prepared for each family member’s role in the business, along with a general timeline and successor for each role. It is important for each successor to know how to prepare for their new role and to manage the transition. Also covered were matters like future equity transfers and safeguards that are put in place to cover unforeseen contingencies, such as wills, powers of attorney, statement of intent etc.

In conjunction with specialist succession planning lawyers, we prepared a document that covered family, legal and taxation considerations

It was vital that the goals of the family could be realised from an operational, accounting and legal basis. This included mitigating risks of any proposals such as substantial consideration around taxation implications. The succession plan included considerations around dealing with any legal or other challenges from second generation family members that may not be involved in the business and also other outside parties.

Succession planning can take anywhere from 12 months to over five years with implementation at a legal, operational, management and strategic level. Over a five year period a handover of operational control was implemented and the future equity transfer was legally locked-in, removing concerns for the second generation who had families of their own to support.

I have had ongoing experience valuing self storage facilities and providing Director-only consultancy advice to the industry for over 30 years, throughout all Australian States and Territories and New Zealand.

I formed Collins & Associates (C&A) to concentrate on the provision of experienced, independent self storage expertise on a national basis in 2012. Clients include the major national brands, corporate and local owners and institutions, overseas interests, national and state-based banks in locations as diverse as small, agent-operated stores in country towns and provincial centres to major inner city, CBD-fringe, suburban and peri-urban areas.

C&A also advises purchasers and vendors nationally in both on and offmarket property transactions and we consult with clients to create, source and/or develop new properties and sites, and with people wishing to commence trading or adding to their existing facilities.

Positioning of a self storage portfolio for the best sale result

Four Leaves is the leading self storage sales agency across Australia and New Zealand. Over the 2024 calendar year, Four Leaves sold over $200 million worth of self storage assets – more than any other sales agency across Australia and New Zealand.

Understanding the market and reading the indicators quickly was key to the recent successful sale of a self storage portfolio. The campaign started as a portfolio listing - two operating self storage facilities, each with a secondary site; two business names; and one goal – a sale price of above $21 million.

THE STRATEGY

The initial strategy was to package the assets up as a single portfolio to appeal to a major buyer. The portfolio offered development upside in an undersupplied catchment, with the potential for fee rate optimisation.

THE CHALLENGE

Development costs were at an all time high and there were a number of inconsistent lease expiry dates holding up the future redevelopment of the land adjoining the primary facility. It became apparent that the expansion of the main facility would be challenging. This reduced the portfolio’s appeal to major self storage operators that require scale.

THE PIVOT

Despite the huge potential available, the development upside was not realisable quickly enough to unlock the best price for the assets as a portfolio to a major buyer. We recognised and accepted this early in the campaign. To reposition the assets, there were five clear steps that were necessary for achieving the best result for the vendors:

l Separating and independently marketing the assets to appeal to different segments of the market.

l Co-listing with a local, well connected commercial real estate agent to expand the reach of non-storage assets within the portfolio to non-storage buyers.

l Offering incentives to the tenants with the inconsistent lease terms to bring forward the date vacant possession of the redevelopment asset could be achieved.

l Educating inexperienced, new storage investors on the opportunities available with the individual assets.

l Maintain momentum across four asset sales given the goal was to reach the combined target of above $21 million, rather than the individual sale of each of the four assets.

100% external storage containers

External storage containers have gained popularity for maximising land use and increasing profits. Traditionally used to fill gaps around buildings, these containers are now being used for entire storage facilities. Entrepreneurs are increasingly choosing external storage containers over traditional structures due to cost savings, flexibility and efficiency. In this case study we review a facility built exclusively using Boxwell external storage containers.

THE PROJECT

ABC Storage*, a storage syndicate in the Southeast U.S., sought to develop a new facility using external storage containers. The chosen site, a 4.3acre commercial lot with high traffic visibility and proximity to suburban neighborhoods – ideal for storage.

PHASE 1: PLANNING

Cost analysis

External storage containers presented a significant financial advantage.

“Compared to a traditional singlestory drive-up facility, we saved nearly 50%,” said an ABC Storage team member. Additionally, warranties matched those of traditional buildings, ensuring long-term confidence in the investment.

City approval

Local laws vary, so the ABC team prioritised educating city officials. Boxwell provided detailed site plans and specifications, ensuring a smooth approval process. To meet

city requirements, they integrated a stone facade, landscaping, and an anchoring system for the containers.

Ordering containers

With approvals and funding secured, ABC Storage ordered 308 external storage containers, subdivided into 542 rentals. Containers and roll-up doors were both sourced from Boxwell, streamlining logistics. In three months, their order would be fabricated and transported.

PHASE 2: DEVELOPMENT

Site preparation

External storage containers are all-in-one kits, each containing a base, walls, roof and doors. They’re functional on virtually any surface with no foundation needed. This makes site prep simple, straightforward and cost effective. However, ABC Storage prioritised aesthetics and decided to clear all debris, graded the land and added a gravel base for drainage. With the addition of fences, curbs and other perimeter work, the site prep was largely complete.

Container delivery & installation

ABC Storage utilised Boxwell’s turnkey delivery and install service. Containers arrived flat-packed, allowing for efficient transport. 26 ocean containers were unloaded and within six weeks, a small crew assembled and installed all 850 containers and doors, averaging 30 minutes per container. Once built,

external storage containers are steadfast, durable and built to last. The wind rating stands at 120 mph and load capacity at 10,000 pounds.

COMPLETION & RESULTS

Within six months, the facility was operational. ABC Storage’s team highlighted “speed to market” as a key advantage, estimating savings of four to six months compared to traditional builds. A robust digital marketing strategy and strong roadside visibility drove tenant interest, resulting in 150 containers rented (28% capacity) within four months of opening.

This project validated external storage containers as a viable, costeffective alternative to traditional storage. Encouraged by success, ABC Storage expanded its portfolio, with plans to operate multiple externalonly facilities in 2025, totaling 2,500 containers.

External storage containers are transforming the industry, offering affordability, speed and flexibility. As developers continue to embrace this model, external containers are becoming a mainstream choice for both infill projects and full-scale storage developments. l
