It was a joy to host more than 420 members at SSAA GC24 at the JW Marriott Surfers Paradise for another annual convention. While the sunshine was a bit scarce, it didn’t dampen the spirits of our owners, investors, operators and suppliers who embraced everything the event had to offer. From visiting two outstanding facilities on the Gold Coast to gaining insights on the latest industry trends to attending plenty of social events, the feedback reflects a fantastic few days of innovation, integration and elevation, bringing to a close another celebratory year of growth and achievement for the self storage industry.

Lessons and highlights from GC24
GC24 was our biggest and boldest conference yet! Over four energising days, 420 self storage enthusiasts came together to network, collaborate and lean into this year’s core themes: innovate, elevate and integrate.
Led by our charismatic MC, Luke Hannan, attendees explored how these themes translate into self storage through inspiring keynotes, engaging panel discussions and hands-on insights.
Let’s unpack the highlights, takeaways and memories from this year’s convention.
Millennials, migration and the spare bedroom
Leading demographer and data scientist Simon Kuestenmacher opened GC24 with a thoughtprovoking keynote on the trends shaping Australasia’s future. With a focus on population growth, migration and shifting demographics, Simon explored how these factors will influence self storage demand and opportunities in the coming decades.
By 2034, Australia’s population is projected to grow by 4 million, with migration driving two-thirds of this expansion. Millennials, now entering their peak spending years, will drive demand for housing, goods and storage. “Millennials may not be able to afford gigantic houses, but they have a lot of stuff. This stuff might be stored in your facilities,” Simon noted, likening self storage to the “spare bedroom” many can no longer afford.
Simon also pointed to untapped opportunities for businesses, from intergenerational wealth transfers to suburban densification, urging operators to keep pace with customer expectations shaped by

global tech giants. “This is a resilient business model,” he said. “But you need to keep up with evolving customer expectations. The seamless, frictionless experiences set by global tech giants are now the standard your customers expect.”
Ending on an optimistic note, Simon reminded attendees of the industry’s bright future: “The pie keeps growing. Our economy, our population and the demand for self storage will continue to expand – there’s so much to look forward to in this industry.”

REMOTE MANAGEMENT IN SELF STORAGE
Remote management: The next frontier for self storage
The rising cost of labour and operational challenges are seeing the self storage industry explore remote management as a scalable solution. Leading the Remote Management Panel was Michael Dogger, CEO of R6 Digital and R6 Automate, who outlined three emerging service models for the industry: full-service facilities offering concierge-like experiences; assisted-service operations blending automation with staff support; and fully self-service sites relying entirely on technology for day-to-day operations. “It’s like restaurants,” he said. “Fine dining will always exist alongside QR-code ordering systems.” By 2029, Michael predicts most operators will use a mix of these models tailored to their market.
Fortunately, advancements in technology have made remote management not only feasible, but highly effective. From online booking systems to smart access controls, automation now supports a seamless, frictionless customer journey. “The full customer journey can now be fully autonomous – the technology has been tested and proven,” Michael said.
Michael then welcomed a panel of industry innovators to share their first-hand experiences with remote management. Mark Greig, Chief Operating Officer of StoreLocal, highlighted their shift to remote

operations, with 27 of their 32 sites now operating 24/7 thanks to automation.
Louise Stokes, Head of Digital for Swift Storage, emphasised simplicity and culture over technology, noting, “Digital transformation isn’t about tech – it’s about people and culture. Customers want seamless access without needing to talk to anyone.” She added that 60% of their transactions occur without prior human interaction.
Terry Bagley, President of Industry & Partner Relationships for Janus International Group, offered a global perspective, noting advancements such as electronic locking solutions and centralised customer service teams managing multiple facilities.
“The pace of innovation validates the model,” he said. “It’s about futureproofing for a younger, tech-savvy customer base while addressing labour challenges.”
Louise also pointed out that datadriven insights enhance security, such as monitoring unusual activity like a customer entering a facility without accessing their unit. “We know more about what’s happening on-site in real time than ever before,” she said. Mark added, “Cameras and identity verification systems are game-changers. Security is still a key decision factor for customers.”
As the panel concluded, all agreed that remote management was a strategic evolution that enabled scalability, operational efficiency and an improved overall customer experience.
Staying compliant in a changing self storage industry
Legal compliance and robust processes are essential for self storage operators to protect their facilities and their customers. In their presentations, Ritika Sardar and Ethan Holden from Hunt & Hunt (Australian members) and Darryl King from Jackson Russell (New Zealand members) provided practical advice on addressing common legal challenges in the self storage industry.
One of the most frequent concerns involves liability for damage to goods. Operators were encouraged to maintain thorough records and prioritise regular upkeep to help resolve disputes effectively.
The session also touched on managing access for alternate contact persons, particularly in sensitive scenarios such as agreement terminations or when dealing with a deceased storer’s property – the guidelines for this are available on the SSAA member portal.
When it comes to uncollected goods, the importance of following proper legal processes was emphasised. Operators must seek permissions where required and comply with relevant legislation to manage goods responsibly, with a reminder to always refer to the SSAA Help Desk before selling up high value goods and vehicles, boats and caravans.

Holden wrapped up the session with actionable advice: “Refer to the agreement first, document everything, and consult the SSAA Help Desk when in doubt.” These steps, combined with clear processes and attention to compliance, can help operators navigate the complex legal landscape and mitigate potential risks effectively.
How innovation creates impact in self storage
Evelina Bereni from Inventium captivated the audience with science-backed strategies to supercharge productivity, innovation and wellbeing in self storage businesses. Drawing from her background in organisational psychology, Evelina emphasised that innovation wasn’t accidental but a repeatable, sustainable process.
“Innovation is simply change that adds value,” she said, noting that 70% of innovation comes from small, incremental improvements. She urged operators to embrace this approach, along with strategic advancements and disruptive ideas, to stay competitive and relevant in a rapidly evolving industry.
A key takeaway was the importance of deeply understanding customer needs. “People don’t buy a quarter-inch drill. They buy a quarter-inch hole,” she reminded attendees, encouraging solutions that address functional, emotional and social customer desires. Evelina also tackled creativity
myths, highlighting that innovation is 70% teachable. She encouraged attendees to “be bored” to activate creative thinking and always “catch ideas” with tools like notepads or apps. “What if a great phone had no buttons?” she asked, showcasing how bold thinking led to the revolutionary iPhone.
She concluded with a call to experiment: “Test desirability with lean experiments before full-scale implementation.” By embracing these strategies, self storage operators can drive meaningful change and unleash their innovative superpowers to innovate with purpose and impact.
Operational success: Balancing people and profit
The Self Storage Operations panel offered valuable strategies for innovation and growth, with Michael Webb of Wilson Storage, Gavin Koorey of Vision Self Storage Management and StorNow Digital, and Lizzy Rutland of Monash Self Storage Centres. Together they shared insights on revenue, marketing, compliance, and talent.
Michael spoke about his “85% rule” for balancing occupancy and revenue growth. “If occupancy is under 85%, focus on filling units. Above 85%, it’s all about optimising revenue with rate adjustments.” Gavin emphasised the importance of economic occupancy – revenue generated – over simply filling space.
Lizzy highlighted the need for flexibility and tailoring strategies to local markets, adhering to business values as well as business targets.
Marketing strategies reflected the diversity of operators represented. Lizzy championed the power of traditional marketing: “Word of mouth is key – neighbours tell neighbours. We’re an extension of people’s homes, and that means something to us.” Michael outlined Wilson Storage’s investment in digital transformation: “We’ve built a strong digital marketing platform alongside community involvement to drive inquiries.” Gavin reminded attendees to meet customers wherever they are: “You need to be all things to all people – seamless online booking for the tech-savvy and personalised service for those who prefer a human touch.”
The discussion also turned to operational efficiency. Michael shared how splitting teams into customer-facing and operationsfocused roles has enhanced Wilson Storage’s service and productivity. Gavin advocated for digital tools like online signups to streamline processes and save time. Lizzy highlighted the power of a close-knit team: “Our team of four operates like a family. We care, and we know what’s happening at every level.”

protection,” said Michael. “If you can’t offer it, they might look elsewhere. Having a solution ready is a game changer.”
The session wrapped up with advice on hiring and fostering culture. “People buy from people they like,” Michael said, highlighting the importance of hiring staff who genuinely care about customers. Lizzy noted that a strong sense of ownership among her team has been a key driver of success. “Self storage isn’t just about units, it’s about being part of people’s lives.”
With a blend of traditional values and cutting-edge strategies, the panel made it clear that the future of self storage hinges on adaptability, a customer-first mindset and strong community connection.
In other workshop tracks, SSAA Director Ned Coten hosted an insightful discussion on container and mobile storage while Anthony Regis hosted the Development & Construction stream where Abacus Storage King and the StoreLocal Pacific Pines project team shared development insights, before Michael Bruton, Anthony and Makala talked fire and compliance.
Brand first, marketing second
In a session led by Niamh Sullivan from InFix Studio, self storage operators explored strategies to navigate rising competition, changing consumer behaviours and digital transformation.
Niamh highlighted the need to build a strong brand foundation before launching marketing efforts. “One of the biggest challenges is people investing in their marketing before their branding,” she explained. “When I talk about brand, I’m talking about messaging, unique selling propositions and persona.”
Balancing innovation with proven methods was another key takeaway.
“You don’t need to do everything,”
Niamh noted. “Sometimes, grassroots marketing can be just as effective.” She urged operators to focus on their unique strengths rather than comparing themselves to competitors.

With practical insights and actionable advice, the session equipped attendees to refine their strategies, strengthen their brands, and build meaningful customer connections.
The key to strong teams? People-first leadership
Damien Gooden from HR Central brought a refreshing perspective to GC24, reminding attendees that people are the cornerstone of every successful self storage operation.
His session focused on getting the fundamentals right, including clear
job ads and detailed position descriptions to establish robust contracts and agreements.
“These basics set the foundation for attracting and retaining the right talent,” he said.
One of the standout messages was the need to change how we approached feedback.
Damien encouraged leaders to embrace open communication and transparency in their interactions. He also talked about the importance of showing genuine care for team members beyond their roles, to build trust and loyalty.

ELEVATING SELF STORAGE AS AN ASSET CLASS
Redefining success and failure was another key theme. “Don’t be afraid to talk about it,” Damien urged, suggesting that honest conversations around expectations and outcomes help teams to grow and improve together.
For leaders looking to take actionable steps, Damien suggested creating a to-do list focused on their team: “What are you doing for the people who are in your team, and the people who are going to be part of your team?”
His ultimate takeaway was simple: People are important – or, as Damien put it, “Pe-portant.” By prioritising transparency, care and clear communication, self storage operators can build stronger, more resilient teams poised for longterm success.
Lessons in growth from a global storage leader
Mike Burnam, President and Chief Investment Officer of StorageMart, captivated the audience with the incredible story of his family’s self storage business. From humble beginnings in 1973 to becoming a global leader with over 300 locations across the US, Canada and the UK, StorageMart’s journey is one of resilience, adaptability and innovation.
StorageMart’s growth has been fuelled by strategic moves such as acquiring Manhattan Mini Storage, adding 56,000 units to their
portfolio. Mike described self storage as a “three-legged stool” – serving lifestyle, transitional and commercial needs. While online rentals have surged, he stressed the importance of physical locations. “Don’t forget about the office,” he said, noting that 90% of online renters in the US still visit in person.
Efficiency is another cornerstone of the company’s strategy. Going cashless and cutting unnecessary tasks reduced costs while improving customer experience. Technology also plays a vital role in the StorageMart business, with ongoing website updates boosting reservations by a significant margin and revenue management tools optimising pricing and unit mix. “Your website is never one and done,” Mike emphasised.
Creative marketing has also been key, including a partnership with the Kansas City Chiefs that increased brand awareness by 77%. Quirky YouTube campaigns for Manhattan Mini Storage that aligned with their well-known brand further showcased the power of relatable content, earning 5 million views.
Mike left the audience inspired with a message of optimism: “This business is fantastic. You’re in one of the best industries in the world. Take care of your customers, and the returns will follow.”
How self storage is evolving into a competitive asset class
The self storage industry is maturing into a competitive asset class, as highlighted in an engaging panel hosted by Thomas Whalan of Rent A Space and featuring Sam Kennard of Kennards Self Storage, Nikki Lawson of Abacus Storage King, and Jimmy Mouzakiotis of Fort Knox Self Storage.
With competition intensifying and new supply entering the market, brand distinctiveness and reinvestment are critical. “Easy beats better,” said Nikki, highlighting the importance of seamless customer experiences. She encouraged operators to reinvest in their facilities, noting that even industries such as fast food, continuously remodel to stay relevant.
Sam emphasised the challenges of new supply in oversaturated markets and advised operators to focus on efficiency. “Many new entrants underestimate operational costs and governance compliance,” he warned, advocating for expert guidance early in the process.
On technology and data-driven strategies, Jimmy shared how Fort Knox Self Storage leveraged dynamic pricing to balance occupancy and revenue, implementing a “resilient strategy in inflationary environments”.
The panel also praised the industry’s collaborative nature. “This is one of the most welcoming industries I’ve worked in,” said Nikki, encouraging new entrants to seek advice.

Sam recommended partnering with experienced managers to navigate operational complexities, which are often underestimated by newcomers.
Adaptability and continuous improvement emerged as essential strategies for future success. Nikki emphasised that technology should improve both customer and employee experiences. “Invest in tech to make things easier, but don’t forget the value of your people,” she said.
The future of self storage: seamless, customer-centric and full of potential
Makala Ffrench Castelli presented consumer highlights from State of the Industry 2024, offering insights on consumer trends and opportunities shaping the future of self storage. She explored how shifting consumer expectations, economic pressures and evolving usage patterns are driving the need for greater innovation and adaptability across the sector.
“We’ve seen market forces reshaping the sector,” Makala said, pointing to cost-of-living pressures that have tempered discretionary spending. Despite these challenges, she remains optimistic: “As interest rates fall, we expect demand to rebound.”
One striking trend is the rise of younger customers, with those aged 18–24 now comprising 15% of
the market. These digitally savvy consumers prioritise seamless, frictionless experiences over cost.
“Seven out of 10 want a 100% fully digital solution,” Makala said, urging operators to enhance their online offerings with tools such as virtual tours, online booking capability and automated onboarding.
Decluttering remains the top driver for storage use, with flexibility and security playing crucial roles in customer decisions. An emerging trend is the blending of personal and business storage needs, with 11% of

“We’re seeing a blurring between business and personal use, with more customers relying on storage as an extension of their homes and workplaces,” Makala said.
Despite high brand awareness – 81% of Australians recognise self storage options – there remains untapped demand. Millions of consumers who considered storage in the past two years ultimately chose alternative solutions due to barriers such as cost or accessibility. “We know there are more people out there that need storage,” Makala said, emphasising the need to address these obstacles and unlock new opportunities.
The consumer insights within State of the Industry also highlight the most recognised storage brands in Australasia, how consumer behaviours are changing, and what can evolve the self storage offer.

EMBRACING AI AND INNOVATION
Harnessing AI for self storage
Dawid Naude of Pathfindr.ai delivered an eye-opening session at GC24, challenging self storage operators to embrace artificial intelligence (AI) not just as a productivity tool, but as a catalyst for transformation.
“How much time do you spend on valuable work?”
Dawid asked, encouraging attendees to identify daily processes that AI could streamline. From eliminating repetitive tasks to creating radical efficiencies, he highlighted AI’s potential to free up time, allowing for increased focus on meaningful work. “Think of a process you do every day – it might be something AI can tackle.”
But the session wasn’t just about internal productivity. Dawid challenged operators to expand their perspective, exploring how AI can revolutionise marketing, enhance customer experiences and unlock new revenue streams. “The biggest mistake businesses make is seeing AI as just an internal tool,” he shared.
Dawid left the audience with a long-term vision, cautioning against short-term expectations while emphasising AI’s profound potential over time.
“We often overestimate what AI can do in the short term and underestimate its long-term impact,” he noted. His advice? Start building AI capabilities today to future-proof your business and thrive in the years to come.

REFLECTIONS FROM HIS REIGN
Reflections on his reign
Michael Tate, co-founder of Storage King, took the stage to share three decades of insights, from the early days of the self storage industry to building one of its most recognisable brands. His candid reflections were a masterclass in resilience, innovation, and peoplefocused leadership.
“Our vision was to bring independent operators together under one banner, giving small players the tools to compete like big ones,” he explained, a vision he shared with his business partner, the late David Scanlen.
Despite early financial risks and resistance from operators to let go of personal branding, the focus on culture and autonomy paid off. “Culture is about behaviour – how people work toward a shared goal. We focused on autonomy and investing in people. If you invest in your store managers, they’ll invest double in you and the company they work for,” he said.
Michael advised today’s operators to balance patience with adaptability. “This is a long-term game. Embrace technology, but don’t forget the fundamentals— customer empathy and operational excellence,” he said.
As he wrapped up, Michael reflected on what truly matters. “The money is great, but what stands out are the people – their growth, their success, their stories. That’s what makes this journey worthwhile.”
A wipeout is just the beginning
Champion big wave surfer Mark Mathews brought the conference to a powerful close, sharing the highs, wipeouts and life lessons from his extraordinary career – lessons that resonate far beyond the surf.
His story of resilience captivated the room, including his triumphant return to the water after a lifealtering accident, 18 months of recovery and nine surgeries.
“There’s no substitute for experience when it comes to dealing with stress, fear and nerves,” he said.
Drawing parallels between his time in the water and the business world, he encouraged attendees to master their environment, build their skills and surround themselves with the right people.”
Gratitude also took centre stage, as Mark urged the audience to appreciate their “waves of gratitude” – family, friends, customers and employees. Four buses took over 150 people on facility tours, showcasing two amazing self storage businesses on the Gold Coast.


StoreLocal Pacific Pines
StoreLocal Pacific Pines opened its doors in August 2022, offering 480 units. With the upcoming launch of stage two in December 2024, an additional 830 units will bring the total to 1,310, making it the largest storage facility on the Gold Coast.
The facility is equipped with an onsite manager available six days a week, 24/7 video surveillance, and nightly security patrols. The fully insulated building features automated air circulation to maintain a constant temperature. Customer workstations in the office provide added convenience, and access to the site is available via Bluetooth, keypad, or mobile app. Additionally, five high-capacity lifts ensure easy movement throughout the facility.

Storage
King Robina Storage King Robina opened in October 2020. This facility offers five levels of storage, including 40 ground-floor units with an impressive 5.4-metre height, ideal for commercial customers needing extra vertical space. It also features three levels of humiditycontrolled storage housing 480 units, plus a non-humidity upper level with 178 units, totalling 698 units. Robina remains the only Storage King facility with humidity control on the south side of the Gold Coast.

What an inspiring afternoon as 50 incredible women in self storage came together for high tea at the JW Marriott, proudly presented by Storage King.

State of the Industry 2024
SAA’s biennial State of the Industry 2024 is the most comprehensive research report on the self storage industry, exploring the current state and future outlook for self storage across Australasia. Here we highlight some of the key insights and in the coming months, we’ll be sharing more from the report in a range of formats to help translate this research into strategic actions for your business.
MARKET INSIGHTS
Economic recovery set to drive demand
Discretionary spending has been limited by cost-ofliving pressures but is projected to improve as interest rates decrease in 2025, supporting future demand. The subdued housing market is forecast to recover alongside rate cuts, boosting turnover and listings which are key demand drivers.
SSAA Industry Gauge keeps a positive score
The SSAA Storage Industry Gauge measures the strength of the market at a point in time. In 2024, the result is relatively consistent year-on-year, suggesting a stable self storage market. At 3.84, the result is just over half a point stronger than the 2023 result of 3.29.
The stronger 2024 result can be attributed to improved scores in new apartment completions (up 32%), increased residential sale volumes (up 9%) and a lower level of new self storage supply completions (down 12%).
Whilst the market has improved in 2024 due to several strengthening demand drivers, RevPAM growth has slowed considerably.
Further, much of the new self storage supply that was forecast for 2024 has been pushed into 2025.

A continued increase in residential sale turnover, the potential for increased discretionary spend, continued population growth and an increase in residential developments are likely to support self storage demand.
Transaction volumes on the rise
Market activity had slowed since the 2020/21 peak, but in 2024 transaction volumes have rebounded. This increase is driven by:
l Strong investor demand, making positive sale outcomes likely.
l Stable capitalisation rates, signalling a favourable market for sellers.
l Vendors anticipating trading conditions and subdued revenue growth ahead.
New supply trends
Record levels of self storage supply are anticipated from 2025 to 2027+ leading to a shift in market dynamics, especially in capital city markets where supply forecasts are the highest.
In 2024, 29 new facilities were completed, with six more expected by year-end, bringing the total to 35, just below the 38 initially forecasted but exceeding the 30 delivered in 2023.
Looking ahead, 2025 is set to be a pivotal year, with 62 facilities forecasted for completion.
More than half the projects in the current supply pipeline of 250+ are still in planning with metro markets set to see the majority of supply. Australia’s East Coast capital cities dominate, accounting for 125 proposed facilities, 46 of which are expected to complete in 2025. If all projects proceed, over 1.3 million sqm of storage space could be added to the market, but uncertainties remain, especially for projects still in early stages.
INDUSTRY INSIGHTS
Growth continues at a more sustainable pace
After a period of record growth, fee rate increases have stabilised at an average of 6% per annum. Across major markets in Australia and New Zealand, the average storage fee rate now stands at $380 per sqm annually—up $20 from $360 in 2023.
Occupancy rates have held steady at 87% (by area), down slightly from the 2022 peak of 91%. This consistency, coupled with ongoing fee rate growth, reflects a stable market.
RevPAM for stabilised assets in these markets is approximately $330 per sqm of available area, marking a 4% annual growth rate. While lower than recent years, this growth remains above inflation and is strong in the current environment.
Remote management gaining momentum
Technology is transforming self storage operations, with 25% of facilities now remotely managed—either by owneroperators (18%) or real estate agencies (6%). Another 12% of operators are considering transitioning to remote management, driven by operational efficiencies and customer demand for automation. While 7 in 10 customers find digital solutions like remote management appealing, the industry is lagging behind consumer expectations for fully automated experiences. 50% of operators surveyed plan to enhance process automation within the next year, signalling a shift toward more tech-enabled operations. This trend aligns with the broader push for streamlined, contactless customer experiences.
Alternative storage metrics and growth
For the first time, State of the Industry 2024 includes standalone metrics for the mobile storage market, and consumers insights for container storage operators. These alternative models are emerging as opportunities to capture untapped market segments, providing the core benefits of storage but at a more manageable price point for some customer segments.

Blurring lines between business and personal use
Business storage usage has held steady at 16% since 2022, but the overlap between personal and business needs is becoming more pronounced. Operators report an 11% increase in customers using units for both purposes. Trade-related storage has risen by over 25%, indicating a shift from retail to trade economy use cases.
Engagement varies by usage drivers
Engagement levels differ significantly based on the drivers behind storage use. Personal users tend to have shorter stays, lower spending, and less frequent visits. In contrast, business users demonstrate higher engagement, with longer stays and greater spending. Mixed-use customers, combining personal and business needs, are emerging as an ideal customer type due to their moderate spend, longer tenure and high facility engagement.
What’s in storage
Current users store a diverse range of items, with household and furniture items leading the list. Sentimental items have risen sharply, from 32% in 2022 to 39% in 2024. Seasonal items remain a popular category, presenting an opportunity to educate consumers on the benefits of using self storage for seasonal storage.
Digital preferences shaping the industry
The shift to digital continues, with 90% of current users researching online before choosing a provider. Online sign-ups have grown by 50% since 2020, while in-person sign-ups have dropped by nearly 20%. Despite this trend, 51% of customers still prefer signing up in person, emphasising the need for a seamless digital and physical experience.
Price and location remain key drivers of choice
Price and location remain the top factors influencing choice, but secondary drivers like reviews, digital user experience, and website functionality are gaining importance.
FUTURE INSIGHTS
Economic pressures and evolving consumer behaviour
The housing crisis and cost-of-living pressures are major concerns for consumers, with 81% expecting further financial strain. While storage remains a “sticky” purchase, rate increases and tightened budgets are impacting customer retention. Interest rate cuts predicted for 2025 could improve discretionary spending, further supporting the self storage sector.
Operator optimism amid challenges
Operators remain optimistic, with 60% expecting improved financial performance in the next year. While 35% are concerned about discounting and market saturation, strong customer service and local reputation continue to drive success.
Stable growth ahead
Despite current economic challenges, the self storage market is well-positioned for stable growth. Population pressures, increased migration, and housing market recovery are expected to fuel demand. The surge in supply forecasted for 2025+ will introduce more competitive dynamics, particularly in capital city markets. The industry’s ability to adapt to consumer expectations and digital offerings will determine its longterm success.

Paul McFadzien: A pioneer of self storage in New Zealand

Paul McFadzien’s journey into self storage began at the Bank of New Zealand, where he financed early large-scale facilities.
In 1995, he took a leap of faith to become Managing Director of National Mini Storage, a decision that marked the beginning of a groundbreaking era for self storage in New Zealand. Paul’s leadership saw the successful expansion of National Mini Storage’s portfolio to more than 10 high quality, investment-grade properties.
Paul was a tireless advocate for the sector. When multi-level storage was still a novel concept in the industry, Paul focused his advocacy efforts on pushing for council approval of prominent building signage, which delivered results for both National Mini Storage and other operators within the sector.
Along with his dedication to improving functionality and design standards, Paul’s banking background proved to be another great asset when he spearheaded strong financial management practices whilst at National Mini Storage – and at the same time fostered a collaborative work environment which remains a key strength of the company today.
Known for his focus on innovation and design, Paul’s work earned broader industry recognition, including the SSAA Facility of the Year Award for the Newmarket facility in 2018.
Beyond his operational achievements, Paul’s influence extended across the Tasman as he fostered collaboration between the Australian and New Zealand markets.
Recognising the value of consistent management practices across the industry, Paul, together with Mark Bateman, cultivated a strong connection between the New Zealand and Australian self storage sectors. Despite being part of competing brands, this strong duo were pivotal in establishing the SSAA as a transTasman organisation, growing membership in New Zealand and promoting SSAA best practice among operators.
In 2020, Paul retired as Managing Director of National Mini Storage. As a Non-Executive Director, Paul now enjoys advising on new projects and ensuring the continued success of National Mini Storage.
For over 30 years, Paul has diligently worked to set the gold standard for self storage development and management in New Zealand. His forward-thinking approach and belief in continuous innovation ensures he remains a respected and influential figure in self storage, and a deserving recipient of Life Membership of the SSAA. l

Michael Tate: A leader with a transformational impact
Michael Tate’s self storage story began in 1993 when he joined Millers Self Storage as General Manager of Operations. With his keen marketing insight and strategic vision, Michael propelled Millers’ early campaigns, elevating both the company and the self storage industry to prominence.
In just five years, Michael could see the potential in the sector. In 2003, he co-founded Storage King alongside David Scanlen, transforming it into the first franchise model in self storage and one of Australasia’s largest self storage operators.
Michael’s visionary approach to turning what was initially a property-led business into a retail offering set the foundation for Storage King’s success. His passion for marketing, innovation and people led to pioneering advertising campaigns, pricing models, and customer service standards, solidifying Storage King as Australasia’s most recognisable self storage brand.
The speed of Storage King’s growth was unmatched at the time, with licensees investing in second and third stores, unlisted funds joining the brand to manage their

storage investments and institutional investors stepping up with larger portfolio management opportunities. His focus was never limited to his own endeavours. Michael has been influential in improving the standards and sophistication of the sector. His contributions to the SSAA are numerous, from training and presentations where he always shares his knowledge in a candid and generous way, to his contributions on the SSAA Board from 2008 – 2013.
After several transformational transactions, including the sale to Abacus Property Group, Michael guided Storage King to its most successful trading years, showcasing resilience and growth during unprecedented times.
After 26 years of expansive growth and longstanding partnerships, Michael leaves a lasting self storage legacy as he looks forward to his next chapter. His wealth of experience, entrepreneurial spirit and significant achievements in self storage have cemented his reputation as the Storage King and a deserving recipient of life membership of the SSAA. l

1 Check agreement suite
Are you using the latest version of the Self Storage Agreement Suite for your facility?
For Australian members, that’s the 2023 Agreement Suite, and for New Zealand members it’s the 2022 Agreement Suite. In Australia, unfair contract term legislation is now in force and you should be using the latest agreement to meet these obligations.
Ensure you are using the right agreement for the right type of storage. You can choose from the standard self storage agreement, managed storage, mobile storage or vehicle storage templates. These documents are all available to download from the SSAA Member Portal.

Update facility rules
Are you providing customers with a copy of your facility rules upon move in?
The Facility Rules document enables facilities to specify the operational and/or procedural aspects of storing, without needing to alter the agreement. They are a great quick reference resource for your staff and your customers and help explain how to use your facility safely and in accordance with the agreement.
Use the Facility Rules as talking points during the sign-up process, n a similar manner to how the Main Points of Agreement may have been used previously.
