The new financial year kicked off with an exciting adventure as 75 of us descended upon Queenstown for the biennial SSAA Ski Summit. Themed ‘Peak Performance,’ the event most certainly reached that as we heard from a range of industry experts and inspirational speakers.

Gareth Kiernan discussed key economic trends, highlighting the pressures and challenges currently affecting families and businesses, with the signs of a gradual economic recovery starting to appear in New Zealand. Linda Sharkey expanded on these insights, focusing on trends central to self storage demand and supply growth. From the rugby field to the Antarctic ice fields, Gilbert Enoka NZOM and David Knoff helped us think differently about leadership, while Nigel Dalton gave an insightful presentation on what the future might hold and how best to harmonise the physical and digital worlds we live in.

The rich content was perfectly complemented by delicious food and an afternoon or two of fun in and around the wineries of Arrowtown and onto the slopes for those who dared! We wrapped with a spectacular night at Ayrburn, where we shared

another wonderful local feast and chatted long into the night. Thank you to all those who attended – it was a great few days enjoyed by all. We’re already looking forward to the next one! Onto warmer shores, planning is well underway for GC24 and another stellar convention this November on the Gold Coast. Innovate, Integrate and Elevate is this years’ theme and our wonderful line-up of speakers including Simon Kuestenmacher from the Demographics Group and Evelina Bereni from Inventium promise to deliver compelling and thought-provoking content all in the name of helping us reach new heights in business. I am especially looking forward to hearing from President and CIO of StorageMart, Mike Burnam, as he shares insights from his remarkable career in self storage. SSAA expands industry research capabilities with Building 4.0 CRC and QUT

The Self Storage Association of Australasia (SSAA) is pleased to announce its partnership with the Building 4.0 Cooperative Research Centre (CRC) and Queensland University of Technology (QUT) in a collaboration that aims to deliver a dynamic digital platform offering real-time industry research and insights to its members.

The self storage industry continues to experience significant growth, driven by evolving factors including living and lifestyle arrangements, business requirements, urban densification and population growth. The expansion of the sector is set to continue, with further demand forecast and a strong supply pipeline of new self storage facilities.

The SSAA is the trusted source for industry research, guided by its commitment to supporting and tracking the success of the sector across Australasia. This new digital resource will enable industry mapping, the benchmarking of operational performance and highlight the potential supply pipeline, allowing for greater accuracy in forecasting and demand planning for members. Utilising demographic, financial, operational, and geospatial data, the software platform will assist

members in better understanding their local operating environment and the current and future state of their market.

SSAA sought to collaborate with the Building 4.0 CRC and QUT to bring together technical, research, and industry expertise to deliver an independent and transparent platform for the sector. Partnering with the Building 4.0 CRC has also delivered funding benefits, with each partner contributing funds and expertise to the project over a three-year term.

Building 4.0 CRC is a research initiative co-funded by industry partners and the Australian Government. It is tasked with revolutionising how buildings are designed, constructed and operated to build faster, safer, more sustainably and at a lower cost. It aims to create significant demonstration projects where industry, government and the community can experience those

buildings or projects using innovation and new methods of construction.

SSAA CEO Makala Ffrench Castelli is confident the collaboration will result in a platform that will benefit members and the industry at large. “As the self storage industry continues to mature, being able to map and measure sector performance becomes increasingly important. This platform will be co-designed with members to ensure it is fit-for-purpose and will provide valuable insights for independent and larger operators alike” said Ms Ffrench Castelli.

With secured funding and partnership expertise, this project marks a transformative change in how data and research is collected, stored, and disseminated within the industry. The project brief was constructed from member feedback received via the research survey earlier this year and the project is designed to align with other research activities being undertaken as part of reporting for State of the Industry 2024.

Further updates will be shared with members as the project progresses, with a preview planned for GC24 this November. This exciting initiative further solidifies SSAA’s role as the custodians of industry data and strengthens its commitment to research for the sector. l

SKI SUMMIT QUEENSTOWN NEW ZEALAND

23-25 July

75 SSAA members embraced the majestic backdrop of the mountains and enjoyed an invigorating agenda designed to elevate leadership and self storage business, with two dynamic days brimming with knowledge exchange, skill-building, and camaraderie.

The biennial SSAA Ski Summit was held from 23 – 25 July in picturesque Queenstown, New Zealand. Here are just some of the highlights from a few days packed with insights, networking and a lot of fun.

Gareth shared his latest forecast for the New Zealand economy, highlighting tougher economic conditions for a little longer.

Inflation expectations in New Zealand are moderating, with anticipated slower price growth in the future. Gareth noted that the Reserve Bank’s policies seem to be gaining traction, with inflation expected to fall below 3% by the end of 2025. Financial markets are adjusting expectations, forecasting up to three interest rate cuts by the end of 2024, though mortgage rates are likely to remain elevated, providing delayed relief for households.

The New Zealand economy faces challenges, particularly in household spending, which is projected to contract by 2% this year. Gareth highlighted the tough conditions for households, with rising interest rates curbing discretionary spending. Business sentiment and consumer confidence have both deteriorated, with the economy potentially experiencing a soft landing. Employment confidence is low, with a significant decline in job advertisements and a projected rise in the unemployment rate to 5% by the end of 2025.

Migration trends show a peak in arrivals in 2022, easing in 2023, while departures remain high. Gareth also highlighted that wage growth is slowing due to a weak labor market and reduced immigration. The housing market faces pressure, with affordability concerns and increasing days on the market for properties. On a positive note for self storage, townhouses now constitute a significant portion of new dwellings and the average dwelling sizes continue to decrease, reflecting changes in housing demand and affordability.

Linda Sharkey Director, Four Leaves Property

Linda helped “break the ice” with her session on industry insights and performance data from the latest Cushman & Wakefield Self Storage Performance Index. Despite a slowdown in occupancy growth, Sydney continues to outperform, with Perth and Melbourne continuing to strengthen. Adelaide and Brisbane have also experienced growth, predominantly due to interstate migration in a post-pandemic environment. Auckland remains more subdued in light of economic challenges. Looking at the macroenvironment, there is a strong correlation between median house price movements and storage revenue. Linda highlighted the importance of understanding demand drivers in specific catchments for facility performance, particularly

as market dynamics start to shift and the sector returns to normalised growth. She also spoke to the challenges that lie ahead, including growing revenue and expanding facilities due to higher costs. Despite some of the feasibility and construction challenges, supply forecasts remain strong – particularly in Australia, where more than 150 facilities are forecast to come online in the next few years.

Gilbert Enoka (NZOM) Mental Skills Coach

Gilbert shared the tools he has used to build high performance culture at the All Blacks, Canterbury Crusaders, the Silver Ferns and the Black Caps (and more recently, with the Blues to help secure their State of Origin win!).

He reflected on his early life and how that has shaped his outlook, career and his character. Gilbert developed his resilience by embracing discomfort and focusing on what lies ahead – because “your past doesn’t determine your future”.

Across the hour, he imparted more than twenty lessons in leadership. His focus on creating the right environment, aligning personal and company values and making sure that it's not always about you, set a great foundation.

Gilbert left a lasting impression on everyone in the room, having shared that it’s choices – not chances –that will determine our destiny.

Nigel Dalton Social Scientist, Thoughtworks

Nigel set the scene early on Thursday morning with a fastpaced and insightful look at the world as we know it, and where we might be headed next.

He started by sharing lessons from his own career, as a leader at Lonely Planet during the transition from print to web and as CIO of REA Group (realestate.com.au). The integration of the digital world and the real world caught many brands off guard, emphasising the importance of adapting to change.

The impact of consumerism on society, the future of security in a world affected by climate change and geopolitical tensions all stand to impact our daily lives and our businesses. Technology, social equity and aging populations all stand to impact business in the next ten years – but perhaps now is the time to watch and learn how others best fuse the digital and real world environments before embarking on any significant changes.

David Knoff

Antarctic Expedition Leader

We heard from David Knoff, a specialist in leadership and resilience with a unique backstory. David worked for 15 years in the Australian Army, in international relations with the Australian Government and as station and voyage leader for the Australian Antarctic Program.

His toughest mission was one nobody saw coming: when COVID-19 hit, the world came to a virtual standstill and the team of expeditioners he was leading in Antarctica became stranded in one of the most isolated places on earth. After their ride home was cancelled indefinitely, what was supposed to be a routine mission became a high-pressure cauldron of uncertainty and anxiety that pushed David’s team of 24 expeditioners to their mental limits. Facing unprecedented challenges, including a complex medical evacuation and a fire on board the ship which was finally taking them home, David needed every ounce of resilience he could muster to get his team home safely.

His story kept everyone on the edge of their seats as he shared his practical tips for leading under pressure (and how best to count the penguins). l

Is your business equipped to save lives? Make first aid a priority

For a place that primarily serves to store belongings, the thought of an accident in a self storage facility is often overlooked as customers come and go (mostly quietly) to store and access their possessions.

However, like any business, unexpected emergencies can and do happen. Whether it’s a medical issue, an accident, or severe weather, knowing how to respond swiftly can be crucial.

First and foremost, it’s essential to have first aid qualified staff on-site. Trained personnel not only handle emergencies more effectively but also provide security and preparedness for everyone present.

In critical situations, a quick response from a trained individual can save lives, making qualified staff an indispensable part of facility management.

Alongside your certificatetrained personnel, these additional important factors should be considered to ensure that your first aid capabilities are fully addressed:

Stock and maintain a well-equipped first aid kit

Keep a well-stocked first aid kit that meets regulatory requirements and the specific needs of your facility. Regularly check and replenish supplies, ensuring items like bandages, antiseptics, and emergency medications are always available.

3 Establish clear emergency procedures and communication

Develop and communicate a clear plan for responding to emergencies. This plan should include steps for contacting emergency services, providing first aid, and evacuating the premises if necessary. Conduct regular drills to ensure everyone knows their role and can act swiftly in a crisis.

Self storage facilities are often frequented by a diverse group of

people, including staff, contractors, customers, and visitors. Given the nature of self storage, where individuals might be alone or in isolated areas, the ability to respond to emergencies promptly is essential. Having trained personnel and easy access to emergency resources can significantly impact the outcome of an incident.

Moreover, the presence of emergency response tools like first aid kits and defibrillators, combined with training and the use of digital health apps, can provide peace of mind to everyone on the premises. It’s a proactive approach to safety that demonstrates a commitment to the well-being of all. By being prepared, we can ensure that self storage facilities are not only places of storage but also safe environments. This awareness and preparedness might just be the lifeline someone needs in an emergency. l

TOTAL CONSTRUCTION CELEBRATES PRESTIGIOUS MASTER BUILDERS QUEENSLAND AWARD

TOTAL Construction recently celebrated a significant achievement, winning the Master Builders Queensland Award for Commercial/Industrial Building ($1530m Brisbane) in July. The award was given for the impressive StoreLocal Berrinba Self Storage project.

This project marks the first collaboration between TOTAL Construction and StoreLocal, resulting in a stateof-the-art, four-storey facility. The facility features a range of services including co-working spaces, an interactive customer service kiosk, and spacious storage units designed for larger equipment.

The dedicated team at TOTAL Construction worked closely with StoreLocal throughout the design and construction phases to optimise the net lettable space. This collaboration allowed for an increase in storage unit capacity without sacrificing functionality or aesthetics.

Congratulations are extended to TOTAL Managing Director Steve Taylor, the StoreLocal team and the TOTAL project team led by Jeremy McKenzie and Steve O’Connor, as well as all the consultants and subcontractors involved. This award-winning project underscores the strength of the team, the valuable partnerships, and TOTAL Construction’s expertise in self storage solutions.

Batteries and self storage

The SSAA has engaged leading technical and engineering firm WSP Australia to co-design member education and guidelines for batteries in and around self storage facilities.

The SSAA Standard Self Storage Agreement suite clearly defines lithium-ion batteries as a prohibited item:

Prohibited Goods includes, without limitation, goods that are hazardous, dangerous, illegal, stolen, flammable, explosive, environmentally harmful, perishable, living, or that can pose a risk to any person or property, including any lithium-ion battery or item containing a lithium-ion battery.

Whilst the storage agreement offers a level of protection, members will appreciate the challenges of ensuring that storers carefully follow this guidance, particularly with lithium-ion batteries becoming more commonplace. Not all batteries are the same or present the same level of risk so it’s important members take the time to understand more about different types of batteries and the risks associated with them.

Increasingly, feedback suggests that insurers are monitoring battery risks more closely and this is impacting premiums and access to policies. These guidelines will

also serve as a proactive measure to demonstrate to insurers and regulators that the self storage sector takes the risks associated with lithium-ion batteries seriously.

The full guidelines are available in the member portal and cover a range of topics, including battery types, safe storage, protection measures and practical suggestions for reminding storers about the risks associated with batteries.

Understanding the two most common battery types

LITHIUM-ION BATTERIES

Lithium-ion batteries are some of the most commonly used batteries as they generally have low maintenance requirements and can be charged and recharged many times with minimal loss of function. Lithium-ion batteries also tend to have quite long lifespans, generally able to last over 10 years, they work in a wide range of climates and can be used to almost their full capacity.

Why are lithium-ion batteries classified as Class 9 Dangerous Goods: Lithium-ion batteries are classified as Class 9 Dangerous Goods due to hazards such as fire, explosion, electrolyte leakage, and high temperatures. These risks can usually be mitigated by preventing thermal runaway, which can occur from using batteries outside their temperature range, incorrect charging, or overcharging. Proper handling to avoid moisture, physical damage, and using high-quality batteries also reduces these risks. However, if thermal runaway or damage does happen, it can be challenging to control, leading to intense heat, potential toxic smoke, and hazardous clean-up. Lithium-ion battery fires are particularly difficult to extinguish and may re-ignite, with some types producing corrosive substances when exposed to water.

LEAD-ACID BATTERIES

Lead acid batteries, commonly used in cars, forklifts, golf carts, and backup power supplies, are known for being affordable and durable. However, they are typically larger, heavier, and less flexible than lithiumion batteries. They have slower charging cycles and are sensitive to high temperatures. Lead acid batteries have been in use for over 100 years and come in two types: wet cell (vented) and sealed (valve-

Lead-acid batteries also produce flammable hydrogen and oxygen gases during charging, which can pose a fire risk if not properly ventilated. Static electricity, sparks, or open flames can ignite these gases if they accumulate. Proper storage and ventilation are essential to mitigate these hazards. l

A FAMILY LEGACY

Celebrating 25 years of All Secure Self Storage

Running a family-owned business can be a rewarding yet challenging endeavour. Intertwining personal and professional relationships often brings unique challenges, such as balancing family dynamics with business decisions. However, the benefits are significant, including a shared vision that unites the family, deep trust, and a strong commitment to the business’s success. In this article, we delve into the inspiring story of a New Zealand self storage family business that has thrived for 25 years, showcasing how they have managed to blend familial bonds with entrepreneurial spirit to create a lasting legacy.

All Secure Self Storage recently marked its 25th anniversary, a significant milestone that reflects not only the growth of the business but also the enduring spirit of family and dedication that runs through its core. It’s a time to reflect on the journey of this family-owned business and its remarkable achievements.

The story begins in 1999, when Keith and Lynley Edwards joined forces with Peter and Fiona James to open a small storage facility in Lower Hutt. Soon after, son Hamish Edwards joined who was integral in shaping the business from its small beginnings. The company has grown into a network of 13 operating facilities and 15 properties across New Zealand.

Expanding horizons and overcoming challenges

Long hours and unwavering commitment became the norm, with milestones etched in concrete - quite literally, as the team poured concrete for their second facility in Christchurch at 3am on Keith and Lynley’s wedding anniversary. The company’s expansion continued from Paraparaumu to several Auckland sites, Taupo,

Whanganui, Hawkes Bay, Palmerston North and more recently into Timaru. Each site brings with it unique challenges and memories - such as 22 tons of concrete panels hanging precariously from a crane for hours in the middle of summer in Paraparaumu. Even birthdays became synonymous with milestones, with the purchase of the Onehunga site in Auckland happening on one of Lynley’s birthdays.

The All Secure future development pipeline currently includes two new developments (Auckland and the Bay of Plenty) and three expansions at existing facilities around the country, all due to be completed by 2027. Not to mention a few other developments scheduled to pop up in the next few years.

Technology and innovation: The All Secure edge

Quick decision-making is a hallmark of the business –if it ticks the boxes, they do it. The Mangere Facility in Auckland was bought the same day they first saw it while driving down State Highway 20, showcasing the family’s instinct for strategic opportunities.

What sets All Secure apart is its commitment to technology. Innovative customer service initiatives,

such as online sign-up systems and virtual assistants, enhance the customer experience. Advanced security measures include a network of over 400 AI-integrated cameras, with infrared and thermal cameras replacing traditional electric fences, ensuring the utmost safety for clients’ belongings.

During the COVID-19 period, the All Secure Team underwent a transformative change by adding Rowan, the son-in-law of Keith and Lynley, a commercial pilot, to the team. This addition transformed the way the team travelled, opening new possibilities and allowing them to swiftly and effectively reach their various sites across the country. This shift in transportation proved invaluable during critical times, such as supporting rescue operations during ‘Gabrielle’ at the Hawkes Bay sites. Rowan utilised his piloting skills to transport supplies to the affected area and opened the facility doors during power outages, ensuring that people could access much-needed supplies. Interestingly, the use of private flights to transport staff and service providers has raised some eyebrows among observers. Instead of ferrying celebrities, tradesmen in high-visibility gear disembark from the private plane. This unexpected sight challenges traditional perceptions of private air travel, showcasing its utility in serving essential needs beyond luxury or glamour.

A family culture

The family has fostered a unique family-oriented culture within All Secure. With a flat structure, anyone can talk to the owners, fostering a sense of responsibility and inclusion.

With 30 staff members across 13 sites, the business emphasises relationships and connections within the family and the broader team.

The business boasts long service records, with some employees celebrating a decade or more with the company. One such employee is Nick Brennand, a longterm employee and member of the senior team who has served 15 years full-time at All Secure.

The power of community

The family values connecting with other like-minded businesses, believing there is much to learn from each other’s experiences and insights.

They are long-term members of the Self Storage Association of Australasia, having attended their first conference in Surfers Paradise in 1999. Keith served on the board between 2012 and 2016 and as Chairman from 2016 to 2018. Fostering a sense of openness

when talking to fellow members of the association has provided great benefits for them over the years.

They are also proud members of the Family Business Association, where they’ve found a supportive community and can share the challenges and learnings that come with running a business with family members.

The Self Storage Performance Indicators (SSPI) initiative has garnered widespread acclaim and recognition since its inception in the latter part of 2022. The SSPI was born from the desire to systematically track and analyse the performance metrics of self storage facilities across the TransTasman markets. Through tracking key parameters such as average storage fee rates, occupancy levels, Revenue Per Available Meter (RevPAM), concessions, and arrears performance, the SSPI offers unparalleled insights into the dynamics shaping the industry.

Originally championed by Linda Sharkey and Hugh Davies, the series was designed to capture the preCOVID market so performance over the pandemic and beyond could be accurately tracked. They sought to improve the way in which the self storage market is monitored by establishing a more refined and broader data fed indicator series. By expanding parameters beyond what was previously tracked in sector indices, the SSPI allows for more valuable insights, allows those using it to monitor various trends in addition to the key drivers of fee rate and occupancy, and provides key operators with a benchmark for operational practices such as concessions to ensure they are used appropriately.

Ensuring legal compliance in digital client engagement

The digital era has reshaped client engagement in a contemporary business landscape, particularly through electronic communication. However, in light of these advancements, it remains critical that businesses operate within legal parameters, especially those outlined by the Privacy Act 1988 (Privacy Act), Spam Act 2003 (Cth) (Spam Act) and Australian Privacy Principles (APPs). Ensuring compliance with these frameworks is a legal requirement and essential in maintaining operational excellence and fostering trust with customers.

OUTLINE OF THE RELEVANT LAW AND PRINCIPES Handling of personal information

The APPs have been established under the Privacy Act, which outlines the requirements for using client information and marketing practices. It is essential that operators carefully review and understand these principles to ensure compliance.

What are the relevant APPs?

APP 3 - Collection of solicited personal information1

l This requirement outlines when an operator can request personal information from a client.

Customer information may only be gathered if it is reasonably necessary or directly related to the business’ functions and activities. Such information can only be collected by lawful means, for instance, by making a direct request to the client.

APP 5 - Notification of the collection of personal information2

l Operators must clearly outline to clients the reasons for collecting personal information.

l Operators must also disclose their contact details if customers wish to inquire about handling, accessing or correcting their personal information.

APP 6 - Use or disclosure of personal information3

l Personal information must only be used for the reason of original collection (the ‘primary focus’).

A ‘primary purpose’ can include direct marketing activities.

l If disclosure is essential for other reasons, this must be brought to the client’s attention. An example may be when disclosure may be necessary in the case of an emergency or for the purpose of law enforcement.

Compliance with the Spam Act

The Spam Act regulates and applies to commercial emails and text messages from businesses to consumers/customers. The Australian Communications and Media Authority (ACMA) is the main statutory authority overseeing and enforcing the Act.

Commercial messages include any offers, promotions, and advertisements for goods and services to existing clients and prospective customers. 4 If any part of the message is commercial, the entire message will be considered a commercial electronic message and caught by the Spam Act. At a glance, to avoid contravening the Spam Act, the facility should ensure that any electronic (commercial) communications (by email, SMS or instant messaging) to individuals have:

1. Consent from recipient

2. Functional unsubscribe option

3. Facility contact information

Businesses must ensure that they have the recipient’s permission to receive commercial electronic messages.5

l Express consent can be obtained by a customer’s written confirmation, ticking a checkbox with a clear acknowledgement or filling out a registration form for messaging services.

l Although businesses are recommended to obtain express

consent, inferred consent can also be obtained, which permits messages to customers/ clients. This would depend on the ongoing relationship with the customer (e.g. a 12-month subscription) and relevant messages to the client-business relationship.

l Note that inferred consent does not apply to any one-off provision of services or goods.

can easily opt out of any future messages. Instructions to unsubscribe should be clear, and if the recipient unsubscribed, businesses should comply with the request within five working days.

The unsubscribe option should not:

l Require a payment upon unsubscribing

l Cost more than the standard message fee

l Require further personal information

l Require logging in or creating an account to unsubscribe

Lastly, businesses should clearly identify that any messages are sent by the facility and provide the facility’s contact details.

Examples of non-compliance

l In May this year, Pizza Hut was fined $2.5 million for sending customers millions of messages that fell short of legal compliance with the Spam Act. Messages were:

• Sent without consumer consent;

• Did not have Pizza Hut’s contact information; and

• Lacked a functional unsubscribe option

l Apart from Pizza Hut, the ACMA has already “prosecuted” and penalised two other businesses this year for spam messages.

l In 2023, seven other businesses (including Ticketek, Kmart and Uber) were found to have contravened the Spam Act, with the largest fine up to $3.5 million.

In light of growing investigations by the ACMA, facilities should ensure that any electronic messages and emails to customers are compliant with the Spam Act.

Danger zones applicable to SS

Electronic communications “at risk” of insufficient compliance include:

l direct marketing emails/ telemarketing messages

l newsletter subscriptions

l responding to a customer’s enquiry that was via online forms

l messaging and notifying existing storers

l e.g. changes to storage policies, installation of new security measures

Protecting your business

The facility should also consider whether its online enquiry forms (if any) and website privacy policy clearly indicate the kind of personal information it collects and how might it use that personal information such as:

l contacting potential customers directly to provide detailed information relevant to their enquiries.

l provide further periodic marketing advertisements of storage services.
