Support Animal Pointers
By now, every landlord has a story that starts with, “We had an ESA once that….” The problems dealing with emotional support animals are many. Sometimes it is good to step back and take a look at your policies to make sure you are still in compliance with the laws. Here are some pointers.
Initially, do not assume an animal is a support animal. Until told differently, apply your pet polices: No pets; extra fees; pet rent; and weight and breed restrictions. Fair Housing laws do not apply to pets. However, once you are told the animal is a support animal, the rules change.
Support animals are an exception to your pet policies. These animals are referred to by many names including emotional support animals, therapy animals, service animals and assistance animals. Regardless of the name, Fair Housing laws will apply.
To make an accommodation or change to your pet rules, the resident/applicant must be disabled. Under Fair Housing laws, a landlord is entitled to know if the resident/applicant is disabled and if he/she needs the animal because of a disability. There are many ways to obtain this information. If the resident is obviously disabled or collects disability benefits as income, they are considered disabled under Fair Housing laws.
Otherwise, they will need reliable documentation stating they are disabled. You are also entitled to know that the resident/applicant has a disability-related need for the animal. Since the need is seldom obvious, in most cases, the resident will need documentation stating they need the animal because of his/her disability.
The documentation can vary. It may be from a doctor, nurse, therapist, social worker, etc. – basically anyone with first-hand knowledge of the resident and their disability. You may ask for a form to be completed, but you may not deny the accommodation if the form is not completed.
Documentation purchased from a website which focuses on selling ESA letters is not considered to be reliable. If you suspect the letter may have been purchased, you may ask the resident/applicant which website they used to get their letter. Most residents/ applicants will tell you because they are convinced the letter is legitimate. If they did obtain the letter from an ESA website, you may ask for additional information from their personal healthcare provider stating they are disabled and need the animal because of a disability. Be careful. There are websites that provide legitimate healthcare services on-line. Those websites look different. They provide services for multiple issues and they accept insurance. ESA websites only provide ESA services and take credit cards.
You may not specify what kind of animal the resident has as a support animal. You may not charge extra deposits, fees or rent. You may not restrict the breed or the weight of the animal. You may not require the

With 17 years of multifamily experience, she has overseen properties in various operational phases including lease-ups, stabilized operations, renovations, build to rent and military assets ranging from High Rise Class A+ to Class C garden-style developments. Jenn started her career in Colorado as a Leasing Agent and quickly moved up the ranks into her current position as a Regional Property Manager for Lincoln Property Company. Since moving to Nashville in 2016, Jenn has played an active role in the GNAA and is currently serving as your 2023 Chairman-Elect. Prior to being a part of GNAA, she was on the Chattanooga Apartment Association and the Apartment Association of Southern Colorado Board of Directors. Jenn holds her CAM (Certified Apartment Manager) designation and is a Leadership Lyceum graduate. She has also earned Lincoln Property Company’s RPM of the year in 2018, 2020, and 2021.

Katherine brings over a decade of multifamily contributions to the Nashville area. Katherine has dedicated the past six years to the GNAA Board of Directors and is currently serving as the Vice Chairman. During Katherine’s tenure, she has overseen operations of lease-ups and stabilized assets in various markets throughout the region. In 2019, Katherine completed the Leadership Lyceum program as well as received the Chairman’s Award. In previous years, Katherine has been dedicated to various committees and was a part of launching the GNAA’s NextGen Committee. Your vote for Katherine

Andrew began his career in 2006 as a groundskeeper and has worked his way up through all positions on-site into a Regional Property Manager. As a Regional Property Manager, Andrew has managed multi-family portfolios of all asset classes throughout Tennessee and Alabama. Andrew has earned his Certified Apartment Leasing Professional (CALP), Certified Apartment Manager (CAM), and Certified Apartment Portfolio Supervisor (CAPS) designations through the National Apartment Association, his Housing Credit Certified Professional (HCCP) through the National Association of Home Builders, and his Tax Credit Specialist (TCS) through the National Center for Housing Management. Andrew has served on the GNAA Board of Directors since 2012, co-chairing numerous committees. In 2018, Andrew served as Chairman of the Board and is the current Secretary/Treasurer for the GNAA. Andrew’s passion for property management lies in providing exceptional living experiences where residents truly feel at home to live their most fulfilled lives.

Webb, he served as Vice President of Conventional Housing for SPM in Birmingham, AL, overseeing a diversified residential portfolio that included high-rise, mid-rise and garden-style apartment communities. His significant experience in new construction has led to the successful lease-up of over 30 communities. Additionally, Eddie has been involved with property rehabs, asset repositioning and large-scale capital improvement projects culminating in profitable, stabilized asset performance and growth. Previously he worked with Davis Development, Lane Company, Dovetail Development and the William H. Lyon Company. Eddie holds a bachelor’s degree from Pfeiffer University in North Carolina and a Certified Apartment Property Supervisor (CAPS) designation from the National Apartment Association. He has also served in various positions with the Greater Birmingham Apartment Association, Alabama Apartment Association, Atlanta Apartment Association and Greater Dallas Apartment Association including board member, Treasurer, Vice President and President. He has received several industry awards including Executive of the Year and Volunteer of the Year, and he has served as a board member for Hatching Hope of Alabama and Apartment Life. Eddie lives in Nashville with his wife, Marcie.

Tabitha Gill
Community Manager, Timberland Partners
Tabitha is the community manager at Rivergate Meadows Apartments in Goodlettsville, TN. She joined Timberland Partners in February 2019. She is active in her organization as a leasing mentor, a participant on the regional manager Green Track program and servers on MAC (Managers Advisory Committee). Tabitha has been in the multifamily industry since 2007. She is an active member of the GNAA where she serves as the Managers
Representative and is the co-chair of the Education Committee. In addition, Tabitha serves on two additional committees,Trade Show and Gala. Tabitha is a Lyceum Leadership graduate and recently earned her Tennessee Real Estate license. In her spare time she enjoys spending time with her husband, family and friends as well as vacationing at the beach.

Sully started working for First Management Services in 2013, and has 10 years of property management experience. He holds the CAM designation through NAA and the CPM designation through IREM. Sully is Past 2019 President-Elect Chapter 71 IREM executive committee member, completed GNAA’s Leadership Lyceum Program in 2018. Sully currently serves as Management Director on the Board of GNAA and co-chairs the Golf Committee.
Lauren Miles
Regional Manager, Timberland Partners
Lauren Miles was born and raised in the suburbs of Nashville. She started her career in 2011 at a student housing complex in Knoxville, TN. She worked for Asset Campus Housing in Knoxville before managing communities in Lexington, KY, and Murfreesboro, TN. In 2015, Lauren became a Regional Manager where she worked with Campus Crest and Asset Campus Housing, managing communities all over the East Coast. In 2017, she decided to seek out an opportunity in conventional housing and found Timberland Partners. Lauren started with Timberland Partners at Rivergate Meadows in Goodlettsville as a Community Manager and was quickly promoted to Regional Manager in 2019. Her portfolio consists of seven Greater Nashville communities and a new construction site slated for 2024. Lauren is excited for the opportunity to serve our organization as Management Director.

Laura Watkins Property Manager, Lincoln Property Company
Over the past 18 years, Laura has had the privilege of being part of several different multifamily communities around the Greater Nashville area, serving in various roles. For many of those years, her home has been with Lincoln Property Company, working on garden-style and mid-rise assets, including new construction/lease-ups, renovations, and stabilized properties. Her latest venture has been managing the lease-up and stabilization at The Sound at Pennington Bend. She currently serves on the Gala Committee and is part of this year’s Leadership Lyceum Program. Being involved with GNAA is one of Laura’s most gratifying roles, and she would love your vote for Management Director.

After eight years in the United States Marine Corps, I finished my college degree at the University of Colorado-Denver in 2014. During school and shortly after, I was a golf professional at a couple of golf courses. In 2016, I began working in the apartment industry as a supplier in the Nashville area. I quickly found a home in the fast-paced and rewarding environment the multifamily industry offers. After four years, I started my own company in Knoxville in 2020, and after that start-up was complete, I returned to Nashville to open my second location in 2021. I currently oversee both locations as well as remote employees.

Bridget has been a member of GNAA since 2001 and has served the multifamily industry for 23 years She currently serves on the TNAA board.

Maria brings over 15 years of multi-family experience as a Property Manager in the Nashville market. Now as a supplier, she brings her years of on-site experience to the communities she serves. She has been actively involved in the GNAA and TNAA and currently contributes to six GNAA committees and is a 2023 Education Sponsor. She is experienced, fair, and dedicated to the GNAA organization. She has served on the GNAA Board of Directors for the last year as the Suppliers Representative. Voting for Maria for Supplier Director will help her assist other supplier members in their journey with the GNAA. Brandon Etheridge
Regional Maintenance Supervisor, Lighthouse Property Management
I have been dedicated to LPM for over 10 years. During my time with LPM, I have been able to grow from a groundskeeper when I started in 2012 to a Regional Maintenance Director. Over the years I have really enjoyed becoming more involved with the GNAA through the Leadership Lyceum program. I have attended several committee meetings including DEI, Education, Statistics, Trade Show, Gala, News & Events, and Maintenance/Managers Luncheons, just to name a few. I was also given the opportunity to help build and teach preventive maintenance in what we now know as the LEAD program. I have been a part of the Maintenance Committee and have served as the 2023 Membership Committee co-chair. I have helped lead larger discussions with fellow committee members about ways to get more maintenance involvement with the GNAA, as well as recruiting and outreach. Over this

Adrian Milar, CAMT Regional Maintenance Director, Freeman Webb Company
Adrian Milar is one of two Maintenance Directors at Freeman Webb Company. He relocated to Nashville in May 2022 to join Freeman Webb Company, bringing 39 years of property management experience. Adrian started his career in 1984 as a grounds technician and worked his way through all facets of maintenance in the multifamily industry. Flournoy Properties Inc., Flournoy Construction, Mid-America Apartment Communities, CB Richard Ellis Corporation, Arlington Properties, and SPM Management are where he gained his extensive experience and knowledge. Adrian firmly believes in providing support, training, and helping maintenance technicians grow their knowledge in the apartment industry. He received his CAMT (Certified Apartment Maintenance Technician) from the National Apartment Association in 1993.

Holly grew up just north of Knoxville, until moving to the Nashville area in 2008. Her journey began in student housing, as a Leasing Consultant.
She had some great opportunities to step into new roles and she took them! In 2011, she took on a Leasing Manager role with Carter Haston. In just two years, she moved on to become a Property Manager with The Carter Company, and one year after that, a Community Manager of an owner-managed lease-up in Murfreesboro. She re-entered the student space in 2014, when she took an Assistant position with Asset Campus. “I was at this specific community for five years, took on the manager’s position when she moved on, and went on to assist in the sale. In the world of third-party managed student properties, that is a lifetime! But the people I met and experiences I had there helped me get where I am today.” Over the next several years, she worked with Hurd, Campus Advantage, and Asset (again). Ultimately, “anywhere there was an asset struggling I went to help pull them from the trenches and get things back on track.” Holly has managed student, conventional, and Section 8 communities in and around Nashville for over 15 years. Having worked with both third-party and ownermanaged communities, she not only understands the difficulties of the job but has also seen the obstacles on-site teams face every day. She joined Timberland Partners in 2020 as a Community Manager and has such gratitude for the opportunities she has had over the past three years. She was awarded 2022 Property Manager of the Year in Q1 of this year and is very active in GNAA, serving on committees and being a part of this year’s Leadership Lyceum program. I know people want to get active and want to give back but never know where to start. I am happy to help and go with you! Not only do I give back to the GNAA, I am also on the Executive Board of IREM, and I sit on the Board of Directors for the Wilson County/TN State Fair for the past 12 years. I also have started helping out with the Wilson County Animal Disaster Relief Group in Lebanon. I love giving my time. I have worked for some of the best companies around Nashville for almost 20 years – Freeman Webb, RAM, Brookside, and Lincoln. Thirteen years ago, I started in this business as a Grounds/Make Ready Tech, and climbed to my current position. I currently hold EPA, CPO and CAMT certifications and am always looking to grow and excel more. Over the last 13 years, I have met many great people in this industry and formed many good relationships. I am currently attending/participating in the Leadership Lyceum program and I was a part of the group developing the LEAD Program. I am also a member of the GNAA Maintenance Committee, and my goal is to promote maintenance professionals in the way I would like someone to promote me.

DJ has been a dedicated member of GNAA for the last 10 years and has served on many committees with GNAA and TNAA. Since being in the industry, he has worked on-site, but most of this multifamily career has been on the supplier side. He values and appreciates all the relationships he has built over the years. He was selected as the 2020 Supplier Professional of the Year and has been nominated every year since. He is a 2023 graduate of the GNAA Leadership Lyceum program and is currently in the process of obtaining his CAS certification. Marcie Ivey Owner, Gatsby Designs
During my upbringing, my mother was the proprietor of her own design enterprise. As a means of contributing to our family’s financial stability, I devoted my weekends to working for her without compensation. For a span of 23 years, I have been employed in the multifamily industry, exclusively as a supplier. My initial foray into this field involved leasing furniture for a locally-owned furniture leasing company in Montgomery, AL. Over time, I ascended to the position of Vice President and Buyer for the company’s stores. Subsequently, I relocated to Birmingham, AL, where I secured a position in furniture leasing. I have served on the GBAA Board on multiple occasions and currently hold a position on the Board in Birmingham. My career path eventually led me to Nashville, where I worked for various home interior businesses whenever I contemplated leaving the multifamily industry. Ultimately, I resolved to pursue

Tim Ragan, CAS Sales Associate, Sir Speedy Music City
I am a native Nashvillian, and I have seen a lot of changes in various communities over the years. Since earning my CAS, I have learned about the many talents required to run a thriving community. One of my strengths is solving questions in partnership with my client. Producing the graphics for your living and work spaces has been something I have loved doing for over 40 years. When I’m not collaborating on business and relationships, I enjoy spending time with family, including my wife, four children, two grandkids, and of course our dog, Ozzie. Go Titans!

I have been in the industry for four-plus years and value the opportunity I have in this career to serve others. I am currently part of the GNAA Leadership Lyceum program and have thoroughly enjoyed having the opportunity to get connected and learn more about the industry in a special way. George Vallone is the owner and CEO of Nuveldy’s Apartment Turnover Services, and a proud member of the Greater Nashville Apartment Association.
A pandemic-era transplant to Nashville from the Northeast, Vallone began his career with a ten-year run in early stage technology startups in Boston, London, and New York City. In 2020, he acquired Nuveldy’s Cleaning Services, which was founded in 2008 in Madison, TN. Since then, George has been hard at work, primarily transforming Nuveldy’s into a multiservice turnover solution for Property Management and Maintenance leaders, making it a great place to work for its employees; meeting and getting to know professionals across Greater Nashville in the multifamily space; participating in the GNAA Leadership Lyceum program; and occasionally, splashing around in a dunk tank.
Doug Waynick
Regional Manager, Chadwell Supply
Doug is a Regional Sales Manager for Chadwell Supply’s TN and KY Region. He is a Nashville native and currently lives in Old Hickory with his wife and two boys. Doug was born at Nashville’s Ascension Saint Thomas Hospital Midtown, formerly known as Baptist Hospital. He graduated from Franklin High School in Franklin, TN. Soon after, he went to college where he played baseball and worked in the hospitality industry. After 12 years of serving in hospitality, Doug decided to take a leap and join the multi-family industry with Chadwell Supply in 2016 along with his friends and family. He started out with Chadwell Supply working in the operations department. After helping grow and learn the operations side of Chadwell Supply, he decided to join the sales team as a Territory Sales Manager. This would come to be a perfect fit as he loves helping and collaborating with people. At Chadwell Supply, they ask their sales reps to have a servant’s heart. Doug and the Chadwell Supply team have been serving Nashville’s apartment communities for years and look forward to serving you for more to come.

By utilizing an online voting platform, voting is more accessible, allowing members to vote from the comfort of their office. Key features such as personalized ballots and confirmation of cast ballots are just a few of the highlights accompanying online voting platforms.
Electronic Voting: How It Works
At the beginning of the GNAA election, an email will be sent to all GNAA members containing their member identification, email, username, and password. Once logged in, the ballot will present a selection of nominees along with the positions they are currently pursuing. Each candidate will be able to provide a biography and headshot to accompany their nomination. After making selections, GNAA members will review their ballot one
last time before officially submitting. Members will receive a confirmation email confirming their vote has been cast after submitting. Members will not be able to re-vote or change their votes after this process is complete.
Members will have until the end of Election Night on October 19 to cast their vote. Voting on-site will be available.

Everyone has a voice; be sure yours is heard.
As I write this article, we installed a new Mayor in Nashville this morning. There is uncertainty in this change. The business community has some concerns about the rhetoric we have heard. That being said, the message was loud and clear from the voters. Over 60% selected this candidate, an almost two-to-one voting ratio at the polls. Our citizens rallied around a candidate they thought could address their local needs.
A similar thing happened in my neighborhood district a few years ago. Our councilperson was very interested in Metro politics, big-picture thinking, and the future of Nashville. Subsequently, our district flipped to a new councilperson – a mom who was more interested in
ensuring that our trash got picked up and that longpromised neighborhood projects got started.
This election season, ensure your vote is cast so your voice is heard. Who do you want to represent you? Who is a leader in our industry? Do you want a candidate focused on the big picture or the local details? Effective governance takes vision, action, and compromise. Does your candidate embody those qualities? Please vote. What brought you to the apartment industry?
Like most of us, I fell into the industry and then fell in love with it. I started in the industry as a young Navy wife in San Diego as a leasing agent. It was a great job for a military wife because it is something that can be done in every city in the country.
Was this the career path something that was always on your radar?
The multifamily industry was not on my radar. I found my first job in the industry from a help wanted ad in the paper. I am totally dating myself with that one!
Did you have any unrelated jobs growing up that unexpectedly prepared you for the apartment industry?
My mom, who worked for Disney in Disney Vacation Club sales, has always told me I was a born salesperson. I also love to make genuine connections with people. In high school, in addition to working as a Ski Patrol, I worked in a few sales and waitressing positions. In between my time on the management side and my start on the supplier side, I did staffing for a year and Disney was my client. I spent all day on property in various departments meeting with teams and filling their staffing needs. I learned so much about providing top level customer service both internally and to clients during that year. They strive for the highest level of customer satisfaction, and I was able to bring
the lessons I learned in my early sales experience and time having Disney as a client to my residents and then to my clients in this industry.
Why is property management an attractive career path?
Property Management is an exciting career path because it has so many opportunities that fit a wide variety of personalities. It is also an ever-changing industry, so it never gets boring.
Best professional advice you have ever been given?
The best professional advice I have ever been given is to always be honest with clients, even when you must tell them something they don’t necessarily want to hear. When I meet with a new potential client, I always let them know that I am not someone who will BS them. This mindset has enabled me to establish genuine connections and to always be an advocate for clients both within my company and in the industry in general.
What is your favorite thing to do on the weekends?
My favorite thing to do on weekends is to visit my college kids in their environments and to attend my youngest son’s college football games.
Do you have any pets?
I have a dog named Miri. She is a 12-year-old pug/shih tzu/beagle mix. She is the true center of our family; my kids will Facetime me to see her when they are away at school.
Coolest place you’ve ever traveled?
I think the coolest place I have ever traveled was to Roatan, Honduras. The people were amazing, and they have the second largest reef in the world.

Give us a fun fact about you.
Even before my son played college football, I have been obsessed with college football. I was raised in a split FSU/University of Florida family. My dad is on the board of UF Business School and such a big supporter that he has the first parking spot to The Swamp and his name is on the Gator in front of the stadium, but the other side of my family are huge FSU fans. The passion runs so deep that I am the only person in my family who attended a different school than FSU/UF, so I cheer for both. But come rivalry weekend, I am all in for FSU! Go Noles…and Gators!
What upcoming GNAA event are you excited to attend and why?
I am excited about the Gala! I didn’t get to attend last year so I am looking forward to attending this year.
Do you have a motto you live by?
I don’t know if I really have a motto that I live by, but I am highly focused on gratefulness (I make it a priority to focus on daily) and grace. I have always been focused

If the animal is unique or is not a typical household animal like a dog, cat, turtle, gerbil, etc., you may ask for additional information on why the resident/applicant needs this specific animal or the specific type of animal. For example, if the resident/ applicant has allergies to most common household animals, he/she may need a snake.
If the resident requests multiple animals, the documentation needs to state they need multiple animals and the independent reason for each animal. They should not have multiple animals for the same purpose.
Once you have the paperwork right, the resident will need some rules. Not pet rules! These rules are separate from your pet policy. Remember, a support animal is not a pet. You may require the animals
on grace towards others, but this past year I have also focused on grace towards myself.
If you could get a “do over” for something in your career, what would it be and why?
If I could have a “do-over” in my career, it would be to believe in myself sooner. It hasn’t been easy being a woman in what used to be such a male-dominated industry and it took a while to have the same confidence in myself and my abilities that my male counterparts exhibited.
Any advice you could give to the rising stars of GNAA?
I would tell rising stars to get involved in the committees and events at GNAA and to strive to have more than transactional relationships. I enjoy the relationships I have on both the management and supplier side and always strive to be a true resource for both. There is more than enough business in this industry for everyone and we make ourselves and others better by lifting each other up.

If the animal becomes aggressive and begins threatening other residents or other animals, you may ask that the animal be removed from the property. If the animal causes damages, the resident is responsible for the damages.
