UCSB Arts & Lectures Presents Two Days of Nine Inspiring Films

Art manifests in various different manners, especially so in architecture, as presented by the breakthrough films portraying the bold visions of renowned architects like Eileen Gray and RM Schindler.

In celebrating art, architecture, and endless possibility, UCSB Arts & Lectures presents Architecture on Film, a two-day series of nine inspiring films curated by Bruce Heavin and Caitlin O’Hara and on view at Paseo Nuevo Cinemas in Santa Barbara April 26-27.

“Though Arts & Lectures has presented the Art / Architecture on Film festival for years, this is the first time we’ve brought it back since the pandemic,” said O’Hara, director of Public Lectures & Special Initiatives at Arts & Lectures.

“These films will showcase a range of visions, determination, and inspiration,” she continued.

E.1027: Eileen Gray and the House by the Sea

This film follows the narrative of celebrated Irish designer Eileen Gray as she builds a house on the Côte d’Azur for herself and names it E.1027. The name is a cryptic marriage of her initials with those of her fellow builder, Jean Badovici. Upon discovering the house, architect and painter Le Corbusier became engrossed with it and later covered the walls with murals and published photos of them.

Le Corbusier built his famous Le Cabanon directly behind E.1027, dominating the narrative of the site to this day in the spirit of rebellion. The movie is a cinematic journey into the mind of Eileen Gray, exploring the endless bounds of a woman’s creative expression and a man’s attempt to control it.

It runs for 89 minutes and is screening on Saturday, April 26, 11 a.m.

Return to Reason

This series of four films directed by Man Ray between 1923 and 1929 Le Retour à la raison, Emak-Bakia, L’Étoile de mer, and Les Mystères du Château du Dé capture

the essence of early European avant-garde cinema. He explored the functions of montage and unique cinema techniques such as salt and thumbtacks directly applied to the camera lens. In celebration of the 100th anniversary of one of the films from the series, the Jim Jarmusch and Carter Logan combo are presenting a newly recorded drone rock soundtrack to back the film.

The film collection runs for 70 minutes and is screening on Saturday, April 26, 1 p.m.

Anselm

This film illustrates the portrait of innovative painter and sculptor Anselm Kiefer, as imagined by visionary filmmaker Wim Wenders. Over two years, Wenders follows Kiefer’s path from his beginnings in Germany to current home in France, reconciling the stages of his life in understanding his unique and successful career.

It is a cinematic experience of the artist’s work, exploring themes of human existence, the cyclical nature of history, all through the lens of literature, poetry, philosophy, and art.

This film runs for 94 minutes and is screening on Saturday, April 26, 3:30 p.m.

The House / This Is Not a House

This film is not only a unique opportunity to see a screening following extraordinary architects, but also a chance to hear directly from featured guest speaker, the filmmaker Morgan Neville.

Exploring the pivotal moment in the careers of Thom Mayne and Robin Donaldson, the architects return to the Crawford House in Montecito. This house is not only a strikingly unique structure, but also one of the world’s most widely studied pieces of residential architecture.

This free screening of The House takes the audience on an exploration of the creative process, investigating the intersection of art and architecture, and providing insight into the genius of the renowned architects in pursuit of this structure.

This Is Not a House focuses on the construction of Hill House, another unique residence. The home is designed by Robin Donaldson of Donaldson+Partners, and was designed in conjunction with homeowners Bruce Heavin and Lynda Weinman for a meticulous six-year process.

The screening of This Is Not a House will be followed by a panel discussion with filmmaker Morgan Neville, homeowner Bruce Heavin, and architect Robin Donaldson, moderated by UCSB AD&A Museum Curator Silvia Perea.

The first film runs for 46 minutes and the latter runs for 30 minutes on Saturday, April 26, 5:30 p.m.

Street Heroines

This award-winning documentary celebrates the courage and creativity of women who are integral to the graffiti and street art movement, who often go unrecognized. The interview-driven narrative follows the narratives of three emerging Latina artists from New York City, Mexico City, and São Paulo, respectively, as they navigate a male-dominated subculture and establish their artistic prowess in the urban jungle.

The film runs for 71 minutes and is screening on Sunday, April 27, 11 a.m.

Nam June Paik: Moon Is the Oldest TV

This film pays tribute to the life and times of Nam June Paik, a significant character in the American avant-garde scene of the 20th century. He is often referred to as the father of video art, having coined the phrase “electronic superhighway,” and is arguably the most famous Korean artist in modern history.

His creative evolution is elucidated through the documentary, produced by Steven Yeun (Minari, Nope).

The film runs for 109 minutes and is screening on Sunday, April 27, 1 p.m.

A Desert of Pure Feeling

This film navigates the life and career of legendary California-native artist Robert Irwin, whose installations have dramatically reshaped the production and reception of art, influencing generations of artists.

It follows Irwin from his early experiments in Los Angeles to his dazzling installation in Texas, shedding light on his radical career investigating the human sensory experience in an increasingly mechanized world.

The film runs for 93 minutes and is screening on Sunday, April 27, 3:30 p.m.

Schindler Space Architect

Delving into the life and work of revolutionary architect RM Schindler, this film traces his journey from turn-ofthe-century Vienna influences to his collaboration with legendary Frank Lloyd Wright. It is narrated by Academy Award winner Meryl Streep and features insider interviews with some of the world’s most renowned architects, between Frank Gehry, Thom Mayne, and Steven Holl.The documentary offers rare insight into Schindler’s profound impact in architecture and reveals the struggles of his creative genius. The screening will be accompanied by featured guest filmmaker Valentina Ganeva.

The film runs for 90 minutes and is screening on Sunday, April 27, 5:30 p.m.

South Santa Barbara County Real Estate Update

MARKET POISED FOR GROWTH IN 2025

The Santa Barbara real estate market seems to be entering a new phase of growth. With rising inventory levels and increasing buyer interest, the region is showing strong signs of continued momentum. Key indicators, including inventory levels, pricing trends, and months of inventory, suggest that the area will remain a seller’s market in this highly desirable region.

RISING INVENTORY AND HIGHER PRICES

A key trend emerging from the first quarter of 2025 is the increase in both inventory and property prices. Median prices are used to avoid any spikes or skewed data, while also factoring in outlier sales. Sellers have responded to the heightened demand by pricing their homes higher, with the end of March 2025 median list price increasing by 28 percent to $2,895,000, compared to $2,262,500 at the end of March 2024.

A SURGE IN ACTIVE LISTINGS

At the close of 2024, the South Santa Barbara County real estate market was relatively quieter in terms of inventory, but the landscape has shifted as we moved into 2025. The properties in this report include singlefamily residences, condos, and planned unit developments in the Santa Barbara MLS between South Carpinteria and North Goleta. The number of active listings grew significantly from 331 on December 31, 2024, to 438 by March 31, 2025.

BUYERS RETURN AS MARKET MOMENTUM BUILDS

After months of hesitation, buyers are returning to the market, injecting new energy and competition. With interest rates now largely accepted as the new normal, concerns have shifted to other factors most notably, the cost and availability of insurance. Recent events, such as the Los Angeles fires, have spurred long-waiting buyers into action, leading to a noticeable uptick in demand. As a result, multiple-offer scenarios are becom-

ing increasingly common, signaling a more competitive landscape for prospective homebuyers.

MARKET STABILITY AND BUYER INTEREST

Despite higher prices, market activity remains steady, as evidenced by the months of inventory, which decreased slightly from 2.75 to 2.74 months. This suggests that homes are still selling at a relatively consistent pace.

Months of inventory refer to the number of months it would take for the current inventory of homes on the market to sell, based on the current sales pace. It is used to gauge the balance between supply and demand. A balanced market typically has about four to five months of inventory, while below four months indicates a seller’s market.

CONTINUING SURGE IN MULTIPLE OFFERS AND CASH OFFERS

One of the most significant trends in our early 2025 real estate market is the continued surge in multiple offers and cash offers. Approximately 26 percent of accepted offers this year have been made in all cash, a clear indication of strong demand and buyer confidence. For buyers looking to bypass financing constraints and close deals more quickly, the all-cash option is becoming an increasingly attractive way to stand out in a competitive market. Despite this, 7 percent of listings did not sell (expired) due to various reasons including overpricing, poor condition, or less-desirable location.

MAXIMIZE VALUE THROUGH PRESENTATION

In the competitive 2025 real estate market, presentation is the key to obtaining the top value of your home. Home values in Santa Barbara can vary greatly, even within the same neighborhood. Bel Air Knolls homes, which were located less than half a mile apart, sold for more than $1 million more when properly renovated, repaired, staged, and presented. Simple upgrades such as decluttering, repairing, landscaping, painting, and detailed cleaning can significantly enhance a home’s value.

LOOKING AHEAD: KEY CONSIDERATIONS FOR BUYERS AND SELLERS

Moving forward, South Santa Barbara County’s real estate market will continue to evolve. Warmer weather and increased buyer activity are expected to sustain momentum, with well-priced properties likely to attract multiple offers. Buyers need to be prepared with a lender’s preapproval. An offer that includes a fully underwritten loan is closely comparable to a cash offer. However, the lender will still need to approve the appraisal, insurance, and the condition of the property to approve the loan.

It’s also important to arrange homeowners’ insurance early in the process, as not having it can be a deal-breaker for lenders. Offering all cash can provide a significant advantage. Additionally, shortening contingency periods or allowing the seller to choose the closing date can give you an edge in a competitive bidding war.

However, despite the temptation to waive inspections to speed up the process, buyers should ensure a thorough inspection is conducted.

UCSB Arts & Lectures Donors Dine with Alvin Ailey’s Matthew Rushing

On April 15, about 75 major donors of UCSB Arts & Lectures (A&L) enjoyed dinner with Alvin Ailey American Dance Theater’s Interim Artistic Director (and former star dancer) Matthew Rushing. Held at Villa & Vine and sponsored by Northern Trust, the dinner preceded the first of two nights of performances at The Granada Theatre.

During the al fresco reception, Northern Trust SVP Tim Nightingale welcomed guests and lauded UCSB Arts & Lectures Miller McCune Executive Director Celesta Billeci, who is retiring at the end of the season after 25 years in the position. In praising Billeci, Nightingale quoted jazz legend Wynton Marsalis, who called her the “absolute gold standard” and a “force of nature.”

Billeci thanked the supporters, with a special shout out to her “Dance Posse”: Margot Cohen-Feinberg, Sheila Wald, and Barbara Stupay; and to Maxine Prisyon and Linda Stafford Burrows for their support of educational programming. She marveled at the extreme honor for our little community to present Alvin Ailey, which it does every three years.

In introducing Rushing to donors, Billeci recalled that years ago, when Rushing danced in Ailey’s masterpiece Revelations, everyone’s jaws just dropped because nobody had ever seen anyone dance like this. Now, Billeci continued, that incredible young dancer has become this incredible choreographer.

Rushing shared with donors the backstory on Sacred Songs, the first piece in the evening’s program, which he choreographed. The idea came to him upon learning from Ailey’s biography that Ailey was forced to condense his original version of Revelations for touring, resulting in the dropping of half the songs. Rushing created Sacred Songs with those dropped songs. Wanting the ballet to talk to current and future generations, Rushing related, he reimagined the somewhat antiquated songs in contemporary genres.

After the dinner, guests sauntered a block to the Granada to experience Sacred Songs and three other

pieces, along with a post-performance talkback with Rushing.

In addition to the two evening performances, Alvin Ailey also engaged with students and other community members through various events. One morning, 1,500 Santa Barbara and Goleta students in grades 3-5 were treated to an amazing field trip to the Granada. The program on the history of Revelations was light on lecture, featuring dance performances and on-stage student participation. The entire program, including transportation, was free of charge for the schools.

It was part of Arts & Lectures’ Arts Adventures program, which is largely funded by donors. Some funding has also come from the California Arts Council and the National Endowment for the Arts but, sadly, these entities will likely no longer have funds to support this program, according to Director of Education and Community Engagement Jenna Hamilton-Rolle.

Earlier this season, Arts Adventures brought more than 1,200 kids in grades TK-2 to the Arlington Theatre for a Dorrance Dance performance of The Nutcracker. And on April 30, about 500 7th-12th-grade students will get to see biologist and wildlife photographer Ronan Donevan, also at the Arlington Theatre. For Arts Adventures programs, Title I schools are always given priority.

These programs, Hamilton-Rolle related, are exposing young folks to new experiences and providing inspiration for careers and other endeavors. We “captivate them with entertainment and ideas that are so much bigger and beyond a tiny screen,” she shared, “and we fill an everincreasing arts education gap within S.B. County at large as arts programs and teachers continue to disappear.” The hope, she added, is “to create stewards of art and culture in our communities for the next generation and beyond.”

The dance company also did a community dance class at the Carrillo Recreation Center and two masterclasses for UCSB dance majors. Arts & Lectures relies heavily on community support for both its presentations and its community outreach and education.

For many homebuyers, especially here along the South Coast, purchasing a home often means becoming part of a Homeowners Association (HOA) or similar community association. Whether you're considering a condo, townhouse, or a home in a master planned community, it’s important to understand what an HOA is, and how it might impact your lifestyle and budget.

SO, WHAT EXACTLY IS AN HOA?

An HOA is an organization that manages and governs a residential community. It’s responsible for maintaining shared amenities, like pools, parks, clubhouses, or landscaping, and enforcing rules that are meant to help preserve property values and community standards. Most HOAs are run by volunteer boards made up of fellow homeowners, and they operate under a set of bylaws and governing documents known as CC&Rs (Covenants, Conditions, and Restrictions).

WHAT IS THE COST OF COMMUNITY LIVING?

Living in an HOA means you’ll likely be responsible for monthly (or sometimes quarterly or annual) fees or assessments. These fees cover everything from routine maintenance and landscaping to insurance and long-term repairs. In some cases, special assessments may be charged if unexpected expenses arise that aren’t covered by reserve

funds. It's a good idea to review the financial health of an HOA before you buy and factor these costs into your homebuying budget.

WHAT ARE THE RULES?

HOAs can set community rules that cover a wide range of things, everything from the color of your front door to pet policies, parking regulations, or what kind of holiday decorations you can put up. These rules may feel restrictive to some, but they’re generally intended to maintain a uniform appearance and keep shared spaces in good condition. Still, it’s important to make sure you’re comfortable with the level of oversight before committing to an HOA governed property.

WHAT ABOUT CONDOS AND CO-OPS?

Condos typically have associations similar to HOAs, but with different ownership structures. Owners usually hold title to their units and a shared interest in common areas. Co-ops, or cooperative housing, which are less common in southern California, operate differently still. Instead of owning a unit, residents own shares in a corporation and that gives them rights to occupy a unit of housing.
