Squeezing Sweet Stories from Lemon Acres Barn

The home at 410 North Hope Avenue sits on the site of a 20-acre ranch dating back to the early 1900s, known as Lemon Acres. The exact history of the house is a little unclear, made up of stories from neighbors and visitors through the years. The house itself is a gorgeous testimonial to its long-lived fortitude, no matter how precise its pedigree. The ranch originally grew lima beans, but at some point was planted half in lemons and half in avocados.

Over the years, the ranch’s acreage was sold off and became today’s Lincolnwood neighborhood. The owners of the ranch retained one parcel that included both a beautiful Spanishstyle ranch house with an original water tower and its adjacent barn building.

The main ranch house is said to have been built in 1927. Neighbors tell the story, however, of a visitor who stopped by many years ago, claiming to have been born in the house in 1905. The barn building which, I’m told, is likely to have been built before the ranch house is said to have served as garage, barn, and housing for ranch employees.

Bill and Sheila Lewis moved into the barn home as renters in 1976. A few years later they learned that the ranch and barn parcel was going to be subdivided and the barn home sold as a separate property. After a four-year escrow, they were able to purchase the barn home in 1984. They’ve lived in it, loved it, and improved it ever since.

Today, the barn building is a sunny, sprawling fivebedroom, three-bath home with the address 410 North Hope Avenue, even though guests come and go from an entrance on Lincolnwood Place. (Yep. Another story.) A towering redwood stands sentinel at the edge of the front yard, serving as a silent reminder that this property is the grandfather of the neighborhood.

The first floor of the house is anchored by a soulful great room with soaring pine ceilings, a stone fireplace,

and an adjacent welcoming country kitchen. The home’s stories continue here. I’m told that the custom doors and windows in the great room were originally from a home in Malibu once owned by Rod Stewart. But remember don’t quote me.

A hallway continues down to a spacious sunroom, splashed with floral colors and showcasing the original beam ceiling. This cheery room is one of my favorite spots in the entire house.

S.B. Maritime Museum Celebrates 25 Years

On March 7, the Santa Barbara Maritime Museum (SBMM) celebrated its 25th anniversary at its Love Boat–themed gala. The 140 guests enjoyed cocktails on the museum’s patio and dinner inside. Emceed by Andrew Firestone, the event honored Hiroko Benko and Sigrid Toye.

As owner of the whale-watching boat Condor Express, Benko is a longtime supporter and collaborator of SBMM’s youth education programs and is cochair of the Santa Barbara Channel Whale Heritage Area. Toye has provided significant support to the museum over the years, including as board president, advisor, fundraiser, and donor.

In an interview, SBMM Executive Director Greg Gorga reflected on the museum’s impressive growth and its impact on the county’s youth through its innovative educational programming, which Gorga points to as the museum’s most significant component.

Located in the harbor’s historic Naval Reserve Building, the museum was founded by dedicated fishers, divers, and sailors to celebrate our deep maritime history. Under Gorga’s leadership since 2008, the museum has grown from offering two educational programs to 13. It serves nearly 5,000 students throughout the county with a sliding-scale fee structure based on the income of the school’s population, with a majority of classes incurring no fees.

Gorga noted that the county has the second-highest poverty rate in the state, and the museum wants to give low-income kids the same opportunities afforded to private-school kids. Some Lompoc High School students have never even seen the ocean, Gorga related. One student asked if he could touch the water. Understandably, a high point in Gorga’s career has been bringing the amazing environment of the Santa Barbara Channel to life for so many young students.

The most impactful of these programs, according to Gorga, are the Tall Ship, Girls in Ocean Science, and Maritime on the Move programs. In the Tall Ship program, students board the schooner Mystic Whaler and learn about the life of merchant sailors in the 1800s with hands-on activities under sail.

In the Girls in Ocean Science program, high school

students spend the day on a research vessel with a female naturalist and female scientist doing handson experiments. Junior high students participate in a separate program, and both are designed to inspire and show participants how they can pursue any kind of ocean-related studies and career.

The award-winning Maritime on the Move program provides kids with immersive, tangible outdoor experiences designed to teach them about the challenges our community faces with an aim of imparting a sense of stewardship.

While the educational programming is focused on students in 3rd grade through high school, SBMM also offers a popular monthly lecture program for adults: its Maritime Distinguished Speaker Series.

Gorga, who will be retiring at the end of this year or early next year, reflected on the importance of having a maritime museum in Santa Barbara, noting the early history, including that the oldest human remains in the Western Hemisphere were found on Santa Rosa Island. The Chumash, with their tomol plank canoes, Gorga related, are our most famous mariners. He noted with pride the wide view the museum has taken, with exhibits of maritime art alongside historical exhibits of Santa Barbara’s shipwrecks, commercial fishing industry, and surfing scene, as well as exhibits on Santa Barbara being the birthplace of deepwater diving, hosting naval ships, and having the second-oldest yacht club on the West Coast and the oldest working pier in California.

When asked what he is most proud of during his time at the museum’s helm, Gorga quickly and modestly answered that it is his staff, followed by the education programs and the impressive national recognition the museum has received. Gorga has much to take pride in, and the community is fortunate to have had his stewardship.

The museum is a nonprofit that garners less than 6 percent of its revenue from admissions, relying heavily on the community for support. It currently is exhibiting oil paintings by Kevin Short and in May will welcome an island fox photography exhibit by Chuck Graham.

Purchasing a home is an exciting milestone, but along with homeownership comes financial responsibilities, including property taxes. Whether you’re buying your first home or your forever home, understanding property taxes is crucial for planning your budget and making informed decisions.

WHAT ARE PROPERTY TAXES?

Property taxes are levied by local governments and are based on the assessed value of your home and land. These taxes fund essential public services such as schools, law enforcement, fire departments, and road maintenance. In some states, personal property like vehicles and boats may also be taxed.

CAN I KNOW THE PROPERTY TAX ON A HOME BEFORE I PURCHASE IT?

Yes! Property tax information is typically available in real estate listings and through your local multiple listing service (MLS). You can also request the most recent tax bill from the seller and inquire about the last reassessment.

HOW ARE PROPERTY TAXES CALCULATED?

In California, property taxes are governed by Proposition 13, which was passed in 1978 to limit how property taxes are assessed and increased. Under Prop 13:

A property's initial tax assessment is based on its purchase price at the time of sale.

The base property tax rate is set at 1% of the assessed value, with additional voter-approved local taxes potentially increasing the overall rate.

Annual increases in assessed value are capped at 2% per year, regardless of market value changes, unless there is a change in

The assessed value will increase annually by a maximum of 2%, meaning your property tax obligation will also increase gradually over time.

ARE THERE PROPERTY TAX EXEMPTIONS?

Certain homeowners may qualify for property tax exemptions that can lower or even eliminate their tax burden. Common exemptions include those for senior citizens, veterans, people with disabilities, and surviving spouses. HOW DO I PAY MY PROPERTY TAXES?

Most homeowners pay their property taxes through an escrow account, which is set up by their mortgage lender. Coral Reefs Are Unrivaled in Ecoservices

Why be concerned about coral reefs dying, since they occupy less than one percent of the ocean? It is because they are key nurseries for the ocean, functioning as home to one-third of all marine species. These colorful wonders are like the proverbial “canary in the coal mine,” harbingers of numerous survival threats to the ocean acidification, pollution, overfishing, dredging, and temperature spikes. Because of reefs’ outsized importance,

scientists are developing ways to restore and rebuild them. One approach is to grow replacement corals in laboratories or in managed underwater nurseries until they are large and healthy enough to transplant onto ailing or dead corals. These efforts have achieved success but are costly, laborintensive, and not sufficiently scalable to what is needed.

Another approach uses a low-tech, high-impact device called the Underwater Zooplankton Enhancement Light

Array, or UZELA. Developed at Ohio State University, this small, submersible, programmable light system is designed to attract zooplankton the abundant, tiny organisms that make up a critical part of the coral diet. This device is programmed to emit light for about an hour each night, concentrating zooplankton up to seven times their normal levels. Denser food accumulation means better-fed, healthier coral, which improves resistance to environmental stress.

Coral reefs are facing unprecedented threats from increasing temperatures and acidification, both the result of climate change and greater concentration of carbon dioxide in ocean waters. These changes are causing mass coral bleaching events. The stresses on coral that accompany these phenomena force the coral to expel their symbiotic algae the microscopic organisms that provide them with nutrients and vibrant color. Without these algae, corals become weak and susceptible to disease and even death. Zooplankton cannot replace the lost algae, but by providing abundant nutrients to the weakened corals, it can help them recover.

The Ohio State University device can be deployed for six months on a single battery. Maintenance is minimal, and even

when repairs and adjustments are needed, they are easy to carry out. Being programmed for brief light exposure, these devices attract the optimal densities of zooplankton without disrupting the natural nocturnal behaviors of other marine species.

UZELA offers great promise, but only as a short-term measure to buy time for the survival of coral reefs maybe a couple of decades. Where they have been deployed along Hawaiian reefs, the results are staggering coral feeding rates increased by up to 50-fold. Long-term coral survival, however, hinges on addressing climate change, and our record to date has not been strong.

Coral reefs provide essential ecosystem services for ocean health and ultimately for the health of the entire planet. They offer coastal protection, abundant biodiversity, and food security to all creatures, including humans. Despite current political trends, efforts to tackle climate change need to be greatly amplified.
