Despite an anticipated slowdown both nationally and locally, new supply will continue to play a major role in industry performance this year An existing backlog of lease-up properties due to the elevated deliveries from 2023 and 2024 is part of the picture. So too are the units expected to start leasing this year Aside from the actual volume of units, adding the context of recent apartment demand trends further highlights the impact supplywilllikelyhaveon2025performance

Whenconsideringtheimpactthatreduceddeliveriescouldhave onmarketperformancethisyear,thisbacklogoflease-upunits must be considered A recovery in the supply and demand relationship would certainly be salutary to stop the bleeding on the average occupancy front However, significant progress for market-level average occupancy will likely remain elusive this year.Apartmentdemandisunlikelytobesufficienttobothoffset new supply and make major inroads with existing lease-up vacancies.
