2024 was another challenging year for Greater San Antionio The market was hit with a deluge of new supply that sent average occupancy reeling for a third consecutive year. More than 12,500 new units were delivered across the Greater San Antonio market last year This was the largest number of newunitssince1984andmorethandoubletheannualaverage fromthepreviousfiveyears

New supply continued to be mostly concentrated in the more outlying submarkets last year. The Greater New Braunfels and Northwest–Helotessubmarketsledthewayindeliveries Other areas such as the Far West, La Cantera – Dominion – The Rim, and Thousand Oaks submarkets were also among the leaders Of the centrally located submarkets, only the Downtown –Riverwalkareawasnearthetopinnewdeliverieslastyear

In the face of elevated pressure from the new construction pipeline, apartment demand finally surged from the depths of thelastcoupleofyears Morethan5,100netunitswereabsorbed acrossthemarketin2024 Thiswasalmostexactlyequaltothe annual average from the five years preceding the pandemic in 2020

Theyearssincethattimehavefeaturedwildswingsindemand fromapeakofmorethan11,000netabsorbedunitsin2021toa netlossofnearly4,200leasedunitsin2022.The2024net absorptiontotalrepresentedamuch-neededreturntotypical demandlevels.

Mike Hogan has been in Commercial and Multifamily Real Estate for over 57 years. He came to San Antonio in 1974 as part of the San Antonio Real Estate Community. He has extensive volunteer experience on committees, boards, chair positions and appointments in major San Antonio Real Estate organizations such as the National Association of Industrial and Office Parks and the Real Estate Council of San Antonio He helped form the Southside Chamber and was the President for the first three years, a forming member of the Northside Chamber, Chairman and member of the Capital Improvement Advisory Committee for SAWS, Member of San Antonio Housing Commission and member and past Chairman of the UTSA founders’ council of the Embrey School of Real Estate & Finance. Mike is the President of Hogan Properties Company, Inc, Hogan Commercial, HomeSpring Realty Partners and HomeSpring Residential Services, which has built office and warehouse space as well as substantial Affordable Housing in San Antonio and surrounding counties and Texas Cities HomeSpring, currently manages over 6,100 multifamily units in the State of Texas

Allyson McKay leads all owned and third-party assets of the EMBREY Management Services division with a focus on enhancing value through timely lease-up, efficient management of long-term holds, and growth of third-party management contracts Prior to joining EMBREY, Allyson was Senior Vice President – Southwest Region for Lincoln Property Company In this position, she oversaw approximately 45,000 multifamily units in Central Texas, Arizona, Colorado, and Southern California and supervised 500+ staff both on and offsite Previously, Allyson was an Executive Director at Fort Sam Houston Family Housing LP in San Antonio, Texas, where she was responsible for defining business plans requiring multimillion-dollar capital enhancements. Ryan has over thirty years of extensive experience as an industry veteran. He is heavily focused on affordable housing and senior housing and he is a national trainer for affordable housing regulations, Fair Housing and property management He has served as an SAAA, TAA and NAA Board Member and is currently the Chair of the 2025 SAAA Government Affairs Committee He serves Franklin Apartment Management as Senior Vice President, Multifamily, overseeing the company’s market rate and affordable multifamily housing portfolio and Compliance Department. At SAAA, he also serves as instructor for Affordable Housing training programs and will be leading the Fair Housing Symposium scheduled in April.

Cindi Reed, CAS, joined MRI Apartment Data in 2014 Cindi has over 38 years in the multifamily industry across multiple markets in multiple states and an active participant in local, state and national apartment associations. Will received his Ph D in Finance and Real Estate from the University of North Texas (1987), his MBA with a concentration in Real Estate from Eastern Kentucky University (1979), and his BS in Business Education from the same institution (1977). He is a graduate of the School of Mortgage Banking of the Mortgage Bankers Association of America and served as a Faculty Fellow.He is also a graduate of the Management and Leadership in Education Program, Harvard Institute for Higher Education at the Harvard Graduate School of Education, May 2006.

The CPO course is a National Registration Program for Pool/Spa Operators, developed by the National Swimming Pool Foundation to provide professional training for individuals. Texas State Health Department recommends this course under the new Health & Design Standard Codes.

Topics covered include: Pool Chemistry, Filtration, Recirculation Equipment, Preventative Maintenance, Seasonal Care, Chemical Storage and Handling, Safety Strategies, Hands-on Training and more.

NOTE: Lunch not included. All registrants must arrive on time to register and begin class on both days. Students who miss any class time will not be awarded a certificate. ABSOLUTELY NO EXCEPTIONS! This class is conducted in English. Additional Spanish book and materials can be available for an additional fee. Please ask in advance.
