Architectural acoustics can play a huge part of designing your home

Some of us love music and all that state-of-the-art technology now affords us. Most new homes are built with sound-systems in mind, be it speakers inside and out, or your home theatre system‌.even sound systems in bathrooms are common place. With this in mind, and if you want a true flawless aural experience, then the architecture of your home can take on a whole new meaning – one called architectural acoustics. The typical sound paths that music and sounds follow are ceilings, room partitions, acoustic ceiling panels (such as wood dropped ceiling panels), doors, windows, flanking, ducting and other penetrations. Technical solutions depend on the source of the noise and the path of acoustic transmission, for example noise by steps/feet

Bang and Olufsen speaker or noise by (air, water) flow vibrations. An example would be providing suitable party wall design in an apartment complex to minimise the mutual disturbance due to noise by residents in adjacent apartments. Architectural design requires that acoustics be well thought out and coordinated. The sound spectrum must remain clear without portions distorted or missing and it is important to avoid overlapping sound waves that project into a common space – this interference is what can distort the sound spectrum. Your best bet is to hire someone who is a professional in this field, that way your home will be wired for sound…. and not all sounds….keeping some….blocking out samui phangan real estate

6) Get good PATTERN CONTROL. Make sure sound systems for a room get good sound coverage. This will prevent feed-back and other sound distortions. 7) For out-of-the-way listening areas get DISTRIBUTED SOUND SYSTEMS. Such “delay-fill” speakers operate with an electronic delay so the sound matches and is synchronized. You should make certain that sound travels only when you want it to. Office conversations that needlessly travel to employee office spaces can be quite a distraction and the same goes with your home. Make sure that sound from one room does not travel to the next – there is nothing worse than overlapping sounds, especially if you don’t like the chosen music in the other room (insert young teenager and their sometimes painful choice of music here!).

NOISE CONTROL is important to keep in check as other building systems (like HVAC systems) operate. Keep such clashing noises to a minimum. 5) Keep objects or other OBSTRUCTIONS out of the way. Objects that obstruct a sound path can block high frequency sounds. (Low frequency sounds can bend around objects.)

ART DECO Art deco interior design represents a period between 1908 through till 1935. This style particularly began in Paris and worked its way through Europe and then globally. ARABIAN Arabian interior design is a magnificent blend of color, pattern and personality. It encompasses the rich, vibrancy of tones found in the desert with complex designs. ASIAN Asian interior design reflects materials and finishes from the East. This design style is typical of Thailand, Malaysia, Indonesia and China. BRITISH There are many styles to celebrate British interior design two most popular are Cool Britannia and Shabby Chic. Cool Britannia is British interior design, styled around patriotism and in the 1990's the phrase 'shabby chic' was coined to describe the modern laid-back style. NAUTICAL The look of nautical interior design is very much that of the seaside and beach front. RETRO Retro interior design covers 3 decades; 50's, 60's and 70's. RUSTIC To achieve a rustic home interior design that looks great you can mix elements of it in with a contemporary interior - rustic design emphasizes on natural, unrefined elements and objects. SCANDINAVIAN There are two interior design styles that are Scandinavian design. The first is modern and the other is country.


1. Scandinavian Modern began in 1930 and is present today. It is born from the basic principles of modernism fused with traditional materials and can have the look of contemporary interior design. IKEA is the worldwide phenomenon of this style. 2. Scandinavian Country style originated in the 17th Century and lasted until the late 19th Century. The look is that of a farmhouse and the main material is light colored wood. SPANISH Touches of Arabic design are mixed with bold, beautiful colors and shapes are found within Spanish interior design styles. Rustic walls of plaster or stucco finish look fantastic.

VINTAGE Vintage interior design refers to the 1940's and early 50's. It is an era that most people remember either from their own childhood, or from the homes of grandparents. Therefore vintage is wonderfully nostalgic and feels comforting in a family home. ZEN Zen interior design is based on zen principles of light, space and function and when applied to the home can give you a more relaxed and peaceful state of mind. The approach is minimalistic and uses the bare essentials within a home and each item has its own purpose. The best colors to build your look upon are earth tones that are warm and uplifting.

TUSCAN The Tuscan style originates from Tuscany, Italy and embodies the calm, serene nature of the Italian countryside. It is simple, elegant and has a sense of luxury. VICTORIAN The Victorian era from 1837 to 1901 saw many great changes within homes since mass production meant that goods became more affordable. People began to take great pride in the look of their homes which they saw as a reflection of status. Plump cushions and excessive ornamentation lead the way for this style.

Chicken-Lickin'

Chicken wings – a much loved favourite across continents…easy to make and even easier to devour. We found our favourite - Crispy Baked Chicken Wings which are perfect for dinner, the kids, a snack, for barbecues or just on your own with a beer. Enjoy!

INGREDIENTS BUFFALO SAUCE • 1 tablespoon unsalted butter, melted • 1/4 teaspoon cayenne pepper • 1/4 teaspoon freshly ground black pepper • 1/4 teaspoon kosher salt • 1/4 cup hot pepper sauce GINGER-SOY GLAZE • 1/4 cup honey • 2 tablespoons soy sauce • 3 large garlic cloves, crushed • 1 2x1' piece of ginger, peeled, sliced WINGS • 5 pounds chicken wings, tips removed, drumettes and flats separated • 2 tablespoons vegetable oil • 1 tablespoon kosher salt • 1/2 teaspoon freshly ground black pepper

DIRECTIONS BUFFALO SAUCE • Mix first 4 ingredients in a medium bowl; let stand for 5 minutes. Whisk in hot sauce; keep warm. DO AHEAD: Can be made 1 week ahead. Let cool completely; cover and chill. Rewarm before using. GINGER-SOY GLAZE • Bring all ingredients and 1/4 cup water to a boil in a small saucepan, stirring to dissolve honey. Reduce heat to low; simmer, stirring occasionally, until reduced to 1/4 cup, 7–8 minutes. Strain into a medium bowl. Let sit for 15 minutes to thicken slightly. DO AHEAD: Can be made 5 days ahead. Cover; chill. Rewarm before using. WINGS • Preheat oven to 400°. Set a wire rack inside each of 2 large rimmed baking sheets. Place all ingredients in a large bowl; toss to coat. Divide wings between prepared racks and spread out in a single layer. • Bake wings until cooked through and skin is crispy, 45–50 minutes. • Line another rimmed baking sheet with foil; top with a wire rack. Add half of wings to ginger-soy glaze and toss to evenly coat. Place wings in a single layer on prepared rack and bake until glaze is glossy and lightly caramelized, 8–10 minutes. • Toss remaining half of wings in Buffalo sauce. Serve immediately (no need to bake). samui phangan real estate

PUTTING YOUR BEST FRONT FORWARD PLANNING YOUR FRONT YARD LANDSCAPE Your front yard is the first area people see upon entering your home and often sets the expectation of what’s to come. If you’re planning to fix or complete your front yard, we’ve come up with some rules of thumb that may help you achieve the best outcome for you.

CREATING AN ATTRACTIVE FRONT Every house facade and site has visual assets and liabilities. A well-done front yard highlights the pleasing points and masks the poor ones. If your house needs or will adapt to your desire for a special theme garden like Oriental, Modern/Minimal or Spanish, the look must begin in the front yard. Themes are successful only if you unify all the garden aspects carefully. To achieve balance in a landscape, try to position elements so they give equal weight -- through size, colour and texture - several plants of the same color and kind have more effect and give greater pleasure in a landscape than one each of several types.

PLAN A WALKWAY THAT FLOWS Bricks, wood, stone, or loose-mulching materials all work well for your path way. The best way forward is to follow natural access patterns when laying out your walkway keeping in mind a straight path, though less charming, is the shortest and least expensive, and sometimes the most sensible. To add interest to walks, choose brick patterns or exposed-aggregate textures. If you have plain concrete walks, cover them with brick pavers, slate, or tile. If you want to use loose materials like tanbark or wood chips, these are great for natural garden paths farther away from the house, but consider that a lot of this material may end up in the house from your shoes!

EDGINGS AND BORDERS

Edgings give an important and neat outline to your yard, as well as dramatic contrasts of form, texture, and color. For permanent neatness, build in small concrete curbs; set bricks on edge, on end, or diagonally; lay landscape timbers; stand flagstones or tiles on edge.


• Lawns take the most resources, work, and equipment of any aspect of landscaping. To conserve both fossil and human energy, consider alternatives to lawn, especially in regions where rainfall is not frequent such as Samui and Phangan!

RAISED PLANTING BEDS Add a raised bed as a decorative, useful way to plant flowers. Raised planting beds are often used instead of or together with foundation plantings. Build them deep enough to provide ample soil for root growth and bottomless so the bedding soil mixes with the soil below.

Borders of flowers, bulbs, or ground covers can be used with, or instead of, other edgings but don't set the plants so close to the path that they overgrow it.

Because soil in raised beds dries out more quickly than in the ground (and because few plants can withstand full sun plus the heat reflected from house walls), place beds in spots that receive shade for part of the day and be sure they are hardy.

THAILAND PROPERTY AWARDS GATHER MOMENTUM FOR 2014 Nominations are now open and flooding in for the ninth annual Thailand Property Awards with developers, architects and projects from across the country being put forward for consideration in 26 categories. HOW DO I SECURE MY REAL ESTATE INVESTMENT? So you’ve already fallen in love with all that Thailand has to offer and after another beautiful day you decide that you have to spend more time here. After viewing amazing vistas, beaches, and secluded forest properties you’ve decided to buy your dream villa or condominium. This is where you should stop, take a deep breath, and think about how you’re going to secure your rights. So before you sign the paperwork for your new dream home or investment property you should be aware of some of the basic ownership structures and the security of your investment.

Under Thai law, foreign nationals are permitted to acquire a maximum 30 year lease over land. This lease must be registered in the relevant land office thereby securing the lessee’s interest in the land. Generally, a land leasehold agreement will also include the option to renew the lease for additional 30 year terms, those renewal options may not be registered in the land office unless and until that original lease has expired and the lessor agrees to renew. As a consequence, the lessee only has a contractual right to renew the options, which may be difficult to enforce after the expiration of the first 30 year term, particularly if the lessor sells its interest in the land or passes away.

However, you should also be aware that the Thai shareholders must, at all times, outnumber the number of foreign shareholders (i.e. 3 foreign shareholders would require 4 Thai shareholders). Please note that while these are the permitted minimum requirements under Thai law, land office procedures may require that that Thai shareholders own a greater percentage of the company before allowing the registration of ownership of the land. It is also extremely important to note that the Thai shareholders must be genuine investors in the company and not merely “nominee” or “sham” shareholders, as the use of such nominee schemes are illegal.

How can I use these different structures to protect my investment?

Given that a lease provides little security beyond the initial 30 year term, on its own, it is generally the least advantageous option available to foreign investors. Nonetheless, as explained below, the acquisition of a registered lease is an important component of a more ideal legal structure available to foreign investors.

In order to provide a greater level of security, savvy investors will often employ a leasehold structure, separate building ownership, and the use of minority shareholder ownership to form a so-called protected leasehold structure. Using this structure, a limited Thai company acquires ownership of land with the foreign investor as a minority shareholder using an offshore company that will acquire a 30 year lease (with contractual rights of renewal) over the land and may acquire ownership of the building. In addition, the Thai land holding company is set up with special Articles of Association, which provide negative voting rights or certain “veto” rights to the minority shareholder (i.e. the offshore company), which will give the foreign investor the ability to prevent the majority Thai shareholders from prejudging the foreign investment, and in some instances may help to secure the contractual lease renewals.

What about the building?

What about condominiums?

Although ownership of land by a foreigner is not permitted under Thai law, foreign investors should be aware that Thai law does permit foreign persons to acquire ownership of buildings. This should be evidenced not simply by the contract and the handing over of the house registration book but should also include the transfer of the construction permit, the actual evidence of ownership, to you as the new owner. Without the proper transfer of ownership of the building, you could face difficulty in selling or transferring the property in the future.

As an exception to the general rule, foreigners are permitted to acquire title tantamount to freehold ownership of a registered condominium unit. In accordance with the Condominium Act BE (2522) (1979) (as amended), foreign investors are permitted to own up to 49% of the private living space of a registered condominium building. The remaining 51% of the private living space of a condominium building must be owned by Thai individuals or qualifying Thai companies. This means that, as a foreign investor, you must ensure that the condominium unit falls within the foreign freehold quota to ensure that the condominium can be registered in your name. This is especially important to check when investing in resort areas such as Koh Samui, which are likely to have more foreign investors than Thai investors.

Am I allowed to invest in a land owning company? Thai law prohibits foreign ownership of land; however, it does permit a foreign investor to hold a minority ownership stake in a Thai limited company. As a result, a foreign investor can, along with Thai investors, purchase land through a Thai limited company. This requires that at least two Thai investors purchase and hold a minimum of 51%

DEVELOPERS EXPAND PROVINCIAL INVESTMENT AMID MARKET SLOWDOWN IN BANGKOK Property firms are expanding their investment in the provinces in the first half of the year, against the backdrop of a declining market in Bangkok and its suburbs since the anti-government protests and political turmoil began to grip the capital early last month. A survey by The Nation has found that developers are delaying the launch of residential projects in inner Bangkok this quarter, but they are expanding in the provinces, where there is still demand even though spending on the government's Bt2-trillion mega-infrastructure projects has been delayed by the political crisis. "Although the Bt2-trillion infrastructure programme has had to be delayed until the country has a new government, demand to buy homes in the provinces is still strong at this time when compared with greater Bangkok, where it has fallen by between 15 and 20 per cent since [the start of] December, due to the political turmoil," said Pruksa Real Estate president and CEO Thongma Vijitpongpun. Following the market sentiment, Pruksa plans to launch residential projects in other provinces during the current quarter. Among the provinces in its sights are Chon Buri, Rayong, Pattaya, Surat Thani, Nakhon Si Thammarat, Nakhon Ratchasima, Udon Thani and Chiang Mai. Provincial launches this year will account for about 7 per cent of its 40-50 new residential projects worth between Bt40 billion and Bt50 billion, he said.

Supalai, meanwhile, plans to launch 10 residential projects worth Bt10 billion combined in the provinces this year, out of a total of new 23 or 24 projects nationwide. The upcountry projects will be located in Udon Thani, Chon Buri, Rayong, Surat Thani, Songkhla, Phuket, Nakhon Ratchasima, Ubon Ratchathani and Nakhon Si Thammarat. "We will launch three or four residential projects in the provinces during this quarter, because even though the property market in Bangkok and its suburban areas has been negatively affected by the political turmoil, there is still demand in the provinces and presales are still going to plan," said Supalai director Tritecha Tangmatithamd. CP Land, a property arm of CP Group, plans to launch 20 residential projects worth Bt10 billion in the provinces this year, but it has no plans to launch projects in greater Bangkok for the time being. Quality Houses will launch six residential projects worth up to Bt6 billion combined in three provinces - Chon Buri, Chiang Rai and Prachuap Khiri Khan - this year, with three of them set for this quarter. NC Housing plans to launch two projects in Chiang Mai worth Bt1 billion combined, with one of them being introduced next month.


Property Perfect plans three projects worth between Bt4 billion and Bt5 billion in Chiang Mai this year. One of them will be launched during this quarter.

However, the agency maintains its forecast that new residential projects launched in the provinces this year will be worth between Bt330 billion and Bt340 billion.

Natural Park, meanwhile, has launched its latest condominium - a Bt3-billion project in Sa Kaeo's Aranyaprathet district - this month.

The Agency for Real Estate Affairs has forecast that the value of project launches in Bangkok and its suburbs this year will drop by 30-40 per cent from last year's Bt385 billion, after seeing that only 30 residential projects totalling 4,438 units worth Bt15.63 billion came on to the market last month. That represented a 30-per-cent decline from November in terms of projects, 73 per cent in terms of units, and 69 per cent in terms of value.

illa rental is fast becoming the preferred holiday accommodation option for a vast majority of vacationers to Koh Samui and Koh Phangan. Renting a villa as a family or group of friends can prove far more economical in the long run than hotel accommodation and can afford you the luxury and privacy you seek on a holiday without breaking the bank. For longer term lets, there is a multitude of options from private owners to agent lets ranging from basic to 6 star luxury – all you need to do is spend some time finding the right villa for your long-term living needs. Holiday villas are generally fully furnished and include a full western kitchen with appliances, towels and bed linens, water and electricity and will normally include a maid service who will come once or more a week to change linen and tidy the villa, as well as a maintenance person to take care of the gardens and pool if included. There are a host of other optional services on offer such as a private chef, babysitting, pre-arrival shopping, laundry, driver or car hire, butler, island tours, personal training, massage and spa treatments, Thai cooking lessons...simply do your research and ask lots of questions when selecting your villa to see what is available to you during your stay. If booking your villa from outside of Thailand, it may be wise to use one of the more established

and recognised agents to ensure you are getting what you pay for. While it may seem cheaper to go directly through the home-owner, agencies usually have representatives in Samui and Phangan who can advocate on your behalf. That can include minor repairs or even moving you to another property if you’re not satisfied with your original choice. That’s something that the owner can’t help you with. Prices can vary greatly depending on the location of the villa (closer to the beach or beach-front means you will pay for the access and view!), the size/bedroom numbers, the facilities, services and the standard of the villa - with several levels of luxury available! There are hundreds of villas available on the islands starting from basic, mid-level, luxury and beyond – it’s truly reliant on your budget and your requirements - either way, you will not be stuck for choice. Generally a deposit of 50% or more is required to secure the villa of your choice prior to your holiday and the remainder paid in full upon arrival, this may vary from agent to agent. Read the rental agreement very carefully to make sure you understand what’s provided as well as any and all conditions, exclusions, inclusions, costs and penalties. When you decide on the ideal holiday villa to suit your needs, you can relish in the fact that you will enjoy privacy, space and of course the beautiful tropical surrounds of Koh Samui and Koh Phangan. SOWING THE SEEDS TO A SUCCESSFUL LAWN Part 1 You know a healthy lawn when you see it: a smooth, lush green carpet, perfect for cartwheels and croquet. So why doesn't your lawn look like that? To get that perfect lawn you may have to change your mindset - you've got to think about what it needs. The basics are pretty simple: sun, water and fertilizer. Once you get those down, everyone's happy — you and your lawn. Here's how to get started….. SETTING SOIL Planting a new lawn is like any good adventure: preparation and planning are key. No matter which planting method you plan to use, you need to prepare the area thoroughly to banish weeds and make sure soil won't immediately crust over or compact into lumpy ruts. The most important step — and one that many gardeners skip — is testing the pH of your soil. Do-ityourself test kids are available from nurseries and catalogs, or you can take advantage of the testing offered by your state's designated agricultural university. Start by stripping the area of all weeds, including roots, even if that means taking off the top

six inches. Then rototill to a depth of at least six inches to loosen compaction and improve drainage. It's extremely important to add loam and compost to enrich the soil; many experts suggest mixing equal parts of loam, sand and your original topsoil. You're best off in the long run if you incorporate a slight slope to facilitate drainage and prevent pooling. Finally, use a roller to pack down the soil, then grade the area with a metal rake. Be as thorough as you can — remember, once you've put your seed or sod down, you can't go back and regrade. TO SEED OR NOT TO SEED No question but rolling out a carpet of sod is the quickest way to a beautiful lawn. But sod can get expensive, especially if your lawn is going to cover a large area. The alternative is seeding the area yourself, either by hand or with a method called hydroseeding, which has recently become quite popular. Long used by farmers to sow large fields, hydroseeding solves one of the main problems of hand seeding: even dispersal of seeds. The grass seed — a mix of varieties blended for your climate and the type of use your lawn will get — is mixed into a pulp made from virgin wood fibers, fertilizer and binding agents.


SHAVE AND A HAIRCUT When it comes to sharing lawn secrets, the first one on many garden experts' lips is mowing height. Most people mow their lawns way too short, which stresses out the grass - the secret is do less, not more. Taller grass promotes better root development as well as shading the ground so it doesn't dry out as fast. An added benefit: the taller grass blocks the sun that weed seeds require to germinate. And don't believe for a moment that leaving grass taller is going to mean mowing more often - there's a big misunderstanding that a lot of people have that if they cut it shorter, they won't have to mow it as often - but that's absolutely false; it renews itself so fast that it doesn't save you any time. WATER, WATER EVERYWHERE A weekly soaking helps roots extend deeper into the soil, while frequent shallow waterings tend to lead to thatch, that unsightly web of dry brown runners just above the soil. To figure out how much water your lawn needs, take your soil type into account: sandy soils dry out faster, while clay soils hold moisture longer and don't require watering as often.

For a newly seeded lawn, water every day for five to 10 minutes only. Your goal is to dampen the seeds without causing runoff that might wash them away or mar the surface with gullies. After the seeds sprout and the new grass is a half inch tall, water once a day for 15 to 20 minutes. PLEASE FEED ME Even the healthiest lawn gets hungry and needs a solid meal. Twice a year, spring and fall, is the bare minimum most experts recommend for fertilization, though some add a feeding in the middle of the summer. But beware the common N-P-K (nitrogen-phosphate-potassium) fertilizers popular with most gardeners. In addition to regular fertilizing, it is recommended to apply an application of dolomitic lime every few years. This is because watering and fertilizing cause soil to become acidic over time and lime restores the pH while putting important minerals like calcium and magnesium back into the soil. BUZZ OFF! You live on the islands, and the livin' is ‌ buggy. In much of the country, mosquitos are a common problem and with them come many products and tips/ tricks to help you rid your home and garden and home of them. Unfortunately, most of these items are little better than the pests they purport to defeat. We look at the facts and evaluate the claims of popular products now available. You may be surprised at what truly delivers relief. Give yourself a fighting chance When it comes to dealing with mosquitoes, the best defense is a good offense, experts say. That means removing mosquito-friendly habitat from your yard. Here's what to do: Tip and toss. Mosquito larvae need to float atop still water in order to grow and hatch. So don't let water pool in flowerpot saucers or pet dishes for more than two days. Toss tin cans, old tires, buckets, unused plastic swimming pools and other containers that collect and hold water. Clean rain gutters. Change the water in birdbaths and wading pools at least once a week. Think like a mosquito. After the obvious spots, look for random places that hold water: plastic or canvas tarps used to cover boats or pools, and even places like broad-leaf plants. Check the deck. The dark area under backyard decks is often moist -- perfect for growing skeeters. Dry it out by putting sand under the deck. Attack! Finally, take the fight to the little buggers. Stock ornamental pools with small, top-feeding minnows called mosquito fish. Another effective and perfectly safe option is to sprinkle BT (bacillus thuringiensus) in standing water, such as swimming pools or fish ponds. It's a naturally occurring bacteria that attacks mosquito larvae and can be purchased at

most home-and-garden stores in granule form or as so-called "dunks," which look like "spoiled little rotten green doughnuts. Best of all, it's not toxic to humans or animals. So if you've taken these steps and you're still being swarmed, you'll likely want reinforcements. Just be careful which products you turn to, as they vary from completely benign (both to you and the mosquitoes) to potentially harmful for humans. Here's our experts' assessment of common strategies and products:

Strategy: Bug zappers How it works, in theory: Most of these devices rely on an ultraviolet light to lure insects to an electrified wire grid where they're fried, sometimes noisily. Toxicity: Safe to humans. Effectiveness: A lot of sizzle, but no steak. Despite the huge popularity of these devices, studies have shown they're terrible at eliminating mosquito populations; only about one-quarter of 1% of the insects zapped were actually biting bugs. Most of the killed insects were beneficial. And trapping surveys have shown no significant difference between the number of mosquitoes in zapper-equipped yards and those without.

Strategy: Professional Services

Find local plumbers, pest-controllers, electricians, contractors and more. Strategy: Home misting systems How they work, in theory: A collection of misting nozzles connected by tubing are arrayed along the eaves of a house, fence lines or deck railings. The tube


connects to a reservoir -- usually a 55-gallon drum -- of pesticide. Often it's pyrethrin, a biodegradable insecticide made from chrysanthemum root. The system is set to a timer, spraying morning and evening and killing any insects it touches. Toxicity: Though the manufacturers tout the fact that pyrethrin quickly biodegrades and the risk of toxicity is low when using recommended insecticides, there are questions about them but the general consensus is the systems likely don't pose harm when used as expected, but excessive use or accidents may pose risks. Effectiveness: Like bug zappers, misters are an indiscriminate killer. They're not recommended by professional entomologists for the main reason that they don't conform to the concept of pest management. Pest management involves targeting a pest so unless you knew there were mosquitoes out there, why would you spray? Because it's (also) going to kill bees and butterflies, and predacious insects and what we call non-target insects. Do these systems provide humans relief? Experts say they aren't aware of any studies that have been done. The insecticide has to land on mosquitoes to kill them, which means it will be effective for only a short period. And then what's to stop the mosquitoes in the Smiths’ yard from sniffing you and buzzing over 15 minutes later?

A simple but effective strategy for people sitting outside (say, on a pool deck) is to place a large fan so that it blows across the deck - any wind speed of over 1 mph will disrupt mosquito and biting mid flight.

How it works, in theory: Citronella oil is somewhat of an irritant to mosquitoes, and mosquitoes also don't like smoke. Put 'em together and you keep away mosquitoes.

Fight the smart fight. If you do have some devices, such as an attracter, the experts say using them smartly can help. Don't wait until an hour before the party to turn on the devices. they work better if you turn them on three, four days before your barbecue or get together. Situate the device between you and your enemy to best intercept it -- and the closer to where mosquitoes are emerging, the better.

Toxicity: Negligible when used as intended.

Strategy: Citronella smoke

Effectiveness: Not so good. Studies have shown that it's not a true repellent and that goes for citronellaoil bug lotions, too. The longest time span that passed before a mosquito landed on a citronella-slathered arm was about nine minutes - compare that to the best repellent, DEET, which keeps mosquitoes off for five hours. However, the smoke from citronella candles and the like may annoy the mosquitoes more than the citronella oil itself. So using the candles in a semi-enclosed area -- a pool deck or a patio that has walls on two sides -- has a chance of working.

What else to do?

Slather on the good stuff. If you're going to be outside for a while, use a bug repellent that contains DEET. DEET is the gold standard among repellents and it has a good safety record if not ingested. True, DEET can melt some synthetic clothing. And it can feel a little

Last issue we started you off with tips and tricks for a smooth and professional looking paint job in your home. Here are our last two HOT TIPS for making sure you paint it perfect‌..

CUTTING IN To cut in at a corner, paint out from the corner for five or six strokes, then smooth over them with a single, long, smooth stroke. Another cutting-in approach, beading, can practically eliminate the need to use masking tape to protect one painted area from another. Use a beveled trim brush with nice long bristles. Hold the brush so that your thumb is on one side of the metal ferrule and your fingers on the other. Press the brush lightly against the surface, then, as you move the brush, add just enough pressure to make the bristles bend away from the direction of your brushstroke. Keep the brush about 1/16 inch away from the other colored surface. The bent bristles and the pressure will release a fine bead of paint that will spread into the gap. With both methods of cutting in, but especially when you're dealing with two colors, it's better to have a brush that's too dry than one that's too wet. This is detail work. To do it effectively, go slowly and cut in 4 or 5 inches at a time. It will seem tedious at first, but your speed and accuracy will improve with practice, and even one ordinary-size room will give you lots of practice.

ROLLERS Working with a roller is even less exacting than working with a brush. Even a novice painter can get the feel of it in just a few minutes. As with brushes, moisten the roller first with water for latex paint or the appropriate thinner for other types of paint. Roll out the excess moisture on a piece of scrap lumber or kraft paper or even on a paper grocery bag. Don't use newspaper because the roller may pick up the ink. Fill the well of the roller pan about half full, and set the roller into the middle of the well. Lift the roller and roll it down the slope of the pan, stopping just short of the well. Do this two or three times to allow the paint to work into the roller. Then, dip the roller into the well once more, and roll it on the slope until the pile is well saturated. You'll know immediately when you've overloaded the roller. It will drip en route to the wall and have a tendency to slide and smear instead of roll across the surface.

The most effective method of painting with a roller is to paint 2-or 3-square-foot areas at a time. Roll the paint on in a zigzag pattern without lifting the roller from the wall, as if you're painting a large M, W, or backward N. Then, still without lifting the roller, fill in the blanks of the letters with more horizontal or vertical zigzag strokes. Finish the area with light strokes that start in the unpainted area and roll into the paint. At the end of the stroke, raise the roller slowly so it does not leave a mark. Go to the next unpainted area, and repeat the zigzag technique, ending it just below or next to the first painted patch. Finally, smooth the new application, and blend it into the previously finished area. With a roller, begin by making an M, a backward N, or a W pattern about 3 feet square. Always start with an upstroke so paint won't run down the wall. Next, fill in the pattern with crosswise strokes. You should be able to paint each 3-square-foot area with one dip of the roller. Professional painters also suggest starting with a roller stroke that moves away from you. On walls, that means the first stroke should be up. If you roll down on the first stroke, the paint may puddle under the roller and run down the wall. In addition, be careful not to run the roller so rapidly across the wall that centrifugal force causes it to spray.

To load a roller, fill the well of the pan about half full and set the roller into the well. Then lift the roller and roll it down the slope of the pan two or three times to work paint into the roller. samui phangan real estate

LAND TITLE DEEDS IN THAILAND There are two main types of land ownership in Thailand which we should explain

RIGHTS OF POSSESSION Firstly there is the right of possession, for example, land that has been used by a family for generations to the benefit of the land and they have possession rights of the land under the civil and commercial code. Such titles are Sor Kor 1,Tor Bor 5 , 6 or Sor Por Gor 4. These titles basically are only family possession rights and generally only used for farming. These titles can not be bought or sold and no building rights or legal acts would be allowed on the land. I do know of cases where families being in possession of certain pieces of land for generations have been able to upgrade them to regular land title deeds but this is not generally the case and any serious investor would not normally give any credibility to these titles of possession.

RIGHTS OF OWNERSHIP Usually we are looking for land title deeds giving right of ownership not possession. Here there are basically three title deeds:- Chanote, Nor Sor 3 and Nor Sor 3 Gor. The most sought after titles are the Chanote and the Nor Sor 3 Gor as both these titles have legal documents of Rights of Ownership and can be sub-divided into smaller plots and planning permission and any such legal acts can be carried out immediately on the land.The only difference with the Nor Sor 3 is that although legal documents are issued for the land it has not been accurately surveyed which can lead to problems in verifying actual land area. And if any legal act is to take place on this land it must be published for at least 30 days. As we have been saying all the way through if it is not clear 100%, seek the advice of a legal professional in this field, as there are also many other issues that are important to consider such as servitude, access and rights of way.

LAND MEASUREMENT & SURVEY Land in Thailand is measured in Rai, Ngan and Talang Wah. • 1 Wah= 4 sqm • 1 Ngan= 100 Wah or 400 sqm • 4 Ngan= 1 Rai or 1600 sqm In comparison to Western Standards: • 2.50 Rai= 1 Acre • 6.25 Rai= 1 Hectare

TIPS FOR STARTING A NEW BUSINESS Are you planning to start your own business for the first time in Thailand? If so, we hope this useful information will help put your business on the right track. The simplest and easiest sort of company for foreigners to form with a small business is a Thai Limited Company. In Thailand, a Limited Company is a company with up to 100 shareholders, who share the same business purpose and is formed with a Capital divided into equal shares.

GETTING STARTED To set up a company, you must first have the memorandum that can be acquired at the registration office. To properly register, you are required to provide the authorities with details of your company and list a minimum of three shareholders (who can either be Thai or foreign nationals or both). At least seven days after you first approach the department, you can call a shareholder’s meeting to reach an agreement on the purpose of your business and set up the company’s operational rules. Having agreed on the purpose of your business, you can then apply for business registration at the same department. If you cannot agree on company rules, you can refer to those stated in the Civil and Commercial Code’s partnership and companies section.

SHARES Besides the issues of business registration, you must also make sure that your company’s shares are worth no less than 5 baht each. These shares can be transferred or even sold if the company has no regulations on this matter. Every shareholder must be given a share certificate, a document that guarantees their status as a shareholder. Should anyone wish to transfer their shares to another party; they have to fill in the share transfer form that confirms the deal between the transferor and transferee. The company also has to have in its possession a register of shareholders that contains a record of all the company’s shareholders. The book is evidence that will identify the company’s shareholders.

SHAREHOLDERS AND CHAIRPERSON A Limited Company’s shareholders can be either Thai or foreign nationals or both, but the percentage of shares held by foreign national plays a significant role in determining the nationality of your company, which may impose serious limitations on the company’s rights, such as landownership. If less than 49% of your company’s shares are held by foreigners, your company is considered a Thai company.

However, if foreign nationals hold more than 49% of the shares, your company is a foreign company. The significant differences between Thai and foreign companies operating in Thailand lie in their rights to buy and own properties or other businesses. It is therefore important, especially for those in real estate and development businesses, to know and remember that unless your company is Thai, you are restricted in the ability to possess and obtain land and property in this country without an exemption granted by the government. Foreign companies are also restricted to certain activities and to proceed with certain operations the company will have to apply for permission from the government. In such instances, applications will be considered case by case. They will also face tough scrutiny and strict restrictions on their right to operate and ability to run their business. These companies will be treated in the same way as foreign nationals seeking jobs in Thailand. If you are registered as a Thai company, you are automatically granted the right to purchase and own properties and other business and will be treated the same way as a Thai citizen. However, according to new legislation that has recently come into effect, the Land Department’s staff are now required to thoroughly investigate your Thai shareholders’ sources of income. Thai shareholders in a company wishing to purchase properties in Thailand have to declare their income and provide the authorities with evidence that proves their ability to co-invest with other foreign shareholders in the same company. Only those successful in convincing the authorities are granted the right to purchase and possess land. Companies with approval from the Land Department can then proceed with their applications for land title deeds or other certificates of use and possession.

LITTLE THINGS THAT MATTER A company limited has to have its own board of directors to act on behalf of the company. This panel will, however, act under the regulations and agreements approved by the shareholders. Appointing directors or removing any of them requires shareholders approval. At the end of the company’s financial year, within five months, it shall be the duty of the company to present the balance sheet to the Department of Business Development (DBD). If your company fails to present the balance sheet, the company will be fined up to 50,000 baht and the company’s board of directors may also be fined up to 50,000 baht. If the committee refuses to pay the fine, the police can appeal to the court for a warrant and file a lawsuit against the resilient parties. Withdrawal of the company’s business registration is also another penalty the company may face, should they not provide the authorities with the necessary statement. BUILDING REGULATIONS ON KOH SAMUI In order to build on Koh Samui you must first obtain a building permit from the municipality office and your building must meet certain requirements, depending on the location of the land on which you wish to build. There are 4 defined areas for land depending on its distance from the beach. (See diagram on opposite page)

STAGE 1. Land up to 10 Meters from the beach. The law states that no construction is permitted within this area.

STAGE 2. Land up to 50 Meters from the beach. Within this area you are permitted to construct a single storey building only It’s height cannot exceed 6 Meters (including the roof) and the building cannot exceed the maximum allowed area of 75 Square Meters.

STAGE 3. Land up to 200 Meters from the beach. Within this area you are permitted to build up to a maximum height of 12 Meters (including the roof). The maximum allowed size is 2000 Square Meters.

STAGE 4. Land located more than 200 Meters from the beach. Within this area, building of up to 12 Meters in height (including the roof) can be constructed.
