483 BAY STREET, TORONTO Built in 1983, 483 Bay Street is a 1,073,600 sq. Ft Class A office building complex consisting of two 10 and 15 story towers connected by an eight-story glass atrium. The award-winning asset has maintained 100% occupancy status since 1983 and is home to over 6,000 professionals including the head office for HYDRO ONE. Providing abundant natural lighting, the atrium welcomes tenants and visitors, complete with a concierge desk, decorative water fountain, seating areas, and a workspace Wi-Fi lounge. Deemed a Walker and Rider’s Paradise, 483 Bay Street has a Walk Score® of 99 and a Transit Score of 100. It is part of the PATH system, linking occupants to ten kilometres of underground shopping, restaurants, and subway stations along with neighbouring CF Toronto Eaton Centre. The complex was notably the first building in Ontario and second in Canada to receive LEED® “Existing Buildings” Gold Certification and has continued to affirm its commitment to environmentally responsible and exceptional building operations through BOMA BEST® Platinum, BOMA 360 and LEED® EB:OM Platinum Certification.

This impressive commercial office was also recognized with BOMA Canada’s TOBY® Award in 2011 and 2017. In 2018, 483 Bay Street became one of the first buildings in Canada to achieve ENERGY STAR Building Certification with a score of 97 and was recertified in both 2019 and 2020 with a score of 99. This translates to an impressive EUI of 19.7 ekWh/sq. Ft, 37.4% below the BOMA National Average. Property management holds monthly meetings with staff and energy consultants to review energy performance, prioritize improvement opportunities, train staff, and to strive for continuous improvements. This approach has helped Northam reduce the current EUI to 15.45 ekWh/sq. Ft and Total GHG Emissions Intensity to 1.0 kgCO2e/ft2.

THE EXCHANGE TOWER Recognized with an American Architecture Prize and City of Vancouver Heritage Award of Honour, the Exchange Tower in Downtown Vancouver, BC involved the rehabilitation of the 1929 Old Stock Exchange Building, the retention of its heritage status and the incorporation of a new 31-storey office tower. The project is certified LEED Platinum, and is Vancouver’s first LEED Platinum Heritage Conversion and Canada’s eighth largest LEED Platinum Building. Designed in conjunction with Harry Gugger Studio of Switzerland, our firm was the architect of record and prime consultant for architecture, construction administration and sustainability. We also provided space planning, master planning, heritage rehabilitation and LEED facilitation services. Ecologically, the project meets several environmental objectives required by the Client and the City. Water use is reduced by over 40%, energy use is reduced by 54%, and Green House Gas emissions are reduced by 85%. Economically, the project creates much needed office space in the City’s Financial district for over 1,800 workers. Socially, the project provides amenities, including social gathering, public art, fitness, and business spaces. The project’s central downtown location allows the users to be within walking distance to most amenities, services, residences, and public transit. The project also successfully petitioned for 20% relaxation of the mandated number of parking spaces, which later was adopted by the City as the new standard for required parking. The limited footprint was maximized to environmentally benefit the building users and larger community. Solar panels cover the tower roof to capture energy to provide supplemental heat for the domestic hot water. The project incorporates a rainwater harvesting system and non-potable water distribution to reduce water use within the building. Rainwater is collected from roofs and is stored and treated in a central tank in the parkade. This water is then distributed through the building for non-potable water end uses including low flow toilet/urinal flushing and irrigation. The project’s overall water energy savings is 41.5% over a LEED base case model. Areas not populated with required mechanical equipment are paved with high albedo pavers to reduce the heat island effect.

The radiant heating and cooling system and underfloor fresh air provides a highly efficient HVAC system. A high-performance envelope, building orientation and architectural details, such as triple glazing, and ceramic frit help control thermal gains and heat loss, and solar shading helps to reduce energy consumption. Geo-exchange, HRV system, air source heat pumps, and solar thermal panels reduce the reliance on systems powered by natural gas and reduces GHG’s by 85%. The structure, which was pulled away from the building perimeter, maximizes light penetration and achieves daylighting through floor to ceiling glazing. The 8m deep plates allow for deep light penetration. Custom LED fixtures are used throughout and are connected to occupancy and light harvesting sensors. The project combines a raised floor pressurized displacement ventilation for the office tower portion and an overhead ventilation system for the lower hotel portion. Both systems operate on 100% outdoor air to minimize contaminants inside the building. The design and building systems were also chosen to maximize exposure and fresh air, access to outdoor spaces, and use of low VOC materials and no added urea formaldehyde. The project’s materials, which include natural stone, exposed concrete, Venetian Plaster, and other high-quality floor and wall coverings, meet LEED standards for environmental air quality. We also specified locally sourced, extracted and or manufactured products and materials based on the level of recycled content and recyclability, although targets were not set. During Construction, over 90% of materials were diverted from landfills.

MY SOUTHERN COMFORT HOME The LEED Platinum-certified Southern Comfort Home project, self-built by the young couple Marilou Asselin and Étienne Vigneron. We wanted to live in a healthy and comfortable environment in harmony with the surroundings, and in a building with the smallest carbon footprint possible. The most unique aspect of the house is its “bioclimatic” design. It dictated the use of natural and recycled materials, the orientation of the house and its placement on the site, the preservation of the surrounding vegetation, and the dimensions of the doors and the triple-glazed windows. Étienne came up with the design on “Sketch Up”. He surrounded himself with an outstanding team to optimise and bring the final touches to the plans. We had the opportunity to meet with Lucie Langlois, a passive house certified design architect, as well as engineers Sylvain Luc and Anne Winkelmann.

The team at Eco Home was instrumental in helping us during the LEED certification process. To minimize thermal bridging, the foundation was laid on a monolithic slab, then insulated around the perimeter with three layers of recycled R42 insulated panels. Larsen trusses were then used to support the R46 stone wool insulation of the exterior walls. The metal-sheathed roof was insulated with 30 inches of cellulose (R110). The home is comfortable year round requiring no air conditioning and only minimal heating. Its energy consumption results are remarkable (2019, a winter which set new 100 year-old record low temperatures): $1,264 and 13,958 kWh. Not bad for a five bedroom three-storey home providing 2,300 sq-ft of living space. After the completion of the project, Étienne began teaching the principles of high performance buildings at Solution ERA and, with his associate Simon Gaudreault, launched ÉcoNovation construction/consulting firm dedicated to the design of LEED and Passive House certified ecofriendly buildings.

Afin d’éliminer les ponts thermiques, les fondations du sous-sol de type rez-de-jardin ont été déposé sur une dalle monolithique puis isolés par l’extérieur avec trois couches de panneaux de cœurs de porte recyclés R42.

Nous voulions vivre dans un environnement sain en harmonie avec son environnement dans un bâtiment à la plus faible empreinte carbone possible. La plus grande particularité de la maison est son design bioclimatique.

Ensuite, la technique de construction des murs de type Larsen Truss a permis de poursuivre la continuité de l’épais manteaux isolés à la laine de roche pour un facteur R46. La toiture sous une couverture de tôle a été isolée avec 30 pouces de cellulose (R110).

C’est ce qui a dirigé le choix des matériaux naturels et recyclés, l’orientation de la maison, son implantation sur le terrain, la préservation de la végétation environnante ainsi que les dimensions des portes et fenêtres en triple vitrage.

Confortable été comme hiver sans air climatisé et un minimum de chauffage. La maison offre un bilan de consommation énergétique remarquable (2019, un hiver qui battait des records de froid centenaires) : 1264$ 13 958kwh. Pas mal, pour une maison sur 3 étages à la superficie habitable de 2300 pi2 avec cinq chambres à coucher.

25 SHEPPARD AVENUE WEST Built by H&R REIT in 1994, 25 Sheppard Avenue West is a Class ‘A’ commercial office building located in a vibrant central business area in Toronto, Ontario. This 22-storey office tower provides convenient ground floor retail, directly connects to the subway transit system, and achieved LEED Platinum Certification in 2020. 25 Sheppard showcases H&R REIT’s dedication to sustainability and excellence in building operations. Over the past ten years, substantial building system upgrades such as the complete replacement of base-building light fixtures with dimming LED models, advanced lighting control system, and an elevator modernization have combined to reduce annual energy consumption and costs by over 20%. HVAC equipment operation is optimized continuously through ongoing real-time monitoring and automated fault detection of building automation system data. To enhance water management and drive water efficiency, 99% of building water use has been submetered. A 12,000-litre Rainwater Harvesting System minimizes stormwater runoff, and potable water use in irrigation is reduced by over 88% in a typical summer month. 25 Sheppard’s advanced lighting control system can provide each occupant with individual control of their light levels. Occupancy and daylight sensors communicate wirelessly with individual fixtures, all of which are dimmable, to both drive energy efficiency and promote occupant comfort and well-being.

BRANDON MUNICIPAL AIRPORT EXPANSION AND RENOVATION - BRANDON, MB

The City of Brandon commissioned Prairie Architects to address the expansion and redevelopment of their aging 1970’s Municipal 1/2sheppardavenuewest.indd 1 Airport to a fully renovated 14,700sf facility in Brandon, Manitoba. The primary intent was to accommodate larger airline carriers operating B737 aircraft at anticipated 80% load factors along with modern passenger check-in, screening, boarding, luggage and arrival services. Prairie Architects developed a multi-phased approach that maintained seamless daily operation of the existing terminal and

minimized any impact on passenger travel during the full duration of construction. Elements of the building design were selected to maximize occupant comfort and minimize energy consumption with design features that included improved envelope, high efficiency space heating, variable speed pump controls, reduced lighting power densities, controls and daylight sensors, demand-controlled 2021-03-15 ventilation and exhaust air heat recovery. Over 82% of original structural components were maintained and over 98% of regularly occupied spaces have views to the outdoors and receive natural light. The airport maximizes water efficiency with the use of low flow fixtures, with over a 43% reduction. The LEED Gold certified airport has been designed with optimal ventilation that includes 100% fresh air ventilation and incorporates low VOC materials. 83% of waste was diverted from the landfill to local end-use recycling facilities.

THE VISITOR WELCOME CENTRE (VWC) - OTTAWA, ON The Visitor Welcome Centre (VWC) is the first new major addition on Parliament Hill since the Peace Tower and part of a twenty-year rehabilitation of Canada’s most significant heritage site. The VWC as part of the Government of Canada’s Long www.ibigroup.com Term Vision and Plan (LTVP) serves as the first point of entry for visitors to the West Block and the Interim House of Commons Chamber, the seat of the Government of Canada and National Historic Site. IBI Group in association with Moriyama & Teshima Architects designed this new space located between the West Block and the Centre Block dedicated to enriching the visitor experience. As a heritage landscape, the new facility had to be constructed underground. The Centre Block, situated at a higher elevation than the other buildings and expressed in the stone Vaux Wall, presented an opportunity for an entrance to this subterranean facility.

While responding to the many unique challenges of the visitor experience functional program, heritage, and security, the VWC design team further emphasized the importance of sustainability. Achieving the many sustainable goals, including LEED Gold certification, was a challenge, not only due to the program, security and heritage considerations, but also due to the subterranean nature and the necessity to connect to a legacy district energy system currently undergoing modernization to improve energy efficiency. The design team included expert sustainability specialists, Morrison Hershfield, who worked very closely with the CaGBC and targeted every LEED point available given the project constraints. The result is a project with a strong emphasis on local, Canadian materials, exceptional indoor air quality and durability of construction. From an energy perspective, the team invested in the building envelope and building controls enabling future goals towards carbon neutrality. Design excellence, an adaptive response to the requirements outlined in the LTVP, the associated review boards, and stakeholders, preserved the integrity of the heritage landscape, its openness of public green space and transitions to a clean, fluid, light-filled interior space. Achieving LEED Gold for the Visitor Welcome Centre brings sustainability to the forefront of Parliament Hill.

RCMP National Forensic Laboratory Services Surrey, BC

Situated on a 14-hectare site in the historic Green Timbers Urban Forest, this state-of-the-art policing facility is home to one of the largest Royal Canadian Mounted Police (RCMP) Divisional headquarters in Canada. The LEED® Gold landmark complex incorporates campus-wide infrastructure and consolidates office and support spaces for 2,700 RCMP personnel. Located within the existing complex ground, the Forensic Lab is a new stand-alone building which reflects the RCMP’s operational strategy of grouping all laboratory functions separately from office and support spaces and continues the pursuit of LEED Gold certification for expansion projects undertaken at the complex. In the 79,975 SF Forensic Laboratory, all program components are arranged along a central circulation spine. The building siting and design allow for future linear expansion with the laboratory block to the north and the administrative block to the south of the corridor. While the purpose of the facility is to conduct high-security lab and research work, the design of the building complements both the existing RCMP Headquarters facility and the surrounding landscape. The building massing best supports bio-

The tall central corridor allows for clerestory windows along the south side of the second floor to bring natural light into the building’s common spaces. The administrative block makes best use of the natural daylighting for the work areas. Major Labs include: Firearms, Biology and Toxicology. Forensic Labs are very specialized buildings due to mechanical requirements, specific construction of functions such as firing ranges, sensitive chain-of-custody security requirements, and other issues surrounding the nature of forensic science. The Lab has been designed as a stand-alone structure to meet stringent programmatic guidelines, isolate the specialized function, facilitate ease of construction, and minimize disturbance. Located within an urban forest and adjacent to historic growths of trees, the natural environment creates opportunities for the laboratories and meeting spaces to have ample daylight with large windows offering a direct view on the surrounding landscape. The building has been made accessible for alternate methods of commuting such as carpooling and


cycling, with bicycle racks and shower/changing facilities located throughout the campus. In addition, site was designed to minimize light pollution to neighbouring natural forest sites. In terms of water efficiency, the new building followed the campus precedent of utilizing rainwater as a means to eliminate the need for irrigation, by infiltrating stormwater on site and directing excess flows to planting areas with drought tolerant and native species plantings. Inside the building, water use reduction in excess of 40% savings was achieved through the utilization of ultra low flow urinals, high efficiency toilets, faucets, and campus showers. The building mechanical systems were designed to meet the current needs of the facility while also accommodating a future building expansion. The project included LED lighting throughout the building, as well as occupancy and daylight sensors. Additional energy savings were achieved through variable air volume systems, heat recovery, and higher efficiency air-cool scroll chillers and condensing boilers. The project includes advanced energy and metering systems which log building trends for future operational staff to compare building energy performance on month to month and year to year basis. The project selected refrigerants for mechanical systems which lowered global warming potential associated with their use. A green power purchase for the project means a substantial portion of the building energy usage for the first two years is offset by off-site renewable energy systems.

Innovation in Design Process Credits intend to reward innovative strategies that are not elsewhere mentioned in the LEED Green Building Rating System, as well as for exemplary performance of existing LEED credits. The project committed to enhanced indoor air quality during operations through the selection of low-emitting furniture products, avoiding mercury containing lighting in the building, and by committing to follow a green cleaning and green equipment program. The RCMP was proudly committed to sustainable environmental practices. The journey to secure LEED certification was made possible through thoughtful leadership and a committed design team that responded to many challenges. The project achieved all available LEED regional priority points by addressing credit requirements which were of particular importance in the project’s geographic location.

Concerning materials and resources, part of the entry lobby is cladded with certified wood, showing the project’s commitment to supporting rigorous sustainable wood harvesting practices. The project diverted 75% of all related construction waste from the landfill, outfitted the building with regionally located building materials, and selected materials which contained a cumulative total of 30% recycled content. For indoor environment quality, the project includes additional outdoor air supplied to occupied areas of the building, which is monitored by carbon dioxide sensors to SABMag - SPRING 2021

OLD GRACE HOUSING COOPERATIVE - WINNIPEG, MB Old Grace Housing Co-op (OGHC) is an inter-generational, mixed-income co-operative housing project located in the heart of Winnipeg’s Wolseley Community. In keeping with the tradition and spirit of the neighbourhood, the OGHC membership is committed to the principles of co-operation, sustainability, and affordability. The development features a range of one-to-four-bedroom units; multiple sunlit commons and lounge areas; an exterior plaza and courtyard and is walkable to local amenities. It includes secure bike storage and rentable suites for guests and all common areas are fully wheelchair accessible. The LEED Silver certified building features facades which reference current Wolseley housing scale, forms, and materials to better fit within and enhance the existing community. Many ground floor units include porches and entrances which face the street or courtyard to engage the public and promote openness and community interaction toward professionally designed landscaping. Low-flow fixtures contribute to 46% water savings with no permanent irrigation installed. Additionally, 95% of construction waste was diverted from the landfill and 42% of the site is people-oriented space. The OGHC has further embraced sustainability with a community garden, a green cleaning policy, carshares, and encouragement of reuse through internal garage sales, sewing repair clubs, and second-hand furniture in common spaces.

ROSEDALE AFFORDABLE HOUSING Nestled in the inner-city community of Rosedale in Calgary, this affordable housing project consists of 16 new, attached LEED Homes. Already owned by the City of Calgary, these lots were residual land from the expansion of a main road artery a decade earlier. These narrow lots at the end of cud-de-sac streets provided a challenging design constraint, but also a near-perfect location for connection, community resources and walkability for future residents. Committed to improving the sustainability, durability and efficiency of Calgary’s affordable housing stock, strict LEED certification requirements were required in the design/build RFP issued by the City of Calgary. The design-build team, lead by FAAS Architecture’s Michael Farrar and James Andalis, combined a modular approach to both the design and the construction. Mixing layouts and architectural features in different combinations, the design offers a variety of looks across the 8-site development. By utilizing helic pile foundations and offsite modular building techniques, impact to the community and the site was minimized. This approach won FAAS the City of Calgary’s Mayor’s Urban Design Awards in 2019 for Housing Innovation.

LEED Provider and Green Rating services were provided by 4 Elements Integrated Design Ltd, an experienced team of Green Raters and Energy Advisors who conducted energy modelling, onsite verification and testing of each home. Working closely with FAAS and the construction team, a LEED approach was developed that focused on cost effective strategies that exceeded the City of Calgary’s mandate to reach LEED. Rigorous testing, both at the offsite modular factory and after installation onsite, ensured improved quality control of the units, particularly improving the fresh air ventilation systems and air tightness of the units. This successful approach to affordable housing leverages the stringent yet flexible requirements of LEED to provide operational efficiency and long-term value to the City of Calgary, and for residents. The homes use 50 Gj less energy per year than average Canadian homes.
