WORKING TO MAKE EVERY BUILDING GREENER Welcome to the seventh edition of the LEED® Canada Buildings-in-Review supplement, produced in partnership with SABMag. In this supplement, you will see some of the most innovative and well-designed LEED certified buildings in Canada. LEED certification provides a critical third-party seal of approval in the marketplace, and is the most important aspect in confirming that a building has gone through a rigorous process to verify their environmental performance targets. Over the past decade, the CaGBC has worked with the industry to change the way that buildings are designed, built and operated making Canada home to the second-highest number of LEED certified buildings in the world with over 2,500 LEED certified projects, and well over 5,000 registered. Last year was a milestone year for green buildings in Canada as Canada saw its first LEED v4-certifed project. We have also been working with the industry in order to take building performance to the next level. We also continue to expand our educational offerings and technical training via webinars and in-classroom sessions, and by bringing you the latest ideas, information and innovation at Building Lasting Change, our national conference and expo, this year in Toronto June 4 to 6, 2016. The CaGBC is pleased to continue our work with SABMag in providing professionals and contractors, building owners and developers, and manufacturers and suppliers with the national exposure and recognition they deserve for being at the forefront of green building innovation. BIBLIOTHÈQUE DU BOISÉ 2727, boulevard Thimens, Saint-Laurent QC The Bibliothèque du Boisé is a multi-purpose building, with approximately 6,000 m2 in area, comprising a public library, an exhibition centre and a museum storage facility. It features original, contemporary design - the outcome of an architectural competition. Since opening to the public in 2013, the building has proven to be a new, significant community hub. Design geared toward sustainable development From an ecological standpoint, constructing a building targeting LEED standards greatly influenced the project. Providing a new gateway to the adjacent protected woodland and enhancing the site were an essential part of the project. The plants on the site are all native ones, to draw a connection with the woodland. Trees of interest have been preserved. Trees green the parking lot [40% canopy coverage at maturity]. Light, air, water The light shaft, the skylight on the 2nd floor and the curtain walls provide extensive natural light to 75% of the spaces. Light shines through 90% of the spaces, with the help of such features as glass partitions and unobstructed views [the views overlooking the woodland are marvellous!]. Automatic faucets and low-flow toilets enable 42% savings in drinking water over standard plumbing installations [LEED Innovation]. The landscaping requires no irrigation [xeriscaping]. Rainwater is contained in green retention ponds, in addition to being filtered before going back to the sewage system.

Energy, both present and future The building’s efficiency is outstanding, with a reduction in energy consumption of 64.4% over the Model National Energy Code for Buildings. Geothermy is a key measurement, making it possible to meet 100% of heating and air conditioning needs. The energy from the hot air accumulated in the light shaft is recovered and sent back into the ventilation system. Materials and resources A number of measures promote the occupants’ comfort and health: certified wood and low-emission materials were chosen. The percentage of recycled debris during construction amounted to 85.6%, while over 16.34% of recycled materials were used for the building in addition to 33.09% of regional materials [LEED Innovation]. The roof is “green” [vegetated] or white.

EightH Avenue Place As Canada’s first pre-certified LEED Platinum office tower of its class, Eighth Avenue Place reflects a whole-building approach to sustainability. The towers function with an eye towards excellence in cost efficiency and environmental responsibility. In 2015, EAP also achieved BOMA BEST certification on a platinum level.

Eighth Avenue Place in Calgary has implemented the following green initiatives throughout its construction: • Use of recycled and regional construction materials • Recycling of more than 80% of construction debris • Low-flow and water saving plumbing features achieve a water use reduction of nearly 50% • Over 90% of ENERGY STAR eligible equipment and appliances are ENERGY STAR rated • More than 36% of the building products contain recycled content [post-consumer plus 0.5 pre-consumer] and 73% of all new wood based products are FSC certified • High efficiency lighting systems with 90% of our occupants having the ability to adjust their lighting to suit their preference and requirements • Building occupants in a minimum of 90% of the regularly-occupied areas will have direct lines of site to perimeter glazing • Shaded windows to reduce cooling needs during warm months and heat loss through the windows during colder months. • Initiated a building-wide recycling program • Implemented a “green” cleaning program to reduce the exposure of building occupants and cleaning staff to harmful chemicals, biological and particle contaminants. AeroCentre-V AeroCentre-V, located just south of the Toronto International Airport in Mississauga, was designed to exceed today’s workplace needs in terms of employee satisfaction and efficiency, while at the same time making a unique architectural statement. Use of under-floor air distribution and provision of natural light sources with controlled shading enhance occupant comfort while providing opportunities for reduced energy consumption over typical office buildings. The key sustainable features of the building design include: • Use of energy efficiency measures resulting in a 57% reduction in energy costs versus the MNECB including: - Energy efficient curtain wall system, - Demand controlled [CO2] ventilation, - Efficient direct/indirect lighting design c/w daylight sensors - Variable speed drives on pumps and fans • Use of low-flow plumbing fixtures, • Use of construction materials with recycled and regional contents • Use of low emitting paints, coatings, carpet and composite wood The eight story office tower, part of the Airport Corporate Center, is located at 5550/5570 Explorer Drive in Mississauga owned by HOOPP Realty Inc. and is managed by Menkes Property Management Services Ltd. In 2014 the decision was made to pursue LEED for Existing Building Certification for AeroCentre V. Since policies to ensure sustainable operations have been in place for quite some time, the implementation focused on energy savings through operational improvements and tenant habits.

Performance highlights from the certification were as follows: • Sub-Meters were installed on the domestic hot water tanks on each floor as well as on the cold water supply to the steam boiler for humidification. • A sub-meter was installed on the electrical power supply for the chillers. Data is electronically collected and logged and regularly reviewed by the operations team to identify opportunities for savings. In addition, MMM Group reviewed the sequence of operations for the building automation system and made some adjustments and sensor calibration was done. Guildford Town Centre Expansion In 2015, the Guildford Town Centre Renovation achieved Core & Shell Gold Certification. The 325,000 ft2 project is one of the largest retail expansions to receive LEED certification in Canada, and demonstrates Ivanhoé Cambridge’s commitment to sustainable retail development and operations. LEED®

“The LEED® Gold certification for Guildford Town Centre’s new expanded area is an important milestone in positioning the shopping centre at the cutting edge of design and retail trends in order to offer a unique shopping environment”, said Peggy Howard, General Manager. The Guildford project team undertook a number of initiatives to meet the LEED® requirements. An extensive green wall was installed inside and outside the mall, and a there was significant focus on providing daylight into the mall common areas. Ravine Centre Two Ravine Centre Two, a three-storey, 48,000 sq.ft. office building in Clayton Park West, a suburb of Halifax, has earned a LEED GOLD C&S designation by the CaGBC. The LEED Gold Core & Shell [C&S] designation stems mostly from strict sustainable measures including, environmental and energy efficient elements such as; alternative transportation, stormwater management and water use efficiency, optimizing energy consumption and performance, construction waste management, use of recycled content and regional materials, thermal comfort and daylight views, and many more redeeming factors.

The salient points are: 41% water use reduction using low-flow fixtures, 47% energy cost reduction over the MNECB reference building, 91% construction waste management diversion rate to landfills, 24% materials recycled content, 59% materials sourced regionally, and 81% use of FSCcertified wood products. The team was led by Sun Life Investment Management Eastern Region, and included Novacorp as local Project Manager and owner’s representative, Bird Construction Group as General Contractor and Design Builder, Harvey Architecture, and Solterre Design as LEED consultants.

Caisse Desjardins de Terrebonne The Head Office of Caisse Desjardins de Terrebonne, located at 801 boulevard des Seigneurs in downtown Terrebonne, has a surface area of 3,250 m2 [35,000 sq. ft.] and is spread over four floors, three of which are above ground level. It was designed and constructed according to LEED Canada Gold level certification standards, and it stands out by its many energy-efficient measures as well as by its innovation in design. The ecological planning of the new premises promotes carpooling and allows a greater accessibility to public transportation services including the Montreal east island commuter train. Also available are bike parking facilities and an electric vehicle charging station. The project encouraged the use of local materials as well as recycled materials in constructing the building. Moreover, the building is equipped with low-energy systems and appliances, thus ensuring sound energy management, the reduction of drinking water consumption and the re-use of rainwater for irrigation. A sustainable building constructed with future generations in mind! In 2012 Caisse Desjardins de Terrebonne greatly contributed in propelling the city’s ideology to the forefront, namely, to revitalize the heart of economic activities in Terrebonne. It has been able to influence, even inspire the revival of the greater business community. “Already, several neighbouring institutions and businesses, such as the polyclinic and the parc Saint-Sacrement, have integrated this revival and follow the lead in this constant evolution.” mentioned Mr André Shatskoff, General Manager of Caisse Desjardins de Terrebonne.

The Shoal Lookout Residence is situated on a dramatic rocky perch with 190 degree angle wrap around views of Howe Sound and the Strait of Georgia. The natural rock has a strikingly angular geometry with sloping flat planes that create a dynamic tension, inviting a bold response. To the east the house turns and leans out towards views and to optimize a severely restricted building site. The upper floor is loft like, open to views on 3 sides. The home is designed to allow the owners to age in place while enjoying the full use of both floors of their home. A glass enclosed hydraulic lift links the lower and upper floors. There is a level access from the entrance, extra wide sliding doors allow the space to flow when opened, and showers are all designed without any barriers at the floor. The home is constructed to high sustainability standards under the LEED for Homes program, and has been awarded LEED Gold. Prior to construction a one-storey home was moved from this site to another location, and completely reused. Rainwater is gathered into a rain garden feature near the entrance, and the overflow is stored in a recycled septic tank for irrigation.

Energy saving features include continuous insulation at the exterior of the walls, enhanced insulation levels, air tight construction, solar hot water heating, hydronic radiant in-floor heat pump heating, a heat recovery ventilation system and high performance fibreglass windows. The house was prepared with infrastructure to receive future photovoltaic cells and a wind turbine power generator. The landscaping takes advantage of the natural rock features and vegetation, adding pathways and an intimate outdoor patio area, edged by drought tolerant plantings. A wood slat screen on the west side provides privacy for an outdoor shower and the lower level spa.

KASIAN Vancouver Office The Kasian Vancouver office was a result of the Kasian@Work process initiative that defines and supports Kasian’s culture, work practices and business goals. The design was driven by sustainability, transparency, mobility, flexibility, visibility, creativity and innovation. It reflects Kasian’s core values and optimizes collaboration and execution of projects. The two-floor, 21,000 sq. ft. open concept workplace incorporates formal and informal meeting spaces, breakout areas, and team work spaces. It achieved LEED-CI Gold certification. The following strategies were used to achieve the LEED-CI Gold rating: • Over 20% of materials contained recyclable content. • 60% of furnishings were manufactured ‘regionally’ within 800 km of the project site. • The need for acoustic tile ceilings was avoided through the use of carpeted flooring in workspace and meeting rooms. • A construction waste management plan was implemented, which resulted in a 65% diversion from landfills. • An efficient lighting plan was installed, with dimmable lighting ballasts, controlled by day-lighting and occupancy sensors • Universal access to natural light for all staff was provided, with hard-walled areas isolated at the building core. • Low-VOC [volatile organic compound] materials were used throughout • A recycling program was established. • Provided an in-house LEED training program. • Incorporated a green housekeeping plan.

Canada Post Processing Plant The new Mail Processing Plant for Canada Post Corporation was delivered through a Design-Build procurement method. The facility consists of a mail processing plant of 760,000 square feet of which approximately 110,000 square feet is dedicated to support and administration, and the remainder of which houses the mail sorting equipment. Working under the Leadership in Energy and Environmental Design [LEED] Version 3 [2009] New Construction standards, the Processing Plan achieved a LEED Silver rating. Meeting this rating with an industrial type facility is a difficult task, which was further complicated by client-mandated points that could not be counted towards the rating. Unable to change the process load [approximately 48% total energy], the team therefore focused on maximizing the efficiency of key building characteristics including building envelope, lighting, electrical power, and HVAC systems to improve energy efficiency. The energy model developed for the project showed a 27% energy cost reduction, equivalent to a 45.5% reduction in energy consumption when compared to the Model National Energy Code for Buildings [MNECB] baseline case which excludes process loads. Building systems and components in the facility also received a thorough review for durability and ease of maintenance. A Durability Consultant was an integral part of the design and construction team and reviewed assemblies and details and provided input during the design and construction phases Wof the project.

PINE BUNGALOWS Helping green Jasper National Park Michal Wasuita is the owner and operator of Pine Bungalows, a seasonal accommodation in Jasper National Park which is celebrating 80 years of operation in 2016. Following on Michal’s completion of 8 cabin replications in 2012, he replicated 12 Heritage Cabins in 2014. These were deluxe, two bedroom cabins with kitchens which have met with high praise from our long-time customers.

Again, EcoAMMO Sustainable Consulting Inc. in Edmonton advised Michal throughout the certification process. Currently Michal is rebuilding another 13 cabins ready for occupancy in May again with LEED certification as the goal. Michal believes a change in attitude is what it takes to make a difference. Vaughan Mills Sport Neighbourhood Expansion In 2015, the Vaughan Mills – Sport Neighbourhood Expansion achieved LEED® Core & Shell Certification. The 300,000 ft2 project is one of the largest retail expansions to receive LEED certification in Canada, and demonstrates Ivanhoé Cambridge’s commitment to sustainable retail development and operations.

“We are very proud of the continued efforts displayed by the Vaughan Mills team throughout the renovation project. LEED® certification for Vaughan Mills is a step further in Ivanhoé Cambridge’s environmental stewardship initiatives,” said Stephen Gascoine, General Manager, Vaughan Mills shopping centre. The Vaughan Mills project team undertook a number of initiatives to meet the LEED® requirements. The new two-storey high event court was designed to maximize daylight with large clerestory windows and most of structural components from the existing portions of the mall were reused to reduce costs and the environmental impact of producing and shipping new materials. Other green initiatives included: • Electric vehicle charging stations to support low-emission commuting; • High-efficiency water fixtures and fittings to reduce water use; • Energy efficient LED lighting and advanced lighting controls; • Support for local renewable energy power producers; • Re-used and locally sourced building materials with high recycled content; • Drought-tolerant landscaping, which eliminated the need for permanent irrigation.
