The perfect personal touches can be found at Paradise Developments’ Design Studio and our Design Consultants will assist you with suggestions and options to help create your dream home. Here you will have the opportunity to select from various options suited to your lifestyle, tastes, and budget.
HARDWOOD FLOORING
Solid & engineered hardwood flooring comes in various sizes, stains, and species. Carefully selecting a hardwood will help solidify your colour scheme.
With an empty canvas awaiting, your cabinetry selection can set the character of any kitchen, ensuite and bathroom
Your countertop, working in harmony with your cabinetry choices, will become a striking focal point in both your kitchen and bathrooms.
Ceramic and porcelain tiles are both available to help finish the spaces throughout your home.
Brighten up the spaces in your home by adding additional light rough-ins or pot lights
The perfect interior paint can elevate any room in your home into an extraordinary space. 1 / 2 / 3 / 4 / 5
STAIRS & RAILINGS
Our oak staircases come with various railing and picket options to enhance and tie together the different levels in your home.
TRIM & MOULDINGS
Often used to portray a design theme, the trim in your home can help set the style of your space.
INTERIOR DOORS
With various styles and heights to choose from, the interior doors can help portray any style you desire.
ELECTRIC LINEAR FIREPLACE
Bring warmth to your home by making a stunning linear fireplace the focal point of your living space.
INTERIOR PAINT
DESIGN IS NOT JUST WHAT IT LOOKS LIKE AND FEELS LIKE. DESIGN IS HOW IT WORKS. STEVE JOBS
THE STAIRCASE, OFTEN CENTRAL TO THE HOME’S DESIGN, SERVES AS BOTH A FUNCTIONAL MEANS OF VERTICAL TRANSPORT AND A STRIKING ARCHITECTURAL FEATURE.
All of Paradise Developments homes include staircases which are finished in Oak as a standard feature. Stained and finished on-site, the staircase helps to set the tone in your home.
Paradise Developments installs solid oak treads, pickets and handrails, with oak veneer stringers and risers in all homes.
• Staircases are frequently high-traffic areas and can show signs of wear over time. In a busy household, an all-wood staircase is not only easier to maintain but also retains its aesthetic appeal for a longer period.
• Oak, being a harder wood species, helps preserve the original appearance of your stairs for an extended period.
NOTES (REGARDING STAIR FINISHES):
PARADISE DEVELOPMENTS CANNOT GUARANTEE AN EXACT COLOUR MATCH OF STAIRS TO FLOORING, AS A RESULT OF BOTH MANMADE AND NATURAL PRODUCTS BEING USED FOR HARDWOOD FLOORING, STAIR TREADS, PICKETS, RAILINGS & NOSING. FINISHING STAINS ARE CHOSEN CAREFULLY BY OUR SUPPLIERS TO MATCH AS CLOSELY AS POSSIBLE TO ANY NATURAL WOOD FLOORING FINISH, BUT OUR SUPPLIERS DO NOT GUARANTEE AN EXACT MATCH, DUE TO THE VARIATIONS IN ANY NATURAL WOOD PRODUCTS.
THE DETAILS ARE NOT THE DETAILS. THEY MAKE THE DESIGN. CHARLES EAMES
PARADISE DEVELOPMENTS IS PROUD TO OFFER A SIGNIFICANT AMOUNT OF CABINET OPTIONS ACROSS ALL UPGRADE LEVELS. THESE VARIOUS CABINET OPTIONS WILL ALLOW YOU TO FINISH YOUR KITCHEN OR BATHROOMS IN EITHER CONTEMPORARY OR TRADITIONAL DESIGNS.
Dependent on the finish and style selected, Paradise Developments’ cabinets come in the materials listed below;
• Oak
• Maple
• Melamine
• PVC (Polyvinyl Chloride)
• Thermofoil
• MDF
Our Design Consultants can guide you on the benefits of each Species*, and which cabinet would be suitable to your home and lifestyle requirements.
Similar to most natural wood products, each species of wood has its own unique characteristics and grain pattern.
Maple is a closed-grained wood and will take a stain in a more uniform pattern than oak. Oak is characterized as an open-grain wood, with alternating areas of relatively porous and dense wood, along with harder areas. Oak will absorb stain readily in an open-grained area, but the stain is absorbed less in the harder and more dense areas, and although the finish may not be consistent, its variations are the beauty of a natural wood product.
The Paradise Design Consultants are well educated in all cabinet finishes and can help to direct you in making a suitable cabinet selection for your lifestyle requirements.
NOTES (REGARDING GRAIN VARIATIONS):
THE PURCHASER COULD BE ASKED TO SIGN A WAIVER ACKNOWLEDGING COLOUR OR GRAIN VARIATIONS IN NATURAL PRODUCTS OR APPLIED FINISHES ON NATURAL PRODUCTS LIKE CABINETS, AS PARADISE HOMES CANNOT BE HELD RESPONSIBLE.
NAIL THE BASICS FIRST, DETAIL THE DETAILS LATER.
CHRIS ANDERSON
WHAT ARE THE BENEFITS OF PURCHASING AN UPGRADED COUNTERTOP WITH PARADISE DEVELOPMENTS?
• All measurements and installations are conveniently completed prior to the completion of your home.
• Any faucet and sink fixtures that are required to be installed within the countertop are completed prior to taking occupancy of the home.
• Aspects of the countertop and the countertop installation are covered by Tarion – New Home Warranty.
WHAT ARE SOME ISSUES THAT MAY COME FROM INSTALLING UPGRADED COUNTERTOPS AFTER YOU OBTAIN POSSESSION OF THE HOME?
• Several visits will be required by both a countertop manufacturer and a plumber to have a new upgraded countertop installed.
• A countertop installed after you obtain possession will not be covered by the warranties put in place by Tarion – New Home Warranty.
• It is not uncommon to experience accidental damages to items around the newly installed upgraded countertop, these accidental damages will not be covered by the warranties put in place by Tarion – New Home Warranty.
NOTES (REGARDING NATURAL STONE COUNTERTOPS):
PARADISE DEVELOPMENTS CANNOT BE RESPONSIBLE FOR COLOUR OR NATURAL GRAIN VARIATIONS IN PRODUCTS SUCH AS GRANITE AND QUARTZ. PURCHASERS WILL BE ASKED TO SIGN A “WAIVER” FOR ALL NATURAL STONE COUNTERTOPS, AS THEY COME DIRECT FROM THE SUPPLIER AND PARADISE DEVELOPMENTS HAS NO CONTROL OVER ANY QUARRIED STONE PRODUCT.
NOTE: (REGARDING PURCHASE AFTER CLOSING):
WHEN PURCHASING YOUR COUNTERTOP AFTER CLOSING, THE HOMEOWNER MUST BE HOME FOR ALL APPOINTMENTS WITH THE CONTRACTORS AND WILL BE INCONVENIENCED CONSIDERABLY.
• Granite is a natural product that offers characteristics of veining and coursing of colours not possible with a man-made product. Each piece is unique and the actual slabs will vary from samples on display.
• All offered granites are available with a selection of edge profiles.
• Undermount sinks can be used.
• Although hot plates are suggested, granite is a durable surface and will not burn when hot pots or pans are set on it.
• All granite is installed with a manufacturer sealant but it is suggested the resealing is applied every 6 months.
• Unlike marble, granite is reasonably hard and naturally porous to a certain degree.
• Although granite is relatively unaffected by most food, caution should be taken not to leave food on the counter, or use harsh chemicals, as this could deteriorate the sealant, and damage the granite.
• Using a cutting board is always recommended
• Is extremely hard, with unusual strength, depth, clarity and radiance.
• Unusual clarity and consistency in colour, catches and reflects light, capturing the radiance of quartz crystal.
• Characterized by superior strength and durability making it extremely resistant to scratches, chips, cracking or dulling, similar to granite.
• Quartz is dense, nonporous and stain-resistant, easy to maintain with no sealing required.
• Surfaces can be machined with discreet visible seams.
• A versatile colour palette further enhances design flexibility.
• All offered quartz are available with a selection of edge profiles.
CERAMIC & PORCELAIN TILES
All tiles offered by Paradise Developments are either ceramic or porcelain and come in various styles, sizes, patterns and colour schemes.
CERAMIC TILE VS. PORCELAIN TILE
CERAMIC TILE
MADE OF RED, BROWN OR WHITE CLAY AND IS A SOFTER MATERIAL.
EASY TO CUT AND INSTALL.
ABSORPTION RATE IS HIGHER THAN PORCELAIN AND CAN STAIN.
WALLS, OR AREAS WITH LESS MOISTURE AND TRAFFIC.
LESS EXPENSIVE OPTION.
COLOR ONLY ON GLAZE OR FINISH.
COMPARISON
PORCELAIN TILE
MADE OF WHITE CLAY, SAND, OR FELDSPAR AND IS A MUCH MORE DENSE MATERIAL
ABSORBS LESS MOISTURE AND IS STAIN RESISTANT.
CAN BE DIFFICULT TO CUT AND INSTALL.
AREAS OF HIGH MOISTURE LEVELS.
MORE EXPENSIVE THAN CERAMIC, BUT LESS EXPENSIVE THAN OTHER NATURAL STONE PRODUCTS.
COLOUR RUNS THROUGH THE ENTIRETY OF THE TILE.
EASIER TO CUT AND INSTALL.
NOTES (REGARDING LAYING TILE PATTERNS:):
CAN BE THICKER AND DIFFICULT TO CUT AND INSTALL.
INSTALLING TILES ON AN ANGLE* OR BRICK* PATTERN CAN MAKE A ROOM APPEAR LARGER. (*EXTRA COSTS ARE INVOLVED AS MORE TILES ARE USED AND ADDITIONAL LABOUR IS REQUIRED)
CARPETING
Underpadding is a critical flooring component. It is the foundation for your carpet, and the right padding will enhance both comfort and durability by:
• Absorbing the constant pressure of foot traffic.
• Keeping the carpet from compressing and looking worn.
• Adding insulation by helping to retain warm air in the cold weather and stay cooler in the heat.
• Reducing noise by helping to absorb.
Carpet comes in a variety of fibers, each having their own characteristics and benefits, depending on the location and the look you want to achieve.
NYLON CARPET
Excellent abrasion resistance absorbs little water, keeping stains on the surface for easier cleaning.
BERBER* CARPET
Highly durable loop, stain resistant and 100% polyester.
All of Paradise Developments carpet options are made with a portion of recycled materials and are child and pet friendly to resist stains and make cleaning carpets an easy task.

Paradise Developments offers both solid hardwood flooring as well as engineered hardwood flooring options. Available in various sizes, wood species, stains and finishes, we assure you that you will find a flooring option that suits your lifestyle and design preferences.
Our highly skilled Design Consultants can speak to some of the benefits of installing hardwood flooring.
1. Enhance the look of your home.
2. Versatile.
3. Low maintenance
4. Strong and Durable.
Paradise Developments will handle the installation of your hardwood, as we’ve carefully addressed all potential concerns that may arise when having hardwood installed after closing.
• Paradise Developments accounts for all waste factors in our pricing.
• Paradise Developments’ installation fee, which covers our highly trained and qualified installers, is included in the per-room price for your model.
• Your hardwood floor is subject to warranties as outlined by Tarion New Home Warranty.
• Every available hardwood upgrade has various stain colours that do not increase the purchase price.
• We won’t forget about the special transition mouldings, and they are included in our pricing. (i.e., thresholds, painted finishing trim (installed and painted), t-mouldings, reducer strips, stair nosing, door stops, etc.) have been calculated into the per-room price for your model.
• If you upgrade to a stained hardwood flooring with Paradise Developments, there are also options to match your staircase stain.

BUYING FROM PARADISE (AT YOUR DESIGN APPOINTMENT)
• Paradise has calculated wastage into our prices.
• Paradise’s installation fee for our highly trained and qualified installers is included in the per room price for your model.
BUYING FROM A CONTRACTOR (INSTALLING AFTER CLOSING)
• Remember to calculate an additional 5-10% for wastage.
• The installation fee is in addition to the per sq. ft. price.
• Installing hardwood flooring once your family has moved in causing inconvenience and will send unhealthy particles back into the duct system, and back into the air you breathe.
• Your floor is warranted with Paradise Developments for a full year after your closing date.
• Every colour option per line is the same price.
• Special transition mouldings (I.E., Thresholds, painted finishing trim (installed and painted), t-mouldings, reducer strips, stair nosing, door stops, etc.) Have been calculated into the per room price for your model.
• If you upgrade to a stained hardwood flooring with paradise, upgrade your staircase to match closest to the flooring colour as an option.
An exact colour match is not guaranteed as the characteristics of any natural wood product will differ with each species.
• There is most likely no warranty on the installation of the floor you buy.
• All other warranties are dependent upon the manufacturer and/or supplier.
• Most stained colours are usually special order, and are more expensive than most advertised prices.
• Don’t forget to factor into your calculations: special transition mouldings (i.e., thresholds, finishing trim (installed and painted), t-mouldings, reducer strips, stair nosing, door stops, etc.) These are expensive, necessary pieces you’ll need to finish the job professionally.
• If you choose a stained hardwood, it is very difficult to stain your stairs to match after the fact.
• Your stairs are finished with urethane and will need to be stripped before being stained.
Laminate flooring is a man-made product which combines “natural-looking” designs with a tough, durable finish, and can be used in almost any area of the home.
Laminate will also offer realistic designs and can replicate the characteristics of the popular hand scraped hardwood floors. Most laminate floors are not glued and are “floating”, which means the floor will rest on top of the subfloor, with tongue-and-grove design to lock the planks together. A floating design allows for expansion and contraction of the product with the moisture content in the air of the home as the seasons change. No glue, staples or nails required.

If you intend to upgrade your appliances to your new home, it is essential to provide your design consultant with detailed information about these appliances at the time of your design appointment. This will enable your consultant to consider any specific requirements or specifications and ensure they are accurately integrated into your design plan. By providing this information, we can ensure a seamless and efficient process, avoiding any potential delays.
The standard refrigerator space provided by Paradise Developments is approximately 36” wide by 72“ high. If you intend to purchase a future built-in refrigerator, you accommodate the appliance specs to enable us to make the appropriate provisions.
There are various types of refrigerators available and depending on your selection, it may be necessary to adjust your design plan to accommodate the appliance. Refrigerator styles and dimensions can affect the configuration of your kitchen cabinets. To ensure the refrigerator fits properly in the designated space in your new home, please provide your design consultant with the approximate dimensions of your refrigerator.
NOTE FOR REFRIGERATOR:
SPECIFYING YOUR APPLIANCE SIZE CAN SIGNIFICANTLY IMPACT THE CONFIGURATION OF YOUR KITCHEN CABINETS AND CERTAIN ACCOMMODATIONS MAY BE RESTRICTED BY BUILDING CODES AND DESIGN CONSTRAINTS. PLEASE NOTE THAT PARADISE DEVELOPMENTS PROVIDES STANDARD REFRIGERATOR OPENINGS WITH A MAXIMUM WIDTH OF 36 INCHES AND A HEIGHT OF 72 INCHES.
STOVE/ RANGE / COOKTOP
Given the variety of stove tops available, please determine in advance of your design appointment whether you plan to install a cooktop, slide-in range or standard stove.
Additionally, provide the dimensions of the appliance and indicate if a gas rough-in will be required.
STOVE/ RANGE / COOKTOP - COMPARISONS
FREESTAND RANGE COUNTERTOP RANGE
• Sides are finished
• Unattached to any walls or cabinetry
• Oven controls
• Mounted on the bulky backguard located at its rear
SLIDE-IN RANGE
• No bulky backguard
• The controls are located up front making access more convenient
• Blends seamlessly with the countertop on either side
NOTE FOR RANGE TOP:
• Built-in design installed into the countertop and does not include oven
• The controls are located up front making access more convenient
• Provides a more compact and flexible cooking area
PARADISE DEVELOPMENTS DOES NOT OFFER PROVISIONS FOR A RANGE-TOP*
Each home comes equipped with the builder’s “standard” exhaust fan as it is required by the Building Code.
You may purchase an upgraded exhaust fan during your Design Appointment. Please note that removing upper cabinets to accommodate a chimney exhaust fan purchased outside of Paradise Developments is not possible, and must be arranged after closing.
• Two separate oven compartments stacked one above the other
• Saves floor space and integrates seamlessly into the kitchen cabinetry
• Offers increased cooking flexibility requiring two separate electrical outlets
Paradise Developments cannot guarantee the vent will be centered between the upper cabinet if you plan to remove the upper cabinet at stove space to install your own wall mounted hood fan.
• A built-in microwave/oven appliance tower combines a microwave and an oven into a single, space-efficient unit installed within the kitchen cabinetry
• Proper installation requires customized kitchen cabinetry
• Separate electrical circuits for safe operation
• Installed within the base cabinetry, positioned at counter height for easy access
• It frees up counter space and better storage solutions for a more organized kitchen layout
• Requires a separate electrical circuit to ensure safe and efficient operation
THE BUILDER’S STANDARD EXHAUST HOOD
Fan is 30” (Stainless Steel) with 6” venting (maximum exhaust fan hood size is 36”)
EXHAUST FAN VENT MUST BE No larger than 6” inches
NOTE FOR EXHAUST FANS:
OVER THE RANGE MICROWAVE (WITH FAN) CAN BE ADDED AT A FUTURE DATE. TO ENSURE YOU ARE HAPPY WITH THE INSTALLATION, WE RECOMMEND PURCHASING AN ELECTRICAL OUTLET, ON A SEPARATE CIRCUIT AS IT WILL BE REQUIRED FOR FUTURE INSTALLATION OF AN OVER-THE-RANGE MICROWAVE. YOU MIGHT ALSO WANT TO CONSIDER 24” UPPER CABINETS (ABOVE STOVE) INSTEAD OF THE STANDARD 27” HEIGHT.
SPECIFICATIONS FOR ALL APPLIANCES ARE NOTED BY THE MANUFACTURER. THESE SPECIFICATIONS ARE IMPORTANT TO KNOW PRIOR TO DOING YOUR COLOUR APPOINTMENT, SO YOUR DESIGN CONSULTANT AND KITCHEN CABINET SUPPLIER CAN ACCOMMODATE YOUR PREFERENCES, WHENEVER POSSIBLE.
All colour selections, extras and plan changes are final once a purchaser has completed and signed for their colour selections. Any questions pertaining to colours, extras and plan changes after that time must be directed to the Design Studio, and if considered by the Builder, an administration fee charge of $500.00 can be charged at the discretion of the Builder.
Paradise Developments strives to close all of our homes on time. However, there are some challenges that all builders face that are sometimes unavoidable. For example: weather greatly impacts our business, product and trade availability, and sometimes a delay with obtaining permits from the Municipality can push the schedule back, but you will be provided a minimum of 90 days written notice should a delay be anticipated.
Upgrades and colour selections should be completed at least 10 months before your scheduled closing date. Timing is a major factor in the construction process and this time ensures that your selections can be provided by our suppliers in a timely manner.
Your initial appointment will consist of a full 3 hour appointment with your Design Consultant. During your first appointment you will cover all of the electrical upgrades, minor structural changes and begin the colour selection process. If you require any additional appointments, you can discuss this with your Design Consultant.
No, for your convenience we have provided all our informative seminars online. You can tune into these seminars on your own time to help educate yourself of the standards and upgrades that Paradise Design currently offers.
All optional choices are paid for at the end of your design appointment by an Amendment to your agreement of purchase and sale. If a deposit is required, up to $5,000 can be paid by Debit/credit card or cheque. Any deposit amount that exceeds $5,000, must be paid by cheque.
As window sizes can vary and exact measurements are needed for window coverings, we will provide you an opportunity to measure your windows at the time of your Frame-Walk or Pre-Delivery Orientation.
Purchasers are prohibited from installing any items in the home before closing date under the Agreement of Purchase and Sale, as you have contracted with your Builder, Paradise Developments to complete your home as specified in your contract. Installing such things as wiring could be a fire hazard, and will not be approved by the Municipal Inspector. In addition, you will void the warranty on the home.
This feature is standard in all of our models, however its installation availability is dependent on the grade of your lot. If the actual grade of your lot prohibits installation of a door to the garage, Paradise Developments will install a “door header” within the wall between the house and the garage, which will allow the purchaser to make the installation at any time in the future after taking possession.
CONGRATULATIONS ON YOUR NEW HOME. WE LOOK FORWARD TO WORKING WITH YOU. PARADISE DEVELOPMENTS
YES, it is recommended that you know the type and size of appliances before your Design Appointment to ensure that your kitchen design will accommodate your choices, or your Design Consultant can recommend plan change options to consider in the construction of the house to accommodate your requirements.
Paradise Developments endeavors to have all standard features for our homes on display in the Design Studio in Toronto, and they are listed in the marketing brochure that you received at the time of your purchase.
Although we are not a custom builder, Paradise Developments will consider requests for some plan changes. Please speak with your Design Consultant about any plan changes you wish to make.
(Please note that all plan changes are required to be submitted for approval prior to the final Design appointment. Plan change requests will not be considered at the final Design appointment.)
Paradise Developments cannot be held responsible for colour or grain variations in natural products such as granite, quartz or applied finishes on natural products like hardwood flooring, cabinets, stairs, railings, spindles and trim, and the purchaser could be asked to sign a waiver. Paradise Developments cannot be held responsible for colour variations in manufactured materials such as plastic toilet seats, china toilets, tubs and melamine or painted surfaces.
LAMINATE
• As laminate flooring is a “man-made” product, purchasers should recognize that the flooring colour will not match the hand-applied finish stain colour of the oak stairs, nosing/pickets/railings, stair risers and stringers when stained.
• Due to characteristics of “natural” wood products, colour or grain variations can occur in the finished stained product.
• Oak is known as an open-grain wood. It could have alternating areas of relatively porous and dense wood, along with harder areas. When stained, oak can absorb stain as open-grain areas absorb the color readily, with the harder and more dense areas less, which accentuates the grain and creates a dramatic effect.” form of acknowledgment.
• Berber carpet is a “loop-type” carpet, and as such, seams may be visible, and if purchased, the purchaser will be asked to sign a “waiver” form of acknowledgment.
• As granite is a natural stone product, it is porous, and comes in varied shades and patterns in the same slab. The stone can have fissures (a form of crack, which can be filled with clear resin) and extrusions (small visual crack, which is not a defect of the stone). Granite requires sealant, and countertop joints will be visible, and are part of the fabrication process. Purchasers will be asked to sign a “waiver” form of acknowledgment.

Paradise Developments® builds every new home to meet or exceed the structural requirements and health and safety standards of the Ontario Building Code. Like every new home in Ontario, it is protected by the builder’s warranty, and backed by the Tarion Warranty Corporation together with Paradise’s own dedicated Client Care team.
Tarion is a private corporation which was established in 1976 to protect the rights of new home buyers and regulate new home builders. Tarion administers the Ontario New Home Warranties Plan Act, which outlines the warranty protection that new home purchasers are entitled to in Ontario. For more information, visit www.tarion.com.
PDO stands for Pre-Delivery Orientation - one of the most important steps before you move into your new Paradise Developments home.
Approximately one week to ten days prior to the date of possession, one of Paradise’s Client Care representatives will personally guide you through our orientation of your new home. At this time they will review all of the operating systems in the home (heat, electrical, plumbing and ventilation) so you are familiar with them.
Any minor deficiencies that are found during this visit will be recorded on the pre-delivery inspection form in order to document the conditions that existed prior to moving into the home, and to ensure they are rectified to your complete satisfaction.
