Why non-banks can be a great home loan

One of the big reasons to use mortgage advisers, rather than go direct-to-lender, is because they give you more choice. And one big way in which advisers offer more choice is by including non-bank lending institutions on their home loan panel.
As the name suggests, non-bank lending institutions do offer loans but don’t have a banking licence. They operate in niches that mainstream banks prefer to avoid. That can include serving borrowers who:
Are self-employed
Have bad credit histories
Have been rejected by other lenders
Want to consolidate multiple debts into their home loan
Non-banks tend to be much more flexible with their lending criteria: they tend to assess loan applications with an open mind, rather than hard-and-fast rules.
Another difference is that non-banks tend to charge higher interest rates than banks. While that might sound bad, a higher-rate loan for which you can qualify is generally better than a lower-rate loan for which you can’t.
Why non-banks generally charge higher rates
Both non-banks and banks secure funding (i.e. big pots of money) that they then on-sell to consumers. The reason non-bank lending institutions tend to charge higher interest rates is because they aren’t able to secure funding as cheaply.
Many non-banks aren’t able to accept deposits, which means they can’t tap into that cheap source of funding.
Instead, they tend to borrow money from mainstream banks – and banks obviously add a margin on top of whatever it cost them to acquire that funding in the first place.

Amaranth Crusted Snapper with Potato Cashew Mash and Fennel Salad
Try something new with this Amaranth Crusted Snapper dish, complete with potato cashew mash and delicious fennel salad.
INGREDIENTS
• 4 fillets snapper
• 1/2 cup pepitas
• 1 tablespoon tarragon
• 1 teaspoon lemon zest
• 1/2 cup puffed amaranth
• 1/2 teaspoon sea salt
• 1/4 cup dill, to serve
• 1 tablespoon capers, to serve
Potato Cashew Mash
•
4 medium potatoes, peeled and chopped
• 2 tablespoons extra virgin olive oil
• 1 clove garlic, crushed
• 1 leek, finely chopped
• 1/2 cup raw cashews, soaked in water overnight
• salt and pepper
Fennel Salad
•
1 bulb fennel, finely sliced
• 1 green apple, finely sliced
• 1 red apple, finely sliced
• juice of 1/2 lemon
• 1 cup fresh dill
• pinch of salt
METHOD
Preheat oven to 200ºC.
In a food processor, blend pepitas, tarragon and lemon zest into a fine crumb. Transfer to a bowl. Add amaranth and salt.
Cut snapper into even pieces. Press fish firmly into crumb mixture until well coated. Place fillets onto a baking tray and bake for 10-15 minutes, or until cooked through.
To make the mash, place potatoes in a saucepan and cover with cold water. Place over high heat and bring to a boil. Cook until soft and tender. Meanwhile, heat oil in a medium frypan. Sauté garlic and leek. In a blender combine garlic and leek with cashews. Blend, adding a little water at a time until smooth and creamy. Mash cooked potatoes and combine with cashew cream. Season to taste with salt and pepper.
To make the salad, place all ingredients in a bowl and toss to combine.
To serve, spoon mash onto a serving plate. Top with fish and salad. Garnish with dill and capers.

As interest rates rise, it’s possible New Zealand will experience an increase in ‘mortgagee sales’, which presents both opportunities and risks for buyers.
A mortgage sale is when a borrower defaults on their mortgage, causing the lender (i.e. the mortgagee) to seize and sell the property.
For buyers, the big upside to acquiring a home through a mortgagee sale is that you might be able to secure it for a cheaper price than if you bought it in the conventional way.
But there are also five risks to consider, according to Settled.govt.nz:
The home is being sold against the owner’s wishes. So the owner might refuse to let you view the property or conduct a building inspection. The owner can repay their mortgage before settlement, and the property can be removed from the market at any time.
The lender doesn’t have to guarantee the property will be vacant, which means the owner might refuse to leave the home after settlement. If that happens, you will be forced to take steps to evict the owner. The lender doesn’t have to guarantee the quality of any chattels (e.g. non-permanent items such as fridges, washing machines and ovens) that are part of the sale.
The lender doesn’t have to provide any warranties or supporting documentation for anything relating to the building fixtures or fittings.
Buyer beware
Given those risks, Settled.govt.nz advises buyers to proceed with care when it comes to mortgagee sales.
“In a mortgagee sale, sale conditions will be set out in the sale and purchase agreement. The real estate agent should explain how they differ to normal terms and conditions, disclose any known issues with the property to you and recommend that you seek legal advice on the terms of the sale and purchase agreement,” according to Settled.govt.nz.
“We highly recommend asking your lawyer or conveyancer to review any documents provided to you or that you have obtained (such as a LIM report or record of title) to help you to understand what is in the documents and what it will mean for you. With a mortgagee sale, it is even more important to do your due diligence, seek legal advice and understand the risks associated with the sale.”
