First home buyers enjoy record
market share

First home buyer market share has reached its highest level in recorded history, according to the most recent data from the Reserve Bank of New Zealand.
First home buyers were responsible for 20.8% of the $5.4 billion in new residential mortgage lending activity that occurred in August.
That is their biggest market share since the RBNZ began compiling this data in 2014.
The rest of the borrowing was done by a mixture of other owner-occupiers (61.3%), investors (16.7%) and businesses that took out residential mortgages (1.2%).
The $5.4 billion of new home loan activity in August was about half the record $10.5 billion in March 2021. It was also below the average monthly figure of $6.0 billion
It’s possible to enter the market with a small deposit
The record first home buyer result is encouraging news for younger New Zealanders who want to enter the property market.
Traditionally, lenders encourage borrowers to save a 20% deposit. However, 6.3% of the first home buyer loans in August were for borrowers who had a smaller deposit, according to the RBNZ data.
That shows it’s possible to enter the market ahead of schedule – although it does depend on your personal circumstances and your choice of lender.

Recipe Chocolate & Zucchini Cake with Luscious Cream-Cheese Icing
I promise you can’t actually see, taste or smell the zucchini in this cake. Instead, the vegetable adds moisture and helps create a beautiful, classic chocolate cake that makes a perfect celebration centrepiece when loaded up with berries and slathered in the best icing ever.
INGREDIENTS
• 3 eggs
• 150g sour cream
• 250ml (1 cup) vegetable oil (or other neutral oil)
• 170ml (2/3 cup) black coffee, cooled
• 2 tsp vanilla extract
• 270g (2 cups) finely grated zucchini (courgette)
• (from 2–3 zucchini)
• 325g (1.6 cups) brown sugar
• 1 tsp salt
• 300g (2 cups) self-raising flour
• 1/2 tsp bicarbonate of soda (baking soda)
• 90g (¾ cup) Dutch-processed cocoa powder
Cream-cheese icing
• 375g (3 cups) icing (confectioners’) sugar
• 85g (2/3 cup) good-quality cocoa powder
• 150g salted butter, at room temperature
• 375g cream cheese, at room temperature
To fill and top
• 250ml (1 cup) double-thickened (dollop) cream
• 400g cherries and mixed berries
METHOD
Preheat the oven to 170C fan-forced. Line two 25–30 cm springform cake tins with baking paper.
In a large bowl, whisk together the eggs, sour cream,
vegetable oil, cooled coffee and vanilla until well combined and a little frothy. Add the zucchini and stir well to combine. In a separate large bowl, combine the sugar, salt, flour, bicarbonate of soda and cocoa powder.
Add the wet ingredients to the dry ingredients and stir gently until just combined, ensuring you scrape right to the bottom of the bowl to mix well. Distribute the mixture evenly between the two prepared tins, then transfer to the oven and bake for 25-35 minutes, until a skewer inserted into the centre of each cake comes out mostly clean. It’s important not to overcook the cakes, so keep a close eye on them. Once cooked, remove from the oven and leave to cool for a few minutes, then snap off the sides of the tins and leave to cool completely.
Meanwhile, prepare the cream-cheese icing. Sift and combine the icing sugar and cocoa powder in a bowl and set aside. In a separate larger bowl, beat the butter with electric beaters until light and fluffy. Add the cream cheese and beat until incorporated and smooth. Add the icing sugar mixture in two batches, beating well to combine after each addition.
Place one of the cakes on a serving stand or plate. Top with a thin layer of icing, using the back of a spoon or a knife to spread and swirl the icing so that it’s flat and evenly distributed. Spread the cream over the top, then arrange about half the berries over that. Carefully add a thin layer of icing to the remaining cake, then place, icing side down, on top of the berries, pressing gently to ensure it sits flat. Top the cake generously with the remaining icing, spreading it all around the cake with a flat spatula or spreader. Top with the remaining berries and serve.

Buyers spoilt for choice, with listings up and prices down Property buyers are in an increasingly strong position, with vendors reacting to the cooling market by lowering their asking prices.
Between January, when the market peaked, and September, the national average asking price fell 7.2%, from $992,659 to $921,187, according to realestate.co.nz.
That shows a willingness by vendors to lower their expectations if they want to find a buyer.
But realestate.co.nz spokesperson Vanessa Williams said the market is cooling rather than crashing, and that we need to place the price changes in context.
“The national average asking price has decreased by around $10,000 per month since January. If this cooling continues at the same pace, the national average could be around $890,000 in December,” she said.
“Even if prices continue to trend down until Christmas, it only takes asking prices back to mid-2021 levels – a time when prices in the late-$800s were all-time highs.”
Listings up throughout the country
The decrease in demand can be partly explained by an increase in supply: the number of new for-sale listings in September was 12.0% higher than the same time the year before, according to realestate.co.nz.
Stock levels were up year-on-year in all 19 regions during September, with 10 regions seeing stock more than double and another four regions increasing by more than 85%.
“Buyers are spoilt for choice right now, and the high stock levels contribute to market sentiment favouring buyers in some of our regions,” Ms Williams said.
“The good news is buyers are more likely to find a property that supports the life they want to live now than they were a year ago.”
