TRADESPERSON CHAMPION WELCOMES GOVERNMENT MOVE TO ENCOURAGE YOUNG PEOPLE INTO SKILLED TRADES

The Government has announced its push to encourage more young people into well-paid, high-skilled jobs in the construction sector. This comes on the back of many industry experts, including MyBuilder.com, calling for action as the UK faces a major skills shortage.

The labour shortage was predicted by the Construction Industry Training Board (CITB) to reach over a quarter of a million people by 251,500 by 2028. This was due to many existing workers retiring, but also due to a lack of young people seeing the trades as a good career choice.

EASTBOURNE’S

The Government has pledged that they will inject over £600 million over the next four years to train up 60,000 more engineers, bricklayers, electricians and carpenters by 2029. They will do this by funding placements, establishing Technical Excellence Colleges, launching new foundation apprenticeships, and expanding Skills Bootcamps.

Andy Simms, a construction expert from MyBuilder.com, said: “It’s encouraging to see that the Government is taking the labour shortage seriously and investing in the future. A career in the trades can be lucrative, flexible, and present many opportunities to build your own business, without being burdened with student debt. It’s a great path to take, but more must be done to present it to young people as a desirable career choice.”

HOTEL: FIVE YEARS AFTER THE FIRE, WHAT BECAME OF THIS SITE?

When a devastating fire destroyed a once grand and historic hotel, one could have expected an effort to rebuild and replace it quickly. However, in this case it has become a symbol of disruption ever since.

The fire on November 22nd 2019 tore through the Claremont Hotel on Eastbourne’s seafront and caused severe damage to the Grade II* listed building, leaving much of the structure in ruins. Despite initial efforts to retain the Georgian front facade the damage was too extensive and the building was demolished, leaving the site in a prolonged period of disrepair.

While many hotels are required to comply with certain fire safety regulations, many often think that they have sprinklers but they are

not always mandated, especially in lower-rise buildings. Sprinkler systems can significantly reduce the extent of damage during a fire and help protect lives. The Claremont Hotel fire, like many others, highlights the impact of fire on a business and the knock-on effect on the community. It also highlights our view of the need for effective fire safety measures, including sprinklers, in all hotel buildings, especially older ones that have been converted for modern use.

Midlands contractor, G F Tomlinson, has successfully completed the unique and intricate task of removing the original roof from the iconic Grade II Listed Central Building at the Castle Meadow Campus for University of Nottingham.

A PIONEERING ROOF REPLACEMENT COMPLETES AT UNIVERSITY OF NOTTINGHAM’S CENTRAL BUILDING

s part of a comprehensive refurbishment to extend the life of this architectural city landmark, the original PTFE (polytetrafluoroethylene) roof has been replaced with a modern tensile structure, the latest generation in PVDF fabrics. Originally designed and installed in 1994 by Hopkins Architects and Arup, the roof is described as one of the most complicated roof structures in Europe.

Prior to G F Tomlinson starting on site, the building was given a Grade II Listed status and at 30-years old is one of the youngest buildings to achieve this. This presented additional challenges to ensure the heritage requirements

were met, whilst adhering to the original refurbishment needs.

The building’s entire framework has been carefully refurbished to preserve its structural integrity and historical significance – a process which began mid-2024, with the removal of the building’s glass elements, repainting of the structural frame and refurbishing of key components.

Temporary rigging and birdcage scaffolding were installed to stabilise the frame, while sections of the roof were removed in sequence, starting with the North and South sections, followed by the Main Roof Central section with its three floating Oculi and finally the East and

West. Structural strengthening, including additional welding and the replacement of worn components was carried out before the placement of the new fabric.

The project continues to progress, with the installation of a new glulam mezzanine floor to enhance the building’s functionality and a new central glass roof box to ensure plenty of natural light into the building. The final stages will include installation of new laminated glass to the roof, designed to meet modern building standards.

The university are displaying some of the original structural parts of the building at the Castle Meadow Campus to showcase the architectural elements and to preserve the legacy of the building’s original design.

This project has involved exceptional engineering feats -

the new roof spans approximately 4,500 sq. metres, equivalent to the size of seven tennis courts, and the scaffolding used as a working platform for the replacement weighed 60 tonnes and stood seven meters tall, covering a platform area of 945 square meters. Over 5,000 bolts were removed and replaced, while 15 tonnes of existing glass will be reinstalled, complemented by an additional four tonnes of new glass within the facade.

These significant works have been delivered in collaboration with Bond Bryan Architects and Arup Consultants. Specialist contractors, Base Structures have been responsible for the fabric replacement, with Novum Structures installing the glass box and internal glazed roof lights, underscoring the importance of preserving historical buildings while modernising them to meet current standards.

As work progresses, G F Tomlinson remains committed to ensuring the Central Building continues to inspire future generations with its blend of innovation and heritage.

Adrian Grocock, Managing Director at G F Tomlinson, said:

“The Central Building project is a perfect example of how we combine innovative construction methods with heritage expertise to deliver transformative projects.

“The roof replacement represents a significant achievement, and we are proud to be playing a key role in extending the life of this iconic structure.

“Our longstanding working relationship with University of Nottingham, spanning over more than 7 capital projects has allowed us to contribute to the campus’s evolution and provide world-class facilities that reflect its reputation for excellence.”

Fraser Shirley, Director and Project Manager at Base Structures said: “Having built many of the UKs most notable fabric canopies Base Structures fully appreciated the significance of this elegant and refined structure.

“The integrated tensegrity design was one of the first of its kind, making this a truly unique project.

“The fabric replacement works on the Central Building was far from straightforward, presenting an incredibly challenging task as the original builders had never intended for it to be replaced.

“Due to the sensitive nature of the structure, a meticulous and carefully planned methodology was essential to minimise excessive loading on its components. Significant input from Tensys Ltd was instrumental in developing this approach.

The success of this project was ultimately down to the vast experiences with the Tensys and Base design, project and site teams, who in collaboration with the main contractor, G F Tomlinson, carried out the works safely and seamlessly, ensuring the structure’s integrity was maintained throughout. Base Structures are proud to have played a part in extending its lifespan.”

PENFOLD CHURCH HALL IN STEYNING UNDERGOES VITAL REPAIRS

Heritage experts Pilbeam Construction move in to complete urgent works.

Penfold Hall in Steyning, owned by St Andrew & St Cuthman’s Church, is undergoing structural repairs and renovation by Sussexbased contractors Pilbeam Construction.

The hall in Church Street, built in 1840, used to be the National School but is now used as a community space for local residents and is a Grade II Listed building.

Horsham District Council approved a scheme for repairs, designed by Hockley and Dawson, Structural Engineers and managed by Simon Dyson of Hanslip Architects. Now work is underway.

It focuses on a gable wall (a triangular wall that supports the end of a sloping roof) which was in danger of collapse.

Horsham District Council approved a scheme for repairs, designed by Hockley and Dawson, Structural Engineers and managed by Simon Dyson of Hanslip Architects. Now work is underway.

The wall required underpinning and repairs to cracks as well as new ties to be installed within the roof space. A cracked beam that supports the roof will be repaired and reinforced – and a new floor covering added when the hall is redecorated.

In addition, a new walkway is being installed in the roof to allow safe ingress, whilst specialist contractor, Crucial Environmental, has taken charge of removing asbestos.

Alan Corbett, managing director of Pilbeam Construction, which is based in Southwick, West Sussex, said: “It’s a challenging project because it’s so important to maintain the integrity and stability of the gable wall during the works – and to ensure the existing foundations are not disturbed during underpinning.

“It takes a specialist in heritage buildings to manage a project like this and we’re delighted to have been chosen for the task. “These works will ensure Penfold Church Hall continues to be an asset to the local community for years to come.”

John Edwards at Penfold Church Hall said: “The hall has suffered for several years from problems caused by subsidence and the cracks in the back wall have gradually become more serious. Thanks to the generosity of the Wilson Trust and the legacy of the late Millicent Honeywood, the Church Council has been able to appoint Pilbeam Construction to carry out the underpinning, strengthening the wall and other repairs.

“Work started in January but careful management of the site means that it remains safe for other parts of the Penfold Hall to be used whilst the work is carried out. We’re looking forward to the project being completed by early summer.”

HERITAGE TRUST IN COLCHESTER

Leading planning and design consultancy, Boyer (part of Leaders Romans Group) has secured a resolution to grant planning permission on behalf of charity North Essex Heritage for the Grade II* listed Balkerne Water Tower in Colchester City Centre.

A BOYER ACHIEVES PLANNING CONSENT FOR NORTH ESSEX

ffectionately known as ‘Jumbo,’ this 8,385 sq ft (779 sq m) tower is the largest surviving Victorian municipal water tower in Britain. Following numerous planning applications over the past 20 years, most of which were either withdrawn or refused, the tower has continued to deteriorate.

Standing at 131ft, it has dominated the Colchester skyline since 1883. After being decommissioned in the early 1980s, it passed into private ownership. In 2006, the Balkerne Tower Trust successfully obtained its Grade II* listing. In 2019 North Essex Heritage, a building preservation trust, agreed a 150-year lease with the building’s private owner, marking the start of The Jumbo Project.

“The project brings the redundant building back into use and also ensures that the important heritage asset and its original use can be celebrated by giving visitors a unique experience which respects the site’s history.”

The building is also currently listed on Historic England’s ‘At Risk’ register and urgently requires a viable development plan to secure the necessary repairs.

In January, The National Lottery Heritage Fund awarded North Essex Heritage £8m for The Jumbo Project, safeguarding the tower’s future. Thanks to National Lottery players, the monumental Jumbo water tower will be conserved and adapted into a commercially viable and accessible visitor attraction and venue. North Essex Heritage now needs to find around £2.5m in match funding. It has already secured £1.5m of this, including from the council and Government grants.

The approval allows for full planning and listed building consent for the repair and redevelopment of Jumbo, transforming it into a vibrant multifunctional space for heritage interpretation and private events. This means that, for the first time, the public will be able to access the tower, offering them breathtaking views of the city. Subject to successful fundraising, the transformation will breathe new life into the communityloved landmark, preserving its storied past.

Alice Salomonsson, Planner in Boyer’s Colchester office said, “Boyer is delighted to have been able to help secure the longterm future of Jumbo, which is a prominent building and landmark on the Colchester skyline.

“The project brings the redundant building back into use and also ensures that the important heritage asset and its original use can be celebrated by giving visitors

a unique experience which respects the site’s history.

“By creating a multifunctional heritage interpretation venue, Jumbo can be enjoyed by all residents of and visitors to Colchester. Securing the relevant planning permission and listed building consent, Boyer is proud to have been part of the project working alongside Purcell and the North Essex Heritage trust.”

Jason Lowe, Project Director for North Essex Heritage commented: “We recently had the pleasure of working with Boyer. From the very beginning, Alice and Mark impressed us with their professionalism, expertise, and indepth knowledge of local planning regulations, providing valuable guidance throughout the planning process. We couldn’t be happier with the outcome.”

Construction is due to commence on site this autumn and the scheme is anticipated to complete in 2027.

In achieving planning success, Boyer worked alongside architect firm and heritage consultant, Purcell.

UNDERFLOOR HEATING BEST PRACTICES FOR OPTIMAL PERFORMANCE

In recent years underfloor heating has become a very popular hidden home heating solution, due to its exceptional efficiency and the luxurious, even comfort it offers. Innovations have made including underfloor heating in renovation projects simpler. When starting on the design of your underfloor heating system, it is critical to adhere to several best practices to ensure not only optimal performance but also the longevity of the system.

Design

First and foremost, detailed planning and design are crucial. With renovation projects it is vital to accurately determine the heating requirements. A thorough understanding of various factors such as the building’s insulation levels (heat loss), which are frequently in need of updating or improving in older properties, the suitability of floor coverings being selected, and the expected patterns of use in each area. A carefully designed system ensures uniform heat distribution across the floor, thereby eliminating any cold spots that could detract from the overall comfort of the environment.

Selecting, suitable quality components is another critical aspect of the design process. It is essential to invest in topquality pipes and manifolds, as these components need to withstand the

“By adhering to these best practices, an underfloor heating system can consistently deliver efficient and enduring warmth to any home or building, enhancing the comfort and satisfaction of its occupants while also contributing to energy conservation - a significant advantage in today’s environmentally conscious world.”

demands of the heating system over many years to come.

Moreover, opting for a floor covering with excellent thermal conductivity, such as ceramic tiles or natural stone, can significantly boost the system’s efficiency. These materials are known for their superior ability to conduct and retain heat compared to alternatives like thick carpeting, which can impede heat transfer.

Control

In terms of controlling underfloor heating, the integration of ‘smart’ thermostats specifically designed for underfloor heating is highly recommended. These advanced thermostats offer precise temperature regulation and can be programmed to align with the occupants’ daily routines as well as working in

harmony with different heat sources, thus optimising energy efficiency. For instance, the system can be set to lower temperatures during the night or when the property is unoccupied, effectively reducing energy consumption. Implementing zoning strategies further enhances efficiency by allowing different areas of the home to be heated according to specific requirements, such as maintaining a warmer living room while minimizing heating in infrequently used guest rooms.

Protect

Maintaining water quality within underfloor heating systems is pivotal for preserving efficiency and preventing potential damage. Regular maintenance should include checking for leaks, ensuring the system is properly sealed, and treating the water to prevent the buildup of limescale and corrosion. Being a low temperature system, underfloor heating is more susceptible to biofouling than traditional high temperature emitters and therefore a suitable biocide should be added to prevent blockages and biologically induced corrosion within the whole heating system. The inclusion of a filter is a prudent investment, as it can capture impurities like rust and debris, and make servicing the system water easier, thereby extending the lifespan of the system and maintaining its operational efficiency.

ARGYLL UNVEILS STATE OF THE ART GRESHAM STREET REFURBISHMENT

Argyll has unveiled a new look to its office at 85 Gresham Street following a significant refurbishment project that has seen the City office redesigned and upgraded.

The newly designed space continues Argyll’s legacy of providing premium serviced offices, which cater to the needs of the modern workforce. With a unanimous return to the office and a predicted 83% of CEOs expecting a full return within the next three years, upgrading existing office stock in line with evolving customer needs is central to Argyll’s mission.

Responding to customer demand, Argyll’s Gresham Street redesign ensures ample space for meetings and collaboration. New breakout spaces, different types of seating and the installation of video call booths cater to different working styles. Upgrades to kitchen amenities and designated spaces for catch ups, coffees and working lunches offer space to commune with colleagues and clients alike.

Sustainability remains at the heart of Argyll’s approach. Around 30% of the furniture for the redesign was reused from the Argyll estate and refurbished to reduce wastage. The design team also used loose lay flooring, which reduces waste by increasing the lifespan of the floor material

as each tile can be lifted and replaced. Lighting upgrades were also deployed to improve efficiency and create a warmer, layered lighting scheme.

Across the Argyll portfolio, recurring design motifs are adopted to create a sense of design cohesion and unity. For Gresham Street, wooden panels surround the lounge area to create a welcoming and relaxed space, and the design approach takes notes from the hospitality playbook with low seating and a refined but welcoming reception desk and lobby area.

Earthy accents of burgundy and green accompanied by light wood detailing and clean lines create a calmly productive atmosphere.

John Drover, CEO at Argyll, commented: “It’s been fantastic to reveal the redesign and refurbishment of 85 Gresham Street to our customer base in the heart of London’s banking district. The brief is clear: our modern workforce needs calm, productive office space with high-end amenities. 85 Gresham Street delivers exactly that and we’ve already received glowing feedback from clients.”

INTRODUCING NULLIFIRE FZ400: THE PIONEERING ‘MOVEMENTTESTED’ FIRE STOPPING SOLUTION

Nullifire, a leader in passive fire protection innovation, proudly unveils FZ400 – a cutting-edge fire stopping product designed to accommodate movement, while maintaining the integrity of compartmentation.

Powered by patented GXT Technology, FZ400 provides the necessary continual relief of fatigue on fire stopping seals under deflection stress and protects service penetration seals with outstanding fire performance and movement-resilience.

“We’re proud to share a test that reinforces our drive toward data-driven solutions and gives architects and contractors complete confidence in FZ400.”

The FZ400 has been rigorously tested to EN 1366-3/4, achieving up to 2 hours fire rating after undergoing cyclic movement, proving its effectiveness in real-world scenarios where structural movement is inevitable.

Using Nullifire’s pioneering ‘Movement Test,’ developed with the support of Warrington Fire, the FZ400 was subjected to a groundbreaking procedure that replicates ceiling deflection. A wall was moved up and down by 30mm more than 50 times over a 2-hour period, then placed in a furnace to assess performance post-movement.

QUALITY Q1 SEES PEXHURST COMPLETE JOBS WORTH ALMOST £15M

Leading fit out and refurbishment contractor Pexhurst has concluded a successful first quarter having completed several refurbishment projects across multiple sectors, with a combined value of almost £15m.

Leading fit out and refurbishment contractor

Pexhurst has concluded a successful first quarter having completed several refurbishment projects across multiple sectors, with a combined value of almost £15m.

The completed schemes supported clients in the contractors’ two key sectors, industrial and logistics and office refurbishments, with geographic coverage across the South East and Midlands.

At 300,000 sq ft, Pexhurst’s help with Logicor’s ongoing estate regeneration at Paddock Wood Distribution Centre in Tonbridge held the leading spot for project value and size. This completion means that Pexhurst has now completed work on site worth more than £6m since 2020, with the latest scheme overcoming live sites complexities meaning that tenants did not have to pause their operations.

“Our start to 2025 has laid a firm foundation for further organic growth at Pexhurst and the opportunity to implement our progressive and dependable approach to high-quality, sustainable fit-out and refurbishment projects moving forwards.”

Similarly demonstrating the scale and quality of Pexhurst’s delivery in the industrial and logistics sector was the 157,000 sq ft scheme completed for Prologis in Daventry, also proving an important project by supporting Pexhurst’s expansion into the Midlands market.

Martin Vella, managing director at Pexhurst, said: “After receiving several instructions in the late stages of 2024, we knew it was set to be a busy and exciting start to the year here at Pexhurst. Our team has kicked off 2025 with impressive results, completing several projects that have satisfied our clients and exhibited our many strengths.

“We started this year with a clear list of aims and priorities, including continued growth in the Midlands and home counties, and increasing our foothold in the industrial and logistics sector.

“It’s very pleasing to see our early efforts this year contributing to our ever-growing portfolio of successfully completed projects. Not only are our clients seeing the benefit of our ever-growing sustainability expertise and dedication, the same applies to ourselves as we make good strides forward towards our 2030 net zero target in scope 1 and 2 emissions.”

Often now recognised for its industrial and logistics refurbishment credentials, Pexhurst also started 2025 by completing a number of projects in the office sector – which is where it all started in 1977 for the contractor based in Welham Green, Hertfordshire.

Working with Picton Capital and Vanquish Properties in Colchester and central London respectively, Pexhurst completed CAT A and CAT B projects which supported with decarbonising workspaces and implementing the latest modern fit-out methods to increase productivity, comfort and wellbeing.

Martin added: “The office sector is still important to us and there are lots of interesting market trends that mean clients are making important investments to add value to their property assets.

“One interesting trend we’re involved in is the conversion of offices to educational spaces. Using our ongoing project in Hemel Hempstead as an example, increasing SEND provision is the motivation, which is an important issue for communities across the country. We’re actively contributing to client ambitions and are firmly committed to maintaining the variety of sectors that we are making a difference in.

“Our start to 2025 has laid a firm foundation for further organic growth at Pexhurst and the opportunity to implement our progressive and dependable approach to highquality, sustainable fit-out and refurbishment projects moving forwards. We have a clear vision for the future and a strong pipeline of work to help us achieve our goals for 2025, making us as confident and strong across the board as we’ve ever been.” www.pexhurst.co.uk

But the fact is that not all home renovations – or older properties in general – will be ready or inclined to go down that complete electrical overhaul route. Which is where the BG Evolve decorative wiring accessories comes into their own.

With this range, a contemporary and aesthetically exciting solution is entirely achievable thanks to a plastic Class 2 solution that allows electricians to offer homeowners modern decorative light switches (including brushed steel, polished copper, black chrome and satin brass) as a replacement even when earthing may not be present, because the faceplates are made of non-conductive materials.

This award-winning range is suitable for both domestic and commercial applications and the range is the perfect way to ensure all essential power points enhance décor rather than detract from it. Aesthetically attractive, the slimline switches and sockets are designed with screwless face plates which easily clip on and off to make decorating easier.

The Evolve range boasts eight different colours including brushed steel, black chrome, and matt blue as well as satin brass, polished copper, matt black, matt grey, and pearlescent white.

The range includes switches, sockets and power points including fast charge USB sockets, Wi-Fi range extenders, cooker controls, shaver sockets, dimmer switches as well as Grid range extension and Euro module range extension combining power, data, TV, telephone, and audio. There are 25-year warranties, and the range design ensures a ‘right first time’ approach to any wiring installation.
