CAMBODIA HAS SEEN STABLE GROWTH OVER THE LAST 10 YEARS, ATTRACTING INVESTORS GLOBALLY.

CAMBODIA: STABILITY AND GROWTH

According to analysts, Cambodia remains one of the best places in Southeast Asia for in real estate, despite the current market slowdown. It is widely regarded as a frontier market backed by steady economic development. Price reductions owing to the current COVID-19 pandemic are seen as attractive opportunities in light of the market’s strong growth potential. [1] The country’s GDP has grown by over 6% annually on average in the last two decades to 2019, making it one of the six fastest growing economies of the world. Post-Covid, a 5.7% rebound is expected for 2021. [2] The country has numerous locales with untapped potential for the hospitality market.

SIHANOUKVILLE: CAMBODIA’S ONLY COASTAL TOWN

Sihanoukville saw pre-pandemic arrivals of almost 850,000 domestic tourists and about 330,000 foreign visitors in the first five months of 2019. The prospects for the city’s tourism market remains favourable due to the short travel distance from Mainland China and improving connectivity. [3] The city has seen brisk growth owing to an influx of Chinese investments in the last few years. The province is part of the One Belt One Road project initiated by China as well as being a key component of the Greater Mekong Subregion Southern Economic Corridor. This has led to the development of infrastructure including roads, bridges, and ports [4], such as the expressway connecting Sihanoukville and Phnom Penh, cutting travel time between the two cities to just 90 minutes. Singapore’s Surbana Jurong is taking on the masterplan, urban design and coastal engineering works for this mega development. Sihanouk Special Economic Zone Sihanoukville’s economy will also benefit from the expansion of the Sihanouk Special Economic Zones (SSEZ). Established in 2008, the 1,113ha SSEZ is situated about 12km from the Sihanoukville Autonomous Port within Sihanouk province. The city’s deep-sea port also plays a significant role in strengthening the economy. With the economic incentives provided for the SSEZs and the ongoing sea-port upgrade, Sihanoukville is set to attract more quality investment. Both Sihanouk International Airport and the SSEZ are in close proximity to Crystalville even nearer than the city centre and port area.
