EMBARK ON A TROPICAL ESCAPADE

Koh Rong island boasts pristine natural beauty and great biodiversity. Located off the southwestern coast of Cambodia just 25 minutes by speedboat from Sihanoukville, it is 78km2 in land area, with sandy beaches lining its 61km-long coastline. There are also ample ferries to sister island, Koh Rong Sanloem, for island hopping fun.

CAMBODIA HAS SEEN STEADY GROWTH OVER THE LAST 10 YEARS, ATTRACTING INVESTORS GLOBALLY.

According to analysts, Cambodia remains one of the best places in Southeast Asia for real estate, despite the current market slowdown. It is widely regarded as a frontier market backed by steady economic development. Price reductions owing to the current COVID-19 pandemic are seen as attractive opportunities in light of the market’s strong growth potential.[1] The country’s GDP has grown by over 6% annually on average in the last two decades to 2019, making it one of the six fastest growing economies of the world. From a GDP of USD 27.2 billion in 2021, Cambodia is forecasted to see this figure rise to USD 36.54 billion by 2025.[2] The country has numerous locales with untapped potential for the hospitality market. Sihanoukville: Cambodia’s Only Coastal Town Sihanoukville saw pre-pandemic arrivals of almost 850,000 domestic tourists and about 330,000 foreign visitors in the first five months of 2019. The prospects for the city’s tourism market remains favourable due to improving air connectivity with Mainland China[3] and Southeast Asia. Koh Rong: A Rare Island Retreat Koh Rong is Cambodia’s only island with multiple sandy beaches. Just 178km2 of the country’s land is island, against over 230,000km2 of mainland.

NATURE’S WONDERS APLENTY

The site lies within easy reach of Koh Tuich Beach - with the island’s main ferry pier Long Set Beach, Coconut Beach and Pagoda Beach. They offer a variety of leisure activities, including diving and snorkeling, water sports such as surfing, kayaking and jet skiing, and boat tours. Seasonally, the beaches glow after sunset with bioluminescent plankton, making a night stroll a magical experience. Adjacent to the site is Cambodia’s first large-scale nature protection project, the Koh Rong Marine National Park, established in 2016. This Park will cover seven islands including Koh Rong and Koh Rong Sanloem for the purpose of expanding the marine protection area. This means that the land available for tourist development on the island is in limited supply. Engaging activities span nature conservationrelated initiatives; recreational options such as kayaking, zip lining and team sports; and forest trekking. Local Life There are four villages on the island: Koh Tuich, Prek Svay, Daem Thkov and Sok San. Residents derive a living from fishing, small-scale farming, and income from the growing tourism sector. The island’s interior is unpopulated and there are relatively few roads. The islanders enjoy a hearty chat and delight in sharing Koh Rong’s points of interest.

Koh Rong’s first resort built on a hill will comprise a selection of modernist villas dappled amongst the treetops. A new benchmark for hospitality on high has arrived. Residents also enjoy a clubhouse with magnificent views of the beach and ocean. Facilities include an outdoor pool, all-day dining restaurant, gym, spa and function rooms.

TROPICAL CONTEMPORARY DESIGN

The development will comprise a total of 120 keys, withp luxury modular accommodation in suites and studios numbering four to five per villa, subject to configuration. A focal feature in each villa is an elegant spiral glass staircase linking all three levels. This sculptural form greets guests at the foyer of the arrival deck, and takes them upwards to settle check-in formalities at the living area, or down to their accommodations. The light-footed, pre-fabricated design approach requires a minimal number of piles, ensuring little disturbance of the natural environment.

3. Making connection The levels are connected via a central staircase, activating vertical circulation.

6. Steel framing Steel framing allows efficient construction. Prefabricated steel framing is more flexible and lighter than a concrete structure.

9. Amidst nature The integration of the outdoor deck and elevated pool with the room modules complement the luxury stay experience.
