ON THE MARKETwith RONELLE AND SIMONE

Now that your property is about to go to market, sellers can often be subjected to pressures and challenges that can be stressful. As your chosen real estate agents, we aim to guide you through the process of selling your property and make it a stress-free and positive experience.
This document has been created based on our years of experience in real estate sales and includes tips and information to help you navigate the pressures and challenges that may arise.
If there is ever any questions that you have, please don't hesitate to give us a call. We look forward to working with you!
When it comes to handling advice from third parties, such as friends, relatives, and associates, it’s important to consider the source. Before taking their advice into account, consider how many homes they have sold in the same area, particularly in the last year.
While their intentions may be well-meaning, it’s important to stick to the tested strategy developed by us. Be gracious and thank them for their input, but ultimately rely on our experience.
Deciding whether to accept an early offer below the asking price can be a challenging decision for a property owner. It’s important to remember that the best offers are often made in the first weeks of a property hitting the market, due to the high level of competition and fear of missing out among buyers.
However, it’s crucial to consider the buyer’s qualifications and motivations before dismissing an offer. As your agents, we may have been working with the buyer for months and they may be highly motivated to purchase a home, willing to pay a premium for the right property, and have a deep understanding of the market.
Before making a decision, review the research provided by us, and remember that as skilled negotiators, we will work to achieve the maximum offer from the buyer.
Ultimately, the decision to accept or reject an offer is yours, and we will support you throughout the process.
Home inspections can be a challenging aspect of the property selling process. We will always try to give you as much notice as possible. To make the process less stressful, we suggest keeping the property “inspection ready” at all times.
A great presentation is key, so be sure to open all windows, curtains, and blinds to make the home as light and airy as possible. Less is more, so declutter the home and make sure all minor repairs are completed. The emptier a home looks, the bigger it will appear.
Additionally, make the buyers feel comfortable by keeping the temperature of the home at a comfortable level, and keep the environment peaceful with minimal noise and distractions. Keep pets out of the way, and preferably out of the home during inspections.
We will organise formal times for Open Homes over the weekends with you.
During home inspections, it’s important to create a comfortable atmosphere for potential buyers to envision the property as their own and to see themselves living there.
Trust us to present the property and highlight its special features during the inspection. We are well trained and know the best time to bring up certain aspects of the home.
As you navigate the process of selling your home, it’s important to remember that it can be an emotionally challenging time. To ensure we are providing you with the best service possible, we will be honest and transparent with you about feedback and offers, regardless of whether they are positive or negative.
Rest assured that all offers must be legally presented to you, and negative feedback can actually be a valuable tool in finding the true market value of your property.
Keep in mind that the goal is to meet the market value, not to lose money. Stay strong and trust the process.
When it comes to the length of time a property is on the market, it’s important to remember that even the most desirable homes can go unsold if the price is not right.
As your agents, our goal is to help you achieve the best possible price for your property. The asking price is often used as a starting point for negotiations, but if there are no offers or limited interest, it may be worth discussing a potential price adjustment with us.
It’s typically recommended to review the asking price every 3-4 weeks.
Keep in mind that in most cases, the goal is to lower the asking price, not the acceptance price. It’s also important to compare your property to recently sold properties, not just those that are currently on the market, and to consider our recommendations.
Remember, we are dedicated to getting the best price for your property and we will not undersell it.
One of the most effective ways to generate maximum buyer enquiry, engage buyers at an emotional level and add significant value to your property, is by spending time preparing your property for sale.
Of course, every property is different, so if you want to find out exactly what you should be doing to your specific property, talk to us, we know exactly what local buyers are looking for, what they are prepared to pay more for and how you can enhance these features in your home when you’re selling.
