Then once we have certified your license please log back in and download a PDF copy and send it over to aneela@rogfuture.com for license book. ☐ Please send a copy of your Driver’s License. ☐ Please fill out a W-9 form. TRANSACTION PROCEDURES We’ve got a streamlined process for transactions. By following the set procedure, you’ll have a smooth and easy experience throughout your entire transaction. • • • • •

Opt for Transaction Coordination (Optional) Create file in Skyslope Upload RPA or listing agreement Upload any applicable documents and disclosures Documents will be reviewed within 48/72 hours once uploaded into Skyslope Compliance will accept or reject the documents • Submit Agent Commission Form ACF/ACFLR, at least 48 hours prior closing • All transactions must be created & the documentation uploaded in your Skyslope account. This includes a residential, commercial, lease, referral and new construction

BILLING Billing is submitted the last week of the month, with any and all outstanding invoices being charged to your debit/credit card on file on the 1st of each month. Keep in mind that depending on which day the 1st falls on charges may not appear or settle on your card until the first business day after the 1st. Charges for printing fees, office rental, marketing orders and any past due invoices that are outstand­ing will be sent for payment at one time. Upon successful payment you’ll receive a copy of your invoice to your email. This increases an itemized list of what charges are collected. You can also access these invoices and update your billing information through our billing system called zONE. Contact your Office Manager for any questions. POLICIES AND PROCEDURES | 12

KEEPING EVERYONE HAPPY AND PRODUCTIVE As with any workplace, there are a few general rules, guidelines, and expectations. These are important to keep an office running well and making sure everyone feel,s welcome and productive. We’ve got a mix of different personalities and backgrounds, and our diversity is one of our favorite things about Realty ONE Group FUTURE. Here’s an outline of some things to expect as part of the ONE family so we can all be successful and happy.

AFTER HOURS Agents have access to the office after hours, on weekends, and on holidays. Your NexKey app gives you access to the main entrance. Please turn off the lights and make sure the door is closed if you are the last one to leave.

CODE OF ETHICS We want everyone to uphold ethical conduct within the industry, following the National Association of Realtors Code of Ethics. We want to ensure that as an office, we conduct ourselves in a way that our clients, colleagues, and associates can be proud of.

TAX SEASON Tax time is nobody’s favorite time of year, but as the saying goes, you can’t escape taxes. As a 1099 Inde­pendent contractor, you’ll be responsible for paying your own taxes. You’ll get tax documents during Tax Season, if applicable.

PROFESSIONAL ETIQUETTE We’re not big on rules. However, we all need to work together to keep our office clean, professional, and space where people can be productive. Please be mindful of meetings, phone conversations, use of the computers, conference rooms, or community spaces.

COMMISSION Submitting the ACF/ACFLR commission form 3 days prior to closing or earlier will help you get your check quicker. We do reserve the right to deduct any past-due balances and collect dues in advance from your commission, if necessary.

OPEN HOUSE POLICY

We have ROG Future Open House signs for agents to borrow when they first sign up with our Brokerage. This is to help offset the cost of having to order new signs right away. When borrowing Office Open House signs we do ask our agents to return the signs by no later than the Tuesday following the weekend that they reserved the signs for. If the agent does not return the signs to the office by Tuesday, we will be a $10.00 per sign late fee per week. Agents are not allowed to keep open house signs for two weekends. You will need to return the signs and get back on the list to reserve signs for the following weekend. Agents who

did not reserve signs for previous weekend will have first priority to borrowing signs. Please remember to order your own open house signs when you have your first closing! SUCCESSFUL STEPS OPEN HOUSE There’s more to open houses than just selling the property. For real estate agents, there’s also an emphasis on selling themselves and their brand to prospective buyers or clients. Anyone who walks through your open house could become your next client, or give you your next referral. Here’s how to make sure your next open house is a success.

MARKET THE LISTING Tell people about your listing! Promote and market using ListAssist, or through more traditional methods. Send out Just Listed postcards, tell buyers agents, and inform your database and farm on social media. Chances are, even if your database isn't interested, they know someone who might be. Make sure you have up-to-date outdoor signs to put up in front of the property and around the neighborhood. It also wouldn’t hurt to tell neighbors about the listing. No one knows the area better than they do, and they might know friends or family interested in moving in. Send them information on the listing, host a private open house showing if they seem interested, and give them a head’s up about any additional traffic the listing may bring.

MAKE A MEMORABLE FIRST IMPRESSION Impress potential buyers right from the get-go. This includes more than just focusing on curb appeal. Focus on appealing to all five senses. Open the blinds and windows and let natural light shine in, which will make rooms look brighter and bigger. If the owners have pets, remove them from the premises during the open house. Freshly-baked cookies leaves the entire house smelling nice, overpowers any pet odors, and is a delicious snack to offer potential buyers.

CONNECT WITH VISITORS Greet each person—but don’t follow them around the house. Give them space to tour the property leisurely and at their own pace. Before each person leaves, make sure you’ve connected with them, gotten their contact information, and answered any questions they might have. Ask them if they have any feedback or suggestions: there’s no better way to make sure your listing is being marketed effectively.

THE PROOF IS IN THE PAPERWORK Have listing information, brochures, and your business card prominently displayed. Include a link to the listing's Single Property Website. Print out property information, inspection reports, and comparable sales data for serious prospects. Highlight the market data, local stores and schools, and neighborhood statistics to show the advantages of the location.

Make sure you get the contact information of visitors and follow up with them immediately.
