In an effort to provide and maintain the best value for our clients, Rogers-O’Brien creates and implements our budget tracking Value Management log (VM Log) for use in tracking potential scope addition or reduction options that the team will want to explore.

We then work with the larger project team to reduce cost or add scope and to compare alternate products and systems so that RO can make cohesive decisions that align with the best value for the project budget. These interim pricing exercises will be tracked and presented via the VM log.

In the current climate, some equipment has significantly long lead times such as generators. On another medical project, we were able to save months on the schedule by finding an alternate generator that, while not meeting the specifications exactly, offered the backup power security needed for a medical facility. This same approach can be utilized for other scopes, such as air handling equipment.

SCHEDULING

We know your project has to open on time. The most common challenge facing construction projects is schedule. The RO schedule philosophy begins with the end in mind. The project team will work proactively, using the tools and processes outlined below, to ensure that the shared goal of opening on time stays priority.

RO ensures a well thought out schedule process that optimizes duration of all work activities for on time delivery. The project team will lead the development of the project schedule within a critical path method format, which is standard on all RO projects.

APPROACH TO ASSURING TIMELY COMPLETION

The schedule is considered the most important driver at RO and is essential to our timely delivery of projects.

Initial and periodic pull sessions with trade partners tightens the schedule, and allows the team to maintain flexibility throughout the project cycle. This also ensures quick responses to any anticipated or actual schedule delays. These sessions may be setup days, weeks or months in advance of major events depending on the complexity of the activity.

Early buyout and release of any and all long-lead items is critical as well insuring no hiccups in schedule or milestone adherence. When submittals are complicated or involved, RO schedules a “submittal party” with the engineer so same day approval can occur and the supply rep can release equipment with a phone call while walking out of the meeting.

We schedule precon and prep meetings with every trade so that site logistics, schedule, manpower, safety, and submittal expectations are clearly communicated and agreed to.

Keeping a clean, orderly jobsite is mandatory at RO with site logistics clearly communicated to all trades on site. This eliminates, chaos, confusion, and accidents and keeps the job flowing.

Sub meetings are conducted frequently with updated meeting minutes so progress can be monitored and adjustments made daily to minimize schedule slips or take advantage of potential gains. During these meetings trade partners provide JHAs for upcoming tasks to maintain plans for safe practices.

We collect closeout documents early before construction submittals are complete. This not only ensures timely closeout at the end of the project, but sends a strong message and awareness that the job is coming to an end.

We use Procore as our project management software, Bluebeam Studio Sessions as our constructability review program, and Autodesk Construction Cloud as our MEP coordination platform. RO will provide access to all project stakeholders, including the client, trades, and architect. This will facilitate communication and document control among project team members and the client.

As Senior Preconstruction Manager, Hugh leads the bidding process through the preparation of conceptual budgets, detailed estimates, cost studies, value options, and competitive bidding. During the preconstruction phase, he provides planning and budgeting support through design and constructability reviews, life-cycle analysis and solicitation of trade partner feedback. Hugh supervises the solicitation of trades regarding bid invitations, pricing, addenda and tender/bid closings; supervises quantity take–offs and is crucial to the trade partner vetting and qualification/selection process.

As Senior Superintendent, Dale works closely with the Project Manager to develop an overall project performance plan and construction schedule. Dale assures conformance to plans and specifications through their monitoring, scheduling, labor production, trade partner performance and testing requirements. As Project Manager, Armando’s duties include overarching responsibility for all jobsite construction activities including project cost control; oversight of labor, material and equipment cost reports and budgets; all project correspondence; coordination and evaluation of all changes in the scope of work; and preparation of the master job schedule. Christus Santa Rosa Hospital Network

Rogers-O’Brien completed this major renovation of an existing CVOR #5 and a 1,000 square foot expansion on the 2nd floor for additional medical storage. The project scope included the installation of a rooftop unit on the 3rd floor roof which feeds renovated OR below. All work was completed while in an occupied functioning OR Suite with no interruption to daily activity. Also included is the conversion of a first floor waiting room into a 4-bay 1,200 square foot triage unit.

The expansion to the hospital’s emergency department consists of adding 16 private treatment rooms, seven Fast Track bays to treat emergent cases more effectively, as well as CT, X-ray, and lab services within the emergency department to support the growing needs of the Westover Hills community.

WESTOVER HILLS CHILDREN’S ED

Rogers-O’Brien completed construction of the Christus Santa Rosa Westover Hills Children’s Emergency Department, offering 24/7 emergency services. The new 9,800 square foot free-standing Trauma Level-III ER is the first free-standing pediatric facility in Westover Hills and is located in the heart of a growing population. The ER features on-site lab and imaging services, including CT, MRI, Nuclear, Ultrasound, and X-ray. This facility expects to see about 50 children a day or 18,000 patient visits a year, the bright blues and greens on the walls and floors were chosen with children in mind.

This project consisted of removal of the previously existing Cath Lab equipment and completing a room make ready for the new cath equipment. The scope included electrical, mechanical, & med-gas roughin, along with tape, bed paint rooms, new millwork, countertops, cabinets and new flooring.

Rogers-O’Brien completed construction of the Mission Trail Baptist NICU in March, 2023. This project consisted of a complete demo of 1,600sq.ft of existing nursery area and build-out of new NICU space. The new space includes 4 NICU rooms, nursery rooms, mothers room and one shared exam room. Scopes include electrical, mechanical, medgas, plumbing, fire alarm, nursecall, paint, millwork, flooring, acoustical and drywall.
