Publisher’s Note 編者的話 As another year draws to a close and Hong Kong embraces winter’s bracing but sunny weather, it seems appropriate as we enter the holiday season to feature stories from the hotel sector, itself especially active at this time of year and an industry with continued news of growth and new openings. Locally we welcome The Gloucester offering chic, serviced accommodations from Henderson Land and visit a Singapore hotel that’s been turning heads in 2013 – Parkroyal on Pickering. Also offshore, we visit St Legere’s luxurious landscapes as crafted for two of Bali’s swankiest resorts. We also take peek at the architecture and interiors of international hospitality gurus, LW Design Group. With the end of 2013 now firmly in our sights, we are delighted to conclude the year by taking a look at one of the more enigmatic architectural practices to have emerged over the last decade. As Urbanprojects celebrates the many successes achieved during the firm’s first decade in business, we share some insights into the inner-workings of a practice that has developed an enviable reputation in China, while others still contemplate this vast country from further afield. Annual Conference on ‘Construction Innovation: Productivity and Technology’ Themed “Construction Innovation: Productivity and Technology”, The Construction Industry Council (CIC) successfully organised its CIC Conference 2013 on 29 November 2013, which was well received by more than 260 delegates from various countries. This one-day conference, focused on how the wider adoption of new innovations and business management practices can improve productivity in the construction industry, with an emphasis on building information modelling (BIM). Local and overseas experts shared their experiences and insights at the conference which again received the support of the HKSAR Government being co-organised by the Development Bureau and the Hong Kong Housing Authority. Secretary for Development, Mr. Paul Chan, and Secretary for Transport and Housing, Prof. Anthony Cheung, delivered keynote addresses outlining government initiatives related to the ongoing development of Hong Kong’s construction industry.

Robin Sham wins 2013 ICE Gold Medal Award Taizhou Bridge, winner of ISE’s (Institution of Structural Engineers) 2013 Supreme Award for Structural Engineering Excellence 2013.

The CIC Chairman, Mr. Lee Shing-see, said: “It would be fair to say that Hong Kong’s construction industry is at a stage of transformation where all of us, especially those at the top, must look at how we can work differently to achieve a breakthrough in productivity, competitiveness and more critically, in sustainability. We are now in perhaps the busiest phase of construction in Hong Kong’s history and the forecast is for this level of activity to continue for some time. These are the challenges we face.”

AECOM Technology Corporation, on 25 October, announced that its global long-span and specialty bridges director, Dr. Robin Sham, has received the Gold Medal from the Institution of Civil Engineers (ICE) in the United Kingdom. The medal is ICE’s premier award for civil engineering excellence for an individual whose sustained contribution to civil engineering over many years is of significant magnitude and stature. In the nearly 200-year history of the ICE, only 20 gold medals have been presented. Dr. Sham has worked on many of the world’s record-breaking, technically innovative bridge structures, such as China’s Taizhou Bridge and Sutong Bridge, Hong Kong’s Stonecutters Bridge and Tsing Lung Bridge, which is a third-generation suspension bridge with structural and aerodynamic superiority as well as a pioneering design by AECOM.

Auckland shines in Global Lifestyle Ranking The latest Knight Frank Global Lifestyle Review, released in late-October, assesses culture, education, cost of living in a guide to global living. Dubai ranks first with the highest ranking for education and an excellent score for climate. Hong Kong came first for high quality restaurants. Nassau in the Bahamas was top of the table for hours of sunshine and Ottawa and Auckland shared first place for the availability of leisure pursuits. The factors taken into account were: education, climate, leisure pursuits and the availability of top quality restaurants. Traditional locations such as London, Paris and New York scored well in a number of these areas, but the review showed that the key to a high lifestyle ranking was consistency in every aspect across the spectrum. Alexander Koch de Gooreynd, Partner Knight Frank, said:“When comparing each location, it was obvious that there were certain factors that motivate different clients, depending on their reasons for relocating. Hence, for the entrepreneur, Auckland, New Zealand achieved the number one spot scoring highly within political stability, ease of travel, suitable climate and an array of restaurants for personal and business entertainment.

“This momentous event signifies a milestone in my career, but not the finale, because there is really so much more to learn and to contribute,” said Dr. Sham. “Three decades on and across several continents, new challenges still provoke in me boundless inspiration and enjoyment. I certainly recommend a career in civil engineering to aspiring young engineers.”

Secretary for Development authorises Sham Shui Po redevelopments On 22 November The Secretary for Development authorised the Urban Renewal Authority to proceed with two redevelopment projects in Sham Shui Po. The authorisation is given under Section 24(4)(a) of the Urban Renewal Authority Ordinance (URAO) for a redevelopment project at Tonkin Street/Fuk Wing Street and another demand-led redevelopment project at Kowloon Road/Kiu Yam Street in Sham Shui Po. HKIH supports Standard Working Hours legislation The Hong Kong Institute of Housing (HKIH) supports the Standard Working Hours legislation (SWH).Work life balance is crucial in improving the working environment and quality of life for the local workforce, which in return, helps to enrich the atmosphere of cohesiveness in society. From the perspective of the property management profession, enforcing SWH will inevitably lead to an increase in the demand for manpower and salary costs. HKIH President, Ms Cora Yuen, said: “Observed from the implementation of prevailing statutory minimum wage, the government should consult all affected trades in the market, and widely solicit comments and views from stakeholders. We all are most unwilling to face an undesirable outcome like pushing up of the inflation rate, decrease of productivity rate or uneven distribution of job opportunities which forms the detrimental hurdle to the stability and financial development of Hong Kong.” More information at: www.housing.org.hk.

RLP win MIPIM Asia Awards and AIAHK Awards Ronald Lu & Partners (RLP) is pleased to announce that their project, ZCB Zero Carbon Building, the first zero carbon building in Hong Kong is the winner of MIPIM Asia Awards 2013 – Best Innovative Green Building. ZCB is a signature project to showcase state-ofthe-art eco-building design and technologies to the construction industry internationally and locally and to raise community awareness of sustainable living in Hong Kong. RLP has also won two AIAHK Awards 2013. Academic 3 City University of Hong Kong received the Honour Award for Architecture for The American Institute of Architects Hong Kong Awards 2013.The jurors praised this new 20-storey landmark building with an innovative Green Heartland in an urban university. Pak Tsz Lane Park, a park hidden in the urban oasis which is also the breeding ground to the Xinhai revolution, was the recipient for Merit Award for Urban Design. Vice Chairman of Ronald Lu & Partners, Bryant Lu, said: “We are extremely proud that our designs have been recognised and awarded. Our fantastic teams are dedicated to the delivery of world-class projects across the globe.”

Hong Kong construction activity expected to remain bright According to the latest Royal Institution of Chartered Surveyors (RICS) Hong Kong Construction Market Survey, published on 27 November, construction activity remained steady in Q3. RICS Senior Economist, Andy Wu, said “It is encouraging to see that Hong Kong construction output continued to rise steadily, with public housing and infrastructure activity seeing strong rates of expansion in Q3. Unsurprisingly, activity in the residential sector turned softer again due to the increased cost of real estate transactions, stretched affordability and China’s slowing economy. In the near term, we believe the public sector is likely to generate sufficient work to offset the softness in private sector work. Moreover, slower construction activity has had helped to keep wages growth in check over the past few quarters. That said, given a persistent shortage of labour in the industry, labour costs are likely to rise more significantly sooner or later. As such, one of the major risks facing the construction sector going forward will be cost increases that exceed current inflation levels. It remains to be seen whether this will act as a drag on overall construction output in the medium term.” More information at: www.ricsasia.org.

Recognition at World Knowledge Forum for Woods Bagot

Atkins designs the ‘natural living room’ of Mianyang Atkins has completed the landscape design for the waterfront in Mianyang, Sichuan Province, China, creating leisure space for the public and interlinking various commercial and residential developments. Located at the northwestern end of the Sichuan Basin, on the upper to middle reaches of the Fu River, Mianyang is the “gateway” for visitors coming from Chengdu, the capital city of Sichuan province. Since Mianyang became the second largest city in Sichuan province, it has sought to extend the frontage of the city beyond its core to the shores of the surrounding three rivers. The riverfront site covers a total area of 21km2, a quarter of which is water body.

For an impressive fifth time, Woods Bagot recently announced that the firm has been recognised as a winner at the World Knowledge Forum in Seoul Korea as a 2013 Asian Most Admired Knowledge Enterprise (MAKE).The global design firm has been recognized for management of its enterprise-wide collaborative knowledge sharing and is the only architecture firm acknowledged in the awards. The firm’s commitment to knowledge extends to a research driven design methodology; using a tailored design portal for each project to harness knowledge and connect across borders; creating a global intranet community; investing in industry based knowledge forums; and communicating pertinent thought leadership to clients and peers. The design establishes a meaningful linkage system among various challenged land parcels. The pedestrian footbridge and cycling lane create an effortless passage for visitors from man-made structures to the riverfront. Another highlight is the spatial design strategy which provides an elegant solution to utilise the sharp elevation difference of approximately six metres between the land and the embankment by integrating parking facilities, retail shops and F&B facilities cleverly into the elevation difference which made the best use of the limited space. Atkins Director for Landscape Asia Pacific, Clive Horsman, said: “Our design concept is derived from the iconic mountain range and the strands composing ridges and valleys in Sichuan. The ‘strands’ found in nature match the topography of the site and the meeting room concept perfectly. Forests and wetlands, weaving as in the patterns of fingers and strands, link the natural landscape and man-made development coherently.The site is not an isolated extension of a city but a living organism capable adapting to the environment.”

Broadway Malyan appoints new Director of Masterplanning Singapore-based Director of Masterplanning Ed Baker has been promoted to main board Director by global architecture, urbanism and design practice Broadway Malyan as part of its regional growth strategy. Baker joined the practice in 2002, originally being based in London, UK, and worked on large-scale projects in Europe, the Middle East, North America, Africa and China. He joined the practice’s Singapore team in 2010 to develop its masterplanning and urbanism offerings. Exhibition of Artworks by Hong Kong Architects The Hong Kong Institute of Architects (HKIA) is organising an artwork exhibition for its members, held under the exhibition title of, REVEAL – HKIA at ArtisTree 2013, from 7 to 27 December 2013. Sponsored by Swire Properties, the exhibition aims to present the creativity and energy of local architects to the Hong Kong public. During the exhibition, members’ artworks will be showcased through a series of dynamic presentations in the form of photography, drawing and painting, sculpture, installation, handcraft and multimedia such as video and digital print, and features the individual artworks of around 80 HKIA members who come from firms of various sizes and business nature. Jerde-Designed D-Cube City a winner of 2013 ULI Awards For Excellence D-Cube City, designed by the Jerde Partnership, has won a 2013 Urban Land Institute (ULI) Global Award for Excellence. Winners at a ceremony at the ULI Fall Meeting in Chicago on 8 November and the award for D-Cube City was accepted by representatives from owner/developer Daesung Industrial, Co. Ltd. and Jerde. Considered the most prestigious real estate development recognition program, the annual global awards are based on the highest standard of excellence in design, construction, economics, planning and management. D-Cube City is fourth winner in last decade for a Jerde Place and only South Korean project among 2013 winners. D-Cube City is the first integrated transit-oriented, mixed-use development to open in Seoul in nearly a decade. It was designed by Jerde, who is credited with pioneering the creation of memorable places where people can gather and experience a sense of community. Located along Seoul’s busiest metro line in a former industrial zone, D-Cube City embodies the firm’s philosophy by artfully integrating retail, entertainment and cultural districts with office, hotel, residential and over 24,000 m2 of landscaped gardens, parks and plazas to create a major new public space in the highly dense city of over 10 million people. The Green Trade or Eco-industry Showcase in Hong Kong Eco Expo Asia broadens its reach and mandate as it heads towards becoming the regional benchmark for sustainability industries

At the end of October the Eco Expo Asia trade show wrapped up its eighth edition and for an event whose original mandate was as a business-to-business platform designed to promote so-called green product and services, the Expo has leapt to the forefront for environmental and sustainable advocacy as well.

In her address Pelin used Malmö as an example of how sustainability should be done, and was blunt in linking sustainability with economic growth and employment.

The 2013 edition included exhibitors from Germany, Canada, Japan, Russia and China among many others, promoting technologies in air quality control, energy efficiency, waste management and recycling as just a few. The beefed up Hong Kong pavilion itself featured over 30 exhibitors. Notably, government exhibitors are on the rise and that’s very much by design.

She went on to note that buildings as well as transportation are the keys to sustainable urban development, design and living – something often lost in the discussion on sustainability in general. “Sustainability is not only about green building. It’s not only about environmental issues… The construction of new buildings and the refurbishment of old buildings should be [used as] a way of creating jobs and creating a good economy. Working with green buildings creates more jobs than traditional industries. That’s been proven.”

“The fair originally was created as a B2B and B2C platform for the eco-friendly industry. We then realised the importance of involving governmental participation in promoting green policy initiatives across the region, which then led us to invite the Environment Bureau of Hong Kong as a co-organiser in 2009,” explains trade fair manager Jack Wong of Messe Frankfurt in Hong Kong. “Recently, Eco Expo Asia has become the leading platform for bringing together manufacturers, government officials and end users across Asia. But that is not to say the show is only for the regional market. It provides products and solutions that can benefit users all over the world.” One of Eco Expo Asia’s platforms, in addition to requisite business cooperation, is information exchange and public education. “Our goal each year is to establish an event where industry players can gather, network and showcase the latest eco-friendly solutions, products and services available. What we hope for is to further promote this event to interested parties and invite participation from various industry professionals who are as deeply passionate about the environment as we are,” states Wong. Many of the fair’s international participants were involved in Eco Expo’s conferences covering waste management, policy and green construction among others. The green building conference drew the broadest audience – students, developers, city planners – to hear addresses from Benny Chow, Aedas’s director of sustainability, Tony Ip, deputy

Malmö has set 2030 as the date for the city to be self-sufficient with renewable energy, and cites the city’s commitment to cooperation as a major element of that goal. Malmö has implemented a mandatory programme demanding construction firms meet a base level of sustainable construction. Pelin noted most have opted for the strictest criteria and the mutual cooperation among competing businesses has made the job easier. Compatible electrical, air, water and waste standards mean entire districts can be transformed, and economics indeed factor in the equation. “They do it because they think it’s a way of earning in the future and staying competitive. Sweden is a small country and we have to struggle with innovation to survive within global competition.” Without saying it, she took developers to task for continued unilateralism but admitted citizens playing a major role was crucial – particularly in refurbishments – in maintaining a strong social agenda and ensuring low-income residents are not unfairly burdened. As Pelin advised, achieving sustainable city status works best when all urban elements are taken as a whole. “Try and connect many subjects together. It will go much faster than if you take one building at a time… It’s not very hard to build green buildings. It’s easy… Not everything works, but if you don’t act at all nothing will happen.”

Being held at the dual-sites in Kwun Tong (Kwun Tong Ferry Pier and Fly the Flyover 01 at Energizing Kowloon East Office), Asia’s prestige architecture, design and planning event, will exhibit work by leading international and local design professionals, who will engage in a three month cultural dialogue, including satellite exhibitions, performances, film screenings, forums, workshops, guided tours and lectures with our Shenzhen counterparts in the Pearl River Delta and the Greater China Region. The organizers are pleased to announce that this year’s Hong Kong Biennale is led by Chief Curator Prof. Colin Fournier along with Joshua Lau and Allen Poon of TETRA and Travis Bunt and Tat Lam of URBANUS. The event is organised by The Hong Kong Institute of Architects (HKIA) in association with Hong Kong Institute of Planners (HKIP) and Hong Kong Designers Association (HKDA), and Shenzhen Biennale of Urbanism/Architecture Organizing Committee. In this year’s Biennale, the organisers and Hong Kong curatorial team continue to work with our counterparts in Shenzhen to organise a robust biennale and a series associated event for people of all levels. This is a significant event of the institute.” Background In 2005, the Shenzhen Government organized the first Shenzhen Biennale of Urbanism & Architecture with an aim to promote the city as the Mainland’s foremost city of creativity. In 2006, an initiative to co-organise future Biennales was formed between HKIA and the Shenzhen Planning Bureau to generate a synergy between these two vibrant urban centers in the region. In 2007 the Hong Kong & Shenzhen Bi-City Biennale of Urbanism/Architecture held its inaugural event at the Central Police Station in Hong Kong. Not only was this the first bi-city biennale it was the first architecture, planning and design biennale of international standard hosted in Hong Kong. Exploring Hong Kong’s relationship to Shenzhen The curatorial theme of this year’s Biennale is Beyond the Urban Edge: The Ideal City? Under this theme, the curatorial team applies an innovative approach to explore and generate new ideas on what are the essentials that constitute an ideal city. 國際知名的香港•深圳城市/建築雙城雙年展今年踏入第四屆, 並正式更名為「港深城市/建築雙城雙年展(香港)」(下簡稱 「雙城雙年展(香港)」),將於12月11日(星期三)在觀塘揭幕。

2013港深城市/建築雙城雙年展盛大揭幕 (Urbanus) and Tetra Architects and Planners (Tetra). Professor Colin Fournier, the Chief Curator of the team, is currently a visiting Professor at The Chinese University of Hong Kong. Professor Fournier said: “As Hong Kong and the Mainland have developed a closer bond, the Biennale will draw particular attention to a number of special aspects of Hong Kong’s urban issues. From there we will explore the city’s remarkable relationship with Shenzhen, the Pearl River Delta, and to a greater extent, the whole of China. To stimulate public discussion, we have invited exhibitors of different cultural backgrounds, both local and international, to take part in the Biennale, sharing their views from different perspectives and mediums.” Around 90 local and overseas architects, designers and artists will participate in the around three-month Bi-City Biennale. Iconic Sydney Opera House celebrates th 40 anniversary Commanding. Controversial. Costly. Widely regarded as Australia’s most iconic and recognised building and currently celebrating its 40th anniversary since completion in 1973, the construction of Sydney Opera House was itself a dramatic production worthy of Shakespeare or perhaps more aptly Australia’s own playwright, David Williamson, himself renown for chronicling the eccentricities of the Australian psyche. Budget blowouts, a sacked architect, political agendas and a lengthy and protracted period of construction did not bode well for Australia’s proposed national cultural centre at the end of Bennelong Point on Sydney Harbour, however, completely to scale in relation to the Harbour Bridge, viewed from a ferry, the air or approached on foot, its vision is dramatic and unforgettable Taking 16 years to build from 1957 to 1973, Sydney Opera House stands as a masterpiece of modern architectural design, engineering and construction technology in Australia and exhibits the creative genius of its designer, Pritzker Prize winning Danish architect Jørn Utzon. With its soaring white roof shell-shaped sails atop a massive red granite platform, it has been internationally acclaimed as an architectural icon of the 20th century. Complex engineering problems, including the four-year period it took to address the challenge of how to construct the roof sails, and escalating costs made it a source of endless public debate that only subsided when the completed building placed it firmly on the world stage. Today, Sydney Opera House is a national cultural treasure that has gained widespread recognition as a performing arts venue that includes a concert hall, opera and drama theatres, a playhouse and a studio and is a fitting showcase for many of the world's leading performers. Evolution of an icon Back in 1952, then-Premier of New South Wales, Joe Cahill, announced the government's intention of putting Sydney on the world map by building an opera house.An international design competition was finally announced in January 1956, attracting more than 220 final entries from 32 countries. Jorn Utzon's design won the competition in 1957 and

in September of the same year the New South Wales Government announced the establishment of an Opera House Lottery to pay for the construction, which over the next 16 years yielded just over $100 million. However, associated problems ensued and in 1965 there were added difficulties between Utzon and a new NSW Government. The project experienced cost blowouts and in 1966 the situation reached crisis point. Finally, the government refused to pay Utzon, who subsequently resigned in February 1966. As a result, the government appointed new architects who basically redesigned the rest of the project, in particular the interiors, and blew the budget out even further from $18.4 million to $102 million. The structure Sydney Opera House features a modern expressionist design, with a series of large precast concrete "shells" each composed of sections of a sphere of 75.2-metres radius, forming the roofs of the structure, set on a monumental podium.The building covers 1.8 hectares of land and is 183-metres long and 120-metres wide at its widest point. It is supported on 588 concrete piers sunk as much as 25-metres below sea level. Although the roof structures are commonly referred to as "shells", they are precast concrete panels supported by precast concrete ribs, not shells in a strictly structural sense.And although they appear uniformly white from a distance, the shells actually feature a subtle chevron pattern composed of 1,056,006 tiles in two colours - glossy white, as well as matt cream. Of the two larger interior spaces, the Concert Hall is located in the western group of shells, while the Joan Sutherland Theatre is located in the eastern group, with the scale of the shells chosen to reflect internal height requirements, with low entrance spaces, rising over the seating areas up to the high stage towers. The smaller venues (the Drama Theatre, the Playhouse, and The Studio) are within the podium, beneath the Concert Hall. A smaller group of shells set to the western side of the Monumental Steps houses the Bennelong Restaurant. The podium is surrounded by substantial open public spaces and the large stone-paved forecourt area with the adjacent monumental steps is regularly used as a performance space.

Performances Performances have taken place at Sydney Opera House since before completion and the venue now boasts hosting the world’s leading opera, drama and theatrical performers. In fact, during construction, when lunchtime performances were often arranged for the workers, Paul Robeson become the first artist to be able to claim that he presented the inaugural performance at a cultural centre that was to become a national and global icon of the arts. Various other performances were also presented prior to the official opening, including first solo piano recital by Romola Costantino in the Concert Hall on 10 April 1973. The first operatic performance of Sergei Prokofiev's War and Peace took place on 28 September 1973 and the first public all-Wagner orchestral concert with Birgit Nilsson as the soprano soloist took place on 29 September 1973. Global attraction A major draw card for cultural aficionados and tourists alike, today Sydney Opera House hosts 3,000 events, provides guided tours to 200,000 people each year and boasts an annual audience of two million for its performances. This iconic structure includes 1,000 rooms, is 185-metres long and 120-metres wide, has 2,194 pre-cast concrete sections as its roof and roof sections weighing up to 15 tons held together by 350-kilometres of tensioned steel cable. It has over one million tiles on the roof and uses 6,225 square metres of glass and 645-kilometres of electric cable. On 20 October 1973 the Sydney Opera House was officially opened by Queen Elizabeth II. In 1998, the Sydney Opera House Trust began negotiations to reconcile with Utzon and to re-engage him with the building.The following year Utzon formally accepted the invitation and over three years worked with his architect son, Jan Utzon and architect Richard Johnson to draw up his design principles, including the refurbishment of interior spaces. The Sydney Opera House is one of Australia’s key assets, contributing $775 million to the Australian economy every year and with a cultural and iconic value of $4.6 billion, according to a new report by Deloitte released for the 40th anniversary. In October 2013, Sydney Opera House celebrated its 40th anniversary.

Following the announcement of the start of construction of Singapore Changi Airport’s Terminal 4 (T4), the designs for the highly anticipated development have been unveiled. Located on the site of the former Budget Terminal, when it opens in 2017,T4 will introduce a new boutique passenger experience for up to 16 million passengers a year. Appointed by Changi Airport Group (CAG), the designers behind the terminal are award-winning international firm Benoy (Concept Design Architect and Interior Designer) and Singapore-based SAA Architects (Consortium Leader and Executive Architect). The 195,000 square metre building will feature lush gardens, enhanced retail offerings and new technologies aimed at facilitating a seamless travel experience for all passengers. Benoy Design Director, David Buffonge, commented, “Our concept embraces energy and motion and has created a dynamic yet timeless scheme with an environment that is welcoming and vibrant. It was important for us to design the terminal in a way that will provide a new level of travel comfort outside passengers’ traditional airport experience.” In line with the global trend for self-service options in airports,T4 will be the first terminal at Changi Airport to roll-out an extensive suite of fast and seamless travel initiatives. Establishing the terminal as an efficient and convenient hub for travellers, state-of-the-art facilities for check-in and baggage drop-off, and innovative biometric technologies will be key features of the travel experience at T4. Paying homage to Singapore’s ‘garden city’ reputation, the travel experience at the double-storey terminal promises to be an impressive journey surrounded by lush vertical landscaping. Inside, the design has been equally inspired by nature. “The terminal interiors will be illuminated by feature skylights, which were inspired by the petals of flowers. Growing underneath these portals of natural light we have introduced an abundant collection of interior gardens and green walls, alongside boulevards of tall trees to enliven the building with the city’s signature feature,” explained Benoy Director, Meeta Patel. In another first for Changi Airport, T4 will showcase a new walk-through retail concept conceived by Benoy’s renowned retail designers and planners. Immediately after passing through immigration clearance, passengers will be guided onto a spacious walkway through the retail zones. In the Departure Transit Lounge, a variety of retail and double volume stores will add to the enhanced shopping experience within the airport. Not unlike designing a boutique hotel, Benoy has paid close attention to the architectural structure, soft finishings and lighting aspects of the building, as well as ensuring the ergonomic and passenger-friendly design of the terminal’s furniture and facilities. Incorporating Singapore’s heritage, façades of old Peranakan houses have inspired the design of a section of shop fronts in the Departure Transit Lounge. Designed to celebrate both physical and visual transparency, the main focal point of the building is the Central Galleria – a glazed, open space that separates the public space from the transit area. The Central Galleria will enable departing passengers to stay in visual contact with their well-wishers for a longer time and also provide a glimpse of the attractive offerings that await in the Transit Lounge. A roof skylight above the 300 metre long area serves to augment the sense of spaciousness. The Consortium comprises a number of members responsible for various aspects of T4 including: architecture, design, civil and structural engineering, mechanical and electrical engineering, landscaping, acoustics and safety.

「在客運大樓的室內部分,以設計靈感來自花瓣的天窗作為照明,自然光線下設有一眾室 內花園和綠色牆壁,映襯兩邊高樹林蔭大道,完全以該市的標誌特徵來活化建築。」貝諾 的董事 Meeta Patel 女士解釋說。

順應各項機場自助服務的全球趨勢,T4 將會是樟宜機場內第一個客運大樓提供大型快速的 航旅區,當中主要配設有關辦理登機和行李托運等最先進設施及創新生物識別技術,大大 提高客運大樓的服務水準,力求為旅客打造一個便利快捷的出入境樞紐。

為了彰顯客運大樓實際和視覺上的透明度,作為中心焦點的中央廣場被設計成分隔公共空 間與轉機區域的一個透明玻璃空間。中央廣場可讓離開的旅客與送行人士有更長時間的視 覺接觸,並在候機室範圍提供具吸引力的商品與服務。在那裡的300米長屋頂天窗,正正 擔任進一步增加空間感的重要角色。

Hong Kong based architectural practice, Urbanprojects marks its tenth anniversary, with an eye towards continued expansion throughout Asia.

From their central Hong Kong office, this boutique practice has been quietly delivering a consistent stream of projects across the length and breadth of the Chinese mainland and beyond. Urbanprojects has completed residential, commercial and hospitality projects from Beijing (the organic NUO Hotel), Hangzhou (the rippling ‘Elegant Principality’) to far-flung Tangshan (the sculptural ‘Central Park’) and Yinchuan (the Kempinski Hotel and Residences). Rather than restricting themselves to the comparatively accessible firsttier cities, Urbanprojects has also left its mark on the more obscure corners of China. In the process, the firm has fine-tuned its business (and design) models to cope with these diverse environments. “There is an enormous difference between working in first and second/third-tier cities. China is a ‘continent’, there is great diversity; from north to south/east to west, the people, the languages, the cultures – in our experience, the process in China is always unique and always challenging,” states Urbanprojects founder and managing director, Forhad Ullah. “But that challenge also creates a dynamic and fluid process, for everyone involved.” In China, clients do not always have preconceived notions as to what they are expecting from their project. Instead, those who engage Urbanprojects expect to benefit from their now diverse experience delivering projects in this vast country.“Our clients are definitely open to new ideas,” states Ullah. “Because of this open approach we test various ideas, look at different solutions and approaches; this is exciting for us as designers and is one of the reasons why we are fascinated by the country as a whole.” “For Urbanprojects it’s about the approach and it’s about the individuals; the way we present our work, the way we interface with our clients”, states design director, David Young. “We always use a strong narrative and always have a story to tell.We design our projects around a ‘dialogue’ with the site. Understanding and responding to the place, the context and the culture is our main objective.”

Urbanprojects ‘negotiates’ a great deal with their clients during the design process to ensure that, when complete, they have delivered a project that their clients want to use and something they can identify as their own. This is an approach which has ensured repeat business amongst a loyal client base. The firm’s origins Urbanprojects was ‘born’ in the mid-1990s when Ullah and Young first met in Hong Kong. Originally from Glasgow (completing his architectural training at the world renowned Glasgow School of Art), Young worked in London and New York before arriving in Hong Kong in 1995. Young, who still draws every day despite the demands of his design director post, spends the majority of his time considering the big picture, defining Urbanprojects’ goals and objectives in design terms. Ullah, a native of Bangladesh, studied at Beijing Tsinghua University (School of Architecture) and worked in China before moving to Hong Kong around the same time. It is he who generates the business and his fluency in Putonghua and his familiarity with China gave Urbanprojects an industrial advantage there long before other international practices considered operating in the Mainland. As a result of his experience in the mainland and the requisite ability to converse with local people, operating in China was always part of the original business plan. He says that he would not claim to know the country intimately but that he does possess a cultural understanding that is of great benefit to Urbanprojects. Walk into Urbanprojects’ central Hong Kong office and there’s a palpable difference between the atmosphere and that of many larger practices that operate in the city. It’s quiet; people are working, but it’s not silent. It’s modern and professional, but not over-designed and fussy. The largest boardroom occupies the centre of the space for all to see, it is the ‘hub’ of the office. The simultaneously bold and understated tone is a testament to how the directors work. The complementary split plays to their individual strengths and defines Urbanprojects’ process.

Unique and personal spirit A defining quality for Urbanprojects as a studio is its independent boutique spirit. At a time when consumers of all shades are at least willing to consider independent, non-chain or regionally specific products – from food to art to hotels – Urbanprojects exemplifies a refreshingly ‘anti-corporate’ approach to business. Ullah and Young have frequently discussed the merits (or not) of expansion but have always opted to maintain the practice at a size where they can ensure the appropriate level of client service. This approach stems from their individual philosophies but is also a reaction to having worked previously within large international firms. “We believe that architecture is a personal service. On the first day, the client sees me, and then all the way to the completion of the project,” states Ullah. Refusal to compromise on the level of service that Urbanprojects provides is also a reason why they will not take projects beyond their capacity. As they state, a smaller studio with only two real decision makers and twenty-something staff, allows an elasticity that larger firms (with complex corporate structures and hierarchies) usually can’t tolerate. Eye on the issues Discussing the practice’s approach to current trends in architecture and their individual response to some of the bigger issues of our day, the conversation turns to sustainability which provides further illustration into the unique approach that Urbanprojects takes in designing the right project, for the right site, for the right time. Both agree that sustainability is something that needs to be taken very seriously by all architects, but that basic infrastructure, management, planning and, most crucially, end-user behaviour have just as much to do with holistic sustainable development.The building itself is simply the manifest end product of society and the values that society places on its

environment.The aesthetics of a building and its real impact on the environment, running costs etc. may have no connection. One makes it look like there’s a connection, like it’s a sustainable building, but that is often just ‘window-dressing’. Conversely one can have a very conventional looking structure which may be completely environmentally responsive. Young notes that truly sustainable design starts with prosaic, ‘invisible’ decisions -– orientation, MEP systems, minimization of excavation, natural ventilation, rainwater harvesting and procurement of locally sourced materials to name but a few.These are not the fashionable aesthetic ‘bolt-ons’ beloved of so many ‘sustainable’ practices, however they are fundamental to environmentally responsible design. This may sound negative to some ears; however Urbanprojects isn’t in the climate-change denial game. “Most of our projects have some form of sustainable accreditation”, states Young, “we take it very seriously.” Beyond China Urbanprojects has been able to accomplish a great deal in its first 10 years. One of the main reasons the practice has been able to deliver so much in such a relatively short period of time, is its close working relationship with a network of like-minded consultants throughout the region. “We have a wide range of collaborative partners, landscape architects, engineers, interior designers, cost consultants and local Design Institutes” states Young. These ‘partnerships’ have allowed Urbanprojects to punch well above their weight over the past decade. “In 10 years we’ve delivered at least 10 completed projects. That’s a very considerable achievement in our view.These projects generally take three to four years from inception to occupancy. For a large urban hotel or an office building it’s usually a year of design work and three years of construction. For us to have delivered and have operational this many buildings within such a short period of time is something we can all be very proud of.”

There is no reason to believe that Urbanprojects’ next decade will not see further expansion in the region. Though they’ve built their reputation on their extensive work in China – Bangladesh, South Korea and Vietnam could figure in the near future, and if Ullah and Young have anything to say about it, so will Hong Kong. “Growing beyond China won’t mean sacrificing the core beliefs of Urbanprojects,” comments Ullah. “We would like to do something in Hong Kong. Definitely.”

A look at defining projects: Hanas LNG Plant, Yinchuan, Ningxia Provence A Liquid Natural Gas production and distribution plant located north of Yinchuan City. The plant comprises two LNG production trains, LNG storage tank, flare chimney, tanker filling station, administrative offices, laboratories, control centre and staff/driver dormitories. Our task was to provide architectural and landscape cohesion to this (normally functionally driven) typology. We worked closely with French Energy Contractor, TECHNIP through the design and construction period. A use of bold colours and form draws the various elements of the plant together into an understandable entity.The ‘process’ is celebrated; the LNG plant has become a showcase for our client and his organisation. We are presently engaged on additional facilities throughout China for the same client on a similar theme. Lakeshore Sanctuary, Beijing The ‘Lakeshore Sanctuary’ envisages development around the periphery of Beijing’s Shahe Lake. Located north of the fifth ring road, the lake is currently a natural wetland habitat. At present, the site is relatively inaccessible but represents an enormous opportunity to create a new public amenity within easy reach of the city. Master plan, envisages a sensitive ecological redevelopment of the lake edge. Accessibility is improved and public amenities will be introduced to complement the natural environment. Low density eco-housing enclaves, a marina hotel and golf course will bring much needed revenue to preserve and enhance the existing habitat.

Dragon Garden, Huzhou Located within a major redevelopment zone to the Northwest of Huzhou’s historic city centre. ‘Dragon Garden’ will be a significant new mixed-use development enjoying almost one kilometer of direct canal frontage. Our design for the 22 hectare site will be developed in phases terracing back from the canal side linear park. The city of Huzhou, 100 kilometre south of Shanghai, is famous for its ancient canal structures and is in close proximity to the better known cities of Suzhou and Hangzhou. We have used the existing canal system, bringing natural waterways into the site, creating ‘islands’ and promenades which define the various phases of the development. The scale of the overall master plan is broken down into a series of ‘water villages’. The Kempinski Residence, Yinchuan, Ningxia The Kempinski Residence comprises three landmark towers, constructed adjacent to the Kempinski Hotel, Yinchuan – a project completed in 2010. The towers, currently in an advanced state of construction, will house primarily large simplex and duplex apartments finished to the highest international standards. 800 square metre ‘trophy’ penthouses will surmount each tower. The towers are clad to the south in an undulating skin of glass and terracotta fins. To the north, the Islamic heritage of Yinchuan is referenced in an intricate ‘Jali screen’ of precast panels woven up through the façade. The Kempinski Residence will also benefit from an exclusive, semi-submerged, club and SPA facility, rising from the private parkland at the heart of the site. Kempinski Hotel & Apartments, Chongqing Sited approximately 3 kilometre to the South of Chongqing’s CBD on the South Bank of the Yangtze River, the Kempinski Hotel, Chongqing was opened in late 2011. Urbanprojects’ design is part of a larger development encompassing the existing Chongqing Convention and Exhibition Centre. The hotel provides 500 keys and an additional 350 fully serviced apartments within a landmark 220 metre tower.

The 120,000 square metre project also comprises a stand alone office tower, rising in an elegant curved form, revealing views of the famous river confluence to the south. A four storey podium connects the towers and also feeds in to the existing convention/ exhibition centre foyers. The podium houses the hotel ballroom, restaurants, club/SPA and conference facilities. ULO Park, Beijing ULO Park is located close to Beijing’s Airport Expressway, Northeast of the second city ring road. Our design (comprising approximately half a city block) is a destination retail, entertainment and F&B community – a new ‘village centre’ for the immediate neighbourhood.The development is open and pedestrian friendly; a central ‘street’ connects the diverse elements of the complex. Each zone is defined by a landmark structure anchoring the four corners of the site, ‘fire’, ‘water’, ‘earth’ and ‘ice’ are the themes for these iconic elements. ULO Park, completed in 2009, was the second phase of development on this site. We also undertook the parallel development of the three serviced apartment towers which occupy the remainder of the city block. Standard Chartered First Bank HO, Seoul The renovation of SCFB’s existing Head Office tower in Central Seoul. Urbanprojects envisage the ‘commercialization’ of Standard Chartered First Bank Head Office as an opportunity to ‘reach out’ to the city. The reconfigured podium will act as a ‘conduit’ for the public. Connections will be made and ‘branding’ extended to the METRO system, the current underused basement will be visually ‘embraced’ by the public levels above. The adjoining commercial developments to the North and West will also feed directly into this level, creating a ‘hub’ and a new pedestrian datum.

Phase 2 of the development will extend to the currently vacant lot adjacent to the existing tower. Providing an additional 22,000 square metres of new commercial office space linked to the SCFB podium. Tianjin Metropolis, Tianjin The ‘Metropolis’ is a complex mixed use development situated at the heart of Tianjin’s CBD. Urbanprojects’ design centres on a 300 metre commercial office tower, to become the headquarters of one of China’s leading insurance providers.Two additional 100 metre serviced apartment towers rise from a four level retail podium which connects all the major functional zones. A major bus station and MTR interchange are located below the retail podium and feed directly into the development.The ‘Metropolis’ also shares its site with a significant listed ‘heritage’ building, care has been taken to respect the scale and material quality of this remnant of Tianjin’s colonial past. Eagle Land International Hotel, Tianjin Located on a mountain edge overlooking a large lake equidistant between Beijing and Tianjin, the Eagle Land Hotel is a ‘refuge’ from the city. Urbanprojects have created a boutique hotel and SPA which terraces up the mountainside at the threshold of the development, condominiums, townhouses and villas (also by Urbanprojects) reinforce the ‘Alpine Village’ ambiance. A discreet single track road follows the mountain contour lines with minimal disruption to the natural environment. This provides access to each zone of the development. The Hotel (opened in 2008) comprises 80 exclusive guest suites, restaurant, bar and intimate conference facilities. The development rests within natural pine woodland and enjoys panoramic views back to the lake.

Kempinski Hotel & Apartments, Chongqing, 重慶凱賓斯基飯店

HKSTP ‘GIFT’, Hong Kong Shortlisted competition entry for a 3,500 square metre business incubation centre at Hong Kong Science & Technology Park. A landmark structure at the threshold of the science park and the last component of Phase 3 development. Urbanprojects envisage two intertwined volumes, metaphors for: ‘Mountain & Ocean’. Above the dense elliptical plinth, the main ‘GIFT’ tower rises, a deconstructed rectangular volume oriented to the prime east/west axis of HKSTP. The form and orientation of the tower is primarily driven by solar orientation – narrow along its East & West facades, expansive to the North & South. To the West the main service core shields the low evening sun. The main public vertical circulation is located to the South, leaving the East & North facades (which enjoy the most desirable views) open and transparent. CEO Village, Shenyang Design for the ‘CEO Village’ is a low rise development of eight ‘pavilions’ on the north bank of Shenyang’s Hun River, directly overlooking and connected to the magnificent riverside park. Each 300 square metres pavilion is unique in character and independent of its neighbour. The pavilions will host corporate hospitality events and comprise living accommodation, recreational and F&B functions over four levels. A dedicated private garden is attached to each pavilion, ultimately connecting to the riverside park and its amenities. Sunken courtyards allow the landscape to ‘flow’ down to subterranean levels where swimming pool, gym, cinemas & games rooms occupy the perimeter of the private semi-enclosed landscape space.

完美的十年 成立於香港的爾本建筑師事務所(爾本)正式踏入第十個年頭,公司繼續放眼亞洲,延續優越建設 項目的發展。

HKSTP ‘GIFT’, Hong Kong 「給香港一份 GIFT」設計概念比賽

爾本的誕生,旨在為都市環境創建積極、正面和感動人心的項目。 我們每一個項目都充滿盎然生氣,與選址融為一體。我們的建設不僅強化現有的城市肌理,同 時也將建築的脈絡重新定義和改革。 今天,我們依然相信,我們的目標是獨一無二,我們希望所有的作品不言自明。 我們的願景 這就是我們的「願景」。

這家位處香港中環的精品型建築師樓一直默默耕耘,以橫跨中國大陸及更遠國家地區之 勢,打造一系列獨特的建築項目。

公司起源 爾本於1990年代中成立,也就是烏拉和楊安首次碰面的時候。

爾本剛剛完成的住宅、商業及酒店項目包括「北京燕翔首旅廣場」、象徵杭州當地波光 湖影的「天鴻君邑」,以至較遙遠的「唐山梧桐大道」和「銀川凱賓斯基飯店和花園」 。爾本並沒有限制於只對一線城市的發展,反之不斷於中國更不同的角落留下足跡。在 過程中,他們會對業務(和設計)模式作出相應調整,以便應對形形色色的建設環境。 「相較於一線大城市,在二三線城市工作有著重大的差異。中國是一個『大陸』,類目繁 多,從北到南、由東至西,人民、語言和文化也迥然不同。從經驗得知,發展中國項目的 過程是獨一無二和極具挑戰的。」爾本創辦人兼董事長烏拉先生解釋說:「可是,這樣的 挑戰也同時創造一個充滿活力和流動性的過程,讓所有人參與其中。」 中國的客戶向來對項目可會有什麼期望也沒有先入為主之意,然而,邀請爾本發展的 客戶卻會寄望從他們身上得到更多,因為他們在如此遼闊的國度中擁有豐富的經驗。 「我們的客戶絕對可以接受嶄新的思維。」烏拉說:「就是因為這種開放的態度,我們盡 力實踐各種想法,尋找不同的解決方案和方向。對設計師而言,這是教人興奮的,而這也 是我們迷上中國的原因之一。」 「爾本重視方向和個人,還有我們展示工作和與客戶相互影響的方式。」設計總監楊安先 生說:「我們的敘事性非常強烈,總是有一個故事要告知大家,我們設計的項目就是在選 址上圍繞一段「對話」而發生。對一個地方深入了解和作出回應,體會當中的脈絡和文 化,是我們主要的設計目的。」 在設計過程中,爾本會與客戶進行大量的「磋商」,確保交付的項目成果是客戶理想的, 同時也代表建築師事務所的獨有風格,正是這樣才確保得到一群忠實客戶的垂青,從而催 生往後一次又一次的業務。

楊安原籍英國格拉斯哥(畢業於世界著名的格拉斯哥藝術學院的建築專業培訓),曾在倫 敦和紐約工作,1995年來到香港發展。儘管設計總監一職日理萬機,他仍然維持每天畫 圖,且利用大部分時間構想公司的方向,同時也為公司就設計方面界定目標和最終定位。 烏拉原籍於孟加拉,就讀於北京清華大學建築系,曾在中國工作,並與楊安差不多時間移 居香港。爾本是他一手創辦的,就是因為他的一口流利普通話和對中國國情的認知,所以 較其他在內地經營業務的建築師事務所更早擁有行內優勢。也基於他在內地具備豐富經驗 和與當地人溝通的先決能力,在中國經營業務成為公司原定業務計劃的一部分。他不會說 自己熟識中國,但他總理解當地的文化,這正正對公司有莫大的裨益。 走進爾本位於香港中環的辦公室,發覺那裡的氣氛和很多城中較大規模的建築師樓有明顯 的區別:平和寧靜的工作間,埋首工作的員工,但並非了無人聲;室內布置現代化且充滿 專業氣息,但並不冗贅繁雜。其中最大的會議室位處辦公室的中央,在各人視線之內,儼 如「樞紐」。大膽而不浮誇的設計調子是公司重心人物工作態度的最佳佐證,而互補的區 分布局則益發各人的強項,以及清楚展現公司處理項目的過程。 獨特的個人精神 爾本工作室的特質一如其獨立的精品式神髓。當不同類型的消費者至少願意考慮接納獨立 且非集團式或別有區域性風格的產品的時候——從飲食到藝術至酒店等行業——爾本正正 能體現一個令人耳目一新的「反企業式」的經營方針。 烏拉和楊安二人經常討論擴展業務的優缺點,但最終都選擇維持他們可以確保適切客戶 服務水平的規模。此方向不但源於他們的個人理念,同時反映他們之前曾在大型國際公 司工作的境遇。


40 FEATURE NUO Hotel, Beijing 北京諾金飯店 The flagship five star NUO hotel brand, jointly developed by Beijing Tourism Group and Kempinski Hotels & Resorts, will be a new landmark in northeast Beijing. An organic ‘ribbon’ flows around the site perimeter, defining peripheral landscape spaces related to the various public functions within.At the core of the development, a ‘secret garden’ provides sheltered communal space for all the component parts of the master plan. In addition to the 480 key NUO Hotel, the master plan also comprises a 300 room ‘TANGRAM’ business hotel and commercial office component. The development is currently under construction with anticipated opening late 2015. 由北京首都旅遊集團及凱賓斯基酒店及度假村攜手發展的五星級旗艦酒店品牌-諾金飯 店,勢將成為北京東北部的新地標。爾本把酒店設計成猶如一條「絲帶」在縈繞飄動, 透過各種公共設施功能演繹周邊景觀空間。項目的中心是一「秘密花園」,提供有遮蔽 的公共空間。項目的總體規劃除了包含著擁有480間客房的諾金飯店,還包括設有300間 客房的譚閣美及商務辦公室。目前,工程仍在進行中,預計於2015年開幕。

「我們相信建築是一個個性化的服務。從客戶與我見面的第一天開始,關係便一直持續至 項目完成為止。」烏拉說。

「與我們共事的人士層面廣泛,包括合作夥伴、園景建築師、工程師、室內設計師、成本 顧問和設計學院。」楊安說。這些「夥伴關係」讓爾本在過去十年造就更勝一籌的成果。

在服務上拒絕妥協也是他們不會發展其能力範圍以外的項目的原因;正如他們所說,就 是一個只有兩個真正決策者和一群二十來歲員工的小型工作室,才可展示較大規模公司 (因為企業結構和階級複雜) 通常無法賦予的靈活。

「十年來,我們至少已經完成交付十個項目,我們認為這是一個令人非常振奮的成績。 」楊安解釋道:「這些項目從開始至使用一般需要三至四年。一棟大型的酒店或辦公樓 通常需時一年設計和三年施工,能夠在這樣短的時間內交付這麼多建築物並得以運營, 一一令我們深感自豪。」

著重於項目發展 在討論公司面對當今建築情勢的方向和他們對刻下一些較大型問題的個人回應時,訪談 的話題隨即轉至可持續發展方面,由此進一步顯示爾本如何於合適的地點與時間設計合 適的項目的方針。 兩位要員均一致認為所有建築師需要非常認真對待可持續發展這件事情,但在整全的可持 續發展理念以外,基礎建設、管理、規劃和最關鍵的客戶行為同樣值得重視。建築物本身 是社會需要彰顯的最終產物,也是社會放諸環境的價值。建築的美學可能和其真正對環境 的影響,以及營運成本等沒有直接連繫。你可以做一些東西像可持續發展的建築物一樣使 之看起來有連繫,但這往往只是「粉飾門面」;相反,你做的結構可以非常傳統,卻可能 完全響應環境所需。

在未來十年,爾本將於區內有更進一步的擴展,除了在中國已經建立了名聲之外,相信他 們的名字亦將於孟加拉、韓國和越南等地相繼掘起。如果烏拉和楊安還有什麼發展大計想 實現,那應該會是在香港。 「在中國以外擴張並非意味著犧牲爾本的核心信念。」烏拉評論道:「我們希望在香港做 一點事,這是絕對的。」

優秀作品一覽: 銀川哈納斯液化天然氣工程

這聽起來可能有點負面,可爾本並非恣意妄為。「我們大多數的項目都有某種形式上的可 持續認證。」楊安明確地說:「而且我們是十分認真的。」

項目為銀川市北部的液化天然氣生產和分銷廠,內含兩個液化天然氣生產隊列、液化天然 氣儲罐、火炬煙囪、槽車灌裝站、行政辦公室、實驗室、監控中心和員工/駕駛員宿舍。 爾本在這個項目的任務是為這個(通常是功能帶動的)行業提供建築和景觀上的連繫, 從設計至施工均與法國能源承包商德希尼布緊密合作。大膽運用色彩和建構外形令工廠 的各種要素集成一個可理解的實體。設計的「過程」備受推崇,該客戶不但樂於向外分 享項目成果,亦為公司日後向客戶展示的自豪之作。爾本現正為同一客戶就類似主題參 與其遍及中國的設施項目。

中國之外

北京沙河閘庫區湖邊保護區

過去的首十個年頭,爾本持續取得非常可觀的成績。能夠在這樣相對短的時間內交付出這 麼多項目,其中的主要原因是與區內一眾志同道合的顧問維持緊密的合作關係。

項目旨在揭示北京沙河湖四周的發展。該湖位於五環路以北,刻下是天然濕地棲息地。目 前,往來該地方還不大方便,卻是創建與城市咫尺之遙的新公共設施的重大契機。爾本的

楊安指出真正可持續發展的設計始於平平無奇的「無形」決定,包括坐向、機電水喉系 統、最低程度的挖掘、自然通風、雨水收集和本地材料採購等。雖然這些都不是眾多 「可持續發展」做法中既定的潮流審美元素,卻仍然是響應環境的設計基礎。

Dean Kempinski, Guangzhou 廣州德安凱賓斯基 Design documentation was recently completed on the Guangzhou Dean Kempinski in central Guangzhou. The 23 floor serviced apartment tower, owned by Guangzhou Dean Real Estate, will be operated by Kempinski Hotels & Resorts to a five star international standard. The tower rises in three gridded stone and glass angled planes. To the north, the façade ‘dissolves’ into a series of undulating curved balconies finished in contrasting white VE panels. At podium level, a forest of natural copper fins wraps the perimeter, shielding the mainly glazed façade behind.The Guangzhou Dean Kempinski has commenced construction and the project will be operational by mid 2016. 爾本最近完成了廣州市中心的廣州德安凱賓斯基的設計文件。這棟樓高23層的服務式公寓 大廈由廣州德安房地產擁有,將由凱賓斯基酒店及度假村以五星級酒店國際標準運營。由 三塊石材及玻璃網格傾斜平面組成,北面的幕牆高低起伏,乃一片白色搪瓷板飾面的的弧 形陽台營造出來。平台由天然銅散熱片披裹四周,遮蔽背後大部份的玻璃幕牆。項目已進 入施工階段,將於2016年中投入服務。

Tianjin Metropolis,Tianjin 天津法國城

總體規劃展現了湖邊極具觸覺的生態重建景象。交通將更利便,公共設施也將被引入,從 而配合天然環境。低密度生態住宅社區、海洋酒店和高爾夫球場為項目帶來收入,有利保 護現有的棲息地和加強其功能。

這個面積達12萬平方米的項目還包括一棟展現優雅弧形外型的獨立辦公樓,遠眺著名的長 江匯聚向南的磅礡景觀。四層高的平台連接塔樓和現存的會議展覽中心門廳。平台設有酒 店宴會廳、餐廳、會所暨水療和會議設施。

湖洲鴻 • 龍躍公園

北京悠樂匯

項目坐落於湖州歷史悠久的市中心西北方的主要重建區,前臨運河約一公里,將會是一個 重要的新綜合發展項目。

項目靠近二環東北方的北京機場高速公路。爾本的設計佔城市街區約一半的規模,成就一 個零售、娛樂及餐飲的社區,為毗鄰的市民提供一個嶄新的「鄉村中心」效果。

爾本為這個22公頃項目所做的設計將分階段進行,並從沿著運河的線形公園梯田式地向內 開發。湖州位於上海以南100公里,十分接近較有名的蘇州和杭州。市內以古運河建築聞名 遐邇。利用現有的運河系統把天然水道引進該地,並建設「小島」和河邊小徑清楚展示項 目內的各個發展階段。整個總體規劃將被拆分成一系列「水鄉」分項發展。

此項目設計開揚,利便行人:四個角落各建一標誌性建築物,區分明顯;中央「街道」 則把建築群中以「火」、「水」、「地球」和「冰」為主題等各種元素匯聚一起。這個 於2009年完成的項目為上址第二階段的發展。爾本還承包另一任務,平行興建三棟服務 式公寓樓,讓所屬城市街區的餘下地方更見充實。

銀川凱賓斯基花園

首爾渣打第一銀行總部

項目由三個標誌性建築組合而成,毗鄰2010年竣工的銀川凱賓斯基飯店。目前正處施工 最後階段的幾棟樓內含達至最高國際標準的大型單層和複式公寓,800平方米的地皇更將 建於塔樓頂層。

此乃首爾中部渣打第一銀行總部的翻新項目。爾本認為把該銀行總部商業化為牽引城市的 一大契機,而重新布局的平台也將視為與市民連繫的「管道」。此項目「品牌」甚至延伸 至地鐵系統,另目前未被充分使用的地庫在視覺上將與地面公共樓層環抱一起。靠臨西、 北兩端的商業發展建築也直接與此樓層連接,創建一個新的人行模式「樞紐」。

塔樓的南端以弧形玻璃和赤陶土片作外飾,北面外牆則利用預製板的交錯設計教人聯想 起精準複雜的回教鏤刻屏障。特設半開放式會所和水療設施,由中央私家園地向上延展 出來,成為這個項目的另一亮點。

第二階段的發展將擴大至現有塔樓旁的空地,將向上述的平台提供額外22,000平方米的 新商業辦公空間。

重慶凱賓斯基飯店及公寓

天津法國城

項目選址長江以南距重慶中央商務區南部約3公里之地方,於2011年年底開業。爾本為此 項目所設計的乃一更大型發展項目的其中一部分,當中包括現有的重慶會議展覽中心。酒 店位於標誌性的220米高建築內,提供500個房間和額外350間全服務式公寓。

項目為天津中央商務區心臟地帶的一個多元綜合發展項目。爾本的設計集中於樓高300米 的商業辦公塔樓上,是為中國其中一家領先保險供應商的總部。另有兩棟100米高的服務 式公寓塔樓建於四樓的零售平台商場之上,連接各個主要功能區。

ULO Park, Beijing 北京悠樂匯

零售平台商場之下為一大型巴士站和地鐵交匯處,直接連結整個項目。因為此項目與一 重點古蹟建築坐落於同一地址上,爾本已採取額外謹慎措施尊重整個建築的規模和物料 素質,讓這天津的殖民遺風得以保存。 天津億豪山水郡國際渡假酒店 項目坐落山邊,俯瞰與北京和天津等距之間的大湖泊,被譽為城中「避隱之所」。爾本為 項目創建了一家精品酒店和水療中心,於項目山腰門檻處以梯田式設計向上開發,另同時 興建公寓、排屋和別墅營造更濃烈的「阿爾卑斯山村」氛圍。 不大顯眼的單線道路依山興建,不但對大自然的干擾減到最低,同時為每個分區提供往 來連繫。於2008年開業,酒店內含80間獨有套房、餐廳、酒吧和小型會議設施。因酒店 置身天然松林間,客人可盡享林中環觀湖景的雅致。 香港科學園「給香港一份 GIFT 」設計概念比賽 項目為入選香港科技園3,500平方米創新育成中心的參賽作品,位處科技園園口,乃第三 期發展計劃的最後一部分。 爾本以喻意為「高山與海洋」的兩個建築設計相互交織而成。高密度的橢圓形底座上建 GIFT 塔樓——正正代表香港科技園東、西兩軸的結構殊異長方體。建築的形體與坐向設 計考量以日照方向為基礎,東、西兩邊幕牆狹長,南北兩方的則較寬廣。西邊的主要服務 核心體可有效遮蓋黃昏斜陽,南邊則為垂直式主要公共流動空間,而東、北兩方可賞怡人 美景,因此打造了更開揚的透明設計。 瀋陽銀河麗灣公館 項目為八個亭閣的低密度建築,坐落於瀋陽渾河北岸,俯瞰相連的宏偉河濱公園。 每個亭閣面積為300平方米,形態獨特,各自與在旁的迥然殊異。每個樓高四層的亭閣可 舉辦企業款待活動,兼備住宿、康樂和餐飲功能。每個亭閣附設專屬私人花園,連接到河 濱公園及相關設施。下沉式庭院讓景觀流向地下樓層,泳池、健身房、電影院和遊戲室則 環繞那兒私人半封閉式景觀空間興建。

LWD ready Presence in Asia “LWD welcomed an opportunity to establish an office here in Hong Kong,” stated LW Design Group Managing Director, Isabel Pintado. “LWD introduces new levels of quality and sophistication to the region from the word go. Our years of experience in the hospitality allow us to plan spaces correctly, factoring in the needs of front of house and back of house from the outset and from a design point we are constantly striving to create concepts that have a distinct uniqueness to them.” “To date in Hong Kong, LWD has completed the redesign of Tsui Hang Village and we are also currently undertaking work on some additional food and beverage (F&B) outlets for the Miramar Group. In China we have just completed the design of two large F&B outlets that will be part of the new luxury Chengdu property for one of the most prestigious hotel brands in the world.” LWD usually starts a project doing a research about where the project is located, the local materials, textures, the daily life and the people who will use the space.They say inspiration comes from doing the work of developing a strong concept and that the practice’s designers put a lot of effort to get a project contextualised. Architecture Situated in the Indonesian Island of Bali, Lintang Resort capitalises on its unique topography and setting with infinity pols exploiting sunset views.The design elegantly marries traditional local architectural aesthetics and contemporary ideas with strong indoor/outdoor relationships, simplicity of materials and clarity of design.

Currently engaged in a number of projects in both Hong Kong and China, LWD exemplifies today’s young,“finger on the pulse” approach to design with a unique ability to envision and share the specific visions and concepts as desired by clients in relation to specific projects. The Downtown Hotel in Dubai offers guests a unique hotel experience. The ‘Z’ shape of the building maximises the views of rooms facing Burj Khalifa and also defines two triangles, one of which faces the road where the drop off is located with an outstanding water feature, which also helps reduce noise and the other which houses an internal garden. The modern external façade is composed of silver colour glazing, stone cladding and light grey vertical louvers. Guests are greeted by a 17 storey atrium upon arrival in the lobby. Middle East sophistication – Bapas and Vida The recent introduction of two notable LWD projects on to the Middle East culinary scene has imbued the region with a new level of sophistication, infused with European influences, yet summoning the distinct cultural elements for which this exotic region of the world is famous. Situated within the stunning surrounds of H Hotel in Dubai, Bapas Belgian Bar & Restaurant provides an intimately cozy space complete with fireplace and mantelpiece that conveys a distinctly European ambiance. The restaurant bar area is a moody and ambient space which incorporates traditional Belgian elements, such as decorative metal screens and white decorative cornices in a modern setting. The balance between vintage elements accented by modern industrial detailing interspersed with custom printed upholsteries reflecting original Belgian newsprint and postage stamps on textured linens adds a further international element to the interior. The Gloucester –

Designed by architects Dennis Lau & Ng Chun Man in conjunction with interior designer AB Concept and occupying a prime location at 212 Gloucester Road, The Gloucester boasts full seaview units topped by an aquarium-style heated Skypool that has been the talk of the town since the buildings design was first revealed. BEAM Platinum accredited, The Gloucester’s 34 floors provide 177 luxury apartments ranging from 46 square metre to 371 square metre in size, offering multiple layout options from one to five-bedroom units, plus a six-bedroom luxury penthouse, all with 3.5-metre high ceilings. Unique design The designer adopted the perspective of someone who was viewing the harbour-facing building from afar. Aquarium-grade acrylic enables the rooftop swimmers to see and be seen from the indoor heated SkyPool, the first of its kind created in Hong Kong for a residence standing forty floors above the street. The decision to install a swimming pool on the top floor of The Gloucester has also been one of the major drawcards since the building opened, not least the appeal to residents of being able to relax poolside whilst also having panoramic views across Victoria Harbour even when swimming, made possible by making the entire front wall of the pool transparent. Vertical extruded profile fins in a four-storey podium are set at gradually-changing angles to animate the architecture and give privacy to the communal areas. Set along one of the island’s busiest thoroughfares, the residential tower is designed as an inward-looking retreat with ample greenery within.

Natural elements further act as a buffer to the outside world in the expansive main lobby, where a water feature in silver-brown granite frames the main entrance, while vertical gardens along the lobby walls are encased behind glass mullions. Floors of porous black lava stone are contemporary, yet tactile, and further promote a sense of urban sanctuary. The hanging installation dipping down towards a reflecting pond also partially screens the lift lobby from the hustle and bustle of the world beyond. The Oasis Floor The Oasis Floor is a covered leisure space with vertical garden walls, outdoor seating and a well-sited barbecue station, along with an infinity pool set beneath a large enlivening skylight at the top of the building. The introduction of scattered backlighting in the perforated ceiling gives the effect of dappled tree shadows by day and starlight by night. The tower-top SkyClub with skywalk gallery has been designed to a scheme dubbed ‘Midnight Sapphire’, with spaces that are light but sophisticated, with rich textural accents, such as chocolate leather paneling and silk. AB Concept devised what it calls a ‘Detoxity’ concept for furnished apartments in the lower portion of the building, where a crisp, healthy vibe is conveyed with whitewashed oak flooring, white marble and custom-designed curved panels to add a non-imposing visual accent to the interior. By contrast, a somewhat smokier palette defines the ‘Whiskey Temptation’ concept applied into upper level apartments. Bathrooms and kitchens in these residences are designed in brown travertine, dusky oak and taupe lacquer panels to convey a seemingly more intense sense of sanctuary.

Light and airy interiors were also another design feature agreed to from the outset with the entire building clad with low-e tinted double glazing to promote cool, bright daylight, while eliminating unwanted solar heat penetrating the interiors.

Offering a cosmopolitan lifestyle with bespoke interior and exterior design elements, Henderson Land structure, The Gloucester, addresses Hong Kong’s continued demand for serviced units and residential apartments.

Constantly vigilant in relation to site safety, Henderson Land adopted the Pay for Safety Scheme at demolition and foundation stages to ensure sufficient resources were assigned for site safety.

With the aim of providing an upmarket residential structure in the heart of Wanchai, which despite its city centre location is also notorious as one of Hong Kong island’s bar and club districts, a number of design decisions in relation to the construction of The Gloucester improved the atmosphere of the surrounding neighbourhood and provided relief to the busy street level environment, including having no shop on the ground floor, but instead of blank walls, providing greenery and water features and a stylish lobby entrance.

At superstructure stage, a standardised construction safety management strategy was adopted. This included a project planning handbook to outline the safety, health, environment and quality strategy for the project in addition to other matters.A health and safety plan was also adopted. Monitoring procedures for sub-contractors were adopted and workers quality, performances and safety records were also noted.Awareness Promotion including monetary incentives for outstanding safety records, knowledge quizzes and slogan competitions were also introduced.

The Podium Roof Garden – Urban Oasis – has full height green walls level with, and visible from, the Marsh Road Flyover. The whole façade is devoid of any advertising, giving the neighbourhood a visual break from the glaring neon signs that had occupied its spaces for decades. The choice of less reflective glass for the windows also reduces glare, similar to the effect achieved in office buildings. The roof was also made part of the clubhouse, accessible to the residents for outdoor activities such a BBQ’s and parties. The result is the introduction of a residence to a largely commercial neighbourhood that will by its mere presence further promote development of a balanced district community.

Regular environmental monitoring was also undertaken including air quality and noise monitoring were carried throughout the construction period with no breaches of statutory requirements being detected. Additionally, no complaints from the public or monitoring authority were received during the construction phase. The Gloucester has set a benchmark for future residential structures in Hong Kong. As the city continues to attract talents from around the world, demand for high-end residences such as those at The Gloucester will continue. However, future designs face a challenge as they try to outdo the bespoke design elements incorporated into one of the most exciting new structures to be built in the city in recent times.

on Pickering

If you walk from Marina Bay in Singapore through the central business area at Raffles Place, with all its rather dull high rise office buildings, and turn the corner after the last major office building on 1 George Street, you face the greenery of the Hong Lim Park right in front of you, famous for being the local ‘Speaker’s Corner’. It is as if a long run of office buildings suddenly comes to a pleasing stop. Now turn your head to the left, and you will spot a rather unusual building that looks non-urban for the first few floors, and then raises as office towers, like columns out of the undergrowth of a forest! It looks like a mix of different sized layered plateaus, reminiscent of the topography you notice on a map of a hill, cut out with curvatures like rice paddy fields, all generously planted with mixed greenery and topped with three crisp towers This mix of a garden and a building is the Parkroyal hotel on Pickering! 15,000 square metre of 16 storeys with 367 rooms, which opened with much anticipation in January this year. Behind the hotel, the bustling China Town area spreads out all the way up to Tanjong Pagar, and on the opposite side of the park, Clarke Quay and the Singapore River with its numerous F&B and retail outlets only a short walk away. Hence the hotel is strategically placed as a connection point between very different and unique urban areas; the most

successful of these being an almost literal reflection of the horizontal urban park with a corresponding vertical garden. Industry praise This hotel was awarded the prestigious World Architecture News award as the Hotel of the Year in July this year, alongside the joint-winner: Raas Hotel in Rajasthan in India.The judging panel highlighted Parkroyal’s ‘lush gardens that seem to spill like a waterfall of greenery into the surrounding metropolis’ and its radiating ‘warmth and vitality’ in the cityscape. In addition, it was also short-listed in the recent World Architecture Festival’s global awards celebration in the hotel category, where the 1st prize went to the citizenM London Bankside hotel. The hotel was designed by the renowned WOHA architects, who came up with the unusual mix of streamlined tower blocks combined with open sided courtyards, which maximises views as well as natural light into the building. This combines with multilayered gardens, which provides not only an attractive view of greenery both from within as well as from outside the building, but also helps to cool the building from the hot Singaporean sun. Reflecting pools, waterfalls and the variety of planting creates a

The award winning Parkroyal hotel in Singapore, seems to have charmed most with its stunning architecture, and rubbed very few feathers in the architectural community. Much praise have already been heaped on the building worldwide – it won the WAN award in 2013 and it was shortlisted in the recent World Architecture Festival competition in Singapore. It has also been awarded the Singapore Green Mark Platinum status for its sustainability features.

diverse scenery from ground floor and upwards, and allows for a bio-diversity not normally associated with buildings in Singapore. It is an interesting building solution to a site that sits in the middle of such varied city areas, and certainly eye catching for being so different from its neighbouring buildings. Yet by complementing the greenery from the park, it can also be seen as an attempt to blend in. The same can be said for the three tower elements, trying to blend in with the neighbouring tower blocks. However, whereas the greenery is attractive and well executed – it actually doubles the landscaping opportunity of the site – it is the towers that cut through the soft curvature with its strict linearity that can seem a bit disappointing to the eyes of the beholder, instantly charmed by the more organic curvature, but less so as the view scans upwards. It is nevertheless a stunning and welcoming piece of architecture that rejuvenates the area around it because it breaks the mould, and is refreshingly green. Green features The building is also interesting by having achieved the highest rating of ‘Platinum’ from Singapore’s Building and Construction Agency for its various sustainability features, including energy conservation, landscaping, greenery, innovation, recycling and water

saving. An admirable achievement to integrate and pursue sustainable solutions in so many different areas, for instance approximately 50 per cent of the guestroom corridors are out in the open, with fresh air and garden spaces; harvested rain water is used for the landscape areas, and planting is used to cool the building. The actual environmental performance of the building is unknown, but knowing that it can take up to 2 years to fully harvest all the sustainability outcomes in the operationalization of a new building, the jury is likely to be out for another year. The S$350-million Parkroyal on Pickering has received accolade for its designs, and it seems to be doing well as a hotel too. It is a welcoming building that has been well received by most. It is an eye pleaser as an urban vertical garden, and the views of the greenery are pleasing both from the outside as well as from the inside. It deserved praise for having changed the cityscape in that part of Singapore. Hopefully this will continue to inspire architects to do more and better in the desire to sustain our environment as well as provide us all with charmed cityscapes.

Design for Asia Award 2013 「亞洲最具影響力設計獎」2013 Design for Asia Award (DFAA), is the flagship programme of Hong Kong Design Centre. Now in its eleventh year, DFAA seeks to raise awareness amongst business and the public about the value of good design as an essential component in business success, as well as for a sustainable, higher quality of life for all. DFAA is presented to companies and designers from around the world that have achieved business success through good design that reflects, or has an impact on, the Asian lifestyle. This year, entries hit a record high of 970 from 19 countries and regions, and those received from the Greater China region and Asia.The designs from Asia included Hong Kong, India, Japan, mainland China, Malaysia, the Philippines, Singapore, South Korea,Taiwan, and Thailand. Organisers were pleased to see an increase of projects in the field of environmental design across both commercial and non-commercial sectors and an increased use of eco concepts in projects across all categories for both sustainable development and better living. A judging panel of 20 renowned international and local judges and experts selected a total of 120 winners, based on their overall excellence, use of technology, impact in Asia and commercial and societal success. DFAA Grand, Special, Gold, Silver and Bronze awards, and Merit recognition were presented to outstanding designs.

West Kowloon Bamboo Theatre 2013 西九大戲棚2013 – Hong Kong 香港 West Kowloon Cultural District Authority – Hong Kong Design Company/Designer 得獎公司 : CL3 Architects Ltd. This temporary structure was built to coincide with the 2013 Lunar New Year celebrations in Hong Kong to greet the Year of the Snake. A long-established historic tradition is to enjoy a night out at the Cantonese Opera during the festive season, and over the course of three weeks, the West Kowloon Bamboo Theatre welcomed over 100,000 visitors. The operas are usually hosted in elaborately decorated, temporarily built bamboo structures which are admired as beautifully crafted works of art, yet are usually fairly makeshift utilitarian affairs which are deconstructed and dissembled after use. These cultural events are considered of vital symbolic importance to Hong Kong’s heritage, although in recent years, there have been signs that their popularity is waning. The overriding objective of the West Kowloon Bamboo Theatre was to revitalise interest in this traditional cultural art form and draw the attention of a wider, younger audience who may have lost touch with their ancestral traditions.This particular bamboo structure, which seated an audience of eight hundred, stands apart for its level of elegance and sophistication but also for its innovative features and technological input. Constructed from timber logs, lengths of bamboo, recycled wood and tin roofing, the exterior was covered with a layer of yellow nylon mesh reminiscent of the royal yellow roof tiles of Chinese palaces. William Lim is concerned about the waste generated by the construction industry and he maintains that returning to traditional methods can often provide solutions in creating sustainable growth. Constructing a bamboo theatre ticked many contemporary ideas, in terms of recycling and protecting the environment. As a temporary structure, it was obviously a priority to consider sustainability in terms of materials and resources used, and the ease with which these could be dismantled and reused while not causing damage to the site or creating noise pollution. Sustainable construction materials used included bamboo, recycled wood flooring and tin roofing, plus the nylon mesh. Considerable importance was placed on communicating a strong Hong Kong identity throughout the event. Hong Kong is typically portrayed as an international city dominated by brand globalisation.Yet, authorities are beginning to understand concerns that cities are becoming homogenised with little to distinguish one from another, and that the local culture often struggles to survive let alone have any impact. There is no doubt that design has a role to play in preserving Hong Kong’s unique culture and identity. 建築師林偉而對竹棚情有獨鍾,在2013年新春,他負責空間概念設計的西九大戲棚,現 身文化區未來戲曲中心的選址上,演出賀歲粵劇及音樂舞蹈、融合了市集及展覽場地。 戲棚秉承傳統搭建手藝,添加科技新意,為期雖僅三周,卻吸引了超過十萬遊人。近半 世紀,搭棚在香港發揚光大,成為本地獨有的建築手藝。今天的建築能稱得上手藝的, 殊不多見。比如這個可坐800人的大戲棚,只由十名搭棚師傅,花了兩周多,不必一釘 一錘,用千條杉木、逾一萬竹枝搭成。且事前不需畫圖則,由師傅現場決定,預計好座 位數目,打好腹稿,先把主要的竹柱豎正豎直,以免棚架傾斜,然後戲棚就逐日成型。 搭棚工藝需要高度的建築智慧,運用了工程學及力學的原理。林偉而很喜歡用竹 作物料,十年前他參加旅遊發展局「綵燈大觀園」的設計比賽勝出,施工時卻發現 竹子很難折彎,找搭棚師傅幫忙,才知道得先把竹破開。之後他開始研究竹棚,曾 以作品〈竹梯〉參加威尼斯建築雙年展。他認為今天建造業往往產生很多廢料,不 妨多參照一些看來較原始、但更有長遠發展潛質的建築元素。他說:「戲棚建築也 有很現代的地方,例如現在講求環保概念,竹棚、木板及鋅鐵等材料其實可循環再 用,搭建過程也快速省時,零破壞,零噪音,這些都很值得今天的建築師借鏡。」 竹棚建築,傳承的不單是一種手藝文化,同時是一種建築文化,甚至是建築修養。 現代建築師需要思考建築形式,更要考慮建築物所立足的大地,是否會受到傷害。 西九大戲棚富粵港文化特色,設計師用了中國傳統建築的一些概念,形成一個像 「墟市」的環境。大戲棚是流動的表演場地,在粵劇藝人眼中更是一流的唱戲所在,因 為戲棚保存了廟會表演的原生態特色。市集還陳列了本地設計師及設計學生的作品,成 了文化實驗及展示的場所。這個戲棚盛會,遂為不同年紀和不同社會背景的人,寫下香 港城市記憶的重要一幕。

Toyota Automated Guided Container Transport System – Japan 日本 Design Company/Designer 得獎公司 : Toyota Industries Corporation In the field of industrial design, this piece of machinery and associated software is probably as close as it gets to greasing the wheels of industry – in this case shipping – and creating a profound impact on the system of handling container cargo through one of the world’s busiest port hubs. In simple terms, this innovative new piece of kit consists of a series of Automated Guided Vehicles and a sophisticated computer programme that controls their operation. However, the clever part is that the system not only remotely automates transportation via the Automated Guided Vehicles (AGVs), it also coordinates operations between cranes and AGVs, therefore greatly enhancing work efficiency and handling capacity. The design was developed in response to the future demand for high-speed distribution at major ports, and the pressure being put on such facilities to reduce the time needed for loading and unloading cargo on and off container vessels. Recent years have witnessed a huge rise in the volume of containers transported through sea ports, owing to increases in import/export trading and of course, globalisation.Automation has played a key role in enabling ports to cope with this increase in traffic, but also improve the work environment and conditions for staff.They work in challenging conditions, often as high as 40 metres off the ground in the cabins of hoisting cranes, where they are subject to the extremes of weather – winds, intense heat, and freezing cold.The loading process in trailer trucks is also a potentially hazardous task, requiring highly skilled and experienced people. The impact of this technology on society is considerable, and the potential for this accumulated expertise to serve the future development of world markets is enormous. The usual reaction when news emerges of a breakthrough in technological automation is that jobs will be lost. However, talk among Japanese is that this design might be a solution to Japan’s employment problem. With the advent of this system, the nature of work involved becomes less physically demanding, meaning that they are able to employ older people who might otherwise not be taken on. In addition to this recognition, Toyota’s AGV system received a 2012 Good Design Gold Award from the Ministry of Economy, Trade and Industry, citing its innovation as a fusion of product design and social system design. In short, largely as a result of the contributions made by this system, the management and organisation of ports worldwide have advanced considerably. 在工業設計領域,豐田這套自動導引車 (AGV) 貨櫃運輸系統,為航運業添加了潤滑劑, 通過日本極其繁忙的名古屋港口,轉而對全球貨櫃處理系統產生深遠影響。簡單來說, 這套創新機械包括一系列 AGV 及控制其運作的複雜電腦程式。更聰明的是,這系統不 僅能利用 AGV 來遙控交通運輸,也能協調往來於起重機和 AGV 的運作過程,大大提高 工作效率及處理貨櫃的能力。 豐田設計的這個系統,是為了應付港口未來的高速物流,減少貨櫃船裝卸貨物所需的時 間。近年來,港口貨櫃運輸量大幅上升,這是進出口貿易增加及全球化的結果。自動化 能使港口足以應付繁忙的貨櫃運輸,改善碼頭工人的工作環境,作用至關重要。碼頭工 人在艱難條件下工作,往往要在離地高達40米的起重機駕駛室內,備受風吹雨打,經歷 嚴寒酷暑。裝載貨物往拖車上,也是危險工作,不是高度熟練和經驗豐富的人,很容易 發生意外。

AGV 技術對社會影響很深,其專業技術也有巨大潛力,促進世界市場的未來發展。人們 聽到自動化技術出現突破時,通常以為快要丟失飯碗。但日本有人認為或可解決就業問 題,因這系統令工作不需要很多體力,年長員工或會受到僱用。東亞現在處理超過70% 的世界貨櫃運輸量。而這系統不僅用於亞洲第一個自動化貨櫃碼頭,且是世界上最先進 的。日本經濟產省於2012頒發「好設計金獎」,表揚豐田公司的 AGV 系統融合了產品 設計和社會系統設計。

Shibuya Hikarie – Japan 日本 Council for Promotion of the Shibuya New Cultural District Development Project & Tokyu Corporation – Japan 日本 Design Company/Designer 得獎公司 : Nikken Sekkei Ltd. This multi-use commercial centre connects directly to one of Tokyo’s frenetically busiest transit hubs: Shibuya Station. Shibuya is also a shopping mecca, and in spearheading the redevelopment of the station and interchange, the facility has been ambitious in reinforcing the district’s iconic role as a centre of new trends and flourishing culture, while also imparting a distinctly new flavour. It is understood that over twenty million visitors have passed through the facility since it opened in April 2012. Shibuya itself lies in a valley surrounded by hills, and Shibuya Hikarie is shoe-horned into the foot of one of those hills.The area is criss-crossed with transportation networks, from the subway line at the third level, which is connected to elevated pedestrian walkways and avenues, to the city expressway passing above. Shibuya Hikarie is a complex of rail-integrated facilities acting like a series of arteries feeding into the myriad of train lines and shopping streets. It taps into the major Meiji-dori thoroughfare at ground level, and to the Fukutoshin subway line down on basement level three. Above, its second floor passageway extends out to an overpass that takes pedestrians into the Ginza subway line, and beyond, up to the streets of Aoyama at the top of Miyamasuzaka. Ongoing work includes the linking of the fourth floor level sky deck of the Ginza line terminal with the top of Dogenzaka Hill to the west. When complete, this will literally bridge opposite sides of the Shibuya valley. Its towering thirty-four storey form is divided into ‘stacked blocks’ designated by function and visually demarcated by the different vertical exterior treatments as the building rises. Aesthetically, it breaks up what would otherwise be a homogenous expanse of glass-clad elevation, and the interstitial spaces between allow for rooftop courtyards or ‘parks’. In addition to eighteen storeys of offices, there is a two-thousand seat capacity performance theatre called Tokyu Theatre Orb, two event halls (of 1,000 and 300 square metres), creative spaces, restaurants, cafés, retail units, and other commercial spaces. Shibuya itself has traditionally been a focus for the young and fashionable, partly owing to the site’s history – it was previously the home of Bunka Kaikan which contained attractions such as a planetarium and movie theatres. However, with the addition of Shibuya Hikarie, the district is beginning to attract a different demographic who might be seduced by the new design and art galleries, the upscale dining destinations, plus a few novel extras such as oxygen bars. One of the major draws is a large department store, targeted to the sophisticated thirty-something career woman, featuring luxury powder rooms. 東京澀谷站東口,豎立了一棟大型商場和辦公室複合設施,名 Hikarie,日文是光的意 思。一個個盒子似的玻璃外牆,晚上亮燈後閃爍光芒。這一座集合設計品牌、特色小店 及交通樞紐的地標建築,為正在重建發展的著名購物區引來眾多目光,注入全新活力, 自2012年4月啟用以來,人流超過二千萬。樓高34層的「 Shibuya Hikarie」,分成多個 功能不同的「堆疊塊」,隨着樓層升高而現出不同垂直面,打破了現代建築物採用一大 片均勻玻璃牆的做法,而在「堆疊塊」之間的空間,則用作間屋頂庭院或公園。除了高 層的辦公室外,大樓11至16樓是設有二千個座位的劇院「東急 THEATRE Orb」;九樓 是兩個活動大廳(大小分別為1000及300平方米),隨時可上演時尚秀、精品秀;八樓 是給藝術家大展身手的創作空間,由博物館、畫廊、藝文展覽場地及食堂組成;六、七 樓是餐廳和咖啡室,而五樓到地下三樓的商業設施「 ShinQs」,包括食品、美容、時裝 和生活用品區,有七成以上的店家都是首次在澀谷開設店鋪。 大樓舊址是1956年開幕的東急文化會館,引領了當時最尖端的流行文化,然而時代變化, 民眾的娛樂需求已改變,文化會館亦於2003年閉館。今天, Shibuya Hikarie 也延續歷史 使命,成為文化時尚的代表,如寬敞的東急大劇場,開幕至今上演了多部知名的歐美音 樂劇,是備受注目的新劇場。

Design Republic Design Commune 設計共和設計公社 – China 中國 Design Company/Designer 得獎公司 : Neri&Hu Design and Research Office Since November 2012, this all-encompassing centre for design in the heart of Shanghai has provided a much-needed resource to the creative community across all disciplines. The Design Republic Design Commune occupies a building whose original use would have communicated a very different ethos, serving as the Police Headquarters during the colonial era. Built by the British in 1910, its mission would have been more about hierarchy, order, control, power and regimented procedures than exploring, generating and exchanging ideas to improve our everyday lives. This project serves as an exemplar model of sustainability for the successful adaptation and re-use of existing buildings. It is also indicative of how people in Shanghai are increasingly recognising the importance of the city’s unique heritage and of the ambition to establish a modern architectural language of its own. 公社位於江寧路,原是一座建於1910年代英國租界區的警察局,後由如恩設計研究室策 劃,在維持原建築結構的前提下改造修繕,變成一個融合餐飲、展覽、書店的商業空間。 經過翻新的清水紅磚外牆三層老建築,於2012年底作為「設計共和」的旗艦店,除了陳列 及販賣名牌傢具外,還不時舉辦講座、展覽和工作坊。 為了保存歷史,建築外觀大抵保留,但室內則大量改造,捨棄了傳統辦公室式的平面圖, 移動了某些地板、牆壁,以適應新用途;另外移除天花層板,讓陽光透進。素白的牆漆和 透亮的玻璃,與陳年的木材磚塊安然共處,創造了視覺上和空間上的平衡關係。背後的意 圖,就是要將建築物視為整體,新舊並存。

METAPHYS Suiu – Japan 日本 Design Company/Designer 得獎公司 : hers design inc Just when one thought there was little left to explore with innovations in Sake-ware, along comes another design company who re-visits this symbolic and ritualistic drinking ensemble. Japan is no stranger to creativity in the homeware department and its stable of pioneering designers continues to surprise consumers. However, Suiu has gained recognition because it has been crafted by age-old artisan tin ware makers. Visually, the product does not instantly shout out what its function is. One has to take it apart to discover its usage. Herein lies the appeal and its popularity among a younger, more trend-savvy audience of sake drinkers. It comprises a set of Katakuchi and Sakazuki designed with special celebrations in mind – Katakuchi is the lipped jug for pouring sake, and Sakazuki is the drinking cup. 一個有嘴的小酒壺,一個或兩個小酒杯,用來 喝日本清酒,沒啥特別。但不喝時,這三個錫 製酒器可疊起來,變成一個鏡餅的模樣,即日 本過新年時祭祀神明的一種米餅,小的圓餅疊 在大的上面,作為贈禮,挺別致。 Suiu 很含 蓄,一眼看不出是甚麽,也不知有甚麽特別。 但輕輕打開,自斟自飲,或與好友對酌,情味 就與酒味同來了。 這套重疊式錫製酒器屬於日本的 Metaphys 品 牌,這名字代表一種「探索一切存在事物的基 本原理的學問」,從「物」的本質上去思考, 瞭解各種環境因素下使用者的操作行為,商 品才能符合使用者真正的需求,這是設計師 村田智明所要傳遞的「行為設計」觀念。我 們每天自以為需要的東西,真的需要嗎?在 這個生產膨脹的消費文化中,存在事物的真 正作用是甚麽?

Hyundai Card Design Library – South Korea 南韓 Design Company/Designer 得獎公司 : ONE O ONE Architects Reputedly the world’s largest design library – with over 11,000 book titles – designer Choi Wook of Seoul studio, ONE O ONE, aimed to create a respite from the digital world and our over-busy lives which are pre-occupied with “a deluge of stimuli.” It is part library, part exhibition space, with a generously sized café encouraging people to linger over literary works or debate issues generated by the three to four temporary shows presented every year in the exhibition hall. The book collection – entirely dedicated to art, design, and architecture – was collated by a panel of design experts, both practitioners and journalists. It is understood that this is the only place in Korea where 7,000 of the titles can be found and that over 2,600 of the volumes are either very rare or out of print. With its minimal detailing and decorative treatment, as well as book cases presented like display cabinets, the space conveys a museum-like ambience. 這座以設計為主題的圖書館,隸屬於南韓最大的信用卡公司──現代信用卡。啟用不到 一年,已成了文化圈子的話題。圖書館並未完全對外開放,進入者須持有現代信用卡, 會員每個月最多能去八次,每次可攜同一位訪客。圖書館在同一時間,限五十人在館 內閱覽。由於館內氣氛寧靜,週末總有長長的人龍,不介意等候一小時。這所號稱世 上最大的設計圖書館,藏有超過11,000本建築、設計、藝術類書籍,建築設計由南韓 ONE O ONE 工作室負責。建築師想為沉迷於數碼世界、生活被「刺激洪流」所淹沒的 人,創造一個精神滋養站。圖書館樓高三層,上兩層陳列圖書,下層是展覽空間和寬敞 的咖啡廳,鼓勵用戶悠閒地翻閱書本雜誌,或就館內每年舉辦的三、四個展覽交流意 見。館內有中庭花園,三面全是落地大玻璃,書刊就圍繞著這三面空間分佈。由於館藏 書刊不乏珍本,設計師製造了一個方便保存書籍的環境,光線從半透明的拉門透進,令 閱讀時不會炫目。

Lucky Shophouse – Singapore 新加坡 Yang Yeo & Ching Ian – Singapore 新加坡 Design Company/Designer 得獎公司 : Chang Architects When presented with this project, it was difficult for the designers to determine what was hidden beneath the many layers of decorative features that had been successively added over several decades.This 1920s shophouse – so named because it was previously home to the Lucky Bookstore – is typical of Singapore’s traditional urban vernacular. Many shophouses have been conserved and cherished in recent years, despite the continuing and overriding quest to build ever more innovative high-rise and high-density residential developments. Stripping back those cosmetic layers required a careful restoration process. The architects wanted to reveal and celebrate the property’s authentic original heritage in its full glory, while seamlessly integrating this with today’s modern lifestyle to create a comfortable, contemporary home. The narrative here is about the successful adaptation and transformation of a historic building type to ensure its continued and valued use. In doing so, the designers are keen to emphasise that it is not simply a case of restoring the building fabric, but creating a new relevance for the shophouses in the current epoch. The original two-storey shophouse at the front is connected to a newly built contemporary single-storey structure at the rear via a charming intervening garden.The architect adopted an approach involving the insertion of new elements in a way that harmonises but also revitalises the original building. From a calculated and detached perspective, the project has turned an obsolete commercial property into a contemporary residential dwelling of much higher investment value. This is not how everyone would want to live, but it does address the needs of the modern Asian family household, either singular or extended in nature. There is a communality of interconnected social spaces – simple and adaptive – that is refreshing. Of course none of this, as the architects acknowledge, would have made for such a successful outcome without the open-minded collaboration between themselves and the local authority and client. 這棟店屋建於1920年代,是新加坡殖民時代前鋪後居的的典型建築,前身叫 「Lucky Shophouse」。今天的新業主夫妻還記得兒時在這裏看漫畫書、買卡式帶及口香 糖的成長時光,決定將之修復,既要改為具有當代生活設施的家居,又要保留古跡的歷史 色彩,對建築設計師考驗頗大。 建築師小心剝落一層層室內裝飾,揭示出古老建築本身的魅力,回復兩層老店的原始細 節,同時改為家電齊全的舒適住宅,讓人知道歷史建築仍有與時俱進的價值。不僅是復 原舊貌,而是發現其本來長處,使之在當今煥發新意。對着如切路的店屋正門,門面浮 雕精美。把油漆層清除後,還原了磚牆一派雅致的色澤。修復大屋時,特別注意使新加 元素與舊有結構融和。

Ong Shunmugam – Singapore 新加坡 Design Company/Designer 得獎公司 : Ong Shunmugam Pte. Ltd. Ong Shunmugam found its feet by taking a long look at some of the most iconic symbols of traditional Asian dress – first and foremost the cheongsam – and turning assumptions and stereotypes on their heads. The label has embraced Asia’s long established art of producing exquisite fabrics and tailoring and this informs new interpretation of fashions from a bygone era, and re-evaluates meanings in a modern context, encouraging conversation about origin and identity. The label makes a point of sourcing South East Asian textiles, which it regards as one of the region’s most powerful and exciting art forms and sees the region as a rich hunting ground because of its astonishing diversity – in particular, the variety of techniques used, and the vast range of garments, from the everyday through to sacred and ceremonial regalia. Some ‘arts’ struggling to survive include vintage Javanese and Balinese batik, Cambodian ikat, and Chinese brocade, all of which have become a central focus for the collections. 從2010年推出第一批時裝起,Priscilla Shunmugam 就堅定了設計路線,要將當代 亞洲女性服裝的境界步步提高。在馬來西亞 吉隆坡出生長大, Priscilla 是印度和中國混 血兒。20歲去新加坡攻讀法律,拿了學位, 但很快覺得無法投入,便跑去倫敦學習服裝 設計。 Priscilla 創立的「 Ong Shunmugam」 ,其實不只是品牌,而是一個運動,提倡 讓亞洲女性日常穿上合適並充滿現代感的旗 袍。 Priscilla 說:「我們的服裝系列,是為細 心體貼的女士而設計。我們運用的是直覺和嚴 謹的美學,相信衣服不僅是穿在身上,還是大 腦智慧的體現。」她希望藉着由亞洲傳統服裝 所 發的設計,「與現代女性就根源於身份的 問題,展開對話」。她設計的服裝,令穿着的 人對自身的文化根源,多少產生心理認同,但 又不會流於平庸濫調。

故事未完,還有新宅未說。店屋連花園土地,整個地段長約55米。屋主原可在花園搭建 兩層住所,但和建造師商量,出於實用考慮,也不想和四周的草木和百年舊屋爭光,還 是決定低調一點。新宅由五六個盒子狀的結構錯綜連綴而成,沿着長方形的花園延伸, 以鋼板為底座,上鋪娑婆雙木地板。由於不是直接建在泥地上,令土地有更多呼吸空 間。店屋充分利用了光線、空間和綠色環境,一改給人狹窄陰暗的印象,一般店屋的窄 小中庭也改成了花園。 2012年,張榮德憑此項目入圍號稱「建築奧斯卡」的世界建築節,翌年獲新加坡市區重建 局的「舊建築修復工程獎」。張榮德的建築事務所,開始只他一人耕耘,2013年才增添一 員。這年,他終於也在世界建築節憑南利坊一棟別墅洋房,贏得「年度最佳別墅」獎。

Launched across Asia in August 2012, the Nike Flyknit Racer is described as a paradigm shift in performance footwear design. Hailed as a “game changer”, there have also been suggestions that it could have enormous ramifications for the whole shoe manufacturing industry worldwide.This is a stripping back to the bare essentials: the entire architecture of the footwear has been re-worked.

In developing the design of Osoro, creators Narumi Corporation certainly made sure it ticked all the boxes of desirables that resonate with Japanese culture and philosophy, namely: Yo-no-bi, Ikki-ta-yo, and Ireko. Firstly, beauty alone is not enough; like all pieces of kitchen equipment, they must be highly functional. Secondly, there is not the luxury of space to accommodate one container for one purpose; every piece should serve various uses. Lastly, together as a collection, there must be an inherent intelligence to their storage and packaging.These attributes could probably be ascribed to any aspect of our lives, not just household crockery. There is a utilitarian ring to it.

The traditional process of independent elements being added in separate layers may have been confined to history. The ‘upper’ of the Nike Flyknit Racer is created from precision engineered yarns that in effect wrap around the foot in a singular structure, so it truly fits like a glove. In endeavouring to invent a shoe that feels like a second skin, Nike invested four years in developing a yarn that has structure and durability, essentially “micro-engineering static properties into pliable materials”. 一雙好鞋子的最高境界,應該就是讓人忘記鞋子的存在。 Flyknit Racer 秉持 Nike 公司 40年來的創新精神與設計理念,以聚酯纖維編織成一體式無縫鞋面。2012年8月,這款 在台灣製造的飛織跑鞋,在亞洲各地推出,即被視為別出心裁的典範之作,鞋面順滑、 紋理細緻,舒適透氣,跑起來時,紡線又能隨着跑步着力點及方向的變化,自動調整鞋 面形態,不愧為專業馬拉松跑鞋。

Nike 為 此 花 了 四 年 時 間 , 研 發 出 一 種 「 微 工 程 技 術 , 將 靜 態 的 物 質 屬 性 轉 變 為 柔 韌的材料」。「 Nike 創意廚房」 (Nike Innovation Kitchen) 的總監 Ben Schaffer 和一群工程師、程式員和設計師共同努力,利用一台曾用於編織毛衣和襪子的 機器,改寫軟體程式,成為專有軟件技術,然後「繪製」出鞋面不同紡線的位 置及各種編織結構,以便營造出一個具有支撐力、柔韌透氣的無縫鞋面,最後 由機器把鞋面一氣呵成的織成,可以一整片的把腳包住。以往製造跑鞋需要多 種材料和切片,現在,飛織跑鞋用的組合材料,比流行的「空氣飛馬座+ 28」 (Air Pegasus+ 28) 運動鞋,還要少35件。飛織跑鞋不但改變了高性能鞋類設計的遊戲規 則,更革新了紡織技術,對全球造鞋業將造成深遠影響。

Having become a success story in the field of manufacturing bone china, Narumi developed a new material for Osoro, testing more than two hundred different combinations of clay and glaze in order to find the best qualities. The material is characterised by an ivory high-gloss finish. The 140,000 square metre NCCAC will also be a regional art and music centre of international standing that accommodates three auditoria, an art museum, an exhibition centre, a conference centre, a learning centre, bars, restaurants and shops. The largest of the three halls, a multifunctional theatre, will seat up to 2,000 people. The second hall caters for lyrical theatre and music events, with a seating arrangement of up to 870 people, whilst the third auditorium will be used as a music hall. Designed for natural acoustic, this hall will provide space for an audience of up to 1,000. The conference centre comprises 8,000 square metre, which can be separated into 16 equal and independent accessible conference rooms. A flexible 10,000 square metre exhibition centre is located at the main entrance level. The art museum comprises approximately 15,000 square metre of exhibition area located below the roof and will take advantage of natural lit exhibition spaces.

Representatives of Zaha Hadid Architects state that their design aims to resolve the complexities of the programme, whilst combining spatial clarity with the design of a unique and iconic structure.The undulating building geometry suggests a rolling landscape, inspired by the topography of Sichuan Province. NCCAC’s elongated design will contrast the vertical tower structures surrounding the site whilst its soaring aerodynamic and Yin Yang-like shape evokes traditional Chinese symbols. The new building is characterized by its aerodynamic geometry and flexible performance spaces with a strong sense of identity and character.The performance, arts, and congress complex will consolidate Chengdu’s reputation as a cultural destination whilst providing an iconic architectural image for the city. Once complete, from afar it will be highly identifiable, offering a strong image and orientation.

The architectural concept has been developed in response to articulate the client’s, Exhibition and Travel Group, programme and the urban parameters; therefore, NCCAC will form a graceful, iconic landmark for the city of Chengdu. The concept for NCCAC is to use the most advanced architectural and engineering technologies in response to the brief, to create a visually striking new landmark that will act as a gateway to the city. With its informal atmosphere and unrivalled views out across the landscaping, NCCAC will become one of the city’s great social spaces as well as a regional cultural centre of an international standing. The design teams says that, metaphorically speaking, the building’s elongated, curvilinear shape and undulating shell appears like a rolling landscape, inspired by the topography of Sichuan Province. Geometrically, the shape has been derived by twisting a rectangular tube,

creating three distinct programmatic areas. The lowest part, the centre of the building, accommodates the main atrium. The head to the north accommodates all performance and art related areas.The tail to the south accommodates the conference centre and the exhibition centre. NCCAC is intended to be one of the most beautiful arts centres in the whole of China and is adjacent to Chengdu's New Century Global Centre, the world’s largest building which opened in July this year. No date has yet been confirmed for the opening of the Arts Centre. Both buildings are located in Tianfu New District, an ambitious, city-withina-city project designed to create a modern, international and environmentally-friendly metropolis conducive to the finance, IT and biochemical sectors.

applies inspired landscape design to Balinese oasis Rimba Resort

Rimba Jimaran Bali Resort celebrated its grand opening on 1 November 2013 as the newest member in the family tree of the AYANA Resort Bali. St Legere principal and landscape architect for both the Rimba and Ayana properties, Dennis Selinger, provided PRC magazine with some insights into their inspired landscape designs.

work like that, and the results are great! Between our mutual understanding and delivering successful projects, we have built trust and an ongoing relationship of 22 years and counting. Our current projects with Rudy include expanding areas at Ayana, like creating a new Cliff Bar as an auxiliary to the popular Rock Bar which is overflowing with visitors, and working with him in Jakarta on various projects.” Rimba’s clean, modern design St Legere developed Rimba’s overall project concept, including the site planning, site grading, architectural massing and the beginnings of some architectural styles. While not a “huge” site in terms of landscape design, landscape grading (landforming) helped to create the feeling of grandness of size and openness. Selinger states that the style differences between Ayana Resort, the Residences, and Rimba’s landscapes is that the original resort was more traditionally Balinese in detailing and overall appearance.“In the early 90’s, when the original Ayana Resort was being developed, visitors to Bali wanted a traditional Balinese feeling where they stayed, whereas today, visitors tend to appreciate a design which is fresh, modern, luxurious, and has more subtle hints of Bali.” Selinger explains that they knew from day one that the overall design of Rimba needed to be kept much simpler than Ayana and needed to be a hotel that was more modern looking, with clean, uninterrupted lines and above all be an entertaining hotel. While the Ayana Resort occupies a dramatic ocean cliff location, the Rimba Jimbaran is an 8 hectare site, set back from the ocean on a lush jungle hillside within the 77-hectare Ayana Resort complex.The 282 guestrooms and suites Rimba Resort is designed as a more modern alternative, with jungle ambiance and horizon views, yet still has priority access to the “must see” Rock Bar at Ayana. Being set back from the ocean put extra emphasis on the landscaping and pools as the resort's main source of entertainment & relaxation. Named after the Indonesian word for “jungle”, Rimba Jimbaran Bali sits on pristine landscaped surroundings comprised of tall trees, lush greenery and abundant displays of spectacularly coloured tropical flora made complete with six multi-level pools that seemingly create the illusion of being on your own deserted island paradise surrounded by water. Unique St Legere philosophy Designed by St Legere under the inspired guidance of principal landscape architect, Dennis Selinger, completion of Rimba Jimbaran Bali resort’s landscaped tropical gardens and water features also celebrates the latest chapter in a working relationship between owner and landscape architect that has gone from strength to strength over the last two decades. “My relationship with developer Karang Mas dates back to 1991, when I worked with Sasaki Associates in Los Angeles”, states Selinger. “Back then, I was the project manager working with owner Rudy Suliawan to design and launch the Ritz Carlton, which Rudy later took independent as Ayana. Since then, I've worked with Rudy expanding the Ayana property and developing many other commercial, residential and hotel sites in both Bali and around Jakarta, like the InterContinental Hotel Jakarta." “I think we forged our relationship with Karang Mas by first understanding Rudy’s desires and then delivering on them at all levels – aesthetically, functionally, and cost effectively. Rudy says I’m usually right about things, but I think that is largely due to the fact that I understand and can share in his vision for a project. As such, we continue to be on the same page, so my ideas are aligned with what he is trying to achieve. It is really fun to

“The Rimba was a big departure from the design of Ayana and is much more modern and not as “Balinese”, except for some deliberate traditional accents. We believe guest expectations are going in this direction and cleaner, more modern lines have been successfully applied over the last few years into a number of new Balinese projects.” “Since Rimba is set back from the coastline with no immediate relationship to the ocean, it was also key to have lots of water in the landscape design. Guests enter the lobby and immediately see a reflecting pond with a horizon view of the ocean," continues Selinger. "Starting from the lobby as the highest point, five terraced pools cascade into each other and even over-hang each other. To make this possible, St Legere made the key decision to raise the lobby level by several metres, affording the view, more height for cascading levels of pools and also allowing back-of-house and services to be located underneath the lobby which saved the huge expense of any excavation into the very hard limestone base on which the resort is built. A sixth roof-top pool is part of the design elements of the “Unique Bar” venue with panoramic views, which also serves the adjacent function roof and create a destination in its own right.” “As things go, the designs we created have been able to raise the standard of the hotel and room rates above what was first envisioned, and we expect this to be another very successful venture for the client,” says Selinger proudly. Looking to the future Selinger is delighted to state that work will be ongoing with the client who built both Ayana and Rimba Resorts, with another expansion planned for the Spa, a new multi-use venue (meetings, events, weddings) on the cliff edge, expansion of the Sami Sami Restaurant and new Cliff Bar (auxiliary bar to the very successful and famous Rock Bar), as well as more commercial, residential, and hotel sites within the Ayana Resort area. St Legere is also currently working with the same client on several new or expansion projects in Jakarta, including the InterContinental Hotel, Kemang Residences, Riverside Data Center, and Karawang Delonix Hotels.

座落於山崖之上的阿雅娜水療度假酒店,佔地足有77公頃之廣闊,而較小的金巴蘭 Rimba 酒店則躺在阿雅娜的懷抱之內,佔地亦有8公頃。酒店共有282間客房及套房;除了較現 代化的設計,這裡更希望為客人創建出擁有翠綠景觀及遼闊視野的房間;同時,酒店內 的恬靜園林和休憩水池亦是一大賣點,有利營造出度假體驗及使訪客心情放鬆,入住的 訪客更享有優先特權,於阿雅娜水療度假酒店內「非到不可」的崖石酒吧 (Rock Bar) 中 欣賞日落美景。 Rimba 於印尼語中解作「森林」;所以酒店採用原始景觀設計,包括高大的樹木﹑鬱蔥的 植物、以及茂密而色彩斑斕的熱帶花圃。這些自然景觀點綴著六個不同層次的水池,令訪 客尤如置身於四面環水的天堂島嶼之中。 盛林景獨一無二的理念 Rimba 酒店的景觀設計,出自盛林景設計國際有限公司的首席景觀建築師-石林之先生的 手筆;設計出來的熱帶花園及水池,一一標誌著他與發展商於過去二十多年來的合作默 契,兩者的關係亦邁進嶄新紀元。 「我與發展商 P.T. Karang Mas 的合作關係可追溯到1991年,那時我於洛杉磯 Sasaki Associates 工作」石林之指出。「我當時擔任項目經理一職,與 Karang Mas 的執行合夥人 Rudy Suliawan 先生合作設計及推出麗斯卡爾頓度假酒店及水療中心,其後這度假村以阿雅娜的姿態出 現。之後,我與 Rudy 繼續合作,為阿雅娜的建築進行擴建工程,並於巴里及雅加達發展 更多的商業﹑住宅及酒店,如雅加達洲際酒店。」 「能與 Karang Mas 建立良好關係,我認為首要原因是我們能夠了解 Suliawan 先生的想法, 並把他的想法於所有層面上體現出來,包括美學﹑功能、以及經濟成本上。Suliawan 先生 說我的構想概念通常是正確的,但我認為那大抵是因為我能理解他對建築項目所持有的 觀點,而亦能跟他分享這些觀點;故此我的構思往往能跟他的想法吻合。這種合作方法 煞是有趣,而所帶出來的效果也非常美好!隨著我們之間的了解加深,以及共同推展很 多成功的項目,我們已建立出一種長達22年之久相互信任的關係,相信這友好關係在未 來仍會繼續。我們現時與 Suliawan 先生合作的項目包括阿雅娜的擴建工程,當中會建設 一個全新酒吧 (Cliff Bar) ,希望能為經常擠滿旅客的崖石酒吧減少負擔;其他的是一些在 雅加達的建設項目。」 Rimba 簡潔及現代化設計 Rimba 酒店的整個項目概念由盛林景一手開發,包括規劃﹑平整﹑建築,以及一些建築物 風格的雛型。由於就景觀設計來說,是次建築項目的場地稱不上「龐大」,故採用著不同 級別的景觀設計為項目創造出宏大的規模及空間感。 石林之先生解釋道,阿雅娜酒店及公寓與 Rimba 酒店的風格差異在於阿雅娜在細節及整體 外觀上較貼近巴里島的傳統特色。「於90年代初,當阿雅娜酒店項目正在發展時期,旅客 往往希望能在住處感受到傳統的巴里風情;然而,今時今日的旅客則比較欣賞新穎的酒店 設計,希望酒店能表現出現代化及奢華的同時,也能含蓄地表現出巴里的獨有風味。」 他進一步解釋說,從第一天開始,他們便知道 Rimba 酒店的整體設計須比起阿雅娜酒店來 得簡單,而外觀也要來得更現代化;故酒店採用簡潔﹑不間斷的線條作設計基調。不過更 重要的是,是要令 Rimba 酒店令人覺得充滿娛樂性。

「Rimba 酒店的設計與阿雅娜酒店大有不同,除了刻意強調的一些巴里傳統特色之外,它 講求的是簡潔卻不失現代元素。隨著過去幾年間,簡約及現代化的設計線條成功套用於巴 里的新建築物中,相信客人的期望也會是跟我們的方向一樣。」 「由於 Rimba 酒店的地點與海岸線有一段距離,與海洋並沒有直接接壤;故酒店內充滿了 關於水的景觀設計。當賓客進入大堂,便可以看到一個倒影池,尤如一望無際的海洋景 觀。」石林之先生說道。「以酒店大堂作為最高點,五個如階梯般排列的水池像瀑布般聯 繫起來,甚至可以說是一個水池吊著另一個水池。為達到這個效果,盛林景決定把大堂所 置身的樓層提高幾米;這既可支援到五個水池的景觀,也能令五個水池所形成的瀑布有著 更顯赫的高度。此外,由於酒店座落於硬質的石灰岩之上,設計也可令酒店部份的工作及 服務部門設置於大堂下面,這可節省挖掘工程所需的龐大費用。酒店的第六個水池則為屋 頂水池,是擁有180度景觀的屋頂酒吧 (Unique Bar) 的其中一個設計特色,同時為鄰近建築 物享有景觀而設計出來。」 石林之先生自豪地說道:「比起在最初的預定,我們的設計加強了酒店水平及提昇了房間 價格;而對發展商來說。項目本身也算是另一次成功的挑戰。」 展望將來 石林之先生高興地指出未來會與阿雅娜及 Rimba 酒店繼續合作,擴建水療中心及置於 崖邊及新建成的多用途場地(用作會議﹑活動及婚禮場所),並為 Sami Sami 餐館及新建 成的 Cliff Bar 作出擴建,昐望可與著名的崖石酒吧起分流作用;同時,也會為阿雅娜度 假酒店增加更多商業﹑住宅及酒店用地。盛林景設計國際有限公司現時亦為兩所酒店 的發展商於雅加達進行不同的新建或擴建項目,包括洲際酒店 (InterContinental Hotel) ﹑基曼德莎度假住宅 (Kemang Residences)﹑鳳凰木酒店 (Karawang Delonix Hotels),以及 Riverside Data Center,一一令拭目以待。

Snapped up by one tenant – Assicurazioni Generali S.p.A. – one of the largest insurance groups in the world – Generali Tower, formerly the Sincere Insurance Building, confirms Swire Properties mandate to incorporating sustainable practices into all facets of its business.

“Swire Properties continually assesses the impact that its activities have on the environment through property development,” states Don Taylor, Office Portfolio Director, Swire Properties.“We closely monitor a number of key areas that include greenhouse gas emissions related to electricity use and building construction, the use of natural resources, including water, waste generation, effluent discharge, the microclimate of the surrounding area, noise, air and light pollution, and indoor air quality.” “We aim to comply at all times with environmental regulations and requirements related to our operations and development activities and we encourage all employees, contractors, suppliers and customers to take responsibility for their actions and comply with their environmental obligations.” “Generali Tower is an excellent example of our continued commitment to sustainable practices. We achieve these objectives by minimising our use of natural resources, reducing or preventing pollution, managing waste effectively and integrating environmental considerations into the planning, design, construction, operation and maintenance of all our facilities and services.” Generali Tower Occupying one of the most accessible and convenient locations on Hong Kong island, the recently refurbished 19-storey building Generali Tower sits within a short walking distance of Pacific Place shopping mall and the vibrant Star Street dining and entertainment precinct with direct access to Admiralty MTR station. And while location is certainly a major draw card for tenants, the additional convenience of also being within close proximity to the cross harbour tunnel and the Island East Corridor to East Kowloon and the New Territories further adds weight to the overall appeal of this prime location. From night into day Historically presenting a strong visual presence at the entrance to Wanchai district, most notably its ever-changing street level to roof advertising hoarding, the facade of Generali Tower has undergone major refurbishment, most noticeably the transformation of the former concrete wall to a modern, glazed glass facade that promotes the penetration of daylight into office interiors. And while this has also rendered the famous wall on the Queensway side of the building no longer suitable for advertising billboards, it has completely opened up the building to the world outside and allows occupants to absorb surrounding neighbourhood features. With refurbishment works, including building exterior, lift lobbies, lifts and dedicated garden terraces on select floors (12/F, 14/F & 16/F) completed in May 2013, the entire office tower, offering a gross floor area of 7,557 square metre, has already been snapped up and will be occupied by one tenant – Assicurazioni Generali S.p.A. – one of the largest insurance groups in the world. “With continued demand for office space on Hong Kong island, refurbished Generali Tower represents a rare gem in today’s marketplace,” continues Taylor.“The introduction of a new glass façade promoting natural light within the building has also added a new, energy efficient dimension to the building, while also appealing to the now-confirmed tenants who did not want their employees feeling as if they were locked away from the world in some dark, cavernous office space.”

However, due to the limited space during the construction stage, the use of existing equipment, such as the old elevator, was the only available means for vertical transportation during the refurbishment project. As a result, all enhancement works, including structural reinforcement and the modernisation of building services, could only be carried out at a moderate pace in order to ensure strict compliance with both environmental and work safety requirements.

Eco-friendly refurbishment Combining old and new Following initial assessment of the condition and overall structure of Generali Tower, and with due consideration given to its constraints, the premises were revamped in a number of ways in order to upgrade it in accordance with the latest environmental standards. The building complies with the latest Energy Efficient Ordinance put forward by the Government in September 2012 and has also received compliance certificates as issued by an independent energy assessor “The total replacement of the original façade and the extensive installation of glass glazing on the building’s façade have also resulted in a number of environmentally friendly features further adding to the overall appeal of the building,” says Taylor. “Not least was the glass façade that promotes the flow of natural light throughout the interior, thus reducing the constant and inefficient use of old style electric lights. This combined with the installation of eco-friendly lighting not only saves energy and reduces power bills, but most importantly promotes a bright, cheerful and welcoming environment for workers. The installation of central air-conditioning cooling and a new lift system further promotes the sustainability of this extensive refurbishment.”

The former Sincere Insurance Building was designed according to building regulations observed in the 1960s. Given the challenges and impediments to design that resulted from the existing 50-plus year old structure, Swire Properties decided to retain the original core of the building and not totally rebuild from the ground up, noting that it would be challenging to redevelop the property on this site and to observe current building ordinances without sacrificing the overall efficiency of the space. As such, the refurbishment work significantly reduced the amount of construction waste in terms of concrete and debris sent to the landfill, while also guaranteeing that minimal dust and noise were generated throughout the refurbishment period. The refurbishment of the newly named Generali Tower once again demonstrates Swire Properties pursuit of design details of the highest standard incorporating sustainable building practices in order to ensure the exceptional quality of work for which its properties are renowned.

太古地產初步評估忠利集團大廈的樓宇狀況及整體結構後,並充分考慮物業的先天限制, 決定在幾方面進行大改造,提升至符合最新的環保標準。大廈現已符合於2012年9月由 政府頒布的最新《建築物符合節能條例》,並由獨立的能源效益評核人發出合格證書。 「將外牆徹底更改及廣泛換上玻 幕牆,成為引入環保設施的契機,替大廈更添活力。」 Taylor 補充說:「不僅僅是玻 外牆能引入天然光滲進大廈內部,從而減少使用需長開 及耗能的舊式電燈。再配合安裝環保照明,不僅節能、省電費,但最重要的為員工提供 一個明亮、愉快和溫馨的環境。 新中央空調和升降機系統,進一步提升這大規模翻新 工程的可持續性。」

租戶對其優越位置一見傾心,再加上靠近海底隧道出入口和東區走廊,直達東九龍及新 界,也進一步增加這黃金地段的整體吸引力。

然而,由於施工期間空間狹小,只能依賴現有設備,例如翻新期間,舊升降機是垂直運輸 的唯一途徑。結果是,所有的改善工程,包括建築結構加固和屋宇設備現代化等,都需以 溫和速度進行,以確保嚴格遵守環境和安 施工的要求。

告別黑暗年代

新舊共融

大廈的前身長期掛上巨型招牌及天台廣告板,一直是灣仔入口的一道鮮明標示,但現在已 經徹底改頭換面;最明顯的莫過於由混凝土外牆變成亮麗的玻 幕牆,天然光線柔柔地滲 透到每個單位之內。大變身雖然令這道面向金鐘的著名外牆不再適合懸掛廣告牌,但卻令 它與外邊世界接通,讓內裡的人感受到社區脈搏。

舊大廈乃根據上世紀60年代的建築法規而設計,鑑於已有50多年的結構帶來頗多難題及設 計障礙,太古地產決定保留原建築物的核心,而不拆卸重建;在不犧牲空間整體效率下, 原地重建及遵從現行建築條例困難太大。

隨著翻新工程如外牆、升降機大堂、電梯和特定樓層的空中花園(12、14及16樓),大 廈於2013年5月峻工,總樓面積約81,346平方尺,被世上最大的保險集團之一,忠利保 險集團 幢承租。

因此翻新工程不但能顯著減少送往堆填區的混凝土和建築廢物,同時也保證了翻新期間產 生的塵埃和噪音能降至最少。 翻新後的忠利集團大廈,再次證明了太古地產對最優質設計細節的追求,務必融合可持續 建築做法,以確保旗下物業的卓越品質得以傳承。
