River Creek Owners Association (RCOA) | The RCOA manages and maintains the common area for homeowners, enforces the Governing Documents and the Rules and Regulations, and collects monthly assessments.

1During the purchase process of your home, you received Resale Documents (aka, Disclosure Packet) via email. In that email, there was a link to the Realtors/ Resale public page on the www. RiverCreekOwners.com website. Now that you have settled on your home, it is your responsibility to let the RCOA staff know that you have joined the community by completing the New Resident Information Sheet. The link to this sheet, along with a digital “submit” button, was included in the Disclosure Packet email. You should fill out this online sheet immediately after closing since this is how you get onboarded into the community, including gate access for visitors and vendors and a Welcome Packet.

2Once you digitally submit your completed New Resident Information Sheet, the staff sets up your RiverCreekOwners website log-in credentials and your dwellingLIVE website log-in credentials and sends them to you via email. The RiverCreekOwners website is the portal to all RCOA documents and contact lists, and the dwellingLIVE website is where you enter your visitors, vendors, and family members for gate access. You must immediately update the Guest List on dwellingLIVE with your moving vendor and any other vendors or they will not be granted access.

3Once you have completed these steps, contact Client Services in the RCOA office at 703.669.4350 to schedule an appointment to pick up the Welcome Packet, register your transponders, purchase RFID stickers, review website logins, and ask any other questions you may have.

4The RCOA uses a thirdparty organization, CAMP, to collect and process Association dues. CAMP uses a website called CiraNet where you may make payments online. Once the Title company sends CAMP the settlement papers, CAMP uploads your documents to CiraNet, assigns an account number, and mails a coupon book.

You have the option of paying homeowner dues by (a) mailing the coupon to CAMP with a check, (b) online by using the CiraNet portal, (c) online by setting up automatic payments with your financial institution, or (d) by phone.

You may set up recurring payments (a) in CiraNet, (b) by calling CAMP at 855.477.2267, or (c) by calling Client Services at 703.669.4350 and RCOA staff will assist you.

River Creek Club (RCC) | The RCC manages and maintains the golf course and Club grounds, Clubhouse, pool, tennis courts, fitness amenities, and collects monthly dues.

Every River Creek homeowner is automatically a social member of the RCC with monthly membership dues that give you access to all Club amenities except golf (golf memberships are additional). Upon closing on your home, the Member Experience Director sets up your social membership number and creates an account on the RCC website www.invitedclubs.com with your new logon credentials. Immediately thereafter, the Member Experience Director reaches out to provide this information and to offer you a tour of the River Creek Club.

If you have not been contacted, call the Member Experience Director at 703.779.2022.

2Once you receive your logon credentials for invitedclubs. com, sign into the website to receive communications from the Club on activities and important announcements. Here, you can set up your online payment arrangements for Club dues, make reservations for Club events, and find out what is happening at the Club. We suggest each member of the household register their own emails to stay informed; use the same member number.

AMonday and Thursday; however, different procedures apply. On Mondays, no trash should be placed outside the trash bin, including boxes.

For both trash days, trash waste must be placed curbside by 6:00 am, but not before 6:00 pm the night before scheduled pick-up. Household waste only. No construction, remodeling or household hazardous waste; including paint, pesticides, oil, gas, antifreeze, corrosive chemicals etc.

Recycling is Thursday. Trash and recycling waste must be placed in respective bins, placed curbside by 6:00 am, but not before 6:00 pm the night before scheduled pick-up. Acceptable items include newspapers, magazines, catalogs, junk mail, phone books, cardboard boxes flattened to less than 36” by 36”, cereal and cracker boxes, aluminum and steel cans, plastic bottles and jugs. Note: plastic containers used for insecticide, herbicide, petroleum products, or automotive fluids are not accepted.

Glass should be placed in the trash bin, NOT the recycle bin. To find a nearby recycling center for glass, visit: https://www. loudoun.gov/127/Waste-Management.

Bulk items and moving boxes: pickup is by appointment only. Contact American Disposal Services (ADS) at 703-368-0500. All moving boxes must be flattened to less than 36” by 36”. Boxes are not picked up on Mondays and should be placed in the recycle bin on Thursdays only. Fees may apply.

Yard debris is picked up on Thursdays, March-December. Single Family Homes must put yard debris in Paper Bags and left at the side of the trash can for separate pickup. Grass clippings and leaves must be bagged. Brush and limbs must be bundled not to exceed 4’ in length, 3” in diameter, and 50 pounds. Please note that concrete blocks, bricks, dirt, and sod are not accepted. Per Loudoun County regulations, Attached Homes are generally not included in yard debris pickup. Place yard debris in Trash Receptacles using plastic or paper. Biodegradable paper is recommended but not required.

Hazardous waste collection: Contact the Loudon County Office of Solid Waste, 703-771-5500.

Live holiday trees are collected on regular trash days the first two weeks of January. Trees must be undecorated and free of all tinsel. Do not place trees in any type of bag.

American Disposal Services does not operate on Thanksgiving, Christmas, or New Year’s Days.

What is the schedule for TRASH & RECYCLING?

How do I allow my visitors and vendors access into River Creek?

QAThere are two gates: the main gate on Olympic Drive (Olympic Gate) and the back gate on Shoal Creek. You and your guests can use either gate. Due to the low clearance at the Olympic Gate, your service providers, moving trucks, and all vendors must enter at The Shoal Creek Gate (back gate). You must register guests and vendors on the dwellingLIVE website; you will receive log-in credentials from management after completing the New Resident Information Sheet.

To keep traffic moving smoothly into the neighborhood, you must register all guests(s)/vendor(s) to avoid having them turned away — including moving company vehicles.

After your initial updates to dwellingLIVE, you must maintain current guest/vendor lists and keep your family members’ contact information current. There is a dwellingLIVE App for Apple & Android.

Where do my visitors and vendors park?

QAIn your driveway, in designated common-area “visitor” parking spaces, or in the street. Street parking in traffic-flow direction is permitted from 6:00 am to 2:00 am if it does not impede the ingress and egress of other vehicles. Overnight street parking, blocking sidewalks, driveways, or mailboxes, and parking in NO PARKING areas are NOT PERMITTED and subject to towing.

Who is responsible for my yard? You are. River Creek takes pride in the appearance of its entire community, and it is your responsibility to keep your lawn cut and weeds under control. Landscaping and all structural maintenance (dirt and mold on outside structures, driveway maintenance, etc.) are to be maintained by the owner, including the VERGES.
What are VERGES? In attached homes, this is the turf area between the sidewalk and the street. Refer to the River Creek Rules and Regulations document, Property Maintenance Standards, page 8 item B. This document is available in your Disclosure Packet and on www. rivercreekowners.com under Resources > Governing Documents.

Get Involved!

The RCOA is selfmanaged. The volunteer Board of Directors, elected by homeowners to serve three-year terms, hires and oversees a Community Manager to help with daily operation. The Community Manager is responsible for hiring and supervising Management Staff.

Neighbors who volunteer for committees are the force behind the RCOA, and the Board relies on volunteers to supplement management. Homeowners and renters are encouraged to consider applying for volunteer status on one of the standing committees. The contact information for each committee can be found on the RiverCreekOwners website.

The Budget and Finance Committee develops and makes recommendations to the Board and Management on the annual operating budget, annual capital budget, annual assessments, and investment strategy.

The Covenants Committee insures the property will always be maintained in a manner that provides

visual harmony and soundness of repair.

The Communications Committee provides relevant, timely, and accurate information to homeowners and renters in support of the Board and Management.

The Confluence Park Committee advises the Board and Management and assists in informing residents on maintenance, enhancements, and the use of Confluence Park. This committee notifies the Board, Management, and the Safety Committee regarding matters pertaining to safety and environmental concerns that affect the Park.

The Grounds and Landscaping Committee reviews, considers, and advises the Board and Management on issues related to enhancements, maintenance, upkeep, and use of the common areas, and assists the Board in informing residents about issues pertaining to these areas.

The Safety Committee reviews, considers, and advises the Board and Management on issues related to resident

and guest safety. The Committee helps to identify areas of potential safety hazards or risks within the community and recommends mitigating measures to address them.

The staff of the RCC, who are employees of Invited, are responsible for the operations of the Club. A volunteer Board of Governors acts as an Advisory Board to Club Management. To find out more, visit the wwwinvitedclubs.com website.

“Clubs within the Club” are clubs that have been established by volunteer members. To find out more information about Clubs within the Club, attend a monthly New Member Mixer (announced in the Club Newsletters.)

The RCOA maintains the common area of the association and enforces the Governing Documents of the homeowners’ association.

RCC Volunteer Board of Governors Responsibilities

The role of the River Creek Board of Governors is to serve as an advisory group to Club management and as ambassadors for the Club and community. In this advisory role, there is no legal or financial liability on the part of the Board, individually or as a group. Members of the Board involve themselves in promoting the ongoing success of the Club through the sponsorship of friends and colleagues to membership. They work with Club management to develop a long-term vision to meet community and member expectations.

Tenant Information

Welcome to River Creek! Please use this page to acclimate as tenants to basic information needed to get settled into the community.

Complete these steps to secure gate access for your family and guests and to receive important communications from Management, the RCOA Board and Committees, and the River Creek Club.

1It is your responsibility to let the River Creek Owners Association (RCOA) know that you have joined the community by completing the New Resident Information Sheet. This form is located on the www.RiverCreekOwners.com website under the Realtors/Re-Sales tab. Instructions for completing the form are included. After completion, press the SUBMIT button. The form goes directly to the RCOA office. Most communications in River Creek are sent via email, so it is important that you provide this information.

Your landlord should provide you with transponders. Should you need additional transponders, the RCOA office will assist you.

4Steps to receiving your social membership number for use at the River Creek Club dining/ bar/events:

• Contact the River Creek Club Membership at 703.779.2022

• Provide the Club a copy of the lease agreement

• Fill out an application and mandatory autopayment form (ACH, credit card or debit card)

• Fill out a Tenant Agreement (must be signed by the Landlord and Tenant)

• The application and forms are sent by the Membership Director via DocuSign.

Only homeowners may apply to make changes to the exterior of the home. If you desire to modify landscaping or the exterior of the home, you must accomplish this through your landlord.

• Following processing, the Membership Director will send an email with login, member number, and setup a New Member orientation to help answer any initial questions.
